Undone was so good! This was my first book by this author but won’t be my last. I loved every sentence from the first one. Second chance romance is a trope I will get sucked into immediately everytime! Then you add in small town and cowboys and I’m done for!!! I loved these characters I loved Josh and Zoe’s chemistry so much. All around a great book and I’m looking forward to the next one!

"Undone" by Mary Sue Jackson is a delightful contemporary romance that perfectly blends the grumpy cowboy trope with a second-chance love story, all set against the picturesque backdrop of a struggling Montana ranch. If you're a fan of witty banter, undeniable chemistry, and a hero who's secretly a softie, you're in for a treat.

The story kicks off when Zoe Wilson, a smart and gorgeous woman with a knack for web design, unexpectedly arrives at Josh Cafferty's ranch. Josh, our brooding cowboy, is less than thrilled to see the woman who, years ago, unknowingly "crushed his teenage heart." ⭐️⭐️⭐️⭐️ 4/5 stars — ALMOST a perfect cowboy romance… and honestly, my little cowboy-loving heart is still galloping. 🤠💘🔥
Undone by Mary Sue Jackson was everything I wanted and more — spicy, emotional, tender, stubborn, messy, and utterly delicious. I swear this book had me kicking my feet, clutching my chest, and whispering “just get back together already” every few pages.
This was so close to being a 5-star read for me. If you love second-chance romances with heat, heart, and a hero who comes back swinging, this book will grab you by the soul.
🤠 What I Loved:
🔥 The spice? Perfection.
Steamy, intense, and woven beautifully into the emotional tension. Josh and Zoe’s chemistry was feral. I could feel the history simmering between them from the moment they locked eyes again.
💘 The second-chance angle was SO satisfying.
Give me stubborn ex-lovers who swear they’re “over it” but can’t stay away — I will eat that trope every single time. Josh and Zoe’s emotional push-and-pull had me devouring chapters like a woman possessed.
👢 The tension and stubbornness were immaculate.
Two people who love each other fiercely but are way too proud for their own good? Inject it directly into my veins.
🌾 The small-town cowboy vibes were EVERYTHING.
Ranches, rodeo energy, community drama, a broody cowboy who regrets his past mistakes… this book scratched an itch I didn’t even know I still had.
💔 The emotional moments hit hard.
There were scenes that punched me right in the gut, followed immediately by ones that patched me right back up. Mary Sue Jackson balances heat and heart so effortlessly.
💓 Josh… oh Josh.
Sexy, protective, emotionally messy, and absolutely obsessed with Zoe in all the best ways. The man love-bombs like he was born for it. I melted.
💫 Overall:
Undone ticked every single box for a cowboy romance.
It was spicy, swoony, angsty, adorable, and beautifully satisfying. The only reason this isn’t a full 5 stars is because a few scenes felt a little rushed — but emotionally? THIS. WAS. EVERYTHING.

Josh feels like he’s failing at keeping his family ranch afloat. He is open to ideas but he never expected his ex-girlfriend to come to the ranch and help him. Zoe finds herself kicked out of her apartment and in need of a place to live. When her best friend, Shannon, says there’s room at the ranch, Zoe takes her up on the offer. Josh and Zoe were together for one summer but after they went their separate ways, they never rekindled their relationship. Hard feelings, misunderstandings and miscommunication stand in the way of them finding their way back together. Will they figure it out or will they head their separate ways at the end of the summer again?

Josh isn’t thriving under the weight of all of his responsibilities. He wants the ranch to thrive because it is a family legacy but he can’t see a path out of the financial struggles. The author did a good job showing how much pressure Josh heaps on himself because he can’t consider not succeeding. Zoe wants to get an advanced degree to help her with her career. I don’t understand why she didn’t consider all of the options at first but the author made Zoe single minded on one program. Zoe is very good at her job. She probably isn’t a good fit fo ranch life but definitely finds a way to fit into the town. In the end, the relationship between Josh and Zoe didn’t feel like it has sticking power.

The “solution” to the ranch’s problems is a bit simple minded. The author opted for Zoe to be the savior with her ideas and new website. Also, Josh makes a decision at the end of the book that made me say no no no. I don’t believe that a person can change that drastically all at once. I won’t say what it is but I’d like an update in a year or two that shows how Josh and Zoe worked through the issues.

This story is a retelling of a story written by Leslie North. I read the original. The books are very similar. I prefer the original because I liked the beginning better. I think this story will appeal to a lot of people. It is a second chance, small town/ranch love story.

