The Arrangement

Rate this book
The Arrangement is a semi-serious, semi rom-com book filled with the masked man trope (the best trope some may argue), banter, enough spice to make you blush and the trope of calling-them-by-their-last-names-until-they-fall-in-love trope. Who doesn't love that?

Georgia Clark hates her neighbor.

Not only is he loud and has women over every night, but he also was her high school rival years prior. Sebastian Quinn is everything she isn' wealthy, confident, and owns a car that runs.

Everything changes when to her horror, Georgia discovers that her favorite guilty pleasure — a certain masked “spicy ”content creator, is none other than Sebastian Quinn himself.

Sebastian is in a bind. With his long-time filming partner leaving the business, he needs a new partner—one who has just as much to lose as he does. So why not someone who already

knows his secret identity?

Georgia.

When Georgia's bookstore dream job suddenly cuts her hours, she finds herself on the brink of a bold move the cautious woman never dreamed she would consider.

After all, what's a little tryst for money between neighbors?

I binged the fuck outta this. The mmc was perfffff. It was hot. It was perfectly spicy but also really sweet. The progression of the romance was done really well!

I had fun with the storyline and the characters. I loved that they were complex and not some lust filled robots lol. How they slowly came together from finding each other annoying to keeping things professional to then more… it was a really natural emotional progression which I was so grateful for.

There were some things in here that felt like missed potential, them being academic rivals. I wished there was clear indication that he was crushing on her or smth in highschool bc it just felt… unfinished iykwim.

My biggest complaint is the third act, it kinda put a damper on the mood towards the ending but other than that this was a solid well paced read which I really enjoyed! 💗

3.5 Stars. This was pretty much dramione coded but honestly that’s what I wanted it to be.

Plot: ⭐️⭐️⭐️
Spice: 🔥🔥🔥🔥🔥

Listen, I needed something low stakes after my last read and this definitely fit that bill.

Georgia and Sebastian are super cute and their chemistry is off the charts. Which is what really carried this book. The spice was honestly some of the best I’ve ever read. Like top tier. So that was great.

The writing is a bit repetitive at times, there are a few timeline inconsistencies, and not so subtle virtue signaling moments but overall the story kept my interest. The third act breakup did feel a bit forced but it all worked out in the end.

“ …I could feel the fluttering of his own heart that seemed so perfectly in sync with my own.”

This is the first true “open door” romance book I have read. Originally I wasn’t sure how I would read the OF portions, how it would make me feel, but it was So. Good. The banter and tension was making me kick my feet. I am so happy as to have the opportunity to read this as an ARC and I will most definitely be reading Heather’s book!

ARC Review - 🔥🔥🔥

Let me start by saying that I definitely didn't expect to relate to characters in a spicy novel but Sebastian and Georgia were checking boxes all over the place. There were so many real elements that made this story move quickly and realistically. So many of my favorite things in this story. Bookstores, Cats, Literature (👀) and hey, maybe a few things I didn't know I loved but now definitely love... it was spicy and sincere and there was so much genuine heart. I cared about all of the characters and hoped to learn more about the supporting characters and it looks like the author is several steps ahead, and I love that for us. I can't wait to hold the physical copy of this book - and the cover being hella cute just adds to that. honestly... chefs kissssss💋

I WANT MORE!!!! I WASN'T DONE!!! I'm going to be craving more Wolfe and Lace for eternity now. I've never wanted a spicy content creator to exist more, just so I could go and get a fix of what they are up to!!

This book was so cute. It was such a perfect experience of its particular trope. All of my spicy romance boxes were ticked. I loved how well balanced and paced the story flowed. So many of these books try to force things to progress so quickly that they feel disjointed and it feels too soon too much so often. But with Quinn and Clark, it was so realistic in how this type of situation might actually progress in real time. It was comfortable and believable while also taking you on such a spicy fantasy. To become your favorite spicy creators' collaborator!!? What!

Clark is such a relatable FMC. Her pains and struggles and insecurities all radiate off her all while she desperately tries to contain them in silence, to focus and help those she cares about most in this world. She will sacrifice whatever she has to, even her body to the internet. Because when push comes to shove, some people are worth doing things we never thought we would, just to keep it all together for them. Because you love them, and they deserve it.

Quinn, being Clark's neighbor, after their past history of being in high school together, was a perfect setting. It gave space to the relationship while also forcing close proximity in ways that created some fun situations during their some what salty start that began in sarcastic banter and past bad experiences from their youth. Sabastion is an interesting dichotomy of MMC, and I love him. His communication is chefs kiss. It takes a few chapters before you really get to see his characters' sparkle and realize there is a lot more to him than just a good-looking dude, making money off being good-looking. He has pain and demons from his past that become far more complex than I would have imagined starting out in this. When he comes to a tough crossroad and needs a new spicy content partner for his channel, he extends an offer to Clark that comes at the perfect time to help bail her out of her most recent gut punch in life. It all seems simple and a perfect set up to help them both, but as time progresses, they quickly realize that the filters are starting to slip from the fog of their steamy film nights, and the reality of their connection could turn into far more than the cinematic subscription master pieces they have been making together.

