Jocelyn Martinez loves romance books, but ever the skeptic, she doesn’t believe that they are anything more than some great fairy tales.

Loved this book so so much! Two people who were estranged from their families came together and it’s so fun to watch them mend relationships while also figuring out their own with each other. Loved Jocelyn and Hutch and loved the side characters too!!- By Megan





Trusting Romance is a friends to lovers story between Jocelyn and Hutch.
Jocelyn is studying for her degree and working at a romance book store to make ends meet.
But she is at a cross roads in her life,as she doesn't know what she wants to do with her life.
She has alot going on.
Hutch is an ex-Football player an injury ended his career in football and I think he mourns his old life..he is not satisfied or happy with his life and his mundane job.
They both have trust issues and become friends who have feelings other than friendship for eachother,but they are afraid to cross that line...But they do cross the line in a huge way on a trip away...They are meant to be because they have so much chemistry.
Hutch is such a sweetie he would do anything to make Jocelyn happy and unknowingly he does just that by being there for her,when she has to face someone from her past who comes back into her life.
I loved the banter and dialogue betweem them as a couple and also between the circle of friends they have.
I haven't read all of the other books in this series and you don't have to but I think I would have preferred it if I would have read them..but everyone is diferent with what they prefer.
I like S.E.Rose's writing and Trusting romance is a great read,that I found very enjoyable.

This was a cute romance about a close friendship turning into more and there were parts that were done really well and other parts where I had enough.

Jocelyn has had a crush on Hutch for a long time but she is afraid to act on her feelings as she doesn't want to lose the friendship. It's cute at first but then it drags on quite a bit and you get a little tired of her indecisiveness. She also has some dad issues which is a little of a struggle as well as it just goes on for so long with her talking about it but no real action.

Hutch is less annoying but he is trying for so long to see who keeps leaving flowers on a bench and I was a little frustrated at how that ended. I did find his relationship with the racoon interesting and it was a close bond that developed between the two. That being said Hutch had his own family issues and I thought it was a little frustrating that this book had so many communication issues.

There was so much flirting back and forth and I don't want to lose the friendship and then things finally progressed to fall apart so quickly again. This book had a central theme of bad communication and I really liked parts but the frustrating parts were definitely there throughout stemming from nobody being able to talk to one another.

I do enjoy this author and I am looking forward to reading more and hoping that this one was just a one off and the next book has better communication. I know stories need a struggle but this one just had so many problems due to everyone making presumptions. 3.5 Stars- Rebecca

As always S.E Rose does it again. How can you not love the people at 111 Hearts Lane. With each story they get better and better. Hutch is a big ex football player that got hurt and can’t play anymore and has the nickname of “Viking”. Jocelyn is the girl that works in the bookstore and is in college. Their paths crossed a few months prior and they became best friends. They both have a thing for each other and they don’t want to mess up their friendship so neither has said anything. However, one trip abroad allowed them to finally put that feeling aside and to try taking things slowly to see if they have the chemistry. That didn’t last long cause it’s there 100%. Even their friends know it and are not shocked when it finally comes out.
They are there for each other but when something’s get a little rough (her dad coming back in the picture and him rekindling his relationship with his family) they listen to each other. Until one day when they both have to figure out things and they need some space. That didn’t last long and they soon figure out they need each other to really make sure they are the best they can be.
With a little help from their friends and family, they finally come back together. This is a great story and it’s fun to see the building residents still growing and playing parts in each story. You still get the crazy old aunts, the building owner Al and his fatherly ways and all the comes in between. Oh and insert one outspoken little girl, some sex toys and a peanut loving raccoon! I highly recommend this book and all the others this series. I recommend S.E Rose to anyone looking for some good laughs!

Trusting Romance is book four in the Romances in the Building series by S.E. Rose.
This book starts out with Hutch heading to the park to find out who keeps leaving the flowers on the park bench every day.

He has been trying to find the person behind the flower mystery for months. Jocelyn sits and watches him from the window in the bookstore, where she works. In another time, she would be trying to date him. With his striking blue eyes and giant Viking physique. But she’s been burned to many times by family, friends, men. She knows that her and Hutch are just friends, friends who flirt sometimes. But nothing more.

Hutch is an ex-linebacker, who now works in the city after a farming tractor accident. He works for a financial firm helping professional athletes grow their portfolios. As Hutch struggles with where he is in his life and the conflicting issues he has with his family, you want to root for him as he is absolutely the sweetest man.

