Did we have to hear about how his ex left him 4 years ago 600 times? Could have fooled me that he was over her. That annoying. And if I'm being honest, what she went through was way worse. She caught her husband sleeping with his secretary and she wasn't a little btch about it. She packed her stuff and didn't look back while the MMC stayed hung up and grumpy for yeeeeears. No thanks.

This book was perfection and so heartwarming that seriously spoke to my soul in the most breathtaking unexpected way. I am FLABBERGASTED!

I picked this up after seeing a post a while back on IG and decided to completely ignore my stack of ARCs judging me.

NEVER did I expect THIS LEVEL OF BRILLIANCE.

I’m in awe. Thank you Jenn McMahon for creating this beautiful, emotional, and phenomenal story!

Five shining stars for this book 👏🏼 I don’t know what Jenn put in this but holy sh*t I am obsessed. Might be a top read for me this year… I know it’s only March but I loved it THAT MUCH.

Finding Home is the first book in a new series called Bluestone Lakes. It is a small town, grumpy x sunshine romance with a grumpy as hell cowboy and a resilient recently divorced baker. This book had me kicking my feet and swooning over these two. I just couldn’t get enough!

This story follows Blair and Griffin. They each have something in their past that makes trusting anyone difficult. Griffin has a fear of being abandoned which turned him into the angry cowboy he is and sweet sweet Blair had a husband that didn’t realize how good he had it and betrayed her in the worst way.

Blair is working on a fresh start and finding who she is outside of her old world where everyone controlled her. She never expects to fall for the angry cowboy in her new little town. I loved how Blair never let the heartbreak or fear of change stop her from doing things for herself. A big life change like divorce can be absolutely crippling but this woman was so resilient and courageous. She’s one of my favorite fmcs that I’ve ever read.

Griffin has sworn off women, love and happiness all together. The man is a walking storm cloud, but Blair brings him out of the darkness and it was beautiful to witness. Griffin is my perfect mmc and I will accept zero criticism of this man. He’s the grump who softens because of her & only for her.

I adore this book with my entire heart & the bonus epilogue?? Freakin swoon

I am surprise that I like Finding Home more than I expected. My first read by Miss McMahon and I am quite entertained by her story.

The characters are lovely and likeable. Typical small town romance character. The plot is minimum of drama and predictable. But it is still good.

This was a super sweet beginning to a new Small Town Romance series. It had a little bit of grumpy & sunshine, an adorable animal companion and the beginning of a great girl gang. It was cozy and a great book to listen to on a long drive to visit my family last weekend.

I loved Blair and her sweet Corgi, Reggie. She just seems so positive about forging her own path and I admire her gumption to move to a new place and start fresh. It was really brave and made me admire her. I love that the whole town, minus one grumpy cowboy, are so welcoming to her.

Though I love a grumpy hero, Griffin's reasons don't quite pass muster to me. The home next to him is for sale, which based on info we get, is his old tiny home... so... he had to know someone would move in, right? *shakes my head* But because she's from the city and so was his ex, she has to be a stuck up city gal? Sure, okay, I'm in. Haha!

No really, it was a fun time, I giggled a few times and I really fell for the whole little town. I think I'm gonna like reading more from this quaint little place! The set up for book 2 already had me perking my ears up!

It’s a duet narration by Savannah Peachwood and Teddy Hamilton, and they brought this small town to life in a great way!

Wow!! Griffin Barlow has me absolutely sat. Jenn McMahon wrote the most perfect “angry cowboy” and I am in love.

Blair finds herself newly divorced and wanting more out of her life, to find independence, to find somewhere she can be truly happy. Which is why she moves into the tiny home on the same road of the grouchy cowboy who can’t stand the sight of her.

Griffin owns the bar in town and has sworn off anything to do with love and relationships, so when the new city girl pulls up and moves into the neighboring house, he is pissed. That is, until he gets to know her. Can he find it in himself to open up and fall in love again?

The WHISKEY SCENE??!!?! When I tell you I was on the FLOOR. This was some of the best spice I have read in a while. I loved the found family and all of the absolute goodness that was in this book.

This one releases on 4.4.25 and you need to have this series on your list!!!

city girl packs up her life and moves to small town wyoming. cutie grumpy/sunshine, neighbors to lovers romance. i always love a book w a dog side character hehe. teddy hamilton and savannah peachwood were perf for this audio!

Finding Home is the first book in the Bluestone Lakes series and my first read by this author. I know she had a series before this (billionaire possibly?) and I’m so glad I finally got to her books because this small town was so much fun!

