He believes in bottom lines and big business deals, definitely not in the local folklore surrounding the town of Serendipity Springs. So he's eager to move forward with plans to flip the building into luxury lofts.

But The Serendipity doesn't particularly care what Archer believes, and the building has plans of its own.

Willa never believed in the rumors about her "magical" building. But that was before she walked into her closet looking for a sweater and found herself in another apartment altogether—in the penthouse closet of the grumpy and unfortunately attractive new building owner.

This is less of a meet-cute than a meet-ugly, and things only go downhill from there.

When Archer announces sweeping changes that include a rent increase, he becomes public enemy number one for the residents. And by charging Willa for use of the commercial kitchen, he puts her fledgling baking business at risk.

With his progress being (magically) blocked at every turn, Archer grows desperate for help.

But the bewitching woman he found hiding in his closet seems to present both the answer and a larger because Archer never planned to fall in love or stay in Serendipity Springs forever…

The Serendipity is a standalone book in the Only Magic in the Building series. These closed-door, whimsical romance books are all set in the same historic building, which has a habit of playing matchmaker with its residents. There are light magical elements, but no spells, shifters, or dark magic of any kind.

Archer Gaines, billionaire businessman and new owner of an apartment complex called The Serendipity, has no idea his life is about to change when he finds one of the residents, and local baker Willa Smith, hiding in his closet. As the two bump heads, when Archer tries to enact sweeping changes to the building, he discovers he will need Willa’s help if he is to succeed.

This has to be one of the cutest books I have read this year. As a general rule, the first book in a series is known for having to do the heavy lifting. After all, it is setting up the structure for the series, as well as the setting, characters, and other main components needed to lay the foundation. And yet, this story never felt bogged down by the aforementioned world building.

From the moment Archer and Willa have their “magical” meet cute, I was hooked. I loved the playful back and forth between them as they went from quasi-enemies to friends to more. They literally sparkled in every scene they were in. And as if that wasn’t enough, the anxiety rep in this book was such a welcome addition that was handled with sensitivity and care. I cannot wait to spend more time in The Serendipity, and hopefully with these characters, as I continue on in the series.

🎧 This book is so stinkin’ fun on audio, narrated by Stephanie Rose and Lee Samuels, both of whom did an outstanding role adding the wit and charm inherent to these characters. They somehow brought every scene to life, as well as the cozy atmosphere, including the all-important magical apartment element— the through line of this series.

What a GREAT time this book was y'all! I had so much fun reading this one!

Archer is our MMC and he is all business, no nonsense, and not very interested in the ✨magic✨ that surrounds The Serendipity, his newest purchase. He plans to flip this historic building into luxury condos but the building may have other matchmaking plans :) Willa is a baker who doesn't want her home or baking business to be destroyed. She is in her closet one day when the "portal" closet transports her to Archer's randomly! They meet with lots of tension, humor and undeniable chemistry. Things go on from here...

I thought this had such charming small town vibes, great banter and just an overall great blend of cozy and swoon! Archer goes through quite the journey from being a cynical businessman to a truly good guy who sees what he needs to see. Willa doesn't let up and makes her stance known! I also LOVED Bellamy's character, He added such a great layer of charm to the story.

Excited to read more in this series to come. Yall have to check this out.

Sometimes, I pick up closed-door romances when I'm in the mood for a sweet love story and some crackling tension, without any of the steam or spice. Sadly, this one didn't have any of that.

The plot was meh, sorry, but it's just how I really felt. And chemistry? Nonexistent. It was quite a struggle to get through this one, and if I’m being real here—I feel like the story really kicked off around the 60% mark.

The first half focused more on the background of the MCs and the introduction of the building's relevance in the series. Then at the 70% mark, they became a couple out of nowhere after one kiss. Like, how does that even happen? 🤧

These two barely spent time together, and there are time jumps all throughout the story, leaving me freaking confused as to what happened during those intervals.

Aside from the writing that leans more toward telling than showing, the never-ending inner monologues of the MCs made me want to cry so much out of boredom. 😭 Even when the scene was the two of them together having a small conversation, their monologues would always steal every moment.

