Our dream home. A fresh start. But the house comes with secrets — and so do the neighbours.
The moment we moved in, I knew something was wrong. A cracked stove. Scribbles on the wall. The lights flicking off every evening — always at the same time. Our daughter crying in the night, pointing at the corner of her room. "She has no face."
Then I met Josie, the woman at No. 3.
Pale. Polite. Smiling. Obsessed. She knows things she shouldn't. Offers to babysit my daughter again and again. And when I told her no — she didn't like that.
Now the gifts are arriving. Notes through the door. A bottle left in the kitchen with no explanation. And my daughter won't stop screaming in her sleep.
Everyone thinks I'm imagining it. But I know what I saw. What I heard.
We finally found our dream home. But what if the nightmare lives next door . . . ?
Ok now THIS was the thriller I needed to get out of my slump! This was one of those thrillers that had me on the edge of my seat the whole time and I’m not going to lie… creeped me out
4.5* I love this creepy psychological thriller on audio. I deducted half a point for the narrator's voice betraying Poppy. I cringed each time the 2 year old spoke, but kudos to the rest of the narration by Emma Noakes, Olivia Mace, Charlotte Worthing. I was not expecting to love it as much as I did after I reviewed the ratings, but something convinced me on IG with their excellent marketing and I'm glad I did. I love a popcorn thriller that actually makes me angry and terrified. Angry that a married couple such as Clara and Mike do not support each other enough to believe one over a neighbor. The neighbor is Josie, The Woman at No 3, who pulls off some obsessive behavior to destroy Clara so she can get closer to Poppy, the two year old, and seduce her husband Mike. Mike appears clueless even in her skimpy pj's and flirty behavior. So many reasons to leave the home with noises in the attic, items moved around, a toddler with night terrors about a woman with no face, and the truth hidden behind the former tenants and what happened to them. It is time to sell the house. The suspense and Clara researching for clues and interviewing previous neighbors kept me interested until the end. What an unexpected ending and twists!!
Well. I’ll be honest. I guessed every single plot twist in this book. The book started pretty strongly but then slowly but surely started to lose my attention and you know the feeling when you’re around the middle of a thriller and your inner self is screaming at author to just stop and finally come to an end with oh very surprising plot twist
If you like
🌩️ family trope 🏚️ miscommunication 🌩️ arguments between husband and wife 🏚️ creepy old neighbor ladies 🌩️ creepy old houses
grab it. If no…
I may sound sarcastic but i have to say one thing—this book wasn’t HORRIBLE. It was more like a cheap thriller that took author one week to write plus another one edit. But maybe it’s just me i really didn’t enjoy the characters or the plot or the writing style of it, but if you’ll decide to read this, i hope you will enjoy it.

Let’s ignore the number of books I’m currently reading and the number of arcs sitting on my netgalley shelf🤧😂
Thank you to Netgalley and publisher Joffe Books for an arc💙
Not a terrible story, but I didn’t exactly enjoy it. To preface this review it’s important to say that I listened to the audiobook, rather than reading it.
Firstly, this story is completely unbelievable. Some suspense was built and for about five minutes I wasn’t sure if ghosts were involved or not. But I certainly wouldn’t say there are any twists that couldn’t be guessed from a mile away.
Secondly, I am completely dissatisfied with the ending. There is no way at all that Belinda would move into that house. There is no motivation for her to do so, it’s just ridiculous.
Thirdly, Mike is such a prick. I don’t believe that Clara would have stayed with him after his betrayal with Josie, especially when she’s so vehemently against Layla getting back together with Max after his infidelity. And to continue to let Josie see Poppy? After that?? No. No no no, no one would do this.
Why would Josie sneak into Poppy’s room in a mask that terrifies the little girl? She’s obsessed with Poppy, sure, but surely tormenting her is the opposite of what she would want to do?
OF COURSE Clara would tell the police about the diary!! Keeping it as some kind of “bribe” to keep Josie away from the family makes no sense either, because the police would be involved due to her concealing the truth and coupled with the other fuckery Josie had been doing, I’m fairly certain she’d have been sent to prison and therefore could not have caused further problems for Clara (at least for a while).
Every time Poppy said something I wanted to throw my phone across the room, it is unbearable. This two-and-a-half year old child can be surprisingly grammatically correct but for some reason insists on saying things like “me don’t like that” or “me so tired”. This is not how language develops in children!! Jesus Christ it was infuriating.
This has turned into a rant. I guess I didn’t enjoy it.

How is it that out of every character, Steve and Callum are the only likable ones? The narration for Lily was annoying. The voice was grating and over the top. Clara’s character was so terrible. The narration for Poppy made me want to stop listening right away but I powered through. I knew I wasn’t gonna like this, but I listened anyway. My own fault. Predictable twist and truly just a waste of everyone’s time.

