POWER, LEGACY, AND COVER-UPS

The story is part of the Pelican Point series, a small coastal town with a delightful cast of unique characters. Pelican Point, Florida, is a quaint tourist spot that has seen better days. The story's two main characters will be architect Sebastian Cabot and romance novelist Kate Lawrence.

Sebastian Cabot has spent too many years grinding through high-stakes architecture projects that have robbed him of living life, always at the call of others, and he is finished. A letter of resignation and a move from Chicago, Illinois, to Pelican Point, Florida. His newest adventure, the restoration of a nineteenth-century estate. He’s the boss, at his own pace, and a level of peacefulness he hasn’t experienced in years.

Kate Lawrence was wrapping up her latest book tour when her fiancée, Roger, showed up with news that they were over, he had moved her things out, and booked her ten nights at the Four Seasons with room service. Kate will head to Pelican Point, Florida, and friends. She has a caretaker's cottage booked for the next six months with plans to write her next book, but what she wasn’t expecting was a grumpy architect to be working on the historical estate. He becomes the perfect character for her next book!

The story is mystery, suspense, and danger, with the good, the bad, and the ugly. I really enjoyed the story and the angst between Sebastian and Kate, who are polar opposites. He is brooding, and she is sunshine. The tête-à-tête between them adds so much humor to this story. His opinion of ‘novelist’ isn’t very complimentary, but the wittiness of Kate won’t let him get to her; she keeps showing up with fresh-baked goodies and witty comments.

Sebastian: I’m Sebastian Cabot. Architect.
Kate: I’m Kate Lawrence. Romance novelist. You know, the kind who thinks happy endings aren’t just a marketing gimmick. Let me guess, you think romance novels are shallow, formulaic, and single-handedly responsible for dumbing down literature.
Sebastian: I think they sell false hope.
Kate: Seriously, did a romance novel hurt you once? Steal your lunch money? Leave you at the altar?
Sebastian: My ex-wife used to read that stuff religiously. She’d finish a book, look up at me, and ask why I couldn’t be more like the heroes. She wanted a fantasy. I gave her real life.
Kate: Wow. You’ve been practicing that line for years, haven’t you?
Sebastian: People waste a lot of time chasing things and stories that don’t exist.
Kate: Well, thank god, I make mine up. You didn’t expect me to have a brain, did you? Fair warning, I have teeth, too. Right. Well then, I’ll leave you to your screws and brooding and spare the world another grumpy architect forced to endure the horrors of pleasant conversation.

This is a grumpy/sunshine, enjoyable quick read with a sweet romance and a bit of suspense. I thought the characters were well developed and offset each other to make a good match. The timeline seemed a bit off a couple times, but it didn’t really disrupt the story. This book is part of a series but it is a standalone. There are appearances from some other characters in the series but no spoilers for their books.

A quick, easy read. This is Sebastian and Kate's story. Sebastian, an architect, wrapped up in his work and Kate a romance author with writers block.

The book had a decent plot and good writing but it just felt like the MC was emotionally constipated and then all of a sudden he changes. It was also novella length and I had a hard time with the lack of build up.

Wonderful read, great characters reside in Pelican Point and the story is action filled
I have been waiting a time for the next book in this series and I have to say that I enjoyed the characters and the action that is between its pages will hold you totally captivated by the storyline.
Sebastian Cabot is an architect that has been living in his present home for a great number of years and he is currently renovating a lifestyle club known as the Cabot Club, it will draw in a very specific crowd and they will enjoy the privacy Pelican Point offers its residents and guests.
Kate Lawrence is an author that has come to the point in the hope that it will once again inspire her muse, she loves writing and hopes that staying at Pelican Point for a short time will help her to once again find her writing bug.
When she had come across Sebastian Cabot, she is surprised at his hurtful attitude explaining that he believed her writing to be a total waste of time. Kate is initially hurt by his callous attitude but she knows that simply brooding and doing nothing will not help.
From the very first instance this pair clash and spit venom at each other but beneath the façade there is an attraction that can not be denied, they are complete opposites and yet they are as well matched as a pair of shoes and their life will be tied.
It will be a life filled with love and laughter and a man who will endeavour to keep her safe and she would care for him and love him as well as she was able.
I thoroughly enjoyed the book and look forward to reading any future publications; keep up all the wonderful writing.

