LANCE

Ty Mother-effing-Lancaster.
The cocky, charismatic president of Sigma Alpha.
And most importantly, my frat rival.
I'm a fun, chill guy, but around Ty, all I can think about is winning.
Last year, his frat beat ours in the annual TaskFrat challenges, and even though I'm known for becoming Alpha Theta Mu's prez as a joke, I take my responsibility to my guys seriously.
I refuse to let those fratholes take us down again.
Unfortunately, the only thing bigger than Ty's inflated ego is his competitive spirit.
That should be a good enough reason for me to stay focused on defeating him, but soon, I discover there's a spark between us.
Not something a straight guy should be saying about his straight rival.
It's weird, confusing...and surprisingly hot.
I'm curious, and apparently, he is too.
Living the Greek life with my buddies, we're always joking about what happens when you frat around.
Now Ty and I are about to find out.

Devon McCormack grew up in the Georgia suburbs with his two younger brothers and an older sister. At a very young age, he spun tales the old fashioned way, lying to anyone and everyone he encountered. He claimed he was an orphan. He claimed to be a king from another planet. He claimed to have supernatural powers. He has since harnessed this penchant for tall tales by crafting worlds and characters that allow him to live out whatever fantasy he chooses. Devon is an out and proud queer man living in Atlanta, Georgia.

Devon's body of work ranges from erotica to young adult, so readers should check the synopses of his books before purchasing so that they know what they're getting into.

"What could have been wrong about the way he lay there, writhing about and moaning while he let me pump one out of him?"

I love the frat boy falls for frat boy genre. I do not think it is a real genre, but it should be, because I could read a hundred himbos going at it and never get bored.

Frat Around and Find Out is a new series that has somewhat piqued my interest. I enjoyed this for what it was, absolutely. But like the author's other books, and like a lot of contemporary romances that use tropes like rivals, step siblings, enemies, or whatever, there is this constant need to repeat the trope over and over again.

Like okay. We get it. In their other series, they kept reminding us the characters were stepbrothers every five pages. And in this one, we are reminded at least ten times that they are frat rivals. Bro. We get it. After the second time, it is already tattooed into my brain, but for some reason they feel the need to say it again and again and it makes me want to throw my Kindle across the room. I am not a fucking idiot. We get the situation. You do not need to say it every time they look at each other like it is some shocking forbidden thing. It is not edgy. It is just cringe.

Also, these two are barely even rivals. This is a bi awakening and a sex story. That is it. All sex, no plot. Which is disappointing, because there were actually some interesting ideas in this book that could have gone somewhere. But that is how a lot of contemporary romance is these days, especially in the Kindle Unlimited section.

Not saying there are not good romances out there that have actual story along with hot sex. But a lot of what I have been reading skips the plot entirely and just stacks sex scenes on top of each other. At that point, it should just be labeled erotica, because pretending there is some deep emotional journey happening in between blowjobs is kind of annoying. I guess there was just barely enough plot here, maybe a centimeter's worth, so it technically does not qualify as straight up erotica. I do not know. I am not a fucking expert.

Anyway, for what it was, which is two bros sneaking around and pretending people would care that they are rivals when literally no one would, it was still a pretty entertaining time. And I will admit, the sex was hot. So kudos to them.

I really enjoyed the romance between opposing frat brothers, Lance and Ty. Their slow discovery of their mutual attraction was both hilarious and heartwarming. These two have obvious chemistry, but due to their initial shock and surprise, they ignore their feelings, which emerge at the most unexpected moments.

This story is filled with humor, heart, and numerous steamy moments. Overall, this story has a great balance while taking Lance and Ty on a sweet journey of self-discovery. I love being back in this world of misfits and look forward to the next entry.

I think this book will work for a lot of people. But I have read a different frat rival presidents that I loved and this just didn’t work as well for me.

- Awkward dialogue
- Hate the nicknames
- The two characters are the same person so I kept confusing them
- At one point, there’s this super weird declaration of interest
- The “banter” with all the characters just gets confusing and weird
- I also didn’t love the plot in general. And the “deep” conversations were just tossed in suddenly to show depth but they didn’t FEEL authentic and meaningful
- All the banter and flirting was more annoying than funny

But I also want to read Marty and Ryan’s story…? Plus, the Omega Psi president? And maybe Miles’?? If they have one?

