Birch Tree Farm Series

Love and Lattes at Pumpkin Hollow

Rate this book
I remembered my mum telling me that autumn was a chance for nature, and for people, to let go of anything that was holding them back…

Willow Connor has one shot to save her family’s farm – turning it into Birchbrook’s first ever pumpkin patch. There’s just one problem: she has exactly zero pumpkins and only six weeks to make it happen. Everyone in the close-knit town thinks she’s crazy, but she’s determined to prove them wrong.

Enter Dylan Henderson, a hotshot property consultant with a clipboard full of reasons why selling is the smarter choice. Determined to stand her ground, Willow makes him a bold offer – stay and watch her turn the farm around. To her surprise, he agrees.

Now, as Willow throws everything into making her pumpkin patch a success (even if it means buying every pumpkin in the county), she also finds herself learning a thing or two from Dylan – about business, about ambition… and maybe about love?

Will she save the farm and prove everyone wrong? And when the deal is up, will Dylan walk away – or has he found something worth sticking around for?

“love is brewing at pumpkin hollow… or at least, it’s supposed to be.”

⋆ ˚。⋆୨୧˚༉‧₊˚✧˚₊⋆☾⋆⁺₊✧

༉‧₊˚❀ rating: 1/5 stars

༉‧₊˚❀ summary: when barista elle’s father is struggling to keep their family farm afloat, she hatches a plan to save it by opening a pumpkin patch and café. but when city boy dylan arrives in town, the last thing either of them expect is to find themselves thrown together, working side by side and fighting a growing attraction. autumn at pumpkin hollow is supposed to be magical, but can it really bring them love?

༉‧₊˚❀ spice rating: 1.5/5 — randomly spicy in the most awkward way

༉‧₊˚❀ thoughts:
every book wants to be the pumpkin spice café but no book actually is the pumpkin spice café unfortunately, and this one proved it.

let’s start with my biggest pet peeve: when the parents are struggling and the kid is like no we need this. i lost a parent myself, so i get the grief. but i was 12 when i realized that losing one parent meant losing the luxuries of a two-parent household. this main character is in her twenties and still insists her dad keep a sinking farm, even if it means he suffers. it came off selfish and immature.

then there’s dylan. a 27-year-old man who doesn’t know what a pumpkin patch is? he just reads like an idiot. and for him to have literally no pros to staying at the farm for six weeks and being used as free labor? make it make sense.

and the writing… yikes. it honestly felt like wattpad gone wrong or like it was written by ai. either the author is british writing american characters with british phrasing, or everyone is british and somehow living in a hallmark-style midwest town. it didn’t match up.

the vibes shift out of nowhere too. it goes from hallmark-y fluff to suddenly sexual, which felt jarring and awkward. add in the random third-act miscommunication drama (which i hate) and it just became unbearable.

and if this town does a pick-your-own every other season, why wouldn’t they already have a pumpkin patch? especially when everyone’s obsessed with autumn? it made no logical sense.

overall this book was frustrating, cringey, and disjointed. i sat through it, but it was one of those reads that made me wish i had just dnf’d.

༉‧₊˚❀ tropes:
ꕥ small town romance
ꕥ grumpy sunshine (attempted)
ꕥ city boy x small town girl
ꕥ family business at risk
ꕥ miscommunication

༉‧₊˚❀ fave quotes:
✿ “love is brewing at pumpkin hollow.”
✿ “sometimes you have to get lost to find where you really belong.”
✿ “home isn’t a place, it’s a feeling.”

DNF on Chapter 3. The writing is childish and basic and the dialogue is stilted. Sentence structure is questionable at best.

🎃 Hallmark-core in book form… but without the sparkle. 🍂📺

If you've ever watched a cosy autumn romcom on TV and thought, I’ve seen this exact story a dozen timesLove and Lattes at Pumpkin Hollow delivers just that. It's the usual small-town-farm-meets-city-boy setup of an average Hallmark movie, but without the tension, charm, or emotional payoff that usually makes those tropes shine.

Willow wants to save her family’s farm by turning it into a pumpkin patch. Dylan wants her to sell. There’s banter, there’s baked goods, there are zero surprises. And yes, it definitely wants to be The Pumpkin Spice Café — but it doesn’t quite have the same warmth or heart. 🤷‍♀️

☕ What worked:
🧡 The pumpkin illustrations at the start of each chapter are adorable.
🍁 The setting is cute and seasonal — easy to picture, light to read.
📚 It’s a quick, inoffensive read if you want something low-effort and predictable.

