[arc review] “we have to love. that’s all there is to live for.“

ansley calloway is the queen of small town, no nonsense romances, and I’m fully prepared to die on this hill!

lovewell lane follows margo as she uproots her life to embark on the ‘dreamers initiative’, and open up a new diner in honeyfield. margo meets grumpy father of one derek, who despite having a hard exterior, is actually a softie at heart.

I loved this because even though it’s ~250 pages, the story was fleshed out and didn’t feel rushed. the plot had a good pace, you got to know the main characters, and it was also a great exploration of side characters that make the small town what it is.

This book was super cute. A fun small town romance, grumpy single dad and a FMC trying to find herself. It was a light fun read with a bit of spice.

Some parts seemed repetitive, but other than that I really enjoyed it!

okay so this was just what i needed to get out of my romantasy slump phase. i was GIGGLING throughout the whole thing!! somehow this book has managed to make me simp over a man called Derek, don’t ask how, just read the book 😂🤭

the characters are so fun and i want them all to get their own stories, I WANT MORE OF THE WESTON FAMILY PLEASEE. i also have a completely unfounded prediction that Scarlet and Andy will be a pair?!? (they literally didn’t even interact in this book but i have my suspicions 🤔)

i also have a suspicion on who book 2 (if this is going to be a series🤞🏼🤞🏼) will be about and i am beyond excited because for some strange reason Sam reminds me of Theo Silva (my fave chestnut springs mmc). tehehe.

"Small towns make the world go round."

Oh how I ate this story up!
This was just peak small town, single dad, age gap lovey-dovey goodness.

Seeing Margo move to Honeyfield and getting to know the different people living in the small town was just so enjoyable. I loved seeing Margo soften the hard edges around Derek; that normally only his daughter is able to soften.

Getting to watch them dance around eachother but not being able to ignore the pull? Yeah.. 10/10!
The slow burn is burning plenty in this story and I couldn't get enough of it.

I wish the story was longer, but the little time jump epilogue was a nice surprise. I will definitely read more about Honeyfield if this ends up as a series because i'd love to learn more about the other inhabitants of the quaint and charming little town! ✨🤍

Also massive thankyou to this story for getting me out of my semi-reading slump 🔥

First off, I want to thank Ansley B Calloway for sending me the ARC of this book! I loved this book; it was a perfect quick read for me. I love the slow burn and the tension!!! If you love small-town romance, single dads, slow burn, and age gaps, I could not recommend this book enough. Honestly, I wouldn’t have minded it being a little longer, but I love how the story played out. It was the first book that caught my whole attention in a long time. OMG I’m also so excited for the next book and see what couple it’s about!!! ‼️Don’t forget Lovewell Lane release on 7/17‼️ Can’t wait to get my hands on the physical copy ♥️

This was a new type of book for me, it is a found family, grumpy x sunshine type of book(nothing out of the ordinary for me here) the thing that differentiates it from all the others is that the MMC (Derek) has a kid in this story! I wasn’t sure if I’d like it so I was kind of scared to dive into it. Long story short I ended up loving it, the characters(especially Margo with her Polaroids and journal), the town everything (very Gilmore girls vibes). Would recommend!(FYI I received this as an ARC totally missed the release date cause I’m not good at e-reading but my review is honest and I cannot wait to read the (hopefully) next one cause if I’m not wrong this is a series).

I loved this small town romance! The chemistry between Margo and Derek had me hooked from the first chapters! Seeing them grow in their relationship not only together but as well as including his daughter was so wonderful to see and you will understand why when you read it!
There were some points that were slightly repetitive however the overall flow and plot of the book was great and if life and work hadn’t gotten in my way this 100% would have been read in 1 sitting ⭐️🫶

I will be continuing this on 🫶

overall i really enjoyed the plot of the book, i just felt like the writing was a little all over the place. there were multiple times when the characters were in one location and then all of a sudden in a different. also, there is one point when the mmc had jeans on but then it stated he has on sweats, so just kind of confusing.

This was such a cute story full of hope, sweet, funny, and slow burn moments.

The MCs, Derek and Margo, are true opposites. While one is a grumpy hot farmer, with the weight of the world on his shoulders, the other one is sunny and determined with a charming smile and baked goods hiding fears.
They fight their attraction for each other all throughout the book and we get those moments full of tension and slow burn. It was funny to see them tease each other and how the people in their lives try to push them together, even Derek's daughter, Tessa.