If I really think hard about it and picture myself as an audience during their interactions, I feel like there would be so much dead air between these two because they're stuck in their heads thinking about so many things most of the time. It got me wondering whether it's really possible to have those deep inner thoughts while you're talking with someone in real time. Because I definitely can't do that. 🤔

Anywaaay, this also has a Grumpy x Sunshine dynamic. I usually enjoy this trope, but after reading so many books, I'm starting to feel cautious because some grumpy MMCs aren't genuinely grumpy; they're just plain rude to the FMC. And imo, I think that's pretty much the situation here too. Archer was a grump and a jerk because of his upbringing. It’s frustrating that his behavior in the first half went unaddressed. It dragged on and was completely overlooked in the second half. 😒

And Willa was all too eager to endure this attitude because she's sooo attracted to him. Sometimes these kinds of stories frustrate me because I feel like the FMCs deserve so much more, yet for the sake of so-called romance, they ended up putting up with someone like that. 😩

All in all, the story didn't work for me. But maybe other readers might find this more up their alley.

WHATTA WAY TO START THIS SERIES?!

Archer & Willa were just the greatest opposite attracts - black cat/golden retriever energy couple!

Y’all know how I feel about a grump…and Archer was such a fun one. (That’s odd considering he was a grump…but my word choice stands)
His “quirks” made him unique and Willa’s ability to read them, understand them, and adapt to them so quick was great!

I LOVED the anxiety rep, for both characters! And the therapy scene. And the open honest talk and the internal dialogue while they were struggling. 👏🏻

Willa was a hot mess…and I loved her! Her wild, carefree outward nature - that actually housed a smart, capable, strong woman was fantastic.

I loved their magic “meet cute” and ALL of their interactions from beginning to end. I had a permanent smile on my face while reading this story!

I’m ITCHING for the next magical happily ever after!

I’m very excited for this multi-author series and getting my hands on the first book was a must. I love Emma St. Clair and this was another great read. The magical realism aspects were charming and didn’t overwhelm the book. I liked how it played out and it was easy to love on this magical building.

The romance is low angst but filled with some fiery banter. Willa and Archer come from completely different walks of life and clash a bit as they find their footing together. I loved all of the late night chats and I think the second half did a wonderful job of showing off the romance. I appreciate when things aren’t blown out of proportion and when communication is an important factor.

There were some good topics and themes discussed throughout. I liked understanding more about agoraphobia and the impact it can have on your life. The positive therapy points fit in well to the plot too. Add in a few fantastic kisses and this was another gem for me.

Okay, I freaking loved this!!! Emma St. Clair delivered an absolutely DELIGHTFUL series starter and it just increased my excitement for the rest of the series by tenfold. It was already extremely high so this is an impressive feat.

Willa is minding her own business one day, waltzing into her closet…and she comes out in the closet of her apartment complex’s new manager. Archer does not appreciate finding a possibly unhinged squatter woman in his new residence. 😂

I loved the little magical nudges of the building! It was so fun. Also, there was a hilarious scene with an opossum (or is it a possum? iykyk) which was so on brand for an Emma book. I was cackling!

This one releases 3/5 and you should absolutely read it. This series is sure to be a winner!

What a whimsical story and a great introduction to the "Only Magic in the Building" series! It took me a bit to warm up to the magical realism element and the main characters, but by the second half of the book, Willa and Archer had my heart.

This book was pure magic—literally! Emma St. Clair never misses, and this one was no different. It’s sweet, funny, totally closed door (but the YEARNING?? hello!), and just the right amount of whimsical. The story kicks off a magical new series with a grumpy billionaire and a sunshine baker whose chemistry is undeniable from their magical meet-cute.