🚫 What didn’t:
✏️ The writing felt flat, the chemistry lacked spark, and the plot was as cookie-cutter as they come.
💬 There’s no real conflict or stakes. I never felt invested in the characters or their outcome.
📼 It reads like a Hallmark movie script, just… one of the lesser ones.

⭐️⭐️⭐️ — It’s not bad, but it’s forgettable. If you’re after a pumpkin-flavoured story you haven’t read before, this won’t deliver. But if you just want easy, clean, seasonal fluff with minimal conflict? This might do the job. 🎃

A MUST read for all Autumn lovers 🍂

Love and Lattes at Pumpkin Hollow is a cosy autumnal novel about finding courage, family, and love.

‘Autumn has always been my favourite time of year. A time of change. New beginnings. And the start of cosy season. Warm drinks, comfort food, the beauty of nature…’

The story takes place in a small town, where Willow has only a few weeks to prove she can save her family farm by creating a pumpkin patch or else her father will be forced to sell the property for development.

Upon the farm comes Dylan, the negotiator for his brother’s development company. With his business suit and fancy car and espresso order he sticks out like a sore thumb, so it’s no surprise our everything autumn loving heroine sends him the wrong way.

But as it always goes in cosy romance novels - not everything is as it seems and sometimes you just have to look at a person a little bit deeper.

‘You really are passionate, aren’t you?’ Dylan said, looking down at me, his voice softer for the first time since we met.’

Within the story, Willow first faces doubt with everyone around her. That’s the thing I loved most about her - what a dreamer she is. Not only passionate but hardworking as well.

When it comes to Dylan, I totally understand where he was coming from. Some people loose their way in life, try many things to find their purpose and it’s not easy if you only hear negativity from your loved ones. His dedication showed he wanted to help Willow. Sometimes actions speak louder than words.

I loved the banter between the characters, it was clear how different they were from each other, while also pointing out the similarities in how they don’t back down from a fight.

This was the first book I read by Victoria Walters but definitely not the last. I read an extract of Long Story Short which sounds very interesting.

Thank you NetGalley, the publisher Boldwood Books, and the author for this free eARC in exchange for an honest review.

Cute but average fake-Hallmark-esque autumnal romance. An OK read.

The vibes were there, the story had potential, the execution was very mid.

My biggest issue is that the writing style did not flow and felt clunky and somewhat basic.

Example: “I was up before it was light for the beginning of a new week, and the last full one before the start of October and the deadline I’d set to open up the pumpkin patch. I had a steamy shower to wake myself up along with a large cup of coffee before I headed out with Maple to give us both a walk and to get ahead on as many chores as I possibly could.”

There is nothing wrong with this bit per se, but… there is no life, nothing to keep me connected to the story. If anything, it pulls me out of it as I try to focus on what is being said in these long sentences.

Plus, this book is very much side characters ‘spontaneously’ ‘reminding’ the FMC about things to tell the reader what is up. Insert eye roll.

A few more eye roll breaks were needed during the more steamy scenes, for instance: “(…) I moaned out loud. He really knew what he was doing.”
Again, not bad bad, and I appreciate how hard (pun intended) it must be to write about sex, but this reminded me more about viral TikTok audios such as “she’s like really good” and “you’re doing amazing sweetie!” than it let me focus on the FMC and MMC.

Not sure if the story is set in the UK or the US. I think UK, as there is talk about jumpers and wellies, but the focus on four-ish local pumpkin farms, a nearby winery, and the American (wooden! not brick as mentioned in the book) farmhouse on the cover confused me.

1 star for the story, 1 star for the cute cover, half a star for the cosy autumnal vibes.
2.5 stars rounded up to 3 stars for dog Maple.

Thank you to Boldwood Books for inviting me to read this book!

I received an ARC of this book (thanks!) and these are my own opinions.

second part of the book was way better than the start.
Comfy Autumnal read

The sight of Birchtree farm warmed my heart.
"Oh it is good to be home again." I said as I drove through the gate later that day and looked at my beloved Birch trees. They were on their way to full Autumn bloom. Swaying in the gently breeze. The crisp sunshine shining down on them making the green leaves turning yellow, look more glinstering gold instead. They scattered across the drive as we made our way to the farmhouse.