Derek’s moments with his daughter were so cute and to see them opening up to Margo, welcoming her into their family little by little.

I was happy to see Margo finding her place in the world despite her upbringing and her fears. And Derek finding hope in love again and learning to smile.

I loved the references to The Parent Trap, The Little Mermaid, and the Gilmore Girls-set-in-Georgia vibes. I enjoy reading small town romances so much and the grumpy x sunshine relationships. I also really liked the lore behind Honeyfield, Georgia and the side characters. I hope I get to see more of them in the future.

A slow burn age gap romance set in a town in desperate need of revitalization - that’s the trope setup for Lovewell Lane.

I really enjoyed this book. It was so sweet and very hard to put down. It’s a grumpy x sunshine forced proximity story. Our sunshine is a newcomer to town where she plans to open a diner. There she meets grumpy, a single dad local farmer. Both have issues with abandonment but deal with them differently - he tries to control the scenario and care for everyone; she runs and flits on to the next adventure.

We’ve also got an old cat called Cheddar Jack, several attempts at parent-trapping, firefly catching, a duck hiding under the bed and a dad/daughter singalong to Thunderstruck.

It’s an open door book and may contain themes that are upsetting for some readers, including discussions of cheating (not the main couple). I can see a few potential couples in this town’s future and I look forward to reading about them. Any fans of sweet, straightforward contemporary romance should enjoy this.

1. I want to be friends with Margo in order to eat her chocolate chip cookies!
2. Someone needs to tell Derek that being a grumpy “old” man is not the way to go in order it get people to leave him alone. I just wanna give him a hug when he’s super grumpy (which is a lot)!
3. Can I apply to be a Dreamer in order to live in this super cute small town? Please! I promise I’ll add to the town. Maybe. Does it need a daycare? Because if so than I got you!

This is a SUPER slow burn small town romance with a super cute little girl, a grumpy man, and a sunshine girl! The cutest little town with a “curse” and a group of townsfolk that are the nicest people around! I have already told all of my book besties about this book and they are so excited to read it!

Thank you to Ansley for allowing me to read this book early! I cannot wait to see what the rest of the series has in store! I’m crossing my fingers for a certain single mom and a certain brother. Please?

ARC reader!! Im so happy i got the chance to read this. It put me out of my slump. I absolutely love Ansleys writing and her pace with each couple. Her books were why i started to love singe grumpy dad tropes and they never fail. I absolutely fled through this book. I giggled and laughed so hard. Im need Derek to be real ASAP. Also I relate to Margo SO much!
Sorta spoilers??
- “Not to mention his accent. Holy shit. His southern drawl nearly made me choke. If a man ever called me baby in that thick, low, honey-coated voice, I might die.”
- I stopped him by putting a hand on his bicep. It felt so nice.
-Suddenly, I wondered if my problem in the past was that I’d never been attracted to a man enough to want a relationship. Because I’d never seen a man be so… manly. The rowing, parenting, and expert fishing skills were all so hot. I didn’t catch a single thing he taught me.
-Derek shot me a confused look before reaching his arm behind my headrest to reverse his truck. Holy shit that was hot.
- I hated relying on other people. The idea of making someone do something nice for me made my skin crawl. Owing someone was one of my biggest insecurities. (LIKE SAME OMG)

This book was irresistibly sweet and such a joy to read! There’s just something magical about small-town romances that never fails to warm my heart. Toss in a grumpy single dad and his ridiculously adorable kid, and I’m hooked. I especially loved that the characters didn’t dive in immediately—the slow-burn chemistry made the emotional payoff so much better. Every character was lovable, and I’m already counting down to the next book in the series. Great pacing, witty banter, and no third-act breakup? Perfection. I had an absolute blast reading this one!

This was super cute! Very simple and sweet small town romance. Derek is this hot and grumpy and 🔥masculine🔥single dad and of course opposite to him is Margo who is this super independent and outgoing 🫧 bubbly baddie 💕

I felt like there was a lot of missing pieces, I would have liked to have a more in depth understanding of FMC's childhood and MMC's relationship with his ex and family. It was a bit too much telling vs showing for me but it didn't take me out of the story.