Finding Home is a grumpy x sunshine, city girl x country boy, slow burn, forced proximity, small town romance. I listened to the audiobook which was fantastic! It’s a duet narration by Savannah Peachwood and Teddy Hamilton who absolutely brought the characters to life and delivered.

The story kicks off with Blair finding out her husband (a mayor) is cheating on her. She has grown up in the political world with her parents as well and she’s ready to leave behind that life and San Francisco and move to small town Wyoming! On a whim she buys a new tiny home and meets her grumpy neighbor Griffin, who works his family’s ranch and also owns the local bar in town. This was just so fun and I loved the banter between these two right away. I’m always down for a grumpy hero and Griffin was definitely that when Blair first moves in. He’s also very anti-city girls because of a past relationship and has his doubts of how long she’ll stay in town. They both definitely have some things to work through with their past relationships. I had fun with this couple, the setting, and all the side characters! Excited for more in this series and so glad I finally got to this author because I want to read more now.

I’ve been wanting to read this author forever, and since this is the first in a brand new small town series, the timing was perfect! 🥰 I’m obsessed with the trope combos, she absolutely nailed them. Blair and Griffin had the best push and pull, and when they finally gave in? Whew, it was delicious 😍🥵

Book two cannot get here fast enough!! Savannah and Teddy are a match made in narrator heaven, 🎧I couldn’t imagine a better pairing to bring Blair and Griffin to life they were both amazing and so fun to listen to.

I was super excited to start this new era of Jenn. This is the 1st book of 'Bluestone Lakes' and I'm already in love with it! So grateful for being part of Jenn's amazing permanent ARC team, being able to also listen to this book after I read it a couple of weeks ago.

Listening to this book again made me laugh so much once again, being impossible to stay serious in some cases. I enjoyed so much that the narrators kept their roles and were present in each others chapters, loving more this type of audio books rather than the ones where they change their voices to be the man/woman of that certain story. It's more fun this way and more genuine, keeping their parts just as in the book.

Blair found out in the worst way possible that her husband was cheating on her. She was pretty wrecked because she dedicated all her life to him and his career, not because she felt something for him anymore. He and her parents were deep into politics and that's all what Blair knew. But that was enough for her and decided to uproot her life and start a new one in beautiful small town Bluestone Lake.

This new town brought in Blair's life so many new vivid characters, like Nan, the super energetic lady she was speaking with before moving there, or Griffin, Bailey's super grumpy neighbour. Will she find there her piece of mind she was so desperately searching for? Will she receive more than she'll ever thought? Definitely YES!

I need to start with Nan, because she was such a menace! She was always cooking something and had the best lines ever! Nan felt things in a different way and she instantly had that feeling that a beautiful connection could exist between the grumpy neighbour, Griffin and Bailey. They were the complete opposites, she was a city girl and he was a small town guy, but they couldn't be more suitable for each other! I loooved how sweet some scenes were, especially when Bailey succeeded in stealing some beautiful rare smiles from Griffin, who was deeply affected by her presence.

Can we please talk about a certain scene in Griffin's bar and which included some whiskey? I mean, it was super HOT and it will definitely remain in my mind for a while. Besides the spice, there were so many laughable moments and I really, really liked them!

This was such a great way to start the journey of this new series and I'm already super invested in it! I loooved those small town vibes and all those friendly and nosy neighbours. I cannot wait to see what's in store for the next book, especially after reading that super interesting epilogue.

i think i should’ve dnfed this book bc it was not giving what i’d hoped for
truly my thoughts for this book can be summed up by “idk” bc like i cannot put my finger on it, but the main thing is the book just felt inconsistent.

it was feeling insta-lusty but also very slow burn at the same time ??????😭
i wish there was more development & the inner monologue started to feel repetitive after like ≈30%

i can’t lie i kinda had a hard time believing the mmc was 30 for parts of the book lol he was feeling a little ✨emotionally immature✨
also anytime the fmc would speak for more than like 3 sentences in a row she’d end it with smth along the lines of “omg sorry i’m rambling again aren’t I?😟😓🫠foot in my mouth😖” like pls girl just embrace that ur a yapper!

the pacing of this was just eugghhgghh
also idk if she was in that small town for like 3 weeks or 3 months????

i did like all the friend moments tho!!!!! & there were some cute moments between the mcs🤭
i wish we got to see her personal growth while living in the town developed more on-page bc it felt a bit more offhandedly told to the reader rather than shown

Listen I don’t know what Jenn put in this book but I ate this book up and left no crumbs. You want a small town book with all the feel good vibes? You’re gonna want to pick this one up. A grumpy MMC and probably one of the best side characters I’ve read in a while. Griffin and his grumpy self had been burned in the past so when Blair came to town he had his guards up. But man when he finally gives in, ugh this man. Blair had her fair share of sh*t she dealt with too that found her moving to this small town in Wyoming from the big city of San Francisco. I loved Blair and how she was determined to make a life for herself for what she wanted without anyone telling her what to do.