Tropes: frat rivals to lovers, secret relationship
Feels: 1.75/5
Steam*: 2/5
Kinks: n/a
Angst: low
HEA: yes
Pairing: MM
Triggers/potential icks/content warnings/representation: loss of Uncle to dementia, loss of sibling to cancer, absent dad
Cheating between MCs: No
Any cheating: No
Other person drama: Lance and Ty had a moment last May, Ty accidentally rubbed off on Lance. They were both with others after that, then they start flirting again after school is underway for the next term. Once they start hooking up, neither is with anyone else. But they have moments of jealousy, Ty is worried that Lance is going to hook up with Angie or Dax. And Lance knows Ty hasn't done a committed relationship before so he's a little worried but unnecessarily so.

2.75 stars

Lance and Ty are in their fourth year of college. They are presidents of rival frats. They are constantly competing against each other and pranking each other's houses. Last May, they were caught up in a prank and Ty accidentally rubbed off on Lance, sparkling some sexual awareness between them. Both of them have identified as straight. Lance is bordering on demisexual, he rarely hooks up. While Ty is the king of one night stands, not doing relationships. The next year, they're in proximity again and both turned on, and they're realizing it's not a fluke and they want to try out what there is between them to see if they are bisexual. They hook up, and then they keep hooking up in secret. They get possessive over each other and realize they want to turn this into a relationship. Some s*** goes down between the various frat houses, not just theirs, and they have a bit of a scare.

I have mixed feelings about this book. The first 2/3 of the book disappointed me and at times made me mad. But the last third of the book was okay, they were settling into a relationship, they were admitting that this wasn't just sex, and the fire brought them together. There was also some nice humor between the rivaling frats. During the first 2/3 of the book though, I was thinking that this author and Riley Hart's frat universe is turning me off Frat mm books. Other frat stories that I've read by other authors have had endearing characters yet these characters embody the ugliness of Frat boys in how they talk and think. It's so superficial. This book came off as an exercise in ticking boxes on tropes rather than about feeling.

A few times, Ty was going on about being possessive over Lance and wanting to be the first to top Lance. And the author was making Ty acknowledge that his thoughts were toxic, but him acknowledging that didn't make him any less toxic - this presumption that because you put in some work, you deserve a certain sexual favor is ugly. Imagine this was a straight couple and the guy was saying he deserves a woman's virginity because he took her out. It gave me the skeeves. It's not cute possessiveness.

And a side note, I've got PTSD from Dax from reading Ash and Colin's story, you can pull up my review of that book if you care enough to read about it. But basically I was ticked off with that book, with lazy and inconsistent writing and the MMCs inexplicably both fucking Dax during that book, and Dax being joked about as the town bicycle that everyone rides. I was ticked that vibe continued into this book, and Dax just is a joke, fucking him is a rite of passage. Lance and Ty didn't hook up with Dax, but Dax just being present and the same just reminded me of how angry that other book made me.

Some notable moments:

"“You were at each other’s throats at the start of the year,” Jaxon points out before blinking a few times. “That’s kind of hot, actually.” “Yes, yes it is,” Lance agrees. “I guess it makes sense since you guys had to be around each other so much for all those secret TaskFrat Committee things.” Keegan and Jaxon shoot him looks. “What?” Ryan asks. “That’s—Oh, there were no secret TaskFrat Committee meetings, were there?”"

Cute coming out moment. "I chuckle nervously. “Well…not a girl, Dad, but nice try.” I’m surprised at how effortlessly that came out…I came out. Mom’s jaw drops, and Dad’s mouth makes an O shape. He takes a moment before he says, “There it is, I guess.” “When were you going to tell us?” Mom asks. “No, I’m sorry, that’s not what I should have said. Scratch that. We love you. We care about you. Thank you for telling us. And when in the world were you gonna tell us?”"

Poor Marty. He's a decent guy who is put through things lol. "“We should come up with a game to determine who’ll sleep in whose room,” Jaxon suggests. “Whoever loses sleeps with Marty,” Ryan teases. “And I don’t just mean in his bed.” “I don’t like this,” Marty says."

*FYI about steam: I rate steam based on a combination of quality & quantity. I note kink separate from steam because I don't want to underrate steamy reads that don't have much kink.