What on earth did I just read? Was it the worst book ever? Featuring the most stupid female characters ever? Where was the twist? Where??????????????? The first 30% was very promising and really made me want to read more. I wanted to know why the neighbors were so creepy and what secrets lied in the house. Yeah, right. It was stupid.
I was so tired of reading female characters behaving like a crazy woman (though what she experience actually happened) and never ever photographed any evidence! Why??? How???? After so many thrillers like this, I just rolled my eyes at how stupid it was. If she found something weird, then why didn't she carry it with her, or just take a photo of it?? She came back with her husband and it was gone, so the husband Mike didn't believe her. I was so frustrated. And more, the loft. Oh yes, when you moved to a new house, the first thing you do, the first first thing, was to explore every crook and cranny. You must go up to the loft to check if something is there: rats, old furniture, something. Clara and Mike never did it. They didn't bother checking the loft. How stupid was that????? Lack of suspense was prominent in this book. I couldn't feel any feeling towards these characters. All of the female characters drove me nuts. They behaved as if they were crazy, and yes they were, they were really crazy, easily disturbed and somehow, just stupid and selfish. Stypid, lame, annoying! And nothing new too, no mystery, just a paranoid wife, a very nonchalant husband, the toddler seeing a weird woman at night, creepy neighbors - nothing new!
Oh, I even thought the best friend had something to do with it, but no, no, just not a very good friend. And the husband, why insisting on describing Mike's sudden burst of anger like it was a strange incident? I thought the husband had something suspicious too (because of the repeat of Mike's anger), but no, just a detail easily forgotten on the author's part.
I did cop who it was halfway through the book, with that said, however, it was still a very interesting and engaging read. I flew through the pages. I recommend it.
When Clara and Mike move into what they believe is their dream home with their young daughter, Poppy, they’re filled with hope for the future. At first, everything seems idyllic—until their reclusive and intense neighbor, Josie, begins showing an unusual interest in both Poppy and Mike. As unsettling events unfold—unexplained noises in the attic, misplaced belongings, and mysterious notes left at the door—Clara’s unease grows. But when Poppy starts speaking of “the girl with no face,” Clara is convinced something far more sinister is at play. It becomes clear that this seemingly perfect neighborhood may be hiding chilling secrets.
This novel strikes a great balance of suspense and psychological intrigue, with just enough twists to keep the reader engaged. While some plot points were somewhat predictable, the final reveal was impactful and satisfying. I found myself truly rooting for Clara—a mother who simply wanted a safe, lasting home for her family, only to discover that appearances can be deceiving. Though the pacing was a bit slow at times, the eerie atmosphere and surprises lurking in the pages made it hard to put down.
A compelling read that explores the lengths a mother will go to protect her child—and the dark truths a neighborhood can conceal.
Many thanks to NetGalley and Joffe Books for the opportunity to read this ARC.
This was a little hokey pokey of a story, I was on I was out I wanted to shake the characters about by the neck. Is it horror is it thriller is it both?!
Currently included with audible, I enjoyed 2 of the narrators, one not so much.
Currently listening to it on audible and came to say it’s terrible. All the characters are annoying af. Poppy’s narration is done terribly by whoever she is. Clara has been making a fuss about every tiny thing you’d pass on as nothing in your daily life and that’s just giving it all away.
Also, what is with these authors using words like hissed, barked, snarked repeatedly in books?! Are they all going to the same editor?
I loved this!! It was creepy, thrilling and shocking. The premise was excellent and worked very well.
The cover was excellent. The house with the woman's silhouette through the curtains. Very eerie. It sets the tone splendidly.
The book is written very well and flows perfectly. The book was gripping and I couldn't put it down. It was a fantastic read.
The leafy Twickenham setting sounded picturesque. Although it was a nightmare for Clara!!
The characters were all excellent. Like the majority of excellent thrillers. There's always something about each of the characters slightly unlikable. Even wee Poppy had her moments!
I really recommend this to you. It was gritty, compelling and I loved it.
I listened to the audio version of this one and it was so good! The narrator did an excellent job of pulling me right into the story. From the very beginning, I was invested in the mystery and eager to see where things are headed. This book delivered on exactly what I love most about twisty thrillers - sharp pacing, suspicious characters, and reveals that keep me second-guessing.
It did have a few spots that were a bit dramatic, but overall I didn’t mind. I’ve mentioned this many times before, but I just love a story where the MC feels or behaves like they are slowly going crazy. The twists were clever and kept me hooked without ever feeling too predictable, and the atmosphere was just the right amount or creepiness. Very entertaining read and one I would recommend if you’re looking for a quick, bingeable thriller.