The chemistry between these two is amazing. And that whiskey scene? 🫠 can I be next to get a taste? Lmao. Also, when a grumpy MMC is soft for her and only her will have me folding every👏🏼damn👏🏼time.👏🏼 Nan was a hoot and I legit cackled out loud at several comments she made.

The world Jenn has started to build with this book has me so excited for the rest of this series! I’m so excited for Poppy’s book next!

WOW. JUST WOW. This was my first read by Jenn McMahon and now I want to go read her other series! This is her first small town romance?? Like OMG she killed it!! I wasn’t able to put this book down!

If you love a small town romance with a grumpy cowboy, then this book is up your alley! Griffin Barlow is the definition of GRUMPY and I was so here for it! Plus he wears flannels?! UNWELL. He also knows how to pull off a cowboy and a backwards hat?🥵 I am unwell just thinking about it.

Blair is going through a newly divorced and wanting a fresh start, so she goes on the road and moves to Wyoming where she meets her grumpy new neighbor Griffin. Griffin doesn’t like city girls due to his past. He is trying really hard not to fall for his gorgeous neighbor but that starts to change once he knows why she is here, he starts to warm up to her more.

I love them so much! This book is probably one of my favorites of this year so far! The whiskey scene though?! Jenn KILLED it! One of my favorite spicy scenes of all time!

This is the first book in the Bluestone Lakes series, and my first Jenn McMahon read, and I was absolutely hooked the moment I hit play! The dynamic between Blair and Griffin is so much fun. Griffin’s grumpy demeanor paired with Blair’s bold, sunshiny energy was the perfect mix.

Blair is a city girl on a mission to start over and leave her old life completely behind. She might have once been all glitz and city lights, but I loved how determined she was to shed that past. She wasn’t afraid to get her hands dirty or try something new. When Blair said she was starting over, she meant it. Watching her settle into small-town life and form the kind of friendships she truly deserved was such a joy.

And I freaking love a grumpy cowboy. Griffin was exactly that! His irritation with Blair made me chuckle more times than I can count, especially as he tried to resist his instant attraction to her. But once this grumpy man finally gave in, it was so sweet to see the big heart he’d been hiding from the world.

I can’t wait to see where Jenn takes this series. There are so many characters I’m excited to learn more about. Tucker is definitely one of them!

Ahhh!! Hooked is an understatement for how quickly I devoured this audio! Between Jenn’s writing and Teddy and Savannah’s performances, I couldn’t put it down. Teddy did an incredible job bringing Griffin’s grumpy cowboy charm to life, while Savannah perfectly captured Blair’s playful spirit. I loved every bit of sass and spark she threw back at him. These two nailed it with this performance!

Jenn has entered her small town era and I am here for it. I loved this story and fell in love with this town and its characters. Especially Nan, every small town needs a Nan.

Blair and Griffin are the perfect combination of banter and chemistry and I loved their journey from dislike to love/ I will forever enjoy a grumpy cowboy that foes soft for his girl. ( and a Corgi named Reginald that he absolutely didn't want to like.)

I could not put this story down. I love all the characters, I loved Griffin and his bar and all the things Nan talked him into. Plus can you have a grumpy bar owner if you don't have a hot AF bar scene... I think not. and Jenn delivered on this one big time.

Such a cute sweet read, and I'm so curious and ready for the next book! The side characters really stole my heart. (Tucker is my favorite, Im calling it now.)

This book owns me. GRIFFIN BARLOW OWNS ME.

This book means EVERYTHING to me🥹 I have loved Jenn and her books since the beginning and this may be my favorite of hers. Griffin and Blair were just everything I needed and more.