**Note about spoilers: I like to comment on the plot of a book in reviews, so I almost always mark my reviews as containing spoilers. But I try to avoid spoiling the big dramatic moments! As a reader, I personally like to know what I'm getting into before I read a book so I know more about the content and if it's to my taste/mood, so I try to give that information in my reviews for myself when I'm considering rereading and also for other readers.

"Maybe we get into my bed.” I try to sound chill— emphasis on try. “See what happens.” His brows tug closer together. “This how slick you are with girls?” “I’m actually disappointed because if I turn out to be bi, I’d hate to think this is how bad I’ll be at seducing guys."

I totally loved this one! Frat Around and Find Out is the first book in Devon McCormack's new spin-off series Peach State Fratbros. This is rival Frat presidents' Lance and Ty's book.

This was a lot of fun but with a truly lovely more solemn secondary element as both Lance and Ty had suffered great personal losses in their family.

I loved how that was one of the elements that strengthened the bond that grew between them as a result of the attraction they started to feel when circumstances kept throwing them together.

The idea of frat life is alien to me, as someone who grew up in England where they're just not a thing, but I loved the way that it's used to embed the relationship between the two rival Frat presidents and their houses.

Both Lance and Ty are really compelling characters, with depth to them outside of the frat boy president element, although I would have preferred maybe a little bit more about their degree subjects and their further life plans as that would have given a bit more weight to their long term prospects.

The sex is smoking, as I'd expect from Devon, but it also has emotion right from the start as well, things might start off as a bit of a joke, following a frat prank, but it's clear to the reader that the young men are entering into new feelings and new possibilities outside of just their bisexual awakenings.

The banter is brilliant, Ty's got a dirty mouth and then some, alongside a possessive streak he's surprised by himself, as he's always been a love 'em and leave 'em one night stand kinda guy before Lance.

I will say though that the enemies to lovers tag isn't really owned here, they're rivals for sure, but enemies is a stretch imho as they're pleasant from the off with each other because of Frat President duties.

As a spin-off from the Peach State Step Brothers series, we obviously get guest appearances from some of the characters in those books, Ash and Colin mainly as Ash is still at college, which I liked. We've also met a fair few of the other side characters already, although I'm intrigued by the glimpses we got of Omega Psi, one of the other frats, in this outing.

Marty and Ryan are up next and that one promises to be a real cracker as they couldn't be more opposite if they tried.

Good opening for this new solo series from Devon, it was exactly what I expected it to be, a nice light-hearted romcom-esque romance with a more serious secondary tone.

This was a very cutesy rivals to lovers. I really loved Lance and Ty, they were both very sweet. I loved the supportive frat bros, the whole scene that was set and the TaskFrat concept was very fun, the challenges were interesting and creative. This does deal with some grief/death but for most of it, it was mostly like a rom com. I am intrigued by the couple listed for the next book as well. *I do not own the background image I created the edit*

4/5 stars 3/5 spice

This was a fun and lighthearted read. Two rival frat presidents taking an interest in one another and exploring their feelings. Lance was sweetheart who was always there for others and Ty was loyal, although he had the playboy status, he was hooked on Lance. It was nice to see them bond over the grief of family members and be there for each other.

Their frat brothers were super entertaining. I loved that that they were all supportive of Lance and Ty being together, and how they were there for them in their time of need. The pranks were fun and showed unity within the frats when they stuck out their embarrassing moments together.

Ryan was a real character and I’m excited for his book next with Marty, his total opposite and temporary roommate.

- Frat presidents
- Rivals to lovers
- Double queer awakening
- Pranks
- Supportive frat bros
- Grief

2.5 rounded up

I wanted to DNF this about 30% in.

The writing was just not it for me. It felt so…, juvenile? Idk how else to describe it. Felt like something I would read off of wattpad.

I did enjoy some parts of it. It had potential to be such a good story with that plot, but I think the writing just ruined it for me.

I did enjoy quite a few scenes of the story, but it just wasn’t memorable for me, and I was skimming the last 20% of the story cause I just wanted to get this story over with.

As a lover of the Peach State Stepbros series, I was beyond excited to dive into this spin off!

I'm a sucker for frat boys and was so happy that Lance got his own book! This was such a fun rivals to lovers romance, full of frat shenanigans, and plenty of steam. However, the pacing was a bit off, but overall I enjoyed this.