And seriously, a magical apartment with a closet that lead to other places?! I was hooked. The setting is charming, the characters are lovable, and it’s all wrapped up in the sweetest, most lighthearted romance. Plus, it’s part of an anthology with other amazing closed-door authors, so it’s a win all around. Definitely a must-read for when you want something cute and cozy!

this was light and cute and fun and felt a lot like a hallmark movie. i breezed through it and finished it in about two days.
its a romance with anxiety rep & a tiny sprinkle of magical realism (i actually wish the magical realism aspect would’ve been a bigger part of the story cause i thought it was cute!)
the one thing i didn’t love is that the romance was told to us instead of SHOWN. what i mean by that is after their first kiss it starts to say “we spent weeks together talking and getting to know each other” and then soon they’re confessing love. so i didn’t really believe that they were in love.
but at the end of the day, it’s not that deep & i wasn’t expecting anything too crazy from this!
it’s a great, easy read!

Absolutely ADORABLE!!!

Archer's decision to run away from the city and his father's scandal and buy an apartment building in the small town of Serendipity Springs may have been the most impulsive thing has has ever done, but turning the building into a profit is just the challenge he needs. He wasn't counting, however, on a building that likes to play matchmaker...

Willa has no idea how she ended up in the new building owner's closet but that is the least of her problems. If Archer follows through with his plans to in, she will have to move AND will lose her business. But fate - or perhaps a building with a little bit of magic - keeps throwing Archer and Willa together even though Archer has no plans to stay and Willa will never leave.

What a fantastic start to the series! I'm IN LOVE with this book and the magical realism genre that is largely absent in the romcom world! It's about time someone wrote a series with it and who better than eight of my favorite authors??

Archer and Willa complemented each other so well; I love her sunshine to his grumpy! So many fun and sweet and swoony moments between them and I loved the push and pull of their relationship. And despite their slightly confusing and disastrous meet-cute, they really couldn't help falling for each other...especially when they live in a building with a hint of magic and a matchmaking plan.

I loved that in between all the light-hearted moments, there was so much more to the story as both characters grew and learned and loved as they dealt with different challenges. I came for the magic building and the cute romance and stayed for the charming and tender story full of heart and depth!

10/10, would highly recommend a stay at The Serendipity. I will definitely be coming back for another visit soon!

Content: one mild swear, kisses only, magic in the story is whimsical and fun - there are no curses or spells or anything even remotely creepy.

Fun. Flirty. Whimsical. Magical. What a way to start off a multi-author series! I adored this story and being introduced to the magic held within The Serendipity, an older apartment building full of charm. Not only was it fun to read about the building, but meeting the first set of residents was a joy. Archer, a grumpy billionaire, is the new owner and has big plans to overhaul The Serendipity, until he encounters one of the residents, Willa, an aspiring baker. Their meet-cute was enchanting, their opposites attract romance enduring and true to the author’s humor and style, full of funny and cute moments (ahem, here’s looking at you, opossum). I absolutely adored the magic realism, the whimsy, the closed-door romance, the character arcs, the stellar plot and writing. I had so many chuckles (the laugh out loud kind), cackles and smiles while reading.

*Added 6/23/25: This was a reread via audio format. I didn’t think I could adore this story more, but listening to Archer and Willa brought to life via the dual narration of Lee Samuels and Stephanie Rose really sealed the deal as a solid favorite. The narrators were so cute and dynamic, their voices the perfect grumpy and sunshine, respectively.

This grumpy/sunshine read with a billionaire and a little help from their magical apartment building was such a fun and swoony read! Anxiety was represented in a couple different ways and done so well, and I just loved Bellamy as a side character so much!

I had a great time reading this book. It has dual POV, quirky characters, great banter, a little magic, and was an all around fun read.

This was my first Emma St. Clair book, so now I'm looking forward to reading more by her and also to spending more time at The Serendipity.

The Serendipity is book 1 of Only Magic in the Building series. First of all, how awesome is that series name? I am seriously in love with it❤️

I couldn't think of a more perfect way to kick off this fun series. A billionaire grump, a sunshiny baker, and a dose of magic. So perfect.

I loved this story and I can't wait to read the rest in the series. I thought Bellamy, the MMCs assistant aka master of all things, was absolutely delightful. A bonus character who I absolutely adored.

I cannot express how much I loved this book!!! I finished feeling so happy, and on multiple occasions I found myself smiling while reading cause it gave me all the feels🥰.
The Serendipity was a great match maker bringing Willa and Archer together, and now I am more than excited to read how it’s magic will do the same for more residences!!