Undone: a small town, second chance, cowboy romance Poplar springs, Book 1 by Mary Sue Jackson
This story starts out with Josh on his family ranch and his sister has Invited Zoe to stay with them a while to straighten out the website and bring more people to the ranch events.
He feels a spark when he shakes her hand to hand it all over to her to redo the website.
she will use it for her grad school education to further herself. They will spend a lot of time together so she can become familiar with his ideas and what he does already. Others do breeding, Josh offers horse rides, etc.
Zoe had left once before and Josh did not want to do long distance relationship. Now that she's back the spark is ignited again. She finds a grad school in NY and also one online.
Because of all the work she had done with the website everybody wants to come to the ranch and some days there is no one available to run the horse rides. Josh wants to fit in everywhere and he's burning the candle at both ends. He finally realizes he can dole jobs out to others and trust them to do them.
After she leaves he feels a loss. His sister is still in touch with Zoe and knows some more secrets. She has a talk with Josh and their sister Fiona who's also offered to help out at the ranch... Will the intervention help them to get back together...
Adult explicit scenes.
Love learning about the ranch, the environment, and all the activities. Love the bridal bunch, I would've shaken my head with what they had on their heads LOL
Super love Zoe's job and how good she does it with computer.
Have read this author before and love her style and so glad this is the first of a new series for me. Next one is in a few months time.

Me hubiera gustado ver un poco más de arrepentimiento y sufrimiento por parte de Josh al darse cuenta de que estaba siendo un necio y que convertir el rancho en el centro absoluto de su vida fue un error que le costó al amor de su vida.

Undone by Mary Sue Jackson is a cute cowboy romance featuring Josh and Zoe. They had been an item years earlier when they had been teens but she left to go to college and that was it. He wasn’t enough. Now she was back. His sister had invited her for just a month or so. She had nowhere else to go. In exchange she would redo his website and maybe help his failing ranch come back. He didn’t think he needed her but he was convinced soon enough. She suggested trail rides; he agreed. What they disagreed on was when they would start. He thought now, he needed the money. She thought it would take months to get them up and going. She took photos, wrote copy, and got the website up and immediately there were customers. He hired a guy to run it and he turned out to be perfect, too. Maybe this would work. Meanwhile, they got closer.

That they would get together was a foregone conclusion. It is a romance. I can even predict one of the sequels. It is a romance. That being said, it was an entertaining romance. Simple enough, second chance trope but with some interesting twists and turns. They were both decent characters about whom I enjoyed reading. Both had their issues but both were mature enough to solve their own problems. It was a light read, but that is OK with me. Josh was stubborn and she worked some of that out of him, making him a happier person, not to mention making his two sisters happier. Zoe had some underlying issues which she had to solve herself, and she did. It was a good read.

After finishing this, I'm still not sure I liked Josh and Zoe as a couple. I know some people will fault Josh for being too dedicated to his family's ranch and putting it first. But it's honestly completely understandable since that's his family's livelihood and so many people count on him to survive. A rancher/farmer's day never ends. They either work or are on-call 24/7. Zoe should have known that given she grew up around there and around the family. But I can also get her viewpoint since he was pretty ignorant of her feelings and didn't always make an effort to give her the time of day she deserved. That said, these two communicated so poorly. Most of their issues could have been solved by simply communicating and being honest with each other and how they were feeling.

As a photographer and a web admin, I did appreciate the added photography and website coding/upgrades parts of the book since it was relatable. And as a fellow anxiety-sufferer, I also appreciated the inclusion of someone who doesn't have it all together and struggles with anxiety.

I'll be honest, I struggled with the first 60% of this book and almost DNF'd. There was a whole lot of nothing happening with the plot and I honestly felt like I had been reading forever to reach that point. But alas, there was still almost half the book to go. The last 40% does pick up speed and the plot gets more interesting. So if you're like me and are questioning where the plot is going, keep reading.

Josh and Zoe come back into contact some years later. Many things have happened that have shaped their wants and needs since their younger couple relationship ended. Their goals as individuals have changed, driven by events in their lives.
He is responsible for the ranch, which is presently financially rocky; the loss of both parents has been hardest for him, whilst taking responsibility for his two sisters.
Zoe's situation is more stable, but being in need of a place to stay, she offers to reconfigure and update the ranch's website in exchange. Her future is with a prestige course in computers, enhancing her experience and credentials. Returning to her home town is a temporary fix, whilst hoping her application is accepted.
Their relationship rekindled. It has its moments of highs,mlows, good and bad. They mainly relate to personality and personal issues. A short term measure and interlude. It slowly emerges that the things that interfere most are what will destroy or save it all. Commitment and contentment are not always in tune.