This one was just okay! I feel like the vibes and tropes were there, but it was missing the life an author needs to put into the story. The chemistry wasn't really there for me and I was just following along with these characters without feeling a ton from them. I did enjoy the setting and the overall plot, it was just missing that depth I need in a romance.

an autumn must-read! this is a cozy fall read with an actual plot!! love love love

📖 plot & pace: willow is dead set on finding a way to keep her family's farm.. even though they're drowning in debt. a developer shows up and offers A LOTT of money to willow & her father, but willow makes a pact with him.. if she can find a way to save the farm in 6 weeks, she won't sell. if not.. it's his. the pace was perfect for this story! i loved the autumn vibes, the pumpkin spice lattes, pumpkin patches and hay rides.

👥 characters: i loved willow! she's surrounded by such a wholesome community who are all easy to fall in love with. dylan wasn't my favorite (LOL) but i came around to him.. i loved that these two main characters had a thorough back story and such amazing chemistry. they work so well together, romantically and as business partners

🤩 tropes: enemies to lovers, small town charm, big city dreams vs small town roots

this was such an engaging, cozy and enjoyable read! add this to your tbr before fall ends 🫶🏼

Was this somewhat written by AI? The prose was so stilted and clichéd and boring and simplistic. It felt like it was written for kids but then there was an abrupt tone change halfway through with sex scenes and suddenly everyone was dropping f bombs. So weird.

Not a single character had any... character.

And maaaaan the repetition!

Page 1 - Autumn had always been my favourite season
Page 18 - 'The best time of the year'
Page 20 - 'Especially us as we love Autumn '
Page 20 (again!) - 'We do love Autumn'
Page 23 - '...and you love this time of year...'
Page 23 - 'You said it yourself - I love Autumn.'
Page 24 - Everyone loved the seasons here
Page 24 - My town loved seasonal things'
Page 25 - She had loved this time of year and made me love it too.
Page 29 - People love autumn and Halloween
Page 38 - 'I just love autumn, and so does our town'
Page 38 (AGAIN!!) 'Autumn has always been my favourite time of year.'
Page 54 - 'She loved autumn, it was her favourite time of the year'

Messy, angry notes from my notes app while readig this:

The guy doesn't know what a pumpkin patch is! Huh??

Constantly calling him 'Mr Suit Man' is so cringey.

Storyline makes no sense. Why would he stay at the farm for 6 weeks and provide them with free labour?!

The phrase 'This was bad with a capital B' has been used twice. It's not even a good enough line use once.

Our lips still locked together like we'd been stuck by glue. No. Nope. Rewrite this immediately.

Oh god, he just pulled down her knickers along with her leggings and she said 'that was a time saver' 🤣🤣🤣🤣🤣🤣 ☠️

"Why does it have to be the last night?"
"Because we're enemies, remember?"
"Enemies don't kiss like we do, they don't fuck like we just did' 🫣🥴😳 Determinedly pushing that's this is definitely very much a enemies to lovers book.

They would be offering visitors pumpkin spiced lattes, autumnal hot chocolates, coffee with pumpkin or vanilla syrup - hang on isn't that pretty much the same thing as a pumpkin spiced latte??

Page 165 - "we are all autumn fans in this town"
Page 182 - "I'm turning into an autumn lover"

His words sank into my skin like moisturiser 🤣🤣

"I have to kiss you. Please, God. Tell me you want me to kiss you.' 🙄 Oh. No. Sorry. No thank you, you're a bit intense babe.

Page 257 - 'I got that from my mum, she said this was her favourite season.'

The mayor is called Taylor. Is that because the AI prompt was told to make it feel like Gilmore Girls?

Page 286 - 'Autumn is definitely my favourite season! ' he declared
Page 287 - Autumn was still my favourite season

I can't explain how bad this was. I've added a few cosy autumnal romance to my TBR as a little palette cleanser in between my usual murdery books. Will they all be like this?

Just came on to add that I forgot to mention all the sexy whipped cream stuff. if you're going to read this book, proceed with caution, as this book may well prove that it is indeed possible to die of cringe.

Willow and her father are struggling to keep Birch Tree Farm afloat. Willow has also been struggling emotionally after her mother's passing 5 years ago. They receive a letter from Henderson Home who wants to buy their farm. Willow's dad is really thinking about selling. However, after the buyer comes to look at the farm, Willow comes up with the idea that she will save the farm. With the help of her bff Sabrina and Maple, her boarder collie, she comes up with the idea of a pumpkin patch. She makes a deal with Dylan, the buyer, that if she can't save the farm, then she will sell it to him and his brother. But nothing is ever that simple, and Willow and Dylan develop feelings quickly and get involved seriously, which may put the farm's future in jeopardy.