I loved how this plot was laid out. Dubree really flawlessly set up this spicy plot to be so addictive. We just fall into one beautiful and steamy scene after the next like delicious moments of indulgence laced within such an emotional and healing story of two beautiful souls that are learning to live for themselves after living years for others. I enjoyed how Quinn interacted with Clark in their agreement and work together. He was so respectful, and his communication was flawless in every situation, but he never came across as too much. It was so grounded the way they worked through it all. There was no unrealistic intense contrast, where they just go hardcore right out the gate. It felt so realistic. But when the cameras turned on and they started filming, I wasn't expecting that to be how it was. It was even better! The spicy scenes are so steamy and engaging. My lord! But they are so realistic still to our plot, and I loved that. I loved that we were still being respectful to the idea that these were two people in an agreement, and it wasn't ignored and lost in the spice. But when that changed... when it went from scheduled filming to real feelings!!! My gosh, that is so addictive the way it was written! The change in the intimacy and Quinn realizing how he struggles in connecting that way after performing for so long... It was just all so good!!

The spice will make you melt.... I was squirming!!! Sweating!! Wolfe is next level, and Dubree is a next level spice writer!!! These scenes had so many levels and elements to them and were perfectly spaced and laid out throughout the chapters. There were some scenes that will forever be my favorites. That book store loft scene..... When she read Bronte and he says "That's the one." AAAAAAAAAAA!!! That moment!!! But the first real time after Sarah's party... that one. I live for that type of spice. MY HEART!!! It's so good! The story really is so intimate and emotional and sweet, and the spice is such a delicious edge added.

This is a perfect spicy romance story. The characters are so likable, and you immediately love them with their high school history pasts and their infectious banter. The spice and underlying storyline are well balanced. There is drama, angst, and the spice is chefs kiss! It's emotional and heartwarming, and the HEA still leaves us with open-ended possibilities for more! I just want more and more of Lace and Wolfe, but I will happily take an extended story into this universe with Fletcher!! I couldn't put it down.

I can't wait for more to come from this series. Heather Dubree could write radio instructions, and I would crawl to her for a chance to read them. Full stop.

Georgia Clark and Sebastian Quinn were once high school academic rivals—think: debate team showdowns and GPA wars. Now? They're unexpected next-door neighbors in their late twenties. Georgia's a proud single cat lady holed up in her grandma’s apartment, juggling shifts at a local bookstore while trying to crank out her debut novel to cover her grandmother’s memory care bills.

Sebastian, on the other hand, is a charming, annoyingly loud playboy working at his grandfather’s real estate company by day—and moonlighting as a masked cam guy named Wolfe by night.

The kicker? Georgia’s a huge fan of Wolfe… and has no idea it’s Sebastian.

Cue chaos (and chemistry) when Sebastian suddenly needs a new cam partner—and Georgia, by some wild twist of fate, ends up being the perfect fit. Welcome to their totally complicated, sexy, maybe-something-more “situationship.”

Told from both of their perspectives, The Arrangement dives into what really makes Georgia and Sebastian tick—giving all the snark, steam, and heart you could want. Expect witty banter, laugh-out-loud moments, and a few scenes that’ll make you blush.
Don’t worry, it’s not all flirty cam antics—there’s genuine emotional depth here, too, especially when it comes to family, ambition, and figuring out who you really are. Also, shoutout to Hannah the cat, who totally steals the show whenever she’s around.

Bonus: We get an early peek at Sarah and Fletcher, a side couple who have their own story coming soon in Heather Dubree’s next book.

Bottom line? The Arrangement is charming, spicy, and just over 325 pages of pure fun. Perfect for your beach bag—or, let’s be real, your couch and a glass of wine.

High heat, high stakes, and a masked man next door—this book had me squealing, laughing, and fanning myself nonstop.

What a spicy read! I absolutely loved this book, especially because the romance starts physical before slowly peeling back into something deeply emotional.

Georgia, the manager of a struggling small-town bookstore, is juggling the stress of supporting her grandmother in a care facility. Enter her new neighbor—Sebastian—who just so happens to also be her high school rival. The twist? Georgia soon discovers that Sebastian is the masked man she’s been secretly watching online. After his “business” partner moves away, Sebastian needs someone new for his steamy side project. Since Georgia already knows his identity—and desperately needs the money—he proposes a partnership. To her own surprise, she says yes.