Griffin is the biggest grump, and when Blair moves to town he doesn’t want things to change. But Blair is going to tear his walls down and he won’t be able to be the town grump anymore. The love these two have for each other is so special. This book makes me believe that love is out there, you just have to find it🫶🏼

The whiskey scene?? Are you kidding?!?! Literally everything about these two was just amazing and this story was SO REAL. I just love it with my whole heart

I can’t wait to spend a lot of time in Bluestone Lakes with these characters because they truly are healing my soul.

Jenn has officially entered her small town romance era and I. AM. HERE. FOR. IT!

Listen, if you give me a small town romance with a grumpy cowboy who wears flannels, has a beard and looks good in both a cowboy and backwards hat, I am destined to STRAIGHT DEVOUR the book. And guess what, this book had all of those things. Add in the fact that our hero falls for the new girl in town that a he tries hard not to like then it's an automatic banger!

Ok Besties, I loved this plot line. I loved how realistic Blair is. Blair has been cheated on by her husband and she sets out to find her independence and seek some self discovery, which lands her in a small town in Wyoming called Bluestone Lakes. She moves into a tiny house with a Mountain View on a lake with a very grumpy neighbor who she calls angry cowboy, which I love! She was just so relatable with everything that she was going through. From her trust issues, her reluctance to open her heart up again to feeling insure about being vulnerable. I think most of us have had a time period where we have felt one or more of these emotions and it felt good to feel relatable on some level.

Now Griffin. He is the grumpy cowboy of our dreams! Not only is he oh so sexy, but he is also working through his own relatable issues. He can not stand anyone from the city because his ex girlfriend up and left him for a life in the city. So as you can imagine, he has walls up around his heart. So naturally the only one to tear those walls down, is the city girl who is new in town! Their love story was just so sweet. I loved seeing them be vulnerable and open about their pasts to find the love they both deserved!

Now what wasn't on my bingo card for this book is to see a little cameo of Foxx Bourbon 👀 and I also didn't see the fact that this book would have some whiskey play. I won't dive any more into that, you will have to read the book to find out. But just know it's a scene that will live rent free! I also need to give Nan a standing ovation for her performance. She was my comic relief through this whole book. She is that old lady who is in everyone's business but you can't not love her!

Jenn, I am so dang excited to see what more you have in store for this series! The world building for what is to come has me straight feral!

This book was EVERYTHING!!!
From start to finish this book was raw, tense, emotional, inspiring, funny, beautiful, slow burn, angsty and all the things!!! Griffin is our MMC and Blair is our FMC and you will definitely fall in love with them and the supporting characters. However, Nan may have stolen the show with her small town match making, banter and nosey/bossy nature.

This is book 1 in the Bluestone Lakes series and releases on Friday, April 4th. Trust me when I say that this is a book and series you don’t want to miss out on. Do yourself a favor and add it to your TBR now!!!

You know what’s better than a swoony small-town romance? A swoony small-town romance narrated by Teddy Hamilton and Savannah Peachwood. Their voices brought Blair and Griffin to life in the most heartfelt, textured way—and I swear, Teddy’s gravelly grump voice as Griffin? Instant heart clutch.

Blair Andrews is the epitome of starting over. After ditching the polished, superficial life of a politician’s wife in San Francisco, she’s ready to rediscover herself—even if that means moving into a tiny home next to the grumpiest cowboy in Bluestone Lakes. Griffin Barlow is all broody stares, rolled-up sleeves, and silent judgment… until those walls start to crack. And oof, when they crack? It’s everything.

This story gave me all the emotional growth, slow-burn tension, and opposites-attract vibes I crave in a comfort read. Blair’s journey to independence is empowering, honest, and a little messy—in the best way. And watching Griffin soften? Chef’s kiss.

Wow! This was my first book by Jenn & it definitely won't be my last.


It had everything in it that I love. Small town, grumpy x sunshine, starting over, and an amazing meddling community.

The spice was on point, the character development was great, and I was hooked from the start until the finish.

My first Jenn book & definitely not my last🫶🫶

God, I really love a grumpy man!!!! Especially when you partner them with a cutie little ray of sunshine who gets them out of their shell AHHHH!

This one starts off roughhh as Blair walks in on her hubby banging his secretary & then she’s OUTTA THERE. One thing turns into the another and then, boom, she ends up buying a tiny home in a small town she’s never been to and is ready for a brand new start. In comes the grumpy bar owner, Griffin, who’s ready to give her a run for her money & keep her on her toes. But do not fret, Blair is ready to throw hands & prove to everyone that she is stronger than they think and can do whatever she puts her mind to!

