Both Willow and Graham have tension and she was mistaken by him. They have a strong attraction. This is a page turner, Loved it.

Some stories arrive fully formed. This one didn’t.

Christmas with the Tycoon began as a familiar trope of a wealthy outsider and a small mountain town. Somewhere along the way, it slowed down. It softened. It started asking better questions.

Love Changes Lives -
Willow was gearing up for a fight with the developer who had purchased the resort in their small town, but she was shocked to find him willing to consider her input about the changes to the resort. Graham felt an inexplicable connection with Willow from the moment he laid eyes on her, which made his attraction grow the more time he spent with her. The dynamics of Willow and Graham’s working relationship soon changed dramatically after their one night of enjoying unbridled pleasures.

Unfortunately, not long after Willow and Graham settled into their relationship, she overheard a conversation that caused her to question their relationship, but he did everything possible to convince her of his true feelings for her. Graham also took it upon himself to perform an altruistic act in secret, but the small town gossip mill made it the mission to uncover the truth. As luck would have it, Graham and Willow got a chance to have the happy future they wanted.

This was a really entertaining romance story with brilliant characters and an incredible storyline, that had the perfect blend of drama, angst, sweetness and deliciously spicy moments. This book deserves to be on your TBR list.

I received an Advanced Reader Copy and am voluntarily reviewing it. This book surprised me. You know I don't read summaries so I did not know anything about this book. I have grown to love Ms. Nicks' writing so I was not afraid to just jump right in. We are back in Hope Peak. This winter wonderland is getting a makeover. Real estate tycoon, Graham Sinclair, is ready to turn Hearthstone Lodge into some that the town can be proud of. There is one person standing in his way. Willow Grant is the town's manager. She refuses to let a big-time real estate tycoon mess up their town. Hearthstone Lodge is iconic. She wants it to remain that way. Sure, it needs to be restored. Being restored does not mean it has to lose its character. Graham has to figure out a way to integrate Willow's wishes with his plans.

Spending time together makes Grant see the Lodge through Willow's eyes. Will he make the changes that she wants or will he try to appease the executives that want something sleek and modern. That just don't not work in Hope Peak. This town takes over and makes things the way they need to be. This book is not just about Hearthstone Lodge. Readers get to experience an enemies to lovers romance that gives them the steam they are looking for. What will happen when Graham finishes Hearthstone Lodge? Will he stay or will he go? The Hearthstone Lodge was once a beautiful lodge for all to enjoy. Now being empty and rundown, a big city developer wants to tear it down and build luxury resorts. Once he meets Willow and see how she cherishes the lodge, tensions spike. Can Willow and Graham compromise with a plan to save the lodge? Once I started reading, I fell in love with these wonderful characters and this small town. It was heart-warming to see Graham changed his way of thinking once he saw and felt everything through Willow’s eyes. It was warm, emotional and the chemistry between the characters were outstanding. Highly recommend.

If you are looking for a sweet Christmas romance with heat and no drama, then this one is definitely a book for you. I loved how easy Graham and Willow fell into place. From the moment they met, something clicked. Graham was originally in town to restore Hearthstone Lodge. When he meets Willow, those plans change. Now, he wants to make it into something Willow would love. Something they can spend their future years at with their friends and family. Willow is weary at first, but once she spends more time with Graham and sees his new vision, that is it for her. There is no third act break-up. No drama to drag them apart. And I absolutely loved that. It was a sweet, holiday romance with 2 characters finding themselves with each other. So good!.

I enjoyed the characters in this story, Graham and Willow. He's a developer trying to revitalize the historic manor while she's the city manager fighting to keep the heart of the community safe. There was much tension even before they met as she went in believing the worst (preconceived notions). He was surprisingly nothing like she imagined and it unsettled her, in more ways than one. The tension went from being all about the manor to also being between the two of them. This story, in many ways, was unrealistic in real life, but made for a nice fantasy. Graham found in the community something he had been lacking while growing up. He could choose to embrace it now or continue his life on its current trajectory. It's the little moments in this story that make it heartwarming and special.

He doesn't want to destroy memories....

He wants to provide memories for people, especially Willow. Graham comes to town with one focus, but then he meets Willow, really sees the town and realises he has been viewing the world through tired eyes that are trying to impress others with good optics. Willow thaws his heart and it is beautiful to see him embrace his feelings, the history of Hearthstone Lodge and everything the town stands for. A lovely read on Kindle Unlimited.