I'm super curious about Sam & Lila I'm hoping they will have a book too as well as Nova!!

This book was the perfect summer romance read! This book had me smiling and giggling like a little kid and at the end I just had to cry (happy tears, I promise!

Margo and Derek are such lovable and well written characters that I felt myself being a fly on the wall of their relationship rather than being a reader of just characters on a page. And don’t even get me started on Tessa!

This was a book that was such an easy read and it was easy to find myself lost and immersed in. If I could give it higher than a five star rating I would because it was just amazing!

Also this was my first ARC read ever and I definitely want to be kept in the loop for Ansley’s next books, and I have a feeling if you’re a lover of romance you will too!

Oh my goodness! This was such a cute and fun read! I LOVED Margo and Derek’s relationship and storyline! Grumpy single dad? Yes.. please! The side characters made it just that much better and Tessa was so cute!

Okay this was so cute! Super cozy read. Big city girl, small town MAN. Age gap. Single dad. Like all my faves. Would definitely recommend for a soft cozy rom com read. A nice palette cleanser.

The reason I’m doing 3.5 stars is for the random HP mention cause lame. And their miscommunication was getting on my nerves like YALL you’re in love HELLO JUST DATE! But over all would recommend this for all my rom com besties.

Such a cute romance 😍 I was so happy to see that I received this ARC. This is a book that's good for when you want (or need) something that is light hearted and mostly no drama.

Also if you like Gilmore Girls, I would Frontline check this out. The town definitely gives Stars Hollow vibes.

Looking for a cozy, easy read? Lovewell Lane should for sure be your next choice!

It is a shorter book than I’m used to and I did kinda miss getting all the details of every moment HOWEVER I still fell in love with the characters and the cute small town this book is written in!

I actually was an ARC reader for this book, so my review comes from that version. (:
Overall I’d say this book’s vibe is Hallmark rom com that makes you warm and fuzzy. Very cute story and for me was a great reset between big series reads. I’d definitely recommend it for a cozy reading day if you’re in the mood for what I feel is an overall feel-good story.
Overall I’d give 3.5 Stars.

****Spoilers below****:

Let me touch on some of the parts of the book that left me unsatisfied:
• There were some parts that I wish we got more details on, in particular the mom conflict. We don’t get to read that final argument and in some ways I felt that came out of nowhere. I picked up on her hinting at her mom being overly dependent on her between relationships and being flighty, but I didn’t necessarily get the snooty/cougar vibe that we got when she eventually shows up to interact with Margo. Maybe I was just in a different headspace when I read the first mentions of her mom versus when I was reading her eventual appearance, but I felt off by that arc.
• One of the other things I had an issue with was some of the characters not getting as fleshed out as others and some opportunities to flesh some of them out being missed. Especially since Margo and Derek bond over emotionally turbulent childhoods due to infidelities and eventually one of each of their parents dying when they’re at a young ages. I would have loved more moments with Slick, since the dynamic between him and Derek seems to have patched itself up and is the opposite of Margo’s with her mom.
• I also would’ve loved more Scarlett, she seemed like one of the few that truly knew Margo and I enjoyed her calling her out and reading her easily as that’s how I am with my friends even when we talk on the phone.
• Lastly, and maybe this is more my expectations with small town drama, but getting more of Ms. Field’s side of the story about the town history as well as more on the few naysayers that popped up later on in the book. For the longest time, it looked like Derek was the only naysayer about Margo’s business taking off, but then we get some random dude making a comment when we’re almost at the end of the book? It didn’t feel needed by that point in time.

Genuinely, I did enjoy this story! I mainly use rom com type books as my reset since (depending on busy work is) I can read them fairly quickly and I always love a story that ends with me smiling and cheering for the main couple to end up together.

So thankful for getting this as my first ARC read!

Such a cute and wonderful story. The perfect length and a lovely palette cleanser after some long and emotional books.

Constantly moving her whole life, Margo’s moves to Honeywell for something new. With a town initiative to bring people and new business to town, she decided to start up a diner. Her growth from the start of the book to the end was just perfect and seeing her grow into her best self by the end. I want to visit her diner and the town if it was real.