This is book 1 in the Only Magic in the Building series. I wanted to love this one, but unfortunately I just didn’t connect with these characters and the story. The characters felt underdeveloped and the romance moved way too fast for starting off as enemies. This book felt very subdued for a book from Emma. I was expecting more humor, but the tone felt very serious for a majority of the book. The touches of magic were fun and I’m still looking forward to the rest of the series.

Overall, I'd give this book 3 stars. It was a cute and easy read. The Serendipity seems like an ideal place to live, it'd be nice to believe a little magic. Archer and Willa were easy enough to like, especially once Willa melted through Archer's icy exterior.

Such a delightful start to a new series that I can't wait to experience every single book in! Emma St Clair continues to be one of my favorite authors period. Her wit, her characters, her love stories. They are all fantastic. And no one writes a surprisingly hilarious and horrific encounter with an animal like Emma. I laughed out loud and cringed at the same time ;)

I loved this whimsical romance about Archer and Willa -- a surprisingly magical meet cute that leads to fantastic enemies to lovers banter and ultimately to love.

Willa is such a delight. I loved getting to know her and understanding her challenges and dreams. She has dealt with some hard things especially with her mental health. But I loved how she is vibrant, positive, and fun not despite those challenges but alongside them. Her relationship with Sophie is so fun. I am dying to try her cookies! And her banter with everyone around her (especially Archer) is absolute gold. From her first magical meeting with Archer, I was rooting for her to be the one to get beyond his intense exterior. I loved seeing their romance unfold.

Archer is basically the ideal billionaire next door. He's broody but also witty and has a heart of gold beneath his serious, suit wearing exterior. I love seeing Willa surprise him and how she brings out his kind and witty side. Seeing him support her in awkward situations was so sweet. And I absolutely loved their first kiss and the climactic whimsical moment they share at the end. Most of all, I love that Willa helps Archer feel important and seen. They support each other and love each other fiercely. I loved seeing their happily ever after unfold.

This book gave this series so much potential! I am so excited to read more of the books in the series and be transported back to The Serendipity again and again. The whimsical, magical elements are such a fun part of the story. They add to the story and give this romcom a unique and fun twist. What a delight!

I really hope I can find time to read every single book in this series! I love magical realism! In this one, a closet in a historic building (The Serendipity) teleports Willa to the apartment of the grumpy new building owner. I wish the magic was incorporated more into the rest of the story, but it definitely made for a funny and whimsical meet-cute!

I really enjoyed the social anxiety and agoraphobia representation. I could connect in different ways to both Willa and Archer, and I loved how they were just genuinely there for each other. The way they accepted and validated each other's feelings and fears was exactly what you'd hope for.

The romance just lacked a believable buildup and spark for me, which made the I love yous feel a bit rushed. But I will say, the kisses were fantastic! Overall, it was a quick and fun read. Emma's writing is so easy to binge! I'm looking forward to seeing how magic is incorporated into the other stories!

This was a cute fantasy romance that features a grumpy billionaire, a sunshine baker and a lovely historical apartment building that is magical. Not all the time magical-only when it's needed. It's also a clean romance which I didn't realize until halfway through. That was okay even if it's totally unbelievable. I did like the characters and even the opossum-iykyk. Sweet romance.

Archer bought The Serendipity to get away from New York City and his father, but he didn't factor in meeting Willa, who magically appears in his closet, much to both of their astonishment. Willa is struggling with agoraphobia and can't leave Serendipity Springs even if she wanted to. She has heard the stories of the building that she calls home is magical, but so far, she hasn't experienced it.

I loved Archer and Willa, and together they were so much better than apart!

4.5/5 stars Absolutely adored this book!!! It’s so whimsical and happy - I feel like the story was a perfect balance of light-hearted, while still dealing with real issues people experience.

When I tell you Archer and Willa had me GIGGLING and BLUSHING??? The banter was just *chef’s kiss*! I am a 1000000% sucker for a love story where the main characters truly bring out the best in each other, and when they can see each other at their worst and love them more for it?? I’m SOLD😍

So fun! This story was indeed magical! I loved the contrast between Willa and Archer. He’s so formal and uptight. She’s an enchanting free spirit.