Willow is Hope Peak's town manager and Graham is a ruthless property tycoon developer out to squeeze the town for profits. Or so she thinks. They clash over the concepts for one of the town's heritage properties, or is it just the chemistry that is making them go crazy? Slowly and unintentionally, Willow gets him to see the emotions and heart of a project that give a project, and life in general, meaning. And he works hard at earning her trust, and her heart, and slowly he gives the town his heart too.

I recently started reading the author's works in various multi-author series, and this story is part of the multi-author Christmas in Hope Peak series, but as a very sweet and swoony story, it might as well have been a Hallmark movie. But better, because it has more steam! This story had just enough depth and emotion for a short-ish story. I really enjoyed it.

p.s. I also enjoyed another book from the Christmas in Hope Peak series,
Christmas with my Grumpy Boss, which was Holden and Atlanta's story, and it was nice to see them as one of the side characters in this story.

Christmas with the Tycoon is another Hope Peak sparkling holiday romance that begins with angst and ends with unexpected romance.
For MFC Willow the local town manager the appearance of MMC developer Graham Sinclair who is set on restoring the abandoned Hearthstone Lodge has set in motion her determination to see him fail regardless of his promises of revitalizing her community which is just fine thank you very much!
A nicely written addition to the series with lots of tension, developing romance, well crafted characters, small town dynamics, passion, and sweet emotion delivering a wonderful holiday read! HEA.

Hope Peak has small town charm to spare, and it is reluctant to let anything take away from that charm. Graham and Willow were butting heads about Hearthstone Lodge; one wanted to revive and add shopping and dining while the other would rather revive and bring it back to what it was before it was abandoned. I loved this one, a billionaire is up against this small town and its local town manager. Will the animosity between Graham and Willow blow any chance the lodge has, or will they work together to not only bring it back from the dead but make it better than it was before but keep that small town charm?.

This is a beautiful love story that brings two souls together and binds them under Christmas magic.

Grant is the business man who wants to transform the inn into a regular property, but finds enemy in the city's council in the shape of Willow. She wants the inn to stay as is, and will have to compromise with Grant.

He finds an allure in Willow, and as they work together, the close proximity, the insights, will make them realize that theirs is bigger than just a fling. It is love, and they will seal it with passion.


What started as a business deal, quickly became love, home and a true partenership. A great read!!.

This was another heart warming romance by this author and a great addition to the series. Graham is a developer that has lost the shine to his view of the world. When he meets Willow and she shows him her world through her eyes, he has quite the change of heart about his planned project. This was definitely a read with plenty of emotions, building of trust and a hot romance, making it sweet, swoony and spicy. Good fun!

I really enjoyed this holiday novella. Opal Nicks wrote a sweet and spicy romance that had real heart. Willow was a bit prickly to start, but it soon became evident why she was so worried about the changes that might come to her beloved town. Graham, meanwhile, was dreamy from the beginning. The writing was great and the story entertaining. Recommended.

Christmas In Hope Peak story of Graham Sinclair and Willow Grant. That tension was a page turner knew they would end up between the sheets five alarm chemistry story. These two may have started off rivals but they sure do make an adorable couple.

What a great book but then I haven't read an Opal Nicks book I haven't enjoyed. Graham is a developer who goes to renovate an old rundown lodge but comes up against Willow, the town manager. Their HEA is well-written and heart-warming. Not to be missed.

I really enjoyed this story overall. I thought it was very well written. I was glad that there wasn’t ever a third act breakup. He was devoted to her the whole time. The spicy scenes were great too. Overall, it was great. I recommend it.

He cam to redo the Hearthstone Hotel she is the one standing tall in front of him. Can she see that she’s not a pushover and give him a different way to view the hotel? She is the town manager and he the developer who has come to change things. Go on a journey to see what Willow has in store for Graham.

Liked this slow burn romance, as this was more mentally falling in love with each other and admiring the other for their dedication and work ethic. Enjoyed how Graham understands the importance of the town history and what it means to the people and Willow who all live in this quaint town.

Sweet and short. Instalove in a small town. A strong, fiercely loyal female lead who wants the town to stay as is. A determined male lead who just wants to add to the current value and bring the town revenue. Steamy and quick Christmas story.
