Welcome back to Hope Street Church, where friendships are formed, fresh starts are encouraged, and mysteries are solved . . .

When an unscrupulous real estate agent tries to strong-arm a wealthy friend of Grammy Lee’s into selling her stately home, Cooper and her Bible study friends are called in to investigate—before any crime has been committed. Grammy’s fear is that the man is so devious he’ll try to bump off her friend in order to get his hands on the estate. But before Cooper and the gang can do much more than confirm he’s as sketchy as Grammy suspects, someone else takes matters into their own hands and takes the agent out of the picture, permanently.

The Bible study group knows that even the wicked deserve justice, so they continue to investigate, this time to catch a killer. There’s a full roster of service staff heading up their list of suspects, along with the elderly home owner herself. Then Cooper learns that the feds have taken an interest in the case, and suddenly she and her friends begin to worry they’re in real danger. Because nothing about this case is what it seems, and while charity may begin at home, this home is full of secrets that may cost Cooper her life . . .

Includes heavenly recipes from Magnolia Lee’s kitchen!

One of my all time favorite series. I love that the sleuthing team is a Sunday School class led by Cooper Lee. All of the characters are lovable except the villains of course. I’m never overwhelmed by the cast of characters. Several happy tears shed while I enjoyed this book. I plan to start to reread the series soon. I’m also excited about the next in the series. High faith content, but not overbearing. Sweet, light romance. Highly recommend.

I was blessed with an ARC. The opinions expressed are my own and unbiased.

A Christian Cozy mystery with a plot that draws you in and keeps you intrigued and engaged. The sleuth group is a bible study group so weaving bible verses and Christian themes throughout makes absolute sense. The murder mystery is very well developed and overlayed with other plot lines to make a fuller and more vibrant story. You will want to start with book one and read the entire series as each book builds upon the last helping you become more connected to the characters and their uniquely realistic personalities. The personal storylines connect you with the characters to make them feel more like old friends rather than characters on a page. While Christian cozy isn't my typical choice in a mystery, this one is extremely well written and definitely worth reading! I can't wait to see what happens next as there was definitely a fabulous ending that shows that great things are coming in the future for the characters involved which also means that more mysteries are most likely on the horizon! I can't wait!

In Dying to Sell by Ellery Adams and Tina Radcliffe, the warmth of friendship and the steady thread of faith come together in a story that’s equal parts charming and suspenseful.

I love how this series brings together real, relatable characters. The comforting backdrop of Scripture-filled conversations feels like coming home. These stories gently remind me how faith can weave through every puzzle, every prayer, and every gathering around the kitchen table. Cooper and her friends in the Bible study group have become like old friends to me, and it’s always bittersweet to close the final chapter and say goodbye for a little while.

This time, the real estate atmosphere gave the mystery an extra spark—rich with intrigue, hidden motives, and a hint of danger. It made the warm kitchen and faithful conversations feel even more like home. In the midst of suspects and secrets, the story never strays far from the heart of faith, where gratitude and trust in God guide every step.

This series has captured that warm, cozy feeling of Bible study friends and their community. Faith is present, gently woven throughout and it’s paired with a delightfully suspenseful edge that keeps me coming back. The characters, the humor, the gentle call to live out our faith … it all wraps together into a story that’s as satisfying as Grammy Lee’s recipes from Magnolia’s kitchen.

Dying to Sell left me with a smile, a grateful prayer, and a reminder that God’s light shines brightest when we gather together to unravel life’s mysteries—big and small.

I received a digital ARC of this book from Beyond the Page Publishing via NetGalley. I am not required to write a positive review nor paid to do so. This is my honest and unbiased review. My thoughts and opinions expressed in this book review are my own. My review focuses on writing and story’s content, ensuring transparency and reliability.

In the latest Hope Street mystery, Cooper and her Bible Study group are trying to keep a shady real estate agent from taking advantage of Grammy Lee's friend, Esme. When Grammy Lee, Esme and their friend, Doris, find the shady agent murdered in Esme's home the group try to find the killer and protect the three ladies. But no one is what they seem.