A cute and sweet fall read that gives Gilmore Girls vibes and a beautiful farm setting. I really enjoyed the town and its quirky characters, and Willow was often too stubborn for her own good. Dylan, our MMC, was also fast on putting all the moves on Willow, and their spicy rendezvous really messed with each other's objectives.
Thank you, Netgalley and Boldwood Books, for this ARC. All opinions are entirely my own.

2/5 is being generous. This seemed like such a fun, cozy idea, and I’d really hoped I’d love it, but I didn’t even like it and although it’s fairly short, it took me forever to finish. So, what went wrong?

Here's a handy list of the most important things I disliked:
- I feel like half of the sentences in this book are repetitions of themselves, like the author thinks the reader is very stupid, or has nothing to say and is trying to prolong in any way possible,
- the pact they make is stupid and no one in their right mind would agree to it, because there was nothing in it for the MMC, it just felt dumb and forced,
- (slight spoiler) I stopped rooting for the MMC immediately after what he'd said on the phone and completely lost interest in seeing them together, because as much as lying is bad, I can sometimes understand it, but there's a difference between simply lying and using such vile words to do so; no, thank you,
- the spice was really bad,
- the FMC was really, really dumb and annoying, and the MMC had no personality.

I liked the idea, some of the side characters, and the setting, but that's really it. Of course, it's just my opinion, and someone else might absolutely love it.

Thanks to NetGalley and Boldwood Books for letting me read the ARC!

This is actually the first book from a brand new series called Birch Tree Farm and i cannot wait for what’s to come next!

I was pulled into this books pages right from the very beginning and it was such a light & easy book to read too. Each chapter flowed nicely into the next one and i kept finding myself saying ‘ just one more chapter’!!

It is such a cozy, heartwarming story and it’s all wrapped up in all the things that make me very happy too. There’s a small-town romance, Autumn vibes, opposites attract, the swoonworthy book boyfriend, great banter, a close-knit community and that all important happily-ever-after!

This book was such a wonderful read and its definitely wrapped me up and gave me a warm & cozy hug…..

I do like a small town romance, and this pretty much ticked all the boxes.

I enjoyed the story, and the two main characters were likeable, so it was easy to root for them.

It was a little predictable, but that didn't stop me from enjoying it.

Willow had a dream, and she wasn't going to let anyone stand in her way. She was going to save her farm. I liked that she was determined. She wasn't sure if her plan would work, and even with the negative reactions to her idea, she went ahead with it anyway.

This was a good read to get me in the mood for those colder months coming in, getting ready for autumn and the seasons changing.

It's a perfect read while you are snuggled in your favourite reading spot with your favourite autumnal hot beverage

First autumn romance of the season, and honestly, I’m not mad at it. I do have a few gripes but nothing to deter readers from picking this up. The dialogue can be a bit cringy as Willow is a frustrating character. She’s described as a dreamer and go-getter, but then falls apart at the first sign of a problem. It was a little aggravating reading from her perspective at times. I’m a big enemies to lovers/rivals to lovers fan but the tension was hit and miss throughout this story. At times, I could feel the chemistry and others, it was a miss. The last gripe I have is the overall conflict of building the pumpkin patch. The skepticism surrounding the idea from the townspeople and Willow’s friends seemed highly unrealistic to me because who doesn’t love a pumpkin patch?! Especially for a town so big on autumn, it was such an unrealistic idea to have so many people doubt Willow’s plan to save her farm. HOWEVER, despite all the gripes, I still really enjoyed all the fall vibes in this. The descriptions of pumpkin spice lattes and maple flavored treats had me drooling for fall goodies. It was very Hallmark-esque but in the best way. I could definitely see myself enjoying Pumpkin Hollow if it were to exist. There’s also a fun playlist at the end that I highly approve of 🎶 This is a great autumn read and I recommend to those looking for a fun, spicy romance to pick up. 4⭐️

Thank you NetGalley for the digital ARC of this title.

Willow has some tough choices to make. Throw a hail Mary at her family farm or take a huge buy out and start over somewhere else. She's going to try to make a go of it, of course. With the help of the guy who wants to buy her farm, no less.

DNF at 38%. I could not make myself pick this up anymore. The characters are so boring. Frankly, the only character that I care about is Maple the dog. I swear, I have never seen the word autumnal used SO. MANY. TIMES. UGHHHHH!!!

If you pick this book up for an autumn vibe, you’re in for a treat. It definitely screams autumn. Think about pumpkin spice lattes, a pumpkin patch, pastries… all set in a small town. The setting is definitely the greatest part of this book.

