Don't Go Downstairs: A Psychological Thriller

Rate this book
Enjoy your stay! There’s only one rule…

After three decades of marriage, Deb and Larry are in a rut. So when the chance to spend a whole week at a Long Island seaside cottage comes up, they take it. A week on the beach could be just what they need. The best part? It’s completely free.

There’s just one Don’t go downstairs into the basement.

But soon after arriving at the beautiful home that belongs to a separated couple, a hurricane brings rain and road-flooding that traps them inside for longer than they’d like.

The longer Deb and Larry are forced to stay, the more they learn about the owners of the house. The loud arguments, the sudden separation. The fact no one has seen the wife since. As their questions grow, so does the temptation to break that one rule.

Because the only way to get answers is to go downstairs.

But if they do, the whole horrifying truth will be revealed.

Fans of Freida McFadden, Daniel Hurst, and Kiersten Modglin won’t be able to put down this binge-able thriller that’ll keep you guessing to the very end.

This is my 4th book by Jack Dane. I love how he has me so invested so fast. This book in particular drew me in by the married couple being in a rut and needing to find a way to get out of it. When they decide to go on vacation all expectations change. Insecurities play a major part in the book but to me it just made the characters more real. I would put Jack Dane in the running for my favorite authors like James Patterson and Stephen King. Love the short chapters and easy flow. This book got me out of a reading slump!

I read The Apartment Across the Hall when it first came out, and I can confidently say three things about Jack Dane:

1. He has genuinely unique ideas that stand out in a crowded thriller market.
2. His summaries always hook you in.
3. His writing is getting steadily better.

He managed to write a very creepy atmosphere, and the marital conflict felt real, those moments of miscommunication and resentment had a sting of realism that made the characters feel alive.

Now, I didn’t really like the cartoonish way the final showdown played out.
As for the exact ending, I would have preferred the “obvious” direction that this book looked like it was going into and I would have loved more interpersonal connection between the characters in the book, it would have felt more satisfying and consistent with the rest of the book’s momentum.

Overall, though, this was an intriguing, eerie entry from Dane, and while not all of the choices worked for me, I can see his writing continuing to grow and I’m definitely curious to pick up his other releases!

This is a super fast thriller with enough twists to keep you reading.

The logic is...iffy.

While I generally liked our characters, I did find them a bit thinly drawn. There wasn't a whole lot of substance there.

It's definitely an entertaining beach read and sometimes that's all you really need.

The title is what caught my attention first. It sounded so daunting! Spooky even. And since I'm a huge fan of psychological thrillers I knew I had to give it a go. At first I found it kind of boring. A struggling marriage and a boring couple stuck in a rut. I stuck with it though and am glad I did. It picked up in the middle and things became eerie. The suspense of what was happening in the house this couple swapped for was palpable. Then when the couple finally go down to the basement that's when all of the action and excitement starts to happen! It was so much fun and very entertaining! Who did what to who?! If most of the first half wouldn't have been boring to me I would've given it 5 stars. It was still a pretty good thriller.

“Don’t Go Downstairs” is a fast-paced thriller that had me turning the pages quickly. The story involves Deb and Larry, whose marriage has grown a bit stale after many years. In an attempt to rekindle their relationship, Deb decides to sign up for a “house swap” where they will switch houses with someone else. The man whose house they are staying in tells them to make themselves at home - except do NOT go in the basement.

Unfortunately, weird things start happening not long after they arrive. I did figure out some of the twists but still found some surprises at the end. This was a quick read and it kept me entertained throughout. Definitely would recommend this if you enjoy thrillers!

Thank you to the author for sending me an ARC of this in exchange for an honest review.

Full of twists and turns and lots of surprises. This is the first Jack Dane book that I had a suspicion about a character but it did trick me on others. I felt for the main characters and it had me questioning everyone and what part they played. A great suspenseful psychological thriller full of unsuspected events.

Disclaimer: I got this book as a free eARC, however all thoughts and opinions voiced are completely mine.

Wow, Jack has done it again! I read this book in 4.5 hours straight. I just could not put it down. I was kept on the edge of my seat constantly!

The beginning of the book was a bit fast paced, I felt like we were going from one thing to the next quite quickly, but in the end it served the story pretty well.

We basically read the book through the eyes of the main character, and we find out she is going through a slump in her marriage. It’s a storyline told many times, but I actually felt like I was in it. I felt like the main character, and I actually got angry with her, I felt like it was my marriage, it was so well written!

Then of course they end up going to the house, and starting from the moment they get here my heart rate kept going up. There were so many times where I thought one thing was going to happen and then I was completely surprised by something else. This is definitely how Jack writes. This is the third book by Jack that I have read and he does not fail to disappoint. At no point did I think I knew what was going on and actually got it right. Well, this time I got one thing right knowing how Jack writes, but still got surprised by everything else. I even knew to look out for hidden surprises and it still did not make me know what was going to happen at all.