I thoroughly enjoy every installment of the Hope Street series. The characters feel like friends and reading how they have all changed and their relationships have evolved is only part of what makes this series one of my favorites. There is humor, history and a mystery that always keeps me guessing. I highly recommend Dying to Sell and the entire Hope Street series to all cozy mystery readers.

I’m so glad this series is continuing. I found it late and thought it was done but two more have come out more recently and I love connecting with the Hope Street Church Bible Study group. The writing draws you in immediately, even if there isn’t a mystery to solve, and the characters welcome you in like family. The mystery in this one starts out later but does not disappoint, with plenty of suspects to keep you guessing. The ending was beautiful with more changes coming in Cooper’s life that I can’t wait to see how it progresses.

I received a copy from #NetGalley for an honest review.

This was my first book in this series but I didn’t have any problem jumping into the here. I liked the characters, especially Grammy Lee. But even though I knew the sleuths were part of a bible study group I found the amount of biblical passages a bit too much for the length of the story. I did like the ending though.

The latest Hope Street Church Mystery (book 9) has the bible study group getting involved before the body drop at the behest of Grammy Lee. Cooper Lee, a sweet Southern gal who is part of a bible study group made up of a diverse group from a realtor, plumber, baker, and artist. Cooper is a small business owner having just purchased a store front for selling her repurposed bird houses and other unique bits and bobs. If this is your first time reading one of The Hope Street Church Mysteries, you are in for a pleasant and cozy read. Having said that, this series isn't about unicorns and rainbows, it handles very real issues that can be found anywhere, from a small town to a large city. This time around, Grammy Lee, a VERY feisty active adult who is a hoot-n-half and full of sass, has asked the bible study group to get involved on behalf of a friend, before a body turns up.

Grammy Lee’s friend, Esme Saldado, is being pressured to put her house on the market by her granddaughter Mary’s unscrupulous fiancé Ronald Fortune, a slick real estate agent and con man. Grammy is pushing Cooper hard to get the bible study group working on the case. Normally the group tippy toes around law enforcement, trying their best to be helpful but they are often reminded to keep out. This time, Detective Olson hasn’t necessarily given approval for the group to snoop but he is open to any information that they come across, and he even volunteered that the Feds are involved. Which means that they, the bible study group, will need to tread cautiously because not all is as it seems.

This is an uplifting series that has a nice sprinkling of scripture and a great illustration of how important community and family can be, the family that you are born into and the family you choose. All of the main characters add so much to the story and their bible verse discussion is insightful. Cooper isn’t the most confident of characters, she is somewhat self-conscious of her beautiful green glass eye (result of a field hockey accident) that is in contrast to her pale blue eye. All of the characters are well rounded, salt of the earth, caring individuals who often come together and support each other. I like that the group works together instead of one character going off on their own. I also appreciate that Magnolia’s Marvels aka mama Maggie’s recipes are shared at the end of the book. I am making a batch of the Cranberry White Chocolate Cookies to share with my family. Perhaps they can help my craving for the next book which cannot get here soon enough.

Book Review:

I really enjoyed this book, and I gave it 4 stars. Even though this is the 9th book in the series you are able to read them out of order, but I recommend that you don’t. This is the second book that I have read in the series, and I can say I am having a blast.

In this book Cooper’s Grammy is up in the air with one of her friends, Esme. Esme’s granddaughter is in engaged to Ronald, who is into real estate, and they are trying to force her to sale her home. Esme isn’t ready to sale yet and she doesn’t want to go to a nursing home. Grammy ask Cooper to go to Esme birthday party with her bible study group to see if they can get more about Ronald.

At the birthday party Cooper realizes that Esme is really well off because she owns a mansion. There are some nice things in the home, and it is really too big for Esme by herself with the limited help she has hired. While there she overhears an argument between Esme, Ronald and her Granddaughter. All is not what it seems.

In the next couple of days, they find out some things that no one knew, and they have found Ronald dead in the trunk of his car. Who killed him and why? That is the main story in this book but there is also a smaller story going on at the same time. That is Coopers boyfriend is in California for a conference and her friends and family are acting weird. She is worried that he will get a job and stay there and leave her alone and what is up with everyone.

