I’m at odds with the billionaire who says I stole his inheritance. Now I’m pregnant... and he's the daddy.
I don’t know why a stranger left me a luxury penthouse in his will. But I’m an instant enemy of his heir.
Xavier Cross storms into the penthouse. He’s almost twice my age, and hot enough to ruin good judgment.
Arrogant. Dismissive. I hate him on sight. My body? It has other plans.
We circle each other, waiting to see who snaps first. It only takes one accidental touch. Then it’s heat, hands, mouths…
We say it’s a mistake. Then we do it again. And again.
He's all hard edges and armored, but he unravels just for me. When he talks about his mother’s art, touches me like I’m more than a mistake, kisses me like I’m everything.
Somewhere between the tension and the tenderness, I fall.
Then old letters show up with clues of a buried past between our families.
But nothing prepares me for this latest twist... I’m pregnant with his baby.
Enemies to lovers with age gap and a surprise baby. This will be good. “I’m at war with the billionaire who says I stole his inheritance – now I’m pregnant and he’s the father.” Did that get your attention? This book has it all. Gwynne does such a great job with building a great story and strong characters, the plot keeps you engaged with lots of twists and turns, a lot of secrets and a surprise. I couldn’t put this one down, had to finish it.
Meet Toni, she is a struggling actress, and out of the blue gets a call, that she has inherited a penthouse in the famous Luminate Towers by an unknown benefactor. Toni is firecracker FMC, she doesn’t back down from a fight, this will help her so much with her voice career as her acting career isn’t doing so great.
Meet Xavier Cross, he is the son of the man that built Luminate Towers and is totally blindsided by the fact that the penthouse suite is not his. He can’t believe or understand why his father decided to will this to some woman he doesn’t know. This causes total chaos, as in business, her career and the media eating this up, due to a woman that isn’t happy the Xavier isn’t interested in her, a reporter.
Toni and Xavier Cross first meeting you could feel the tension, the power struggle and the heat, and so could they. Luminate towers is his, and the suite should be his, and he wants it, and she is refusing to walk away. He leaves, he comes back, and she Is labeling the furniture and donating it all to charity and let’s just say these 2 hate each other and they had the most hated sex ever. LOL. Synchronized meltdown by both. Lets just say this doesn’t just happen once. He offers her 22 million to get out, she refuses, for now.
“I used to think letting someone in meant giving something up control, safety, ground I’d never get back.” “But right now…I’m not losing anything. I’m not the only one risking something.”
Oh, the power struggle between these too, the tension and the heartache Toni has to go through, because of this situation and the media. But you get to see her revolve, other things are more important to figure out who she is and her father’s connection to her history. Her father and his father have a story. Its one you need to read on your own! So many secrets from the past creates so much drama and twists, will they overcome?
As the evening winds down, guests say their goodbyes. Kenzie hugs me tight, whispering “I’m so happy for you, Toni. And so proud. “For marrying a billionaire?” “For finding your voice, in every way.”
“The view. it spans from the Pacific to the mountains. The entire city laid below.” I love the descriptions in this book. The writer Gwynne sets the scene brilliantly. The details in the descriptions in this book are impeccable. I feel like I am there.
“Tall, Broad shouldered,” “Dark hair, sharp jaw, eyes like grey storm clouds.” “fury that hits me first” Xavier Cross, designed to intimidate, to make you fall in more ways than one. Xavier's past has shaped him into the man he is today. There is more to him than meets the eye.
This book is Steamy.
Uncovering what happened in the past. I enjoyed reading the backstory. It's interesting and certainly adds to the story. We feel a part of it, like we are uncovering it with Toni.
An impossible situation. They both stand to lose something, can there be a compromise?
“If the door won't open, I'll build the window myself.” Wow what a powerful, inspiring quote.
What happens when the truth is out? This scene is heartbreaking. Will it spell the end for our couple who have fallen for each other, from enemies to lovers?
A triple twist that will leave you wanting more for this couple.
This is not a fairytale. Gwynne writes what feels to me like a real life couple: The struggles, they are real. That made me really connect with this story.
What I love about the Writer Gwynne is how she ends some of her chapters on cliffhangers, this for me kept the pages turning. I could not put it down. Through the early hours of the morning I still read. Well worth the read.
This is one of the best stories I have read in the past few months. What's not to like; a struggling actress who inherits a penthouse apartment from an unknown benefactor, and a rigid entitled real estate tycoon who is blindsided by the bequest of his late father. They clash immediately, when she refuses to vacate the penthouse, they somehow end up having sex in the apartment, but Toni refuses to backdown, while Xavier threatens to evict her from the penthouse no matter what she says. There are great ancillary characters: Xavier's long time personal assistant Marian, Toni's best friend Kenzie who supports her with ice cream, romcom movies and love, and great advice, Austin is Xavier's sounding board and a fellow developer. The plot is engaging with lots of twists and surprises that I did not anticipate. this was not the usual Billionaire enemy vs poor weak female. Toni is strong and opinionated and gives Xavier a run for his money. There is a great HEA ending.