It was definitely a thrilling read, and definitely a psychological read. So many twists and turns, and so many times where I took over the feelings and emotions of Debra (main character).

Two times I cried, good cries, bad cries, who knows. You’ll have to find out yourself. Absolutely a book I would recommend and would spend my own money on!

Hope it brings you as much reading fun as it did me!

DON'T GO DOWNSTAIRS
-Jack Dane

Don't go downstairs is a fast paced, twisty and intense thriller. When I read the blurb of the book I was instantly hooked and the cover is also appealing so I had to request it and could not wait for it to appear on my kindle. Devoured in just two days this one was quick read.

Debra Walsh is going through a mid-life crises where she is not sure of anything, be it about her career or her relationship with her husband Larry. In order to save her marriage from falling apart she makes a desperate attempt to go for a house exchange scheme once shared by her friend.

A pretty cottage with a beach at the front on Long Island should be perfect to get revive the lost spark between her and Larry but the bad storm, the nosy neighbor and the weird things that starts to happen around the house along with the only warning given by Kevin (the house owner) DON'T GO DOWNSTAIRS starts to make Debra uncertain about it all.

With the trip taken to save her relationship turns into the fight to save her life Debra has to make sure to make it out alive, with or without Larry.

I really loved the setting of the book, the build up and the twist were so amazing, I couldn't have guessed it ever. The characters felt real, Debra's struggle to save her relationship, the creepy setting of the house, the secrets were all beautifully put together.

Though I really enjoyed the book there were some things that were left unexplained with the end that was rushed and dramatic making it short of a five star read for me.

This was my first Jack Dane's book and I really enjoyed the overall experience.
Thank you @netgalley and Xpresso book tours for the ARC of the book.

This is what I would consider potato chip reading: it's easy, not exactly great, but it's addictive and absolutely satisfies. Was this the most groundbreaking read of 2025? Definitely not. Is it entertaining, twisty, and good fun? Absolutely!

Let's get one thing clear - Jack Dane is genuinely a good writer. I've come across some stinkers, where characters are cardboard cutouts of humanoid-like people, or the plot is so haphazardly thrown together I wonder if the author just started writing and hit send without thinking it through. Not so with Dane's writing; the two main characters - and especially our narrator Deb - were fleshed out and realistic. When they did something, it wasn't simply to further the plot, but there was motivation behind their actions.

There were definitely some contrived plot twists, it could sometimes get a little corny, and not everything made total sense, but that's okay. It was fun, kept my interest, and genuinely had me second guessing myself as I read along. In the world of psychological thrillers, you could absolutely do worse than this one. It's a definite recommend for a quick, palate cleansing read!

Thank you to the publisher, author, and NetGalley for an ARC of this book!

Y’all, this book had me side-eyeing my own basement like it was plotting against me. Deb and Larry—married thirty years and stuck in a rut—take a free week at a Long Island beach house, only to be trapped inside by a hurricane. Cozy, right? Wrong. There’s one rule: Don’t go downstairs. Of course, curiosity wins.

Dane nails that mix of humor and dread. You can practically hear the sighs, taste the stale coffee, and feel the damp salt air pressing in. Deb and Larry’s banter is real, relatable, and made me laugh even as I squirmed at the growing tension. The basement? Terrifying, quietly twisted, and utterly irresistible.

My only tiny gripe? The setup drags a bit before the horror hits. But once it does—wow. Creepy, storm-soaked, and deliciously unsettling, this story will haunt your imagination long after the last page. Just… don’t open that basement door.

This was a great, fast-paced, twisty book like many others of Jack Dane’s. Definitely one of my favorites by him. When you’re thinking one thing, theres a twist and it kept me on my toes. I loved how it was a nice quick read as well.
Don’t Go Downstairs revolves around Deb and Larry. A middle-aged couple with marriage troubles looking to rekindle what they once had. They decide to take a week vacation, kind of like Airbnb, they rented a house but in exchange for the owner to rent theirs for the week. The owner gave them full access to the home, food, utensils, everything but only one rule: don’t go downstairs. It turns out being nothing like they imagined. This book will keep you on your toes wanting to find out more.

Finding this wonderful way to get away without the hefty price tag is a great way to rekindle your love for each other.
I love this great thing of a way to switch houses for a specified amount of time, no cost incurred. Sounds kind of unbelievable.
Vacations are a tremendous expense!
So, with the one little bitty directive, 'Don't go downstairs'... could there be something else amiss...
The way Jack Dane writes, YES! There is much going on besides rekindling love. But it is not what I thought it might be.
Thank you, Jack Dane, for another great story!