Brand new sparkly home. A much bigger abode for Clara, Max and Poppy. A house!! Exciting times for this young aspirational family. But something is off as soon as the ink is dry on the contracts and the keys handed over.
I loved Clara’s excitement and enthusiasm for the new home, some much bigger than their previous flat. A gorgeous terraced house in a sort after area of the big smoke. I really felt for her as things went bump in the night (and day) but Max wasn’t quite on board with it. Was Clara losing the plot?
Josie unnerved me. Actually both sets of neighbours unnerved me. Was Mabel as sweet and helpful as she came across? Was Josie just misunderstood by a stressed Clara? I just didn’t know. I didn’t trust either of them!!
I flew through The Woman At No. 3, gobbling up events with Clara at the centre. The intermittent voice of what I could only presume was Clara’s tormentor really put the cat among the proverbial pigeons but was it her antagonist or was it someone else? Collomosse is a #newauthortome and she’s one I’ll be reading more of. This is a cracking psych-thriller!
Absolutely awful! So bad that the only way I could finish it was put the narration on double speed and cross my fingers. The story, predictable! The character is one dimensional and on the whole utterly boring, probably the best of them and this is saying something was Mike who ended up kissing the neighbour! Honestly, I’m so glad this book was included in Audible membership because if I bought it I’d have been absolutely livid it was just terrible not for me at all. If you want a predictable story, with boring characters, read this book you won’t be disappointed

That's it...I'm never buying a house, lol!! Especially not next door to anyone named Josie! This was an awesome thriller!! I definitely recommend this book if you're in the mood for a creepy thriller. I have to say, though, that books like this one get my boxer briefs all in a bundled up twist becuz it frustrates me to no end when creepy stuff is happening but one spouse doesn't believe the other. If my wife came to me and pointed out x, y, z occurrences even if they were far from the norm, I would believe her. Or, at the very least, not cause her to feel alone and crazy. And to side with a neighbor over ur own wife???? That just boggles the crap outta my mind. If it only happened in fiction, then that would be one thing, but this stuff happens in real life, and I just can't wrap my head around it. As far as the book is concerned, though, it worked, and I was entertained the whole time!! I kept starting books and not finishing them and felt like I was in a reading slump, but this story was really good! Prayerfully, my slump is over for now. Again, if a creepy thriller is up ur alley, then give this book a go!
A family of 3 excitedly moved into a new house but very quickly Clara begins to hear and see things that make her suspect that there is either paranormal things happening or someone is targeting and messing with her family. Things become even more eerie after she discovers the sinister past of the house.
Most of the plot twist were easy to predict but still entertaining. There was one involving one of the characters that did surprise me. I really liked how the author didn’t reveal everyone’s full intentions until the end.
It frustrated me how Clara took so long to check the loft where strange noises were coming from and how easily she forgave that specific person towards the end especially with her knowing everything that person had done. The characters each had their own distinct personalities and traits but I didn’t like any of of them.
Thank you NetGalley for the ARC in exchange for an honest review.
An intriguing fast paced read! We have Clara, Mike and Poppy moving into their dream home with hopes of living happily ever after. Those hopes are dashed very quickly when sinister events start happening, causing our little family to begin to unravel. The tension ramps up more with every chapter as Clara starts to think she's losing her mind as well as her family. The characters are all well defined and I was rooting for Clara all the way through. Just when you think you have it all worked out, wham! The plot thickens as much as Mabel's banoffee pie. The conclusion is all tied up neatly with no loose ends. A thoroughly enjoyable read with a solid 4⭐ from me. My thanks to Joffe Books for the ARC.
I felt this wasn't a good read for me. I did guess the first twist earlier on and I wasn't a fan of the constant repetition of the writing style. A lot of dragging on as for the plot and in some places the characters were trying way too hard. I have read a similar book which of course then hinders the reading experience I had for this one. Very unlikeable characters, but even with this if done correctly they can make a difference to the quality of the book, If the plot is sailing away, the characters can save it, if you get the drift of what I mean by that.
Thank you NetGalley and Joffee Books for the opportunity to read this book.
THE WOMAN AT NO.3 BY REBECCA COLLOMOSSE. Release date set for the 1st of July 2025. This is my first book by Rebecca. I love the cover. I thought this was a great storyline although I did predict what was happening. Thought it was a little creepy at times and very easy to read and kept me engaged.
i’m sorry but everyone was a little too calm for the first half??? i’d have stopped the cunt coming in my house after the first meeting, fuck what your husband wants (still a good read tho)