Cooper and friends are doing all they can to Grammy and her friends, but nothing seems to add up. Too many people and motives and no answers on who really did it.

Bookish Thoughts
This is the first book I’ve read in this series, and I really enjoyed it. There was enough backstory sprinkled through the book, so I wasn’t lost. The characters were fun to read, and their close relationships were obvious.
The murderer wasn’t difficult to guess, but the motivation was. I wasn’t even close to guessing that.  Dying to Sell is fast-paced book. It was also a quick read; I finished it in a day.
4/5 stars.

My thanks to Beyond the Page Publishing and NetGalley for the opportunity to read an advance reader copy of this book in exchange for my honest review.
When I requested this book I did not realize it was the 9th book in the series. That being said, I quickly came up to speed with the characters and the relationships.
When Grammy Lee's friend Esme is worried about her granddaughter's fiancée trying to talk her into selling her house and moving to a senior community, Grammy lee insists that Cooper and her Bible Study Group get involved and find out what is going on, then when he is found murdered on Esme's property, the action really gets going.
I thought the book was well plotted with more than enough suspects, I never really thought Esme or her granddaughter, Mary were serious suspects, but they did have to be eliminated. I tracked along with the Cooper and her friends from her Bible Study Group through most of their investigation, coming to the realization of who the killer was just before it was revealed. I found the group to be an interesting team of sleuths with their varied backgrounds and skill sets and enjoyed how they supported each other. The romance element was just enough to keep it interesting, but not a distraction. Grammy Lee and her friends are exactly the contrarians every good protagonist needs. I did find it ironic that someone curious enough to investigate a murder would not probe a bit more as to what her father was up to in the greenhouse however. There were times when the biblical references became a bit distracting. Overall, I enjoyed the book enough to look for other books in the series.

Fun cozy mystery! ⭐️⭐️⭐️⭐️⭐️

If you enjoy solving cozy mysteries, the Hope Street Church series is for you. I like these books because of the small town community charm and the admirable main characters who are good friends who solve local crimes.

In Dying to Sell, a real estate agent with questionable ethics has been murdered at the home of one of Grammy Lee’s friends. The Bible study group is anxious to solve this mystery to help the older ladies feel safe. There are so many possible suspects and motives, it’s hard to decide on the culprit. Though unsuccessful, I had fun trying to solve the crime.

In this story, the heartwarming granddaughter/grandmother relationship between main character Cooper Lee, owner of a vintage collectibles shop, and her grandmother, Grammy Lee, was developed more. The two showed their treasured appreciation for each other in funny and sweet ways.

Since I’m a romantic at heart, I especially loved the touching scene at the end of this story. During the series, Chef Jon Eason and Cooper have slowly realized their feelings for each other, so the last scene is a perfect conclusion to this intriguing book. If you like well-written cozy mysteries with threads of faith and touches of romance, you will enjoy Dying to Sell.

(As a bonus, we again get to savor treats from Magnolia’s Marvels. The deliciousness is served throughout the book, and there are some recipes in the back. Maple cinnamon scones and/or cranberry white chocolate cookies anyone?)

*I received a digital review copy from the publisher, Beyond the Page Publishing, through NetGalley with no requirement to write a positive review. This is my honest opinion.

Dying to Sell by Ellery Adams and Tina Radcliffe is the quintessential cozy mystery: a Bible study group are the amateur sleuths and like all amateur sleuths they tend to get themselves into some pretty tight spots. Copper Lee is the informal leader of the group when they are in sleuth mode. She is a young thirty-something who believes she has finally found her other half in Jon, a local chef and member of a prestigious family, which makes Cooper nervous. She lives in an apartment over her parents’ garage next to her childhood home from which her mother runs a baking/catering business and tries to ride herd on Grammy Lee. The Bible study group is diverse, which comes in handy when they are investigating, which they are now at the behest of Grammy Lee who has a friend who is suspicious of her granddaughter’s fiance.

