terrific Mafia Romance ❤️🔥
I really love a good Mafia Romance, and this one does not disappoint. It is the third book in a Series set mostly in Spain, in Barcelona. I really enjoyed reading this one as well as the other two. We have a lot of action, a number of smutty scenes and some butt stuff and some spanking, my kind of book for sure.

Devil's Property is the third book in the Devil's Syndicate series but can be read as a standalone. It includes spankings and rough, intense sexual scenes. If such material offends you, please don't buy this book. A full-length standalone novel with no cheating or cliffhanger and a guaranteed happily-ever-after. This Fallon Navarro story which is told from a dual point of view. A beautifully crafted story with two broken and damage soul and a twisty and complex storyline that captures the reader attention from the start and keeps you hooked and on the edge of your seat and turning the pages with it's pulse-pounding adventure, non-stop twists, high-octane action and suspense. She then set out on a mission of finding and rescuing her sister and revenge against him. She went to Navarro night club with plans on killing but underestimated the ruthless crime boss. She was no match for him when they tango with each other and instead ended up being overpowered kissed and made to come hard for him right there on the dance floor. He then spanked her bare ass like a bad girl.
She thought that it would end there until he broke into her apartment and carried her off and keeps her captive. They realized that they have a shared a past together. A ruthless crime boss Navarro Delgado has a woman nearly kill him and life has never been the same
Falcon had arrived at the club with a sure thing in her mind and that was that she was going to kill him, he was responsible for the kidnapping of her younger sister and she is not sure if she is even still alive but she is determined to kill the man she believes is responsible for her abduction.
Navarro Delgado has never met a woman like falcon she is nearly 6ft in her heel and she managed to take down four of his enforcers without even blinking and the she had even knocked him on his ass and this is just something he has never experienced before.
Then as a reprisal he had turned her behind red and decided that he was going to take her to his apartment until he discovered the truth behind what happened at her sister’s apartment he was determined to discover what was going on and why she had been taken and also, he was determined to discover why Falcon also seemed to be being targeted as well.
As Navarro and Falcon spend time together and he discovers what has been happening with regards to her sister and also the fact that it appears that family may be a little more responsible for the going on that he ever realised and it also seems that the clock seems to have come full circle and was going to bite him on the ass.
He had learned from his closest confidants that when a strong woman came into their life their lives had never been the same since and even though there were additional risks there were also tremendous benefits.
Now that Falcon seemed to have come into his life like a tsunami and had demonstrated that she was no shrinking violet, able to protect herself and take down adult men without even working up a sweat, she was a trained blackbelt in karate and had a photographic memory.
I thoroughly enjoyed the book and look forward to reading any future publications; keep up all the wonderful writing.

Whew. I went into Devil’s Property knowing it was going to be intense, but Piper Stone delivered a story that hooked me from the first page and never let go.
From the moment I met Navarro Delgado, I knew he was going to be trouble—the kind that pulls you in even when you know better. The whole “I came to kill him but ended up his” setup? Yeah, that was chef’s kiss levels of delicious. The chemistry between him and the heroine is instant, scorching, and not the kind of heat you can walk away from.
What I loved most was that this wasn’t just smut with a sprinkle of story—it’s got grit, danger, and that addictive push-pull between two strong-willed characters. Navarro is unapologetically alpha, the heroine is fierce even when she’s in way over her head, and together they’re explosive in every sense of the word.
And let’s be clear—this book doesn’t play nice. It’s raw, rough, and completely unfiltered, but it’s also deeply satisfying if you love your romance with high stakes, dominance, and a possessive hero who will burn the world down to keep what’s his.
Even though this is book 3 in the Devil’s Syndicate series, it reads perfectly fine as a standalone. But fair warning—once you meet Navarro, you might just find yourself one-clicking the rest of the series to get more of this dangerously addictive world.