Book 1 of Poplar Springs Series. A small town. Cowboy gets a second chance at a romance he knows he played a big part in botching the first time around. A Wonderful older man/younger woman story that takes us on Josh and Zoe’s journey. A journey that keeps us turning pages full of past regrets, anger, hurt, confusion, anxiety, trust issues, drama, reminiscing, discovering same red hot chemistry. This second time around Josh is finding out that Zoe has changed from that young girl that just went with the flow Until it didn’t flow anymore…she has grown into a sassy extremely strong willed and stubborn female that is not in the least bit afraid to stand her ground and have her say! Ms. Jackson has done a marvelous job of matching the characters, making them believable and real. Again, a Wonderful story. I am very much looking forward to books two and three; I’m so hoping Fiona and Shannon’s stories? I highly recommend. I received a free copy of this book and am voluntarily leaving a review.

Gaining much needed perspective
In Mary Sue Jackson’s Undone (Poplar Springs Book 1), Josh and Zoe are thrown together after years apart. While their first foray into a relationship was when they were quite young and over a short time span, things felt black and white.
With time, distance, and maturity, their second chance is met with taking things slow and enjoying each other’s company.
There’s something to be said about maturity, but that doesn’t mean all things are handled perfectly. And while this couple is perfectly suited, they lose their ability to find some perspective and communication. But all is not lost!
Overall, the love the setting and the characters. Zoe’s quirks are adorable and not as off-putting as she assumes others find her. I love Josh for helping her see that throughout the book. And as always, this couple works their way to making their HEA happen.

I love a good cowboy romance, and Undone delivered everything I hoped for and more. Mary Sue Jackson knows exactly how to pull at your heartstrings while giving you all the swoon-worthy moments.

Josh and Zoe’s story is a beautiful second-chance romance that had me hooked from the very beginning. Josh felt like he carried the weight of the world—tough, loyal, and quietly struggling. Zoe, on the other hand, was trying to rediscover herself and reclaim the parts she had lost. Their paths crossing again was fate, and watching them navigate the pain of their past and the hope of a future together was incredibly satisfying.

The emotional depth, the chemistry, and of course, the small-town charm and cowboy grit made this a perfect read. I was rooting for their HEA from page one—and Jackson did not disappoint. Highly recommend for fans of heartfelt, second-chance love stories with rugged cowboys and strong heroines.

Josh needs help to save his family's ranch. He took it over after losing his parents and runs it with one of his sisters, Shannon. Zoe is Shannon's best friend and returns to Poplar Springs to stay with her after Shannon seeks her help in revamping the ranch website. Zoe is a web designer and agrees to update the site if Josh will let her use it as a portfolio to apply for college. However, her fear of horses makes it impossible for her to get the content she needs. There is also the complication of the chemistry between her and Josh from a summer they spent together as a couple before she moved away. As Zoe and Josh work together neither can fight the chemistry between them, and Josh is determined to find a way for them to have a future together this time.

This one’s got all the good stuff—grumpy cowboy, second chances, forced proximity, and chemistry that sizzles. When Zoe shows up to help revamp a Montana ranch’s website, the last thing she expects is to run into Josh, her best friend’s bro... and the guy she unknowingly crushed years ago. He’s all broody, all business, and definitely not over it. Cue the banter, the tension, and those "I-hate-you-but-not-really" stares that make you want to scream just kiss already.

Zoe’s not into cowboys, small towns, or anything permanent—but Josh and his rugged charm start to mess with her head (and heart). With a tight timeline, past baggage, and her fear of horses all in the mix, this story delivers the perfect blend of heart, heat, and slow-burn feels. Josh and Zoe were a couple for a summer, then she left for the city. Now she's back to help with the ranch website. Their feelings haven't changed just grown over the years but Zoe has a course she wants to do in New York and Josh hasn't worked out how to have a work life balance, and Zoe is nowhere on his schedule. Can he work out that he needs to put her first and not the ranch? Will he allow others to help him and learn to delegate? Their .interaction is great and Josh is very supportive of her nerdish ways and really helps her get over her fear of horses, but he needs to be there when he says he will

A Love Worth Fighting For -
This was an utterly brilliant story with a lovely feel good factor, that helps each reader believe in the possibility of second chances. This story was just a highly enjoyable novel, that had me glued to the pages and eagerly turning the pages. I found myself totally focused on my enjoyment of the camaraderie between all the characters and how everyone came together to make it possible for the main characters to their second chance at happiness they deserved. The main characters journey to overcome the past and risk taking a chance on a future together was just beautiful and emotional. You will definitely enjoy this book just as much as I did.