Jocelyn has been working that Roxy’s bookstore and finishing her degree. She is struggling with where her life is and where it is going.

When they take a vacation to Puerto Rico things start to change. This book is a wonderment of apartment living, romances and family.

Everyone from different back grounds come together as one.

I can’t get enough of this series. Simply different and beautiful. I loved reading how Hutch and Jocelyn dropped their insecurities and began to trust each other. The banter of everyone in the building is infectious. I recommend all of the books leading up to this one.

You won’t find a more amazing journey to take. Highly recommend.

I've been looking forward to Hutch's story, I was hoping to find out about who has been leaving the flowers on the bench...... but not yet.

You don't need to have read the previous books in this series, but each one if a different couple from the same apartment block and they are all friends. Each is a standalone but I would recommend reading them in order.

Jocelyn works in the bookstore and is an honorary member of the apartment block family. She has dealt with a lot of trust issues from her families past, which makes her very guarded. Hutch, a former football player whose career ended after a bad accident. He’s also struggling with his own family baggage and isn’t sure if he’s ready to open up to anyone again. The two of them have a great foundation as friends, but things get interesting when they end up staying in the same guesthouse during a group trip.

I absolutely love the "found family" vibe within the apartment building. The neighbours are so close-knit and supportive that they really feel like a family. Their banter and the way they all look out for one another adds a lot of heart to the series. Everyone in the group can see the chemistry between Jocelyn and Hutch

It takes them a while, but its so sweet when they finally move from friends to lovers. There are a few bumps in the road as they both start to deal with their family issues.

I’ve been spoilt of late catching up with my book peeps ❣️📚

Everyone needs a little Viking (Hutch) in their life ! He may be a big man but don’t let that fool you his heart is all jello ❣️ hello he’s trying to solve a floral mystery and makes friends with a trash panda and names him/her Clive !!!! How can you not fall in love with him !?!?

Jocelyn love her job at the bookstore and happy hour with Al and the other tenants but they’re more like family really anywho she’s got to write a paper and she’s struggling on what to write and she’s crushing so hard on Hutch so when Hitch takes everyone on holiday she’s both excited and nervous ….

Jocelyn also has dad issues and is convinced she sees him about town and while on holiday in Porto Rica she traces her family and gets to meet people that accept with open arms , it was precious to be part of the family reunion . Everyone jumps on board to help solve the mystery of her dad and I can’t help but be angry with him and sad at the same time such unnecessary heartache that could’ve been avoided

Hitch has family issues as well and restoration of his family is important and again so much heartache that could’ve been avoided so in both cases communication would’ve been key 😉

Hutch and Jocelyn finally cross that line of friends to lovers and man they’re so good together I was cheering from the side and whooping all the way 😍

My heart is full , I’ve caught up with old friends , I laughed ( especially the pool antics ) I cried and just had good time with good folk 🥰📚

It's fantastic to be back with these characters!

Book 4 in this series focuses on Jocelyn and Hutch, and is a friends to lovers story. Finding out why Hutch's football career ended and how he behaved afterwards was sad. He's also stuck in a job that isn't what he wants to be doing. Focusing on the bench flowers and why that mystery surrounding it has been focusing for him.
Jocelyn is working hard to complete here degree, and figure out her next steps. Her friendship with Hutch gives her a solid foundation to figure out where she wants to be. These two are ignoring the intense chemistry between them, not wanting to risk the friendship between them. On a group vacation, it becomes impossible to resist. So sweet, steamy, and everything expected from this couple.

The banter and relationships between the inhabitants of the building is my favorite part of this book and series. The best way to enjoy this book is to have consumed the others first, so the connections and inside jokes and references make sense. This is easy to connect with the characters and the friend group relationships, and I highly recommend this author and this series.

This is Hutch and Jocelyn's story, where friendship turns into something more. This is a heart-warming story, both characters have their own personal struggles, and trust is an issue; having common ground makes it easier to forge a new life together. We love the "found family" aspect Hutch's building has, which is endearing to see.

The characters are fantastic, and the banter is hilarious. We love them all. Let's not forget everyone's favorite princess, Ava, who steals the spotlight among the characters. The chemistry between Hutch and Jocelyn is beautiful, hot, and sexy.

This latest story was engaging with Hutch's new friend, adding to the comical relief. We found Jocelyn and Hutch to be the perfect match. Hutch was one of those swoony characters you can't help but fall for, as he is so sweet, kind, and loving. Although this couple has a few bumps in the road, their friends are there to support them in everyway they can.