From there… it’s fireworks. This book is sizzling hot, and I devoured it in a single sitting. Their initial awkwardness only makes their chemistry more addictive. I loved how openly they communicated about their physical needs, even if they struggled to be honest about their feelings. Both are caretakers in their own lives—too used to carrying the weight alone, too scared to let someone else take care of them. That vulnerability made their love story feel both heartwarming and sexy.

I laughed, I squealed, I screamed, and I swooned. This book was everything.

Spice level: 🌶🌶🌶🌶

Tropes:
- Masked MMC
- Forced partnership
- He falls first
- One bed

I wanted to take a few days after finishing this book before I wrote a review because I wanted to be able to fully express my love for it. I have followed Heather’s work since she published her debut book. Every single thing she puts out into the world gets better and better and is done intentionally and creatively.

Now as far as The Arrangement goes…

I am a romantasy girlie at heart, but I love a contemporary romance in between a series, or a book with complicated world building. This book has everything you’d want and more. I am obsessed with every word Dubree wrote down. The themes are right up my alley: Rivals to Lovers, lots of (GOOD) banter, dual POV’s, and SPICY to the max!!! Not to mention the way sex work was respected and highlighted beautifully. You can tell it was thought out and that there was research involved.

This book has plot guys!! Smut AND plot. The characters are complex, and don’t seem to fall into the overused, (and sometimes kindaaa anti-feminist??) pattern that I’ve found in other contemporaries. It’s done so so well. Heather blends humor, romance, real life struggles, and again guys the SPICE🌶️🌶️🌶️ perfectly.

The Arrangement is hot, it’s intentional, it’s creative, it’s funny, it’s just everything. I’m literally starting it over today. I just need more Sebastian and Georgia, and I’m telling you that you need them too.

I promise this isn’t just a book you read, it’s one you obsess over!

Heather delivers a steamy, slow-burn delight with The Arrangement. Georgia and Sebastian’s enemies-to-lovers journey is full of tension, banter, and emotional depth that completely pulls you in. The spice? Absolutely ✨top tier✨ it’s bold, and STEAMYYYY without overshadowing the story’s heart.

What really stands out, though, is the character development. Georgia is refreshingly relatable, her insecurities, ambitions, and emotional growth are written with such distinction that you feel like you’re living every decision with her. Watching her step outside her comfort zone and own her power is deeply satisfying. I deeply connected with George’s character throughout the whole book.

And Sebastian? He’s not just a cocky player. As the layers peel back, he becomes surprisingly vulnerable and self-aware, revealing a man trying to reconcile his image with his heart. His growth is just as satisfying to watch as Georgia’s.

The Duel POV has to be my absolute favourite type of read. I love seeing both of the characters point of view.

Heather balances humor, smut, and heart so well, making this more than just a spicy🌶️ romance…although, O must admit it’s a huge bonus. It’s a story about vulnerability, empowerment, and unexpected connection.

10/10 ⭐️

I need a book two IMMEDIATELY. (Hint hint, Heather!)

*ARC REVIEW*

Your academic rival from high-school lives next door?! And he has a side hustle???

This was such a fun read! A book like this will definitely get you out of a slump.

Spice: Top tier
Banter: Perfection

I like how she really dives into the characters' personalities. You can get a feel for who they are, and why they do, what they do

Sebastian is a corporate world man, living under the weight of his grandfather. Vowing to pay him back for everything. Even if this means getting a side hustle.

Georgia is doing her best to survive. She was raised by her grandparents, now she is trying to support her grandmother and pay all the bills herself. When a side hustle is offered to her.

As someone who reads, romance, dark romance, romantasy. This is such a good book for a masked man, with no darkness.

plus, who doesn't love a guy that can give up control? 🤭

I was fortunate to get the arc for this book and was not disappointed! I thought the banter was top notch between the main characters. I think showing the growth each character went through was paced really well. I wish we got to see more of Georgia and Sarah’s friendship, as well as Sebastian and Fletch’s friendship. I think Sarah and Fletch were great tools to help the MCs realize their own faults and how they needed to grow, but we only got to really see some depth to these relationships in two instances. Both centered around Sarah’s birthday party. I think seeing more of these friendships would also help get the reader more invested for Sarah and Fletcher’s future book.

Also, the spice was *chefs kiss* no notes

I will read ANYTHING Heather writes. I normally don’t vibe with a more contemporary setting, as I am a dark romantasy girlie. But this, THIS!! It was everything. The plot was amazing and unique. I loved the history between Clark and Quin. I loved the spice. I loved Hannah the cat 😭 Sebastian is a consent king. We love a man who checks in. Georgia’s sass was the best. The connection between them was outstanding. I loved the two of them. And the side characters… Sarah and Fletcher 👀 Need I say more? Can’t wait to hear more about their story.