As it turns out, he was found dead in the trunk of his car in the friend’s garage so they had more to investigate. One of the sleuths is a realtor so they had a reason to go to the house, check all the rooms, and take pictures. It was on one of these trips they discovered what was really going on. It was a clever mystery, and they were instrumental in bringing the culprits of the murder down. It turns out they were guilty of so much more. They got in a fix but manged to get out of it relatively unscathed. Very cute Cozy. Good characters, excellent mystery, great setting, and a very enjoyable read.

I have only read a couple of books in this series and I have fallen in love with cozy mysteries. This book is no exception, it is centered around friends who are in a Bible study group through their church and somehow they seem to wind up helping solve a crime. One of the group members, Cooper who lives on her parents property along with her Grandma Lee, who has Cooper and the rest of the group to help out her friend. Esme is a widow with only one grandchild, Mary who is engaged to Ronald. Esme thinks that there is something fishy about Roland and has asked Grammy Lee to request the Bible study group to come to a birthday party to check out Roland and his motives. When a murder happens and Grammy Lee and her two friends are taken to jail, how will the group find the real killer before anything else happens? Is the killer one of the elderly ladies, the help, or is it someone who has a score to settle? Why is the FBI involved? Grab your copy to find out. I love how the book gives you hope, like in these few sentences. "The things of this world will always leave us wanting. Gratitude is all about recalling all the things God has done in our lives and being thankful." I want to thank the publisher and Netgalley for letting me read an early copy of this book. All opinions expressed are my thoughts on the book.

Dying to Sell by Ellery Adams and Tina Radcliffe is the ninth A Hope Street Church Mystery. I believe the best way to read this series is in order, but Dying to Sell can be read as a standalone. This series has great characters. The characters are realistic and relatable. The cast of characters is not overwhelming. I like how the Bible study group are friends and are there for each other. I just love Grammy, and I enjoyed learning more about her in this story. I followed Cooper and the gang as they set out to solve the mystery. There were several suspects to consider. Cooper and the gang with their varied backgrounds, knowledge, and skill sets make a great sleuthing team. There is a tense reveal. Faith is woven throughout the story. It is central to the character’s lives which I love. Gratitude was the current lesson for the Bible study group, and I enjoyed it as well (I marked some great Bible passages). My favorite line was, “Gratitude is all about recalling all the things God has done in our lives and being thankful.” It is important to remember to thank God in the good times and the bad. There is humor as well as romance. Despite Cooper’s sleuthing capabilities, she missed some glaring clues as to a special surprise people were working on behind her back. I closed Dying to Sell with a smile on my face.

I just love this cozy mystery series! I always say, if Tina Radcliffe’s name is on it, I’ll read it. She’s such a gifted storyteller—her writing is warm, engaging, and full of heart. The characters she creates are so easy to love and root for, and I find myself completely immersed in their world every time I pick up one of her books.

One of my favorite elements of the series is the Bible study group. I love how this tight-knit, supportive group of friends works together to solve mysteries in their small town. It adds such a fun and unique twist to the usual cozy mystery formula, and their camaraderie brings depth to the story. The faith thread is always seamlessly woven throughout—never heavy-handed or out of place. It feels natural and uplifting, and it really adds to the charm of the series.

I also really love Cooper and Jon—watching their relationship grow and develop over the course of the series has been such a treat. Their dynamic adds a layer of emotional richness to the story, and I always look forward to seeing what’s next for them. Honestly, I think this series could just keep going and going, and I’d happily follow along for every installment!

While Dying to Sell is book 9 in the series, it reads perfectly well as a standalone. New readers won’t feel lost, but longtime fans will appreciate the continued growth of the characters and community.

I received a complimentary copy of this story. All opinions are my own. The faith thread is light. Another 5-star read from Tina Radcliffe!

"Dying to Sell (A Hope Street Church Mystery #9)" by Ellery Adams and Tina Radcliffe is a light Christian cozy mystery. I say light because the Christian aspects are mentioned in a character living their life in a practicing and engaged Christian way. Going to Bible study, discussing what they study in the Bible and making typical faith based comments. It is not over the top and not in your face. I would say it's just right. Especially since it's the Bible study group that does the investigating with Cooper. They get into some tight spots occasionally together.