For me, sometimes the chemistry between the characters was off. A town that helps each other but doesn't believe in each other, a daughter that doesn’t understand her dad, …
But most of all, the main character, Willow, wasn’t that likable in part two of the book. She had a certain attitude towards her love interest, which really irritated me.

For me, the drama between the characters, known as a third act breakup, was not necessary and ruined the plot a bit for me.

What I did like about our main character, Willow, is her will power.

Overall I really enjoyed the vibes of this book and would recommend it if you’re on the lookout for an easy, autumn-inspired book.

This was cute but my goodness. As someone in marketing I just kept getting annoyed with all of the “revelations”. Why the heck wouldn’t you have A PUMPKIN PATCH WHEN YOU DO ALL THE OTHER SUMMER FARM THINGS!? Or why are we fighting being on socials. MARKETING = EXPOSURE = MONEY. Ugh, whatever.

It was cute. Read it for fall vibes but maybe disassociate better than me.

This was such a cosy read, I really enjoyed it!!

The farm has meant a lot to Willow Connor, it's her sacred safe place, well it will be if she can save it! She has 6 weeks to prove to her dad that she can save the farm, by making a pumpkin patch.
She has two options: succeed with the pumpkin patch or sell the farm and say goodbye.
She doesn't want to give into Dylan Henderson, the hot property consultant, and his plan to turn the land into properties, so she makes him a deal, stay for 6 the weeks and watch/help her turn this around and if it works they won't sell but if it doesn't work, they'll agree on the sale. But he seems to be helping more than not, will he be able to walk away when it's done? Or is there someone else he'd rather stay for? .😉
We have small town, enemies - lovers, cosy autumnal vibes 🔥

I really did like this book but there was no chemistry between them and there was no tension or sparks and the conflict was kinda silly, like there was no communication in how they were genuinely feeling about each other, so it made for a lot of confusion for them both (which I wasn't a fan of) I also didn't feel attached to the book at all, like I don't think it'll be memorable!! 😭😭

I did really like the story and the plot of this book! I think if the couple were written differently and the story flowed better and was a bit smoother, I would've definitely loved it a lot more! But I would recommend if you want a cute and cozy read! 💗

Thank you to Victoria Walters & Boldwood Books for the ARC of this book! 💗

Check out my post on the Top Rated Fall Romances of 2025 on YA All Day which includes ratings for romance, spice and fall vibes. OR Read my full review on YA All Day

If you love Hallmark movies but wish they were hotter, this fall romance is for you. Love and Lattes reads like a UK-set Hallmark movie with several spicy scenes.

Willow lives with her widowed father on their family farm, which is struggling financially. In comes Dylan, a city boy whose family run property company wants to buy her farm. Willow negotiates a six month extension on the deal so that she can try to save the farm with her idea of a fall festival.

Will Willow save her farm? Will her pumpkin spicy romance with Dylan fizzle like a jack o'lantern in the rain or will he come to love the rural life as much as she does. (I'm sure you can guess.)

A fun read with plenty of fall vibes.

This was a big no for me. I found the writing uninspiring and at times kinda lazy. I didn’t connect with any of the characters and I wasn’t a fan of Willow- I found her really immature. I was hoping for more focus on the creation of the pumpkin patch but it was more bland romance with cringey smut and repetitive arguments and misunderstanding. Willow and Dylan moved their relationship way too quickly in my opinion too. Overall I was really disappointed and I don’t ever want to hear the word ‘autumnal’ again.

☕️ARC Review 🎃
Love and Lattes at Pumpkin Hollow by Victoria Walters
⭐️⭐️⭐️

This story is full of warm, cozy autumn vibes and the charm of small-town life, making it a sweet seasonal escape. If you’re in the mood for falling leaves, pumpkin patches, and a touch of romance, this might just hit the spot.

Willow and Dylan give us the classic opposites-attract energy: she’s fiercely passionate about saving her family’s farm, while he’s a slick city consultant sent to convince her to sell it. I loved Willow’s fire and resilience, and the way Dylan slowly starts to fall for both her and her dream. Their dynamic is fun and heartfelt, and of course, there’s a satisfying happily-ever-after waiting at the end.

That said, the writing didn’t always land for me. Some of the pacing felt off, with choppy transitions and a few overly long sentences that interrupted the flow. The steamier moments also felt a little forced, missing the spark and emotional depth to make them fully believable.

Still, this is a cute and cozy romance with a pumpkin-spiced heart. If you’re looking for a light read to curl up with during sweater weather, this one might be worth checking out.

Thank you Netgally, Boldwood Books and Victoria Walters for the advanced readers copy. All opinions are my own.