This story is filled with emotion, some expected turn of events, forgiveness, healing, family, and beautiful friendships the enriches one's life for the better. This reader found their self smiling and laughing throughout, and the perfect light read for the awful weather we have been having of late something to brighten our day.

These two friend zoned each other so hard I thought they'd never break free!

Hutch is the epitomes of cinnamon roll MC. He may be a former high profile football player but he has more than 2 brain cells, he has a big, squishy heart and he knows that love can be a fickle beastie!

Jocelyn has been around Hutch for a while now. A a friend and employee of the bookstore in the ground floor of his building. She's slightly younger than him but has such a mature outlook on life, having been the glue that keeps her family together.

They both have some emotional baggage to work through, including abandonment, family issues, loss of career, being cheated on. They may be dinged up but they both have a lot to give to a partner. They are just so easy together. Even forced into tight living quarters, they banter and bicker and it takes them a while to see the sparks that are most definitely there.

The apartment building is a little love-filled village all on its own. They look after each other, care for each other, build each other up when needed and will gladly smack you over the head when you need it! Sweet, smexy, spicy but not overly - we need more please!

Trusting Romance is a fantastic read. I love Hutch and Jocelyn so much. Hutch is an ex football player who is a tad bit obsessed with the mystery behind the flowers in the park. He will make you giggle not only in this book but the series as he tries to catch who is behind it. You feel for him as he works through his accident and how it affects his relationship with his family. Jocelyn works in the book store and is a grad student who has no idea what she wants to do. There has always been this flirty banter between Hutch and Jocelyn which I love so much. I love how close they are and how supportive they are with each other. You feel for Jocelyn as she discovers family she did not know about and her reappearance of her father. You root so hard for this couple as they work through everything. You will just giggle a lot in this one. I cannot wait for the next book in this series. I cannot get enough of the Romances in the Building series. You need to one click Hutch and Jocelyn's story today.

This is the fourth book in this impressive series, and this is Jocelyn and Hutch’s story.
Jocely loves romance and is working in a romance bookstore while she finishes her graduate degree and has no clue what her future holds. Hutch is a former football player, who thought he had it all, the perfect girlfriend, his dream of playing football, and a home near his family’s farm. When Hutch is injured in a tractor accident, his world crumbles, and he is now living in the city with a job to pay his bills, and with trust issues. Jocely and Hutch become friends and have consoled each other, but when they share a guesthouse with a group of friends, their feeling for each other cannot be ignored.
This is a well written easy to read story, with found family, friendships, emotions, trust issues, friends / lovers, opposites attract, close proximity, challenges, humour, witty banter, undeniable chemistry, and love, which leads to an entertaining rom com.
I look forward to reading more from this talented author whose work I highly recommend.

We are back to Hearts Lane for some fun with this found family. I have been waiting patiently for Hutch's story.
Hutch certainly has some of his own things to work through before he is ready to jump into a relationship. He has been coasting through since loosing his football career. He distanced himself from his family, letting his own thoughts tell the story. But for some reason Jocelyn just pulled him in. He wants to spend time with her.
Jocelyn is working towards finishing her schooling. Trying to decide what is next for her. But when she thinks she sees her father she has talked to in years, it brings back lots if hurts from her past. Hutch is a safe place and makes her feel seen.
Hutch and Jocelyn have become very good friends over the past months and both are afraid to loose what they have. But the more time they spend together the more thoughts are wandering to something different. Will they cross that line?

This series really is very enjoyable to read and just laugh out loud every single time when I read a story but it's also mixed with a lot of feels; it was the perfect mixture. I truly enjoyed the chemistry between Jocelyn & Hutch but there was also something more that held so many emotions which brought tears in my eyes because of what they were going through. A great story.

Jocelyn & Hutch have known each other for a while and their relationship was always platonic but there's always been a spark between them, even if they didn't realise. Both have been through a lot and are trying to work through what has happened but they are finding comfort with each other and a peace that neither really thought they'd find together but they've been very supportive of each other. As time goes on, the feelings between them grow stronger and finally they seem to acknowledge their attraction. Even with everything that's happening, love is finding its way... Will everything work out in the end of it all?...

Oh, Jocelyn. She frustrated me. I know she’s trying to figure a lot out, but she shuts down and closes herself off to do it. I mean, I get it. I just wish she’d have more faith in herself and her ability to make it to the other side.