Derek is the oldest son running his family farm and store. He has a 6 year old daughter and a closed off heart after his ex-wife. He starts off very grumpy and closed off but also learns his past is not his future and he can’t deny the inevitable chemistry they have.

The side characters especially Derek’s daughter Tessa just bring the whole story together!

I cannot wait for the next installments of this series!

It was such a great and quick story to read.
I’m a sucker for the single dad trope 🤣 Tessa is such an adorable girl-little miss matchmaker. Even though the book was quite short, it didn’t feel rushed.

When I tell you Ansley B Calloway never misses when it comes to a feel good romance, you better believe it as much as you believe that the Sun is Hot.

Here we have a wonderful story featuring a classic Grumpy/Sunshine dynamic between Margo (a new in town baker) and Derek (single dad, farmer, and supporting his family) The banter between the two of them, Margo's relationship with Tessa (Derek's daughter), plus the low angst of the story makes for a quick read that makes you feel like you just drank a good cup of tea while listening to your grandparents tell you their love story all over again.

I'm so grateful I was trusted again to read this before release, and will continue to read them as long as Ansley will have me as a reader.

Run don't walk to read this.

Book Synopsis: Lovewell Lane is a book about a girl named Margo. Margo is a 26 year old girl who works as a desk ornament alongside her best friend Scarlet, in Seattle. Growing tired of the corporate life, Margo stumbles across a job opportunity in Honeyfield, Georgia known as Dreamer’s Initiative. Dreamer’s Initiative is a program that provides one with $15,000 to help start a business in said town. With not much to lose, Margo takes this opportunity as a means to start fresh and to open her own diner, which would soon be called Lucky’s. Little does she know she is going to meet a 35 year old grumpy hunk name Derek. Derek runs his family’s farm with his brother Sam, and is also a dad to an adorable little girl named Tessa. One day without Derek’s approval his dad named Slick rents out their guest house to the new dreamer in town, aka Margo. Upon meeting, there is undeniable chemistry between Margo and Derek. Derek and the neighbor next door eventually start to fall for each other, but will they let go of their pride and past trauma and play the game of love? Read to find out!

Book Review: This slow burn is absolutely perfect! It is realistic, relatable, funny, and heartwarming. This is one of those books that you wish you could experience for the first time again upon finishing. The kind of book that changes your perspective on love and sticks with you forever. The kind of book you binge after being stuck in a reading slump. At least, that was the case for me. I just loved everything about it! I personally don’t enjoy long drawn out introductions, so I truly appreciated how by chapter 2 Margo and Derek were already introduced to each other despite living in different states. It was refreshing and it kept me engaged. I also loved how the pace of the book was. There was built up tension that played out perfectly till the end, it didn’t just fizzle out. We also got an ending and an epilogue that you could tell wasn’t an afterthought. It was the perfect ending to a beautiful story, but also left room for curiosity for what is yet to come. A great transition into the next book, if you will. I truly can’t wait to see what comes next!

Would I Recommend: Yes, a million times yes! If you are someone who loves small town romances, forced proximity, neighbors to lovers, slow burn, grumpy x sunshine, found family, age gap, single dad, or dual pov you will love this story! While reading this you will feel all the feels. I was giggling and kicking my feet, crying, and laughing the entire time. To be able to feel all those emotions in 255 pages takes pure talent. With that said, Ansley thank you for sharing your gift with the world. Thank you for allowing us to enjoy your creativity and your beautiful mind. This was truly a work of art! I’m wishing you the best of luck on your new release and thank you for letting me be one of the first to get my hands on it! <3

I want to preface this review with three things;
1. I got this as an ARC and am grateful for the opportunity, but I will still be honest in my review.
2. I usually get annoyed by at least one character in each book I read.
3. When I started this, I was hitting a reading slump.

Having said that, I am happy to say that I thoroughly enjoyed this read. It wasn't a soul-destroying read that will make you question your life choices; it did, however, have me questioning why I live in a city when cute towns still exist in my country. It was honestly the adorable little pallet cleanser that I needed after being hit with the book version of an emotional MAC truck and a cliff-hanger.