This story starts off strong and kept up the pace. Fallon has travelled to Mexico to rescue her sister and also kill the man she is sure was her kidnapper.
She encounters Navarro in a nightclub in Mexico where she is rescued from an obnoxious drunk by Navarro who is her target. She finds herself being seduced by Navarro before she turns the tables on him and holds a knife to his throat. She manages a small cut to his neck, but is not able to complete her task when he swears he had nothing to do with her sister's abduction.
She has recognized him as the young man who rescued her as a child when she attracted the attention of a pedophile.
They must navigate various rival cartels in Mexico to find her sister who is near death. They both suspect they were set up by a Moroccan rival who is interested in the diamond trade.
Navarro takes both sisters to his home outside Barcelona where Brooke is recovering. Both Fallon and Navarro suspect the rival cartel has set them up in effort to destabilize the current regime.
There is a spectacular twist in the plot with a sinister surprise.
Throughout the story neither Fallon or Navarro can keep their hands off each other.
The heat between Navarro and Fallon is off the charts. She is a feisty headstrong woman who does not let Navarro take control. He is frustrated by her failure to comply.
There are secondary plots running throughout the story.
A great read, well worth reading.

Her sister has been kidnapped, her father is missing and she holds him responsible. She goes to the club intending to find him and kill him, but she underestimates him. He is fascinated with this beautiful passionate woman. He lets her get close knowing that she has nefarious plans, and then he snatches her up. When he finds out what is going on with her family, he vows to help her uncover the truth and find her sister. He is part of a mafia family, and there are others at play that are trying to vie for power. There are secrets of the past that are driving people now to make power grabs. They have a passionate, push and pull relationship. The mafia family drama arc is equally dedicated in this story, if you want strictly romance with only a little mafia danger this might not be for you. If you like the complexities of multiple mafia families and diving into a generational saga (lite) with your romance, then you might just love this one. I generally want at least 51% romance, so I can deep dive the relationship, and I felt like this qualified but also well laid out the drama. Their relationship is fire. He is older, fierce, alpha, and completely gone for her. She is determined to hold her own, make decisions and lead, she is the one who suggests marriage....strong enough to stand beside him not behind him.

Navarro Delgado is helping out a Jago. His cousin Eduardo was shot and they need to make sure his cartel isn’t taken. But he certainly didn’t expect the firecracker that entered the club and interrupted his world. Fallon was going to take Navarro down. He has her sister and he destroyed her life. She was taught well by her father. She underestimated him though and is now his captive. Problem is, Navarro isn’t the man that caused the destruction. Now she has to trust him. But these two have a past on that Navarro can’t recall.
OMG, I loved how she kicked butt. I was applauding her moves with his guards and even with him. MAN, she is a femme fatale. She could teach Genevieve and Christine a thing or two. The chemistry with Navarro and Fallon is hot. He is going to learn that a woman by your side isn’t a hindrance but an asset. The woman can take care of herself. We learn that Eduardo is paranoid x10. Jago really needs to clean house. We learn about the link not only with Navarro and Fallon’s past but the Cartel in general. We also learn who she really is and her father. There is so much heat with the cartels trying to one clean house. Saving her sister, learning about who her father is, the true story about what happened in the past.

I wanted to kill him! It was all I could think about. This man, Navarro had kidnapped my sister from her home. He was evil, a member of the cartel and someone who had dark, evil eyes. Fallon had done her homework, putting pictures and papers her father had left her to find and she thought would lead her to her sister, Brooke. Her exercise had been futile - Navarro didn’t have Brooke but he was willing to help find her. Fallon was bold, aggressive, determined along with being beautiful. She tempted Navarro when he has never been tempted before. She was feisty, sassy, adventurous and could hold her own with Navarro. There were many things still not known in this story. It’s filled with betrayal, death, destruction, adversity. But hope, family and love are also in the mix. It’s well written, original and creative with really dynamic, powerful characters.

Re: female narrator. I didn’t think anyone could be as boring as Scarlet Love but here we are. Who actually listens to these auditions? Monotone, no inflection and no difference between male and female characters is insulting to audiobook listeners. We pay good money for these books and end up with something not worth listening to. It’s maddening.
Re: Thomas Locklear. Five stars. He’s amazing. Just let him do the entire book if you can’t be bothered to get a decent second narrator. He knows how to act and add emotion to the characters. Bravo.