Cooper's grandmother wants her and her Bible study group to help out another senior lady. Her grandmother's friend has a soon-to-be grandson-in-law that is taking liberties to sell her home out from under her. Cooper and friends investigate the man but he ends up not being the biggest problem for the woman. One thing leads to another and all investigations come to an end all at once. I do have to say that I was pretty strongly leaning towards the one particular suspect. However the other person involved and the crime they were hiding surprised me a smidge.

Grammy Lee asks Cooper to get the Bible Group's help for her good friend Esme. Esme's granddaughter is engaged to a real estate man, Ronald, who wants to sell Esme's house. Esme invites the bible group to her birthday party which is catered by Maggie's Marvels, and the bible group all agree that something has to be done about Ronald who appears to have been showing the house when Esme is not there. Bad things are going on at Esme's house, and then they find Ronalds body been in trunk of his car, and he has been shot. As Cooper investigates, she finds that Ronald was married, and then he was engaged with another woman as well as to Esme's granddaughter. It seems that Esme's husband had hired a couple who had been in jail to work for Esme. They seemed to be reformed, but soon it appears that they are not as honest as they claimed. The FBI are working with the local policeman Osborn to solve Ronald's death.

There is a scary exciting scene at Esme's house near the end of the book, but all is well at the end when Jon comes home and proposes to Cooper. I thank Netgalley and Beyond the Page for the ARC so that I could read the book before publication.

Dying to Sell by Ellery Adams and Tina Radcliffe is book number nine in the Hope Street Church Mysteries series. Cooper’s Grandmother, Grammy Lee, needs help! Grammy Lee’s friend is being forced to sell her stately home with someone non reputable. The Bible study steps into to help and when the realtor turns up dead it all gets rather complicated.

I was so excited to be back with my friends at the Hope Street Church Bible study! Cooper and the gang are spunky, fun-loving and engaging characters who have my heart. The story has several twists and turns which leave you guessing. I enjoyed the touch of romance, found family, and hanging out with the Bible study. The book had a satisfying ending and justice was served.

This is the perfect cozy mystery! I loved reading Dying to Sell by Ellery Adams and Tina Radcliffe and am hopeful there are more books in the series.

I was given a complimentary copy by the publisher and not required to write a positive review.

Dying to Sell is the ninth cozy mystery in the Hope Street Church Mysteries series. When one of Grammy Lee’s friends is feeling strong armed into selling her home Grammy Lee asks Cooper and the rest of the Bible study group friends to investigate. Cooper is hesitant since there hasn’t been a crime committed, but when a body turns up Cooper isn’t going to sit back and wait anymore. She and her friends want to get to the bottom of this mystery before it’s too late.

I always find this to be an enjoyable series and this latest book was no exception. This was an easy cozy mystery to get pulled into and it was a very quick read. I was kept guessing as the story unfolded and twisted and turned. I like the bible study group and think they work well together to drive these mysteries. The writing was great, as always, and the mystery kept me on my toes. Overall this was a good cozy mystery that was easy to get through and get lost in.

Grammy Lee is worried about her friend Esme. She feels that Ronald is up to no good and will try and swindle her and is putting pressure on her to sell her house. She asks Cooper to get her bible study friends to investigate at Esme's birthday party.

Grammy Lee and her friends end up at the police station being investigated as a body was discovered on Esme's property. Cooper and her bible study friends investigate to try and clear Grammy and find out the truth.

I enjoyed the close knit friendships of the bible study group and how they come together to help. This has plenty of suspects as they sleuth out what is going on. This is one of those books that is a quick read and you enjoy because of the quirky characters and keep coming back to see what happens next to this group.

Thank you Beyond the Page and NetGalley for advance copy.

This is not the first book in this series but I didn’t have any problem knowing the characters and what was going on. The book is centered around Cooper Lee and her friends in a Bible study group who have solved mysteries in the past. When it appears Grammy Lee’s friend may be coerced out of her home by a devious man who claims to be a real estate agent the group sets out to find out what is going on. When that man is found dead in the trunk of a car they have a murder to solve. Cooper and her friends eliminate a long list of suspects and ask lots of questions. When the true murderer is exposed Cooper and 2 friends are held hostage and fear for their lives. This was a well written book with excellent descriptions of locations in the book. If you like cozy mysteries you will probably like this book. I received a copy of this book free, and I am leaving this review voluntarily.