It did take me a while to get into the book; I was picking it up and putting it down for a week before I sat down and got stuck into it. That may just be me, but it didn't grab me like some books do and was a bit of a slow start. This doesn't take away from the fact that it was an enjoyable read, and can be partly attributed to the fact that since my Wattpad days, I despise reading on my phone and am a paper girly at heart. Once I got into the story, I thoroughly enjoyed it. Will it become my whole personality like Throne of Glass and Fourth Wing? No. Is it a nice little cozy romance, that was an easy read and had a nice sprinkle of spice? Absolutely. Not a lot of spice though don't get too excited. I love a small town romance, add to that a single dad who adores his daughter and looks after his family and those he cares about, in my eyes *insert chef's kiss*. Most of the time I was kicking my feet and smiling at the developing relationship. If I wasn't doing that I was pouting that the characters hadn't figured it out yet.

Like all books there were moments of frustration, sometimes I struggled to follow the time jumps, of which there were a few. On top of that, I don't think I've ever felt more frustrated at a character's decisions. Hello, he's given you everything on a silver platter, take it! This type of book may not be for some people... think Laurie Gilmore's "The Pumpkin Spice Cafe", but for those who do enjoy a cozy small town romance with just a sprinkle of spice, I'm talking less than 5 scenes, in my humble opinion, this book gets an A and I can't wait for the next instalment and the release of the paperback version because God I hate reading on my phone.

after not having the best run with some books recently, this was a lovely breath of fresh air. I had only come across this book recently and noticed it’s cute cover and the fact it was the author’s debut and I thought “why not?” And I’m glad I did check this out as it took me out of a gloomy slump 👍🏻.

From the very beginning I was intrigued and curious to see where things would take me. I’m always a sucker for small town romances, as well as grumpy x sunshine and this delivered on both those tropes! And at 32 chapters it wasted no time, and nor did it drag on at any point 😊🙏🏻. It was cute, cosy, swoon worthy and the spice, though minimal, was well balanced and rewarding 💕.

I liked our main characters together, Margo and Derek had good chemistry and I liked how over time Derek became softer and warm towards Margo. From how he started out to how it ended, he did mellow out and become a golden retriever…but for Margo only though 😋🥹. I also thought the found family element was sweet and wholesome, in terms of Derek’s daughter Tessa, who welcomed Margo into her life pretty quickly 🥹.

The story was simple but effective. The themes and side characters were all well done, but I felt we could’ve elaborated more on the Margaret character (aka Margo’s mum) as she was stuck up and frustrating. Even though Margo did stand up to her, it was done through Derek’s pov, and I feel it could’ve been more satisfying if we were in Margo’s pov instead.

Other than this minor issue, I enjoyed everything else about this book! The epilogue in particular was very cute, romantic and fulfilling 🥹🥰.

Overall I had a nice time with this one and I hope to see the author return with a book 2 that will focus on Lila and Sam as those two were subtly teased in here and I’m intrigued about them 🤓.

This book has made me kick my feet, scream into my hands, and fan myself while my mouth hangs open in excitement.

Derek is a grumpy, older, single dad farmer (and hottie next door), that is willing to do anything kind for the new girl in town to help her out. He’s got a rough exterior and a rocky past that he won’t let anyone get past. Meet Margo, a bubbly dreamer on the move from a big city to a small town—like, a really small town. While trying to prove herself and make her new diner work out, she gets to know Derek, who coincidentally makes her heart skip a beat whenever he’s near.

Calloway does a really good job giving us dual povs without making the book feel repetitive or slow. The story is well-paced and interesting throughout. I couldn’t put it down!

I am completely obsessed with the characters. All of them really do have their own personalities. Calloway does an outstanding job giving us their stories, problems, grievances, etc., and I liked that they had to work out all their problems with themselves by opening up to each other. It really makes her characters dimensional as well.

The writing is simply amazing. Definitely some of the best I’ve come across in my time as an ARC reader. The author was constantly grabbing attention, nothing in here felt boring or repetitive. The only thing I’d want to see changed is more time spent at the Honey Festival—I feel like the problem with the main event was fixed very fast. There were the problems each character was facing individually, so it didn’t seem like everything was sunshine and rainbows the whole time (that’s a good thing!) but the festival could have been more of a problem almost.

Overall I absolutely loved this book and really can’t wait to read more by Calloway ✨ this book simply has to blow up and get super popular, it’s only fair.