I’ll be honest, this wasn’t a book I was sure I’d like and I’m still kind of unsure because the whole frat boy/frat setting isn’t my thing but I dunno, something about it was calling to me.

Despite some things that I would normally not like, I just couldn’t help myself - these two guys were sooo cute in their double bi-awakening. It had first love nerves vibes and that just had me giggly inside.

I think some parts come across a little immature and sometimes the writing is a bit too straightforward for me but I just liked how the story developed. Their mix of boldness but insecure/shy feelings from not knowing what they were doing just was a great combo that I found addictive. Additionally, there’s a lot of little funny bits of dialogue that made me laugh.

I liked really seeing them be awkward sometimes - it was refreshing as other bi awakening books I’ve read (though I haven’t read many) just have them get very smoothly into it and this seemed more real to me. It was also very hot! Definitely a spicy book.

There are some emotionally intimate moments too. In a way they could come across flat but I also think it kind of fit these frat bro type characters? Like the way they express themselves might just be like that, so it ended up kind of feeling real.

There is a lot of frat politics and interplay that I really just couldn’t bring myself to care about but it’s obviously in the name and all so I’m not rating down for it since I expected frat stuff. I would read more from this author but I’ll need to check if they’re all new adult/college/frat type books or not. If they are then it’s sadly not for me but if they’re not then I’ll definitely read more of his books!

I feel like I’ve been overly negative for a 4 star book but I just was that mixed about it even though I actually really did enjoy it! Hard to explain 😂😂 bit of a guilty pleasure maybe?

Overall, this was a fun, cute, sexy read. Would recommend if you’re not looking for anything super deep but just a nice, light but satisfying book.

Which one of these authors has a hard-on for Dax??? I am so disgustingly nauseatingly sick of Dax. He's the one that watched Ash & Colin have sex in Peach State Stepbros book 2. He's also the same guy that made me dnf book 3 in that series due to the 3some he had with the couple and appearing in the book like 200 times!!! In this book his name appears 116 times!!!! He's like the frat glory hole why is he in the books so much I cannot stand him please get him off the page i'm losing my mind!

“Sound so straight when you say bruh.” “Yeah, bruh? You wanna fuck me, bruh?” “Starting to sound a little less straight.” He grabs my cock, giving it a generous stroke. “Is this straighter, bruh?”😂
These two are just wholesome cuteness. I don't know how else to describe them. I found them refreshingly open, honest, and supportive while being completely uncaring of others' opinions. They enjoyed their friendly frat rivalry and were great sports and rolled with the pranks.
“I like spending time with you,” I confess. “And every time you’re not around, I just think about getting to spend more time with you and being annoyed when you’re not there, so yeah, a few more hours with you pressed up against me, offering those kisses against my abs and pecs, nestling your face against me, that would be nice.”
I did find the dialogue a bit odd for college frat bros, bordering on cheesy at times. I really enjoyed them together and appreciated their bromance even if romance never entered the picture.

I really hope the pres of Omega Psi gets a book and I really really hope I never see that goshdamn Dax on page ever again.

*No sex with others on page - only mentions of past MF hook-ups. MCs are faithful even before they "need" to be.

Frat AF baby!!!

I wasn’t sure what to expect from this story, but frat shenanigans, heartfelt moments, crazy banter between main and side characters, and the best kind of love story, made for a wonderful read and an epic listen.

Lance and Tyler are rival frat presidents and while you wouldn’t think they would be perfect for one another, they truly are. I absolutely adored the serious conversations where they were vulnerable with each other. Having someone who understands you is invaluable and if you have dynamite chemistry? Even better. The shenanigans brought the fun to their story and the rivalry added just a touch of… well, read the book and find out.

The spice was on point and I loved that these two were not afraid to burn up the sheets like good college frat bros should. 😉

If you have read the Peach State Stepbros series, some of your favorite characters make cameos in this series as well. If you haven’t, you should. They’re all frat-tastic stories, if you like that kind of thing. The ending was perfect and I can’t wait to see how this setup plays out in the next book.

If you haven’t taken advantage of the read and listen feature of kindle books, I would highly recommend it for this story. Tim Paige is a fantastic narrator and he does a spectacular job bringing these characters and this world to life.

this was a good read can't wait to read the next book

https://ladiikeiii.wordpress.com/2025...