The two main characters, Kate Lawrence and Sebastian Cabot made this a fascinating read. Kate is sassy and spars with Sebastian who is trying to ignore her, but she makes that impossible. The cottage was the perfect place for Kate after her fiancé ended their relationship. Sebastian, an architect, was hired by his good friend, Ryan Murphy, to revitalize his 19th Century mansion. He had no idea that romance writer Kate was living in the cottage on the property. She tempts him with home baked muffins, intruding on his day, and slowly getting the grumpy man to talk to her. One evening she sees someone on the property and Sebastian finds that his blueprints are missing. Who would want them and why? She soon notices that her hero in the book is beginning to remind her of someone, someone like Sebastian? An attraction slowly flares between them, but will she be leaving after her book is finished? Will they realize, before it is too late, that it was not a coincidence that the cottage was available for her? Someone is using her as a pawn in a dangerous scheme, but who and why? The story, as well as the electricity between the characters, makes this and the entire Pelican Point series a must read! Another panty melting hot opposites attract romance.
When her ex ditches her like used wash water, Kate decides she needs a break from all the hype of being a best selling author and takes herself to Pelican Point.
Meeting her neighbour, closed off and aloof, Sebastian Cabot, The Architect, whose broody persona does not rattle Kate at all. If anything it just makes her more curious...you know cos she is a writer after all and she needs to know the roots of everyone's story.
I loved Kate's banter, and her sunny disposition to Sebastian's grumpy persona. They mesh so well and the story evolves as they both find themselves wanting to know more about the other. Not that Sebastian would ever admit that Kate was getting under his skin.
And muffins....everyday she rolls up to his door with more muffins.....LOL
She finds her writing streak comes back ten fold and realises that the grumpy man next door acts as her muse...allowing her to create a story blended with half truths.
Danger descends and when Sebastian realises that Kate is a target, he realises just how deeply his feeling for her are.....Does she feel that same way? Or is this just a fling while she is here in Pelican Point?
Loved it from start to finish and read in one sitting.....I could not put it down. Who doesn't love a grumpy/sunshine dynamic, one which does end eventually in a HEA!

THEY NEED PELICAN POINT

Sebastian and Kate. She feels like shes unraveling. With her books and her ex cutting her out of his life with a coldness she never felt before, she needs a break. She arrives at the cottage and sees her neighbor. A grumpy man. A handsome man. A man who will be her inspiration for her next book.

Hes burnt out. Too many forced smiles and projects and no sleep. He needs a break. A call from an old ops friend needing his expertise at Pelican Point. Just the break hes looking for. An estate to renovate. An estate with a cottage. A cottage where shes at. A distraction he doesnt need. Both seeking quite. Both finding a distraction.

Well written as always by an author that doesnt write a book that you wont be able to resist. The charecters are amazing. They are both burnt out and seeking a re-boot. They end up being each others inspiration. Their banter is full of chemistry. Their story is full of suspense mystery and a romance thats a thrill of a ride. This is a great series all written by different authors.

I enjoyed Sebastian and Kate's banter, their wit, and snarkiness. This was a very short, fast paced novella. I would have loved to see more of their relationship. As it stands, this was an instalove situation at minimum. I think I will have to read the other books in the series that I haven't yet read.

I felt like the mystery, suspense, and danger seemed to be dropped into the story from out of nowhere. That is not to say the idea wasn't intriguing. It absolutely was. I felt disappointed because there wasn't more to the story. To me, this book seemed like the outline of something bigger, even more intriguing, and suspenseful. It felt like an appetizer that was tasty, but you know the entree is coming that will be both decadent and delicious.

The most intense moments outside of the romance began and ended so quickly I was surprised. The way the pieces tied together were also unexpected. I guess I'm a greedy reader. This was entertaining from start to finish. I just wanted more.

I absolutely loved book (6) Plot Twist in Pelican Point by the lovely author Delta James, all her books keeps you invested with the mystery, action, and romance, the stories are all unique in there own way that you can't put the books down. Kate Lawrence, has headed off to Pelican Point to try and continue writing her romance books and she has a deadline and has lost her train of thoughts. Sebastian Cabot is an architect, he has been asked to renovate a mansion for Cerberus in Pelican Point, he is gorgeous, a body to die for and is a grumpy man. Sebastian is tired of the ladies staring at him as if they want to eat him, he hasn't been seen with anyone. When Kate sees Mr grumpy she pervs on him and he knows he can feel it, she even gets under his skin. As they get to know each other they get closer, then when someone breaks into the mansion Kate rings him to let him know. Kate starts to write again but will he stick around to be her muse.

Wow!!! Totally new style and I'm loving it! A quick and satisfying romance, with a touch of mystery, suspense, danger… and several dashes of muffins and sass.

Kate is the flirt we likely all wish we could be… recovering from her own broken relationship and writer's block, and doing it in grand style. Sebastian is the architect/hero we want, whose well built walls need to come tumbling down. Kate is more than sunshine, and Sebastian has nailed that Grump thing. The friends in the background don't get a lot of time here but they are all interesting and I wouldn't mind knowing more about any/all of them.