Anyway, I’m gonna need some side stories of Wolfe and Lace because 🥵

This plot was so fun and spicy! Plot to spice ratio? Perfect👌🏻🙂‍↕️

Georgia enters into a mutually beneficial arrangement with her next door neighbor (and high school rival) to work together as spicy content creators to solve her financial issues🌶️🌶️🌶️

I really loved how the main characters bond over their need to constantly take care of everyone around them and not themselves.

🚨Very lovable cat alert🚨 HANNAH😸 (reading the acknowledgments at the end about the real Hannah had me 😭😭😭😭)

Enemies to lovers, slow burn, plot and smut, banter, complex characters. Want a slightly dark romance with an edge of comedy?? The Arrangement is a smutty yet plot filled story between high school enemies Sebastian Quinn and Georgia Clark where they find themselves living as neighbors, each having their own personal issues to work through and helping each other out in more ways than one. If you are into masked men, sexy content creators, spice in a bookstore, and the sweetest book cat look no further and pick this up because Heather provides it all! Looking forward to reading the continuation with Sarah and Fletchers story!

Clark and Quinn: rivals, Wolfe and Lace: Spice, but Seb and Georgia: absolute love.

I loved this book. The way the author was able to truly capture the details of her characters had me not wanting to put the book down! I was anxious for Georgia when she initially took the gig with Seb, but the spice level between Wolfe and Lace 🥵🌶🌶🌶. There was a moment when I was heartbroken for each character. But that was soon replaced with happiness because they end up getting their HEA.
I can't wait for the next book!

I received an ARC in exchange for an honest review

There were components of this story that I REALLY loved. The banter between MCs and some of their back and forths made me laugh. I think the premise is super interesting (I also love that it came from a discussion by the author about OF).

My two biggest struggles with the book:
1. There seemed to be weird jumps back and forth in time as perspectives shifted. It was jarring when it happened and I often found myself having to go back a chapter to figure out what was going on.
2. No spoilers, but the secondary conflict/mystery felt a bit out of place. It seemed to come out of nowhere towards the end of the book.

It was a super easy read and I’ll definitely be interested to see future work from the author!

Thank you so much to the lovely author for the privilege of being an ARC reader! I loved this book and the characters so much. The relationship between Sebastian and Georgia was so good. I loved seeing two people who were afraid to love and be loved fall for each other. Also it was quite spicyyyy I loved the idea of a “content creator ;)” needing a partner and that partner being his high school rival (that he obvs had feelings for even if he can’t admit it to himself) just so good. OH AND what reader doesn’t secretly want to do it up against a bookshelf 🙈

Mask kink? Check. He’s a hot thirst trap man that also does porn? Check. She needs money and his proposition is just too good to let up? Check check check

This was so good and so fun! The mmc? So hot. Like steamy. The plot was the relationship but there was a semblance of a plot behind the romance that kept the book engaging.

There were a few errors in the book but I believe this is self published so it’s not something I’m too bothered by.

I’m really excited to see where this author will go, I know they have a few paranormal books out so I may investigate more!

The man? Masked
The banter? Witty
The sex? H O T

Georgia is honestly SO relatable, I couldn’t not root for her. Getting to see Sebastian and Georgia grow together and overcome their own demons is something I will not soon forget. Honorable mention to Fletcher, he made me giggle and one thing about me, I love a man that can make me laugh. He actually may be my favorite side character of 2025.

Heather Dubree stays being a 5 star author for me. Do yourself a favor and read The Arrangement 🫶🏻

Georgia and Sebastian (and Hannah the cat of course).
Honestly loved this - Sebastian is an OF worker who is need of a new collaborative partner and Georgia (who has 3 jobs already) needs extra funds to pay for her grandma’s elder care. Oh and they know each other from high school.
Super cute and also super not relatable because no shot that I would be an OF partner with my high school crush and rival.
Also long live all cats how do we get them to live forever.

This was a dnf for me at 30%. Even just that far in, there were so many grammatical errors, large blocks of text, and a lot of tediousness. A scene of just going to take a shower goes on for six pages. Beyond that, we read the same exact thing that occurs in fmc’s chapter in the mmc’s perspective in the next chapter.

I won’t give a negative review. The plot is enticing, but it definitely needs heavy editing. I was very distracted and my critiques were inhibited by the mistakes.

This was a read in one sitting type of book. I was so invested in their story. I love the plot- old high school rivals now neighbors and the mmc has this masked man only fans type gig going on that ironically the mfc has an infatuation with. The drama, the secrets, the twists I was here for all of it. It wasn’t perfect and I didn’t particularly love a little bit of the conflict towards the end but overall a great read. Excited to read book 2 in the future.