Oddly, Hutch gets it. He gets her. He almost makes the same mistake, but figures out (with some help) that he needs to work through and confront his past, as well. That makes for some difficult, emotional conversations, yet also for healing to begin. And he’s determined to prove to Jocelyn that they are meant to be. Now. Not when they think they have enough sorted out to be great together.

Now, we’re no steps closer to the flower mystery. We have another mystery. We have Cliff, who I adore. And we’re just about there with finding out whether or not a seemingly oblivious duo is meant for more than friendship. I have a feeling it’s going to be full of angst, love, worry, and maybe some answers in the end!

It was so great to be back with this crew. I missed the banter and inside jokes between them all. This is Jocelyn and Hutch’s story. I’m not a huge friends-to-lovers fan, but I really enjoyed this one. Joce and Hutch really get each other and really are best friends, but are also attracted to each other. They both avoid it until they can no longer. Then their traumas seem to come to a head at the same time and Joce seems to get cold feet and wants to take time. Jocelyn doesn’t know what she really wants to do with her life, but she is working on finishing her graduate degree. I love that for her and Hutch is such a cinnamon roll hero that would do anything to make her happy. They couldn’t be more perfect for each other, but they definitely need to work on their trust issues. This is a standalone, but in my opinion is best read in order. I definitely recommend this if you like friends-to-lovers.

I loved this book! Okay, so I loved books 1, 2, and 3, but this one was different. I feel like I am right there with them going through each day. The storyline was relatable, the fears believable, and the relationship was so sweet to watch it grow. My heart broke when theirs broke and my heart sang when theirs sang. I did not want the story to end.

The continuation of the stories for all of the characters was fun! Their banter gave me lots of laughs, but the boats in the pool with Ava was the best! Do yourself a favor and read the entire series. Each book builds on the characters and their relationships. The funny insider jokes will make more sense when you start at the beginning. S.E. Rose outdoes herself with every series she writes.

This is book 4 and Hutch and Jocelyn's story.
What a perfect heartwarming read. Both of our main characters have trust issues but they value their friendship.
I love the banter between everyone at 111 Hearts Lane.
They are the found family that they all need. Although Jocelyn doesn't reside there she is a token member because of working in the bookshop.
One trip away with everyone has them letting loose and seeing if they put their friendship aside they can pursue more.
It takes them a while but when they do get things right they are perfect for each other.
There are few bumps in the road because of family issues but they realise they are better together.
This one was pulling at my heartstrings and laughing out loud at the same time.
I loved this story. A definite must read.

Trusting Romance is Hutchins Cromwell and Jocelyn Martinez’s friends to lovers, opposites attract romance story and it’s book four in the Romances in The Building Series.
When Hutch’s football career comes to an end friendship is all he has to offer or so he believes and it’s not long before he forms a friendship with Jocelyn who is working hard to finish her degree. Problem is both are hiding their real feelings until they go on a group vacation………
This is a beautifully written romance story, it’s got great characters, witty banter and sizzling chemistry. I smiled and I swooned as I cheered this couple on.

‘I’m supposed to not have a crush on my best friend.’

Jocelyn and Hutch just clicked when they met months before and while each harbors feelings for the other, neither trust themselves to venture out of the friends zone, until they do. Throw in their family complications and a gang of interfering friends and you get a sweet love story with a ton of spice...and the still unsolved question of exactly where those flowers are coming from!

Trusting Romance is romantic, with some angst, sweet overtones and witty banter in this fast paced story.

This is Jocelyn Martinez and Hutch Cromwell’s story and it was an entertaining read.

Jocelyn and Hutch could not be more opposite and yet somehow they gel.

The chemistry between them is intense. What will happen when lines get crossed?

Another fabulous story from the residents of Heart lane,this book made me smile, Jocelyn and Hutch tried so hard to deny their feelings,but love always has a way, a story full of lessons learnt the hard way and friends who never give up on each other, still waiting to see who the mystery flower person is lol!

Overall this series has been a joy to read and I’ll be sad when it ends. The tenants of 111 Hearts Lane becoming a found family that is so accepting adds to much warmth to each couples story.
Hutch and Jocelyn’s friend’s to lovers story is sweet and a little steamy. There’s good banter between them that adds to their chemistry. Both character’s have some stuff they’re dealing with family wise which provides a little angst which rounds out the story.