***Spoilers here and there***

Now I’ll give this book a five star review. I definitely enjoyed both Lance and Ty. They are a good fit for each other. It’s nice well cute lol to see two rivals fall for each other. I think Ty had a more hard-on for Lance. Than Lance did.. lol.

But overall I enjoyed this book don’t have much to say only that I cannot wait to read Marty and Ryan book. Because for one I wanted a book about Marty because he was always stiff and serious. I can’t wait until Ryan gets him from being so serious all the time. I think Marty can let loose more.

Besides that….. it’s also good to see how sigma alpha and Alpha Theta Mu come together. How alpha theta mu looked out for Sigma alpha and wanted them to be together instead of separated….

Ty and Lance? They’re everything. That kind of enemies to horny to (oh fuck I might love him) tension that had me screaming. Their rivalry is petty, petty, PETTY. But underneath the bickering, dick measuring frat boy chaos is this undercurrent of tension that gets hotter and hotter until it finally combusts. Gloriously.

The frat challenges? Wild. The banter? Viciously funny. The sexual tension? So thick you could cut it with a paddle and spank someone with it. Every moment between these two is a battlefield of one liners and accidental boners, and I was so here for all of it. One minute Ty's marking Lance like a territorial animal, the next they’re pretending nothing happened while secretly fantasizing about round two. Or three. Or six.

This book had me laughing, melting, and re-reading scenes just to feel it again. The chemistry is ridiculous. The unraveling of Lance’s ‘I’m totally straight’ act? Delicious. Ty’s possessiveness bleeding through his cocky frat bro swagger? YES, PLEASE.

Also? The prank war subplot is genius, and the way it’s woven through their relationship only makes it even more satisfying when everything explodes (literally and emotionally). And all the side characters? Absolute icons. If I could have my way they would all have their own books.

Absolutely love stories with frat bros in it, they're always so goofy and so much fun!!

This was full of pranks, guys just being silly, but also being really sweet and realising things about themselves. I liked the awakenings and felt like they were a very gentle transition and there wasn't really any angst around it.
The spice was super hot, and had the added element of hiding their relationship from everyone else, which was steammyyyy🔥

Very fun read, and a great palette cleanser

I’m pretty biased bc I am a frat wars girlie. Which actually is the reason I wanted to read this bc two rival frat presidents?? Could have been a banger. But this just wasn’t?

I feel like it tried too hard to be silly and goofy but also deep. And like you gotta pick a lane for a book like this bc there is nothing thrilling about them deep throatin each other after calling each other bruh and then talking about dead relatives after that. And the nicknames were a ✨ choice ✨ lmfao Rocky bc you can get rock hard?? I know frat bros have more brain cells than that

Anyway. Hard miss. I think this author just isn’t for me

Despite the 2/5 stars, no particular part of this book was “bad”. Rather, it was all just so…derivative that I found it uninteresting.

This is the perfect example of what I’d call a “jack of all trades, master of none” romance. It dips its toes into all these different tropes (enemies or rivals to lovers, vague romeo and juliet, traumatic backstory, forced proximity) but does none of them in a particularly interesting or notable way that’d make the story memorable.

The characters get together at the 25% mark, so it isn’t like we even get any interesting push-pull dynamics to get us invested in these two. Also - the literal inciting incident that gets these two interested in each other happens OFF SCREEN BEFORE THE EVENTS OF THE BOOK. That made me so aggravated.

Another reviewer noted this, but the characters blend into each other so much. Nobody felt fleshed out, and for backstory, the author would drop some traumatic event in the character’s past and acting like that makes them deep and well-rounded. No!!! That’s lazy.

But again, none of this book is explicitly bad - the writing is fine (mid and unoffensive), the characters are vague sketches of real people, and the plot is like, fine I guess. You can read much better within each of the tropes this book dabbles in.

This one was fun and fratty AF. I enjoyed this for the sweet, fun read that it was. The rivals to lovers was well done and I enjoyed all the fratty shenanigans. But I do love a good fratboy story. It was fun to see the characters from the Peach State Stepbros, as well as get to know the boys that are going to be featured in future books. I love when the author sets up the next relationship so you're intrigued about their story. I fell in love with Ty and Lance and how sweet they are to each other. Excited to read the next one.