I hadn't read the Hope Street Church Series before, and feel that the book is fine as a stand alone. However, I will be going back to read the previous stories to get to know the characters better.
Cooper, who is a part of a church bible study group and lives on her parents property, is involved with helping the police solve a murder at one of her grandmother's friends home. The older women are suspects for a period, as well as others in town. The local policeman does warn her that "things are not what they seem", and does let her know that one of her "suspects" is not. The story is well written & moves along. Who the murderer was is not obvious from the start, which makes for better guessing.

Dying to Sell is a delightful cozy mystery involving the Sunrise Bible Study Group. By Ellery Adams and Tina Radcliffe, this is book 9 of Hope Street Church Mysteries. An unscrupulous real estate agent is found dead at the home of Cooper’s grandmother’s friend. Cooper’s grandmother is not concerned once she know that the “Bible Study members and the Lord” are on the case. With a murder victim who daily added to his evildoing, this was one that did not bother this reader. Yet the characters reminded me that everyone deserves justice. Lots of suspects come to the group’s attention so it is not that easy to solve this crime.

A side subplot with Cooper and Jon, that is interesting. Also reminding us that gratitude is a daily needed attitude even during the hard times because the Lord is helping us through those times of our lives too. A fun read that is easy on engaging.

Cooper and her bible study friends are called in by Granny Lee to look into the agent that seems to be pressuring a friend to sell her stately home. But before they do much investigating the man is murdered...

A decent mystery with plenty of suspects and twists to keep you entertained. I do enjoy Cooper and her friends and family. Yes, it is a bible study but these people aren't goody goody people. They are very normal with strengths and weaknesses. Decent people. People you wouldn't mind getting to know.

Yes, this is a Christian mystery but it isn't into the dogma of the religion but brings up some of the inspirational messages of Christianity. Plus, it isn't pounded into your head every few pages.

Thanks to Netgalley and the publisher for an ARC in exchange for an honest opinion.

How have I missed this wonderful series of books? I love this Hope Street Church Mystery series, where a church Bible study solves mysteries they "stumble" upon! Cooper and her friends meet to discuss things studied in their practical Bible Study, like the importance of gratitude, mentioning how thankfulness also produces dopamine and serotonin. Cooper's grandmother requests that the group help "investigate" a crime that has yet to have happened! This has to do with the grandmother's friend who seems to be pressured into selling her magnificent home by her granddaughter's fiancé. However, he is found murdered! The trail is examined informally by the friends, who meet with danger themselves. The book is not too long and quite appealing!
I received a complimentary copy of the book to read. Any opinions expressed are my own thoughts.

So excited to be back with the Hope Street Church bible study gang. They are a wonderful mix of amateur sleuths with Cooper leading the way. Great mystery. I liked the set up to the murder ( I do so love being righteously indignant on a character's behalf!) And the investigation by our amateur sleuths was sensible in that they shared what they discovered with their friendly (though long suffering) detective. There were just enough suspects to keep things interesting and - yay me - I had an eye on one of them early on. Love when I get to claim 'Ace Armchair Sleuth' for awhile. The thrill of the read for me though had to do with what's going on in Cooper's personal life. Eeeeppp. I can't say anything more except...Eeeeeppp!

As usual, I enjoyed Cris Dukehart's excellent narration. She's a familiar voice in my cozy mystery listening and a real draw when it comes to choosing audio books.

Dying to Sell is book #9 in the series by Ellery Adams and Tina Radcliffe.

I really enjoyed this book. There’s an unscrupulous real estate agent pressuring Grammy Lee’s friend, Esme, to sell. Cooper and her Bible study friends are worried about Esme and begin to investigate. Someone apparently does not trust him, and he ends up a murder victim. The investigation switches from investigating him to investigating to get justice for him. This is a good, clean mystery with wonderful characters. I recommend this book and the entire series.

Thank you to the authors, Beyond the Page Publishing, and NetGalley for the Advanced Reader Copy (ARC) copy of this book and I am voluntarily leaving an honest review.