I voluntarily read and reviewed an ARC of this book. This is the first book in the Poplar Springs series. Each book can be read as a standalone. This was my first book by this author and definitely won't be my last.
Josh and his sisters own the Cafferty Ranch. After their parents passed, Josh took it led on everything. He runs a great ranch, however, it hasn't been doing well the last few years. He needs to find a way to bring people back to the ranch.
Zoe is back in Poplar Springs to visit with her best friend before she goes into grad school. Staying at the ranch wasn't ideal but she is going to help revamp their website while she stays there.
I really enjoyed this book. Josh and Zoe had great chemistry. Can't wait for more of these Cafferty kids.

I thought this book was fine.

It had its moments where i thought the plot would pick up, but it kept coming back to the same surface level story.

Zoe is coming out of a stressful roommate situation, and Josh is trying to keep the farm up and running.. but she doesn’t seem to understand his hesitancy, and it doesn’t really have anything to do with them being exes. He is just spread thin and trying to do the work of 100 people as one person.

I wouldn’t continue this series if another story came out.

After finishing this book, I came to a conclusion: Josh and Zoey should have stayed exes!
I understand that Josh was under a lot of pressure to save the ranch, but many of the conflicts between them could have been resolved with an honest, direct conversation which would have spared us a lot of drama (and quite a few pages!).

The premise had potential and the writing is engaging, but the story became overly dramatic and somewhat repetitive. The final conflict, in particular, felt unnecessary and forced!

Still, for readers who enjoy romances full of emotional ups and downs, this might be an appealing read.

I really enjoyed this small town second chance romance. I was hooked in from the first. Josh feels the responsibility of taking his family’s ranch and his sisters heavily. Zoe has come back at his sister’s request to try and help save the ranch. Lots of tension between these two as they try to resist their pull and navigate around the past to a future. Love how Josh supported Zoe and his determination to find a way to be together. Very good read.

A beautiful second chance forced proximity romance that will captivate and melt your heart. When Zoe finds herself staying with her best friend she knows that she won't be able to avoid Josh. Helping with the ranch's website will mean spending more time with him and as they do, old feelings resurface. But the ranch takes up all of Josh's time and if he wants any chance with Zoe he may have to make decisions he doesn't want to make, Zoe or the ranch. I loved this story and look forward to the next in this series.

Second Chances

Josh and Zoe catch you in their grip right from the first page. This is a story about second chances, mis-understandings, and the road life could have taken. They have both changed a lot and the future is unclear. Josh’s internal monologue really adds a lot to the story. You will need to get comfortable, have a big drink, and probably tissues. This book is so worth each renching turn. What a start to a new series! Can't wait for the next book in the series.

Undone had me liking the characters from the start. I fell into the story right away and couldn’t read fast enough to find out how the story would end. It was a romance light hearted story. The pace was perfect for the story and gave us enough information on the main characters to know who they were and why they made the decisions they did. I was feeling all the emotions with the characters like they were my own family or friends. This is a must read.

This book has all my favorite things, a second chance romance, cowboys and the nerdy girl who doesn't realize that she fits perfectly with her cowboy. The characters draw you in and leave you wanting to read more about each of the main characters. Josh doesn't realize that he needs more than work to fulfill him and his sisters help him to realize this. Zoe is the girl who needs to realize that with her cowboy she can have her job & a man who loves her.

This is book 1 in Jackson's Poplar Springs series and a wonderful start to a new series. Our main characters are Josh and Zoe. Jackson delivers a well written and captivating story in this contemporary romance that feels both grumpy/sunshine and second chance. A feel-good HEA romance that I found heartwarming. Jackson and this series are definitely on my radar for more!

The characters were very likable and you were instantly drawn to them. I loved the idea of the story and could see why so many people loved it but I'll admit it wasn't one of those books that I couldn't put down. It took me several days to get through. It's not a long book but felt like it. Maybe it just felt like it took forever for a move to be made. Overall a good story though.

Josh is running the family ranch after his parents death a few years ago, but the ranch is struggling. Then Zoe is invited to stay by his sister. They had a summer relationship, then Zoe left. Now Zoe is back and is going to revitalise the ranch's website.

Will they be able to make it work this time or will Zoe leaving to work on her graduate level course break them apart again?.
