Nothing new vs. other books, amateur or deliberate financial mistakes

This book doesn't offer anything new or actually insightful. I've read around 30 books about short term rental investing and this book is one of the most high-level, vague books out there. It doesn't really go into any details to actually teach you anything. "Invest in markets that appreciate at 7%+ annually" isn't helpful advice if you don't teach your reader how you would find those markets to begin with. There are also numerous things in here that the author is either straight up wrong about or is deliberately incorrect because it makes the financials of his deals look better. You still pay depreciation recapture if you sell after 5 years of ownership. The amount that you reduce your taxable income by when using the STR tax loophole is not the amount of money you saved on taxes. You have to multiply that by your effective tax rate since it just reduces your taxable income by that amount, not your taxes by that amount. You are double counting cash flow and debt pay down by using your original cash flow numbers, then giving the advice to make extra mortgage payments and adding that as additional debt paydown. That shouldn't be counted twice. If I cash flow $10k and use it to make early principle payments on my mortgage, I did not make $20k somehow. These are some examples of when the author overstates the performance of his properties by being subtly wrong about his finances to make him look more successful than he is.