Prepare to be pulled in and hung out to dry with plot twists galore!
I was hooked from the first chapter when Fallon is out to kill Navarro who kidnapped her sister leaving a trail of destruction in both her and her sister’s apartments. What’s not to love about Navarro who is caught in Fallon’s essence and doesn’t even blink when a blade is against his neck. To say the two have a chemical reaction is not an understatement that goes back in time. As Navarro tries to figure out the why of the revenge plot, their past and history that was buried by Navarro’s boss will unravel and lead them to an intense encounter that will leave you turning the pages to the end in one sitting!

Devil's Property is book 3 in the Devil's Syndicate series and let me just start by saying, give me any book written by Piper Stone and I will eagerly eat it up. This series has been fantastic. I have loved this world and these characters are fantastic. I cannot get enough.
Navarro and Fallon are perfection together, their banter and steamy chemistry were off the charts. The suspense in the plot had me on the edge of my seat. Love the dual points of view. Piper Stone writes fantastic mafia romance that makes me want to swoon and fan myself at the same time. I can't wait for more from this delicious series.

Oil and water, or maybe dynamite come together between Fallon and Navarro, when she tries to kill him. But what neither can deny is their instant attraction that seems to form a link between them, causing repercussions that are unprecedented in Navarro's world. He doesn't do romance and tenderness, but somehow Fallon makes him want more. He just doesn't know if he can trust her. It's so hot, I felt like I was getting hot flashes! And there's so much going on, from one faction to another, danger lurking around every corner, it was a wild ride! Loved it!.

I loved the chemistry between the two. The back and fourth was good. The plot was good as well, I just felt there was a lot of in the head conversations going on and at times for me it seem a little slow and I wanted a little more. The spice was delicious. I enjoyed the book can’t wait for what comes next. I have read the second and the third book lol now it time to read the first.

It’s a great story that continually surprised me until the very end. Just when I thought I had figured out what had happened, I learned it was nothing I had expected. Fallon gave new meaning to what a strong woman would be like. Navarro and Fallon were made for each other but it took awhile for them to realize it. The storyline is well thought out and executed perfectly. I loved everything about this story and it’s a great one to read.

I liked book one. I loved book two. I had mixed feelings about this one. It's Navarro & Falcon's story. I had high hopes for Navarro after Kruz's book. It started out interesting and then became convoluted and confusing. Falcon's was a mystery that eventually unraveled. Someone set's up Navarro for kidnapping her sister. They join up to get her back. That part was good. The convoluted part was her dad and uncle and the past, Jago's father, etc. The story would have been better being streamlined down. I have yet to read books 1 & 2 in this series but after learning of the couples featured in those two books, I can't wait. Falcon Baldwin flies to Mexico to kill the ruthless Navarro Delgado because she believes he kidnapped her younger sister. What she discovers is a link they have to their past and a man who she realizes that she loves. There is danger and intrigue and I was captivated from the first few pages.

Loved this new one from @authorpiperstone ! It’s the final book in the Devils Syndicate series and I’m sad to leave these characters behind but maybe we’ll see them again! Fallon is one of the most badass FMC’s I’ve ever read and I loved how strong she was. Her chemistry with Navarro was chefs kiss! If you’re looking for a romance book about a strong female seeking justice for her family and an enemies to lovers trope, you’ll love this mafia read!

10/10 This book is fantastic! Once I began, I couldn’t stop…I finished it in a day. Navarro’s and Fallon’s story is both tragic and beautiful. It’s filled with chaos, angst, betrayal, passion and love…a mystery wrapped in an enigma. If you like your FMC to be shrewd, assertive, and dangerous, you will love Fallon. If you like your MMC to be possessive, obsessive and loyal, you will love Navarro. Without Navarro’s darkness, Fallon’s light would never be visible.

There is no timid princess here. I would compare her to Mata Hari, but she has somehow found the one person who can handle her fiery nature.