Emma St. Clair can take any story and make it fun. I was smiling and chuckling the whole way through. She knows how to turn a phrase.

Some of my favorite quotes—
““Willa?” Turns out, not even lobsters can shield me from Trey. Because here he is, standing at the end of the lobster tank, placing me in the most awkward non-love triangle possible between my ex and a man I barely know but whose closet I’ve magically transported to twice.”

“I would give my right arm to step into my closet right now and be magically transported to anywhere but here.”

“…who am I kidding. I am starting to melt for a man I halfway hate. What does this say about me? The lobsters wave their antennas at me, almost like they’re offering up encouragement. If one of them pops out of the tank and starts singing “Kiss the Girl,” it won’t shock me.”

“The words all come out wobbly through my tears. Sophie just listens and holds onto me like she’s auditioning to be my new favorite sweater.”

If you want entertainment and a heartwarming story, this is it. Read it!!

Maybe it was the whimsy and magical component, but I loved this!! Contemporary romance is not usually my thing (current total historical count of 5 star Contemporary romances for me is now 3 books) but this book so worked for me!

I loved both the characters and loved that we got each of their perspectives. The banter was great and the humor was right up my alley--I chuckled aloud several times. I loved all the cultural references--I mean any book that alludes to Doctor Who and The Princess Bride deserves a star just for that.

The 2 main side characters were great too but especially Sophie--I want her as a best friend too!

My only "complaint", which really isn't much to complain about is that it was a tad too kissy for me but considering it's secular, it really wasn't that bad at all.

I loved this book and am looking forward to the other books in the series!

Content: slightly descriptive kissing scenes (2 have minor details of hand on stomach and thigh), statements of making out, 2 instances of mild innuendo, mental heath (anxiety, agoraphobia, panic attack), parental apathy

Are you ready for a new, multi-author series? One that includes some fun whimsical magic. No spells, nothing over the top, just a building that has some magical properties and definitely likes matchmaking. I'm so excited for all of these books. I was wondering how the magic would feature and play out and thought it was quite enjoyable and well done. I can't wait to see what the building has in store for the other tenants in the other books. But Willa and Archer definitely had some fun adventures due to the building. Especially in regards to their first meeting. Hahaha! That had me giggling. They were both completely baffled. Especially Archer who had never heard of a building having magical properties. What in the world? He definitely was a skeptic, even when Willa kept showing up unexpectedly. But over time the building's little nudges help these two out and change their minds about being skeptical.

Both Willa and Archer have some issues from their past that they are trying to work through and figure out. It was sweet seeing how even though they didn't get off on the right foot with each other, when they finally saw past their initial impressions, they realized that they could be friends and help each other, then that built to more. They're pretty cute together! I loved watching them figure out their struggles together and encourage each other. There's a fun surprise at the ending and I loved it!

Content: Clean. One of the characters has agoraphobia (can't leave the town, it was interesting learning that it doesn't just mean not being able to leave one's home but can be a town/location as well). Another character deals with childhood neglect of a parent and loss of a mother. Some kisses but nothing further.

The narration is on point. This story is a perfect confection and listening to it is the SWEETEST treat!

I’ve been giddy just thinking about this new romance series with light whimsical, magical elements and I wasn’t disappointed. Willa, a “broke, disheveled failed baker who apparently teleports in llama pajamas” has just the right amount of sass and zing to go up against the new apartment building owner, Archer, who is basically “a snapping turtle in a suit.” The banter, wit, and magical chemistry enchanted me from start to finish.

This author does a fantastic job of starting this series off with a bang. The characters are vivid and I love the way an unusual animal, cookies with royal frosting, scheming closets, and frilly pink aprons are used to deliver loads of humor with the sweet and swoony interactions. I fell head-over-heels for this story and these fantastic characters, especially picturing Archer as a Batman type of guy, complete with his assistant, Bellamy. But nothing prepared me for how lovesick I would be over Archer and Willa. Swoon!

This story is a perfect confection and now I can’t wait for the rest of the series.