I smiled nearly the entire way through Plot Twist at Pelican Point. We do indeed get a plot twist before the end. Not sure how to classify this short delight… a contemporary romance, a cozy mystery maybe, a rom-com too? If this were a stage play I would bring my friends and buy them all tickets.

Author Kate Lawrence has come to Pelican Point, Florida to have a peaceful, drama-free place to write her next romance novel. Since her own love life took a turn for the worse when her fiancé unceremoniously dumped her by packing her stuff and getting her a room at the Ritz, she is not feeling particularly romantic right now. When she sees her new neighbor, architect Sebastian Cabot, prowling his yard in all his unshirted glory, things start to look up. He is growly, uncommunicative, and hot. She can work with that. Instant muse. But as things heat up between them danger lurks in the fog. The only question is: who is the target?

This is a novella, thus there is instalove. There are a few inconsistencies, but it is overall a good story. I'm not sure which I want more for a neighbor: a hot, architect who likes to work shirtless or one who continually brings me freshly baked muffins...

The back and forth between the main characters, Sebastian and Kate, was interesting and full of tension for various reasons. They were both complex individuals and well developed characters separately. Their diametrically opposite personalities was one of the factors had made the draw between them so interesting, as well as Seb's hesitancy to engage. Even so, when the story turned from being more than a simply romance, and suspence factors were added, the ability to remain detached became infinitely more difficult. Determining the source of the troubles became top priority, but did that mean it was more important than keeping Kate safe from the blast zone?

This was an engaging book and a great addition to the Pelican Point multi-author series. If you haven't read any of them yet, they are all stand-alone and can be read in any order (though I personally think the released order provides the best experience). Happy Reading Y'all 📚

I really enjoyed this story! I'm normally not a big fan of short stories, novellas. I enjoy being able to get a real inside look into the characters that I'm reading about. Their thoughts and feelings, what traumas they have been thought, what makes up their personalities. I enjoy when a well thought out plot unravels and reveals itself and holds my attention wanting me to keep turning those pages. When the danger is finally explained and the hero rescues his perfect "one", just in the nick of time. I've always felt like the short stories somehow leaves me wanting more, and not in a good way. Like I've somehow missed a lot of the story. I received an advance review copy for free, and I am leaving this review voluntarily. I was very pleasantly surprises when this book gave me all of that and more, plus some very good heat! An excellent book to spend my Sunday afternoon with. Excellent job Delta James!! I am truly impressed, can't wait for the next one.

What a sad, rude beginning this had! A fiance breaks up with his partner Kate at the beginning of the story. Things do take a swift turn, but will it be for the better? Kate's

neighbor is a cute grumpy architect. Kate is relentless in teasing Sebastián with baked goods and coffee. An intruder next door makes Seb call out a seal friends to look into it. Will this rebound be more, or is it just a rebound??? Is this intruder connected to Kate??? See what a deep dive finds out what's going on. Can Kate and Sebastián survive this cruel revenge on Seb? Twists of Fate
This book had me laughing and trying to figure out what the next twist would be. I never figured it out! Kate’s and author and is out on a book tour when her Fiancee blindsides her. Trying to heal and move on she heads to a cottage in Pelican Point but she has No Clue that her life is about to become a story full of intrigue and deception. Sebastian is the “constipated” architect working on the mansion next door. Grunts, ignoring everything that Kate does and trying to stay away from his destiny seems to be his MO. When outside forces decide to destroy them both the game becomes a real life story. Can they take their chemistry and make something of it? Can they figure out who’s behind the threats before it’s too late?

Wow! Kate was so feisty and self-possessed. Despite being dumped by her fiancé and exhausted from a book tour and writers’ block, she picks herself up and isn’t afraid to go for what she wants - to get her writing back on track AND break through grumpy neighbor Sebastian’s emotional walls. He tries to maintain his distance but between her muffins, determination, and the threat of danger, Sebastian can’t withstand the assault and gives in to his feelings. Lots of feels, heat and mystery (and a plot twist too). Really enjoyed the characters. Kate was not a shrinking violet and would NOT have fallen if chased by a bad guy! Fun read!

Delta James story’s are always well plotted and impeccably written. These characters have each been written with precise traits that drive the story.

Kate a romance novelist, and Sebastian an Architect Contractor are the two main characters. Kate is charming, fun loving, talkative and who’s fiancée just called it off their engagement wait til you see how and Sebastian is an all out grump.

As you get to know them you will be entertained with drama, mystery, suspense, and some sexy time as each page keeps you invested. This is a fast read and I highly suggest you dip your toe into this story and the entire series.

