This is the first book I’ve read on commercial real estate, and it was a stellar introduction! At first Bob Knakal wanted to work on Wall Street so he set out to intern at a local bank, but when he walked into Coldwell Banker he learned it was a real estate company. He loved working in CRE and has been selling buildings ever since.
The book follows Bob’s career and introduces us to Rod Santomassimo, who Bob met and made his coach in 2011. The authors explain what it takes to succeed as a real estate advisor, how to handle complex deals, Bob’s five-phase marketing structure, the importance of relationships and networking, how they scaled their businesses, market indicators, deal expertise strategy, and specialties in commercial real estate. One of my favorite sections throughout the book are the client success stories.
Perhaps the biggest takeaway from Selling Buildings is the importance of understanding the real estate market—particularly the local market. Bob does a great job explaining what causes market corrections, how to spot them, and what he did in each of the market cycles in his career. He also highlights the optimal balance between product specialization and geographical orientation and explains why this matters for investment sales.
I admire the focus on the clients and maximizing building values for the sellers. Those long-term relationships are one of the greatest dividends from working in real estate.
I’d love to visit the Knakal Map Room someday!

I really appreciate Bob Knakal and all the info he puts out about being a top broker. If i was a reader and not in the industry i would rate this with less stars. This is a not a story line type book. This is a self improvement book for brokers and investors.

One of the best books I’ve read on commercial real estate. A must read for brokers and investors alike.