This book had me laughing my booty off & the audiobook was absolutely fantastic (its duet too!)!! I had a great time listening to teddy hamilton & Savannah peachwood in this small town romcom & can’t wait for more in the series!! The side characters were so good which is one of my favorite things in book series!

This story follows Blair, a city girl who, after catching her politician-of-a-husband cheating, sets off to find herself again in a small town called Bluestone Lakes. That’s where she moves in next door to a grumpy cowboy who looks like he wants to run her out of town. But what happens when two brokenhearted people finally open up to one another?

First off, I’m excited to read more of Jenn’s work I had so much fun with this book! I loved the tension between Blair and the cowboy, as well as the strong family and small-town dynamics. It was a feel-good read with both funny and heartfelt moments. The bar scene had me screaming, and I loved the way the FMC would call him “cowboy.” I’m so glad Blair found herself again making friends, falling in love with baking, and discovering a place to truly call home.

Griffin was the perfect MMC: grumpy, broody, and utterly swoon-worthy. The dirty talk? Amazing. And the image of him wearing a backwards cap or cowboy hat? Absolutely delicious. The audiobook, done in duet narration, is a must-listen the narrators brought these characters to life brilliantly. This is up there as one of my favourite small town reads this year.

Lastly, I have to say I guessed who the suspicious out-of-town character snooping around was, so the reveal didn’t surprise me. ALSO, I need to know if Reginald the Corgi is okay after the fireworks scene by the lake. I used to work at a vet clinic, and most dogs hate the sound of fireworks. That whole scene had me wanting to scoop him up and protect him from the loud bangs.

Other than that, I absolutely loved this book and can’t wait to dive into more of Jenn’s work. I adore her writing style!

3 ⭐️ Just finished this one and yeah it was fine. Not bad, not amazing … just kind of there. The small-town vibes were cute and I liked the premise but honestly not a lot actually happened. The characters had their issues, but the way they were framed felt way more dramatic than they needed to be, like calm down it’s not that deep. I didn’t hate it though … it was an easy read, just not super memorable

Blair and Griffin embody grumpy x sunshine to a T in this sweet romance. And Reginald, lest we forget the true star of this story.

I love a story where the mc’s find home within each other. There’s something so satisfying about watching a mmc with a built exterior (both physically and emotionally) break down his walls to receive the warmth and love of the fmc. The connection between these two is giving Taylor Swift’s Invisible String.

I’d venture to say there were 3 love stories in this plot:

1. Griffin and Blair
2. Blair and the new version of herself
3. Me and Reginald

Blair’s journey to finding her independence and herself was so empowering to read, and had me rooting for her from the prologue. Her style, her mannerisms, her peace- I just adored her more and more as her story progressed.

And Griffin, my sweet aching man.
I get the hype for a cowboy romance when he looks like Griffin and is just as down bad. Throw in the support he has in his found family (yes Nan looking at you) and the support he offers his community.

I will forever continue to hype up the fierce love I have for her dog. Protect this majestic corgi at all cost.

Overall I thoroughly enjoyed this and immediately am diving into Home Field Advantage!! MLB coach/Single dad & his daughter’s teacher?? Yuuuup sign me UP

city meets country

There is nothing I love more than a grumpy cowboy who turns sweet for just the right person and a city girl who sets out on her own to find who she really is underneath the noise.

That is exactly what happens with Blair and Griffin in this Small Town romance.

Both Griffin and Blair’s past relationships left them scarred and swearing off relationships. Griffin just wants to be alone and Blair just wants to be independent. When the two meet (thanks to Nan, the town meddler) they never expected to catch feelings, especially since Griffin was a grump and Blair had a dog. But with constant run-ins, a moose and Nan…they find home 😉

If you love audiobooks, Teddy Hamilton and Savannah Peachwood give so much life to Blair, Girffin and the lovely towns people of Bluestone Lake. If you aren’t already obssesssed with Teddy Hamilton, you will be after this book. “Grumpy-turned-Smitten” Teddy is a performance worth listening to and Savannah Peachwood gave a Chef’s kiss performance for Blair. Savannah’s tone matches the sweet innocence that Blair’s character has. However, as Blair’s Character develops and she gains her confidence and fierceness, Savannah portrays that as well and we are able to feel Blair’s new found strength! Then we get to the spice and both Teddy and Savannah had me MELTING. (The mouth that Griffin Barlow has had me week in the knees!!

I absolutely loved this little town of Bluestone Lake that Jenn McMahon created and can’t wait to visit again as this interconnected series continues 🩵🏔️