Sebastian, grumpy architect, is working on a house in Pelican Point for a friend, when a new neighbor moves in.
Kate, out-going romance writer, needs to restore her energy after being dumped by her fiancé, selfish, immature man if you ask me.
I absolutely loved this story; Kate and Sebastian’s interactions were so funny and are the reason I so enjoyed this story; the twist was interesting and Kate’s quick wit was definitely needed and appreciated.
I am so hooked on this series, and looking forward to the next book. If you have not tried any books by this author, give them a go, you will not be disappointed!

A grumpy sunshine story with a little of everything from muffins to spice, not the edible kind. There is also mystery danger and love with a happy ending. Seb is the quintessential grumpy disillusioned hero and Kate is determined to change his attitude through baking. Kate’s writers block was fixed by Sebastian and slowly but surely he is mesmerized by Kate. When both of them are threatened their lives take a different focus and Seb becomes the real hero as well as a fictional one. I have to admit the timelines seemed a little off in this story, but I decided to ignore them and enjoy the story. A pleasant way to spend an afternoon and a lovely addition to Pelican Point.

This is short but enjoyable read. It has mystery, a bit of danger and steam. Both have come to Pelican Point with broken/bruised hearts. But one brings his grumpy self to situation while the other brings, her optimism for a new and better life. Sebastian's grumpiness and Kate's optimism first seem like oil and water. Can muffins bring them together? They always say the way to a man's heart is food. But as he warms to Kate, danger is lurking and suddenly Kate's life is as risk. Sebastian is going to have to save her before it is too late - because he has opened his heart to her. Like I said, this is fun, sweet and steamy romance. It is a great addition to the Pelican Point family of books.

This is Kate and Sebastian's story. This is unfortunately another tale of two-story arcs. The first part was Kate and her fiancé breaking up and she goes to the cabin was boring. It was drawn out too much. Once the mystery started, the book picked up. Unfortunately, the two didn't mesh and it made no sense. This series just hasn't meshed and flowed as her stories normally do. The reader couldn't get a feel for these characters. I'm not sure if it's because she shares writing duty or what. Had the mystery started right after Kate moved to the cabin, perhaps it would have flowed better. I received an advance review copy for free, and I am leaving this review voluntarily.

This is book 6 in the multi author series Pelican Point and is Delta James' contribution, so you know it's gonna be great - and it is! Can easily be read as a standalone, our main characters are Kate and Sebastian who have undeniable chemistry and witty banter. James delivers a smooth flowing storyline that is captivating, well balanced and a bit suspenseful. Overall, a great addition to the series and a great standalone too. You won't want to miss this contemporary romance set is a beautiful seaside community!

Thoroughly entertained and relaxed, what more do you want? A bit of suspense, action, opposites attract, great friends and romance mingled with a softer, but still hot shot of spice, HEA in sight. Kate, dumped unceremoniously by her fiancé, stuck with writer's block and Sebastian, a burnt out architect, tired of the cutthroat corporate world, end up together in Pelican Point. She's chaos wrapped in sunshine, he's emotionally constipated (wow what a great description). Enjoyed reading it to the end.

Now this was a great Delta James suspense, mystery and love story. Sebastian is an architect who is a cranky relationship and commitment phobic. He is working on renovating a mansion in Pelican Point after moving from Chicago. Kate is a romance writer who got dumped by her fiancé just as she was finishing up a big book release and tour. She decides to go to Pelican Point where she rents a cottage on the mansion property. She’s been having trouble writing and the new location and grumpy mansion owner might just be her new muse!

Surprising romantic suspense with a lot of twists in the plot to keep you turning pages. The characters are fantastic and keep you on your toes. Harmony is a quirky romance writer who recently broke up with her fiancé. Yet here she finds herself lusting after an architect so soon. Sebastian was a SEAL and got tired of the corporate world so took on this unique rebuild. He’s not sure if she’s part of the set up or just an innocent. I thoroughly enjoyed this story and look forward to reading future books by Ms James.

Sebastian had no chance when Kate moved in next door to him. The grumpy he is the more sunny and cheerful she is. Baking him muffins and slowly getting under his skin.

I loved how these two interacted. Neither of them can or deny the chemistry or attraction between. When some one puts Kate in danger, the alpha Sebastian comes to the front.

I loved how Kate would use his words in her novel and how just couldn’t help and fall in love.

Romance, drama, angst, steam and great characters.

I was merrily skipping down the lane with Kate as she tries to woo Sebastian with her upbeat, cheerful optimism and muffins, when I'm hit with a theft of architectural plans and fall into a time warp. Waking up to a revenge plot and a fight that hit me in the face. I had to go back to see if I had missed anything.
This was not the best from Delta James, but that is only one opinion in thousands. Will I read her next book - absolutely.