Enemy Billionaire Grump is a heartfelt, slow-burn romance that drew me in once I broke through Xavier’s walls. At first, his arrogance made him hard to love, but watching his sharp edges soften was worth the wait.
Toni inherits the penthouse Xavier believed was his—a spark that ignites tension, banter, and undeniable chemistry. When she discovers a hidden letter revealing their fathers’ tangled past, old secrets resurface, and both must face truths that challenge everything they thought they knew.
I loved Toni’s strength and independence—her determination to build her dream business and life on her own terms. By the end, arrogance turns to humility, anger to understanding, and mistrust to love.
A touching, satisfying story of redemption, forgiveness, and finding real partnership in unexpected places.
Wow! This one was certainly different. Xavier and Toni had a lot of growth. This was a true enemies-to-lovers romance with Xavier a wee bit PO’d that she inherited his penthouse through his fathers will. The jumped straight into hot and heavy, and numerous dramas along the way derailed progress.
It was an intriguing book - I stayed up way, way, way too late to finish this because I was hooked. It was predictable that there would be twists (and I guessed a couple), BUT there was more than enough to keep you guessing.
Thank you author for a fantastic book - and I hope that teaser for Kenzie and Austin comes to fruition!.

I was pleasantly surprised by this book, it's one of the best enemies-to-lovers stories I have read in quite some time. The characters are wonderfully well-suited for each other. Toni is no walkover and is just what Xavier needs, even though neither knew it at the start of their incredible journey.
Their journey is far from smooth, but it's a journey they needed to take to achieve their HEA, find themselves and their future. Their chemistry is palpable, undeniable and hot! The author's writing style is smooth and easy to follow.
I loved the characters, who were all very well-crafted and a joy to get to know.
Xavier Cross is a 45 year old real estate billionaire. An architect by education, he runs a multi-billion dollar real estate conglomerate, with one skyscraper, the center of the LA skyline, and a matching skyscraper in development. Xavier is married to his company. Toni Stanton is an aspiring actress who inherits the penthouse apartment in the skyscraper from Xavier's father. This causes total chaos, including rumors and general media frenzy. This is an intriguing story, with Toni and Xavier slowly unraveling secrets while falling in love. I recommend this book.
Enemy Billionaire Grump by Gwynne Hart is a refreshing romance novel that will sweep you off your feet. Xavier Cross is a 45-year-old grumpy billionaire who thinks Toni stole part of his inheritance. She didn’t. This is a classic enemies-to-lovers story. As they fall in love, other secrets surface. The author always does a fantastic job with her characters. Xavier and Toni seem ideally suited for each other, and their relationship was so romantic. I was hooked on the story from the first chapter. I recommend this book for you if you’re looking for a romantic, enemies-to-lovers HEA story. I received a free copy of this book via Booksprout and am voluntarily leaving a review.
Xavier Cross, a bachelor who puts work first at all cost, this is what was expected of him his whole life. Antonia Stanton, the woman accused of stealing his inheritance after his father passes away. The author has described the push, pull and the fine line between hate and lust. One touch and it's all hands in and on. Once is not enough, even after concluding that this can't happen again, yet it does. A surprise to see a reporter named Bobbi Jo Palmer who does some investigating of her own, with good surprises along the way. Truths, and secrets are revealed, and what a ride! Life doesn't have to be complicated, sometimes the unplanned goes a long way. Together, stands strong.
Gwynne Hart's "Enemy Billionaire Grump" is exactly what you want from a top-tier enemies-to-lovers romance: sizzling tension, electric banter, and an abundance of sass! Seriously, the back-and-forth between these two leads is pure entertainment, making their journey from adversaries to lovers incredibly fun to watch. While the book does include a surprise baby trope (which isn't personally my favorite), it didn't detract from how much I absolutely adored this story. If you're looking for a romance that delivers on chemistry, wit, and that deeply satisfying slow burn, pick this one up! Highly, highly recommend!
They connect when his father leaves her a penthouse leaving him livid. Their connection is immediate, and spark erupts when they come together. As they work around the rumors circulating about the reasons she is given the penthouse their feelings for each other continues to grow and when two pink lines shows up it changes everything. Will these two get their chance to find happiness beyond the rumors. This fascinating story had me all caught up in Toni and Xavier.

When you are looking for an author that can write the most amazing romance books ever. STOP and grab one of Gwynne's books because they all are PHENOMENAL to read. I have read every single romance book Gwynne has written and they all are 10-star romantic must read books. This one right here about Xavier and Toni is out of this world. Fantastic storyline and I love how this romance book keeps you hooked from start to finish.
Toni inherited a penthouse from Xavier's father with no known connections and Xavier is not happy. It interferes with his business plans and he feels it should be his. They have intense interactions and chemistry but Xavier refuses to lose control over a woman. What will happen when he finally lets go and enemies become more? Great novel.

-A smart, twisty romance with heat, humor, and heart at its core. I received a free copy of this book and am voluntarily sharing my honest thoughts. Toni inherits a luxury penthouse—Xavier’s legacy and pride—sparking instant conflict. Their sizzling enemies-to-lovers chemistry fuels a high-stakes emotional tug-of-war.
Toni’s strength and sass perfectly match Xavier’s brooding dominance.
I love ALL of Gwynne’s stories … but Xavier’s & Toni’s ? It captured me in a special way. I loved their banter. When these two come together it’s funny and explosive but when they finally get together, it’s hot 🥵, spicy 🌶️, and the sexual chemistry is hectic. I would definitely recommend this book. I loved it from beginning to end. You will never be disappointed by Gwynne Hart!
Enemy Billionaire Grump by Gwynne Hart is part of the Sizzling Billionaires series. Gwynne Hart has a great way of pulling you into her books and she did it again with Toni and Xavier's story. I really enjoyed reading this one and am looking forward to the next one in the series.

I came across this authors books quite by accident and already has become one of those authors where I see her name, and automatically know that I want to read the book. This is actually the first Billionaire romance book I have read in a while, and it was a great read. Very easy to read with likeable characters that actually really complemented each other. would highly recommend.
I enjoyed this book. I love Toni's wit and spunk. Xavier was in desperate need of a Toni in his life. Enemies to lovers is my favorite troupe. I love seeing the fight and passion each has on their "side" and how the feelings change from hate to love. This book is no exception. It was fantastic.
I absolutely adore this book.........all the messy parts, all the secrets, all the mystery of what actually happened in the years leading up to the main characters paths crossing and meeting. I loved the HEA ending!!
Am enjoying this trope and this author very much. This book caused a bit of anxiety before suitation could be resolved . Loved the HEA. Have started my 3rd book by this author .Enjoyed to say the least.Epilogue rates its own 5 stars
First book by author and I loved the book. Different storyline with a twist which was a great surprise. Loved that the HEA wasn’t abrupt and there was an epilogue. This was the fourth book in series and they’re all standalone. Going for book five and hopefully it will be just as good!