I was lucky enough to receive an ARC copy of this book.

Deb and Larry’s marriage has become dull and boring. Deb goes online to try to find something one of her friends had mentioned about swapping houses, so her and Larry can get away and try to rekindle their marriage. She finds the site and matches with a few houses and then closes the laptop and moves on with the day.

The next day or later that day she opens the laptop to find a notification from Kevin. He offers his beautiful mansion on the ocean in exchange for their place in the city. Deb can hardly believe how lucky they were. His only rule was to not go in the basement. They decide to leave that weekend. Kevin had warned them that the house creaks and bangs and makes noises, but it’s safe and don’t go in the basement.

They arrive at the house and bring their things in to unpack. At some point, Deb meets the neighbor, Cheryl who tells her the house is bad. Deb keeps that in the back of her mind. A woman shows up at the door and claims Kevin sent her and that she was there to clean the house. Deb tells her it’s not possible since they just got there and don’t need cleaning. Deb continues to correspond with Kevin about the weather and she mentions that she saw he went to a school that her husband had gone to and it turns out that Kevin knows Larry.

Lots of weird things start happening in the house, but you will have to read the book to find out. It will blow your mind. There are so many twists and turns you won’t see coming, so buckle up and enjoy the ride.

Title: Don't Go Downstairs
Author: Jack Dane
Rating: ⭐️⭐️⭐️⭐️
Publication Date: August 29, 2025

I had previously read only one of this author's books, and I LOVED it, so I was excited to jump into his newest.

Right from the beginning, I felt sorry for Deb. Her marriage seemed to be in a rut, and she really just wanted to get the spark in her marriage back.

This was a fast-paced, quick read that had some unexpected twists. I honestly didn't predict the ending, so it took me by surprise. This book had me hooked and guessing from the beginning.

Definitely add this one to your TBR list!

Honestly I LOVED this book. It is a very fast read and I probably could’ve finished it in one day had I had the time.

It keeps pace pretty quick and doesn’t take long to get you hooked at the beginning. I do like the twists and turns, as they definitely surprised me this time! There were a few parts where it seemed like we skimmed over something kind of important but I don’t love when authors are overly detailed anyways so it works here. I definitely recommend this book, and the others by Jack as they’ve all been really good so far!

“She’s finally cornered, and no longer able to write her own story. That pen has run out of ink.”

Don’t Go Downstairs is a very easy, twisty read that I devoured in one afternoon. It hooked me quickly and didn’t let go. As an animal lover (more of a dog person, but I’ll admit I have a soft spot for cats too), I especially loved that Deb shares that affection – and it turns out the kitten isn’t just there for background comfort, but plays an unexpectedly important role in the story👀

This was my first Jack Dane novel, and based on how much fun this one was, it definitely won’t be my last.

I received this book as an ARC from the author, Jack Dane. It was a fast read and could be considered entertaining but I just felt the way the female character reacted to situations was unrealistic. The characters lacked depth and it just seemed there were holes in the story. I do enjoy Jack Dane's stories and appreciate receiving a copy.

This was a fast-paced thriller that quickly pulled me into the story and I couldn’t stop reading it to find out what would happen next. Deb and Larry decide to house-swap to a seaside cottage on Long Island. Deb is hoping to rekindle her marriage with Larry. All seems good and Deb is excited to get away; however, there is one condition: don’t go down into the basement. What is this about? Once there, they hear some strange noises in the night. Should they be concerned or is it just an old house with some odd noises? I enjoyed the first half of the story a little more than the second half, as I liked the build up and suspense. The second half had lots of twists and turns, although I did find some aspects seemed a little unbelievable. Overall, an exciting and action-packed read!
Thank you to the author for an ARC of this story. I can’t wait to read more from this author.

Jack Dane delivers a hauntingly twisted psychological thriller that keeps the reader on edge from start to finish. At its heart, this is Deb’s story—a woman determined to reconnect with her husband and breathe new life into their strained relationship. What should have been a chance at renewal, however, quickly turns into something far darker, as the couple realizes their surroundings and circumstances are not at all what they seem.

What makes this novel especially compelling is the way Dane layers tension. The unease starts quietly, almost innocently, and then steadily grows until it becomes impossible to ignore. The atmosphere is richly detailed, painting an ominous backdrop that seeps into every interaction and every discovery. Each chapter reveals just enough to pull you deeper, while still holding back enough to keep you questioning, making the eventual revelations all the more shocking.

Deb’s perspective grounds the story, allowing the reader to feel her hope, her doubts, and her creeping sense of dread. Her relationship with her husband adds an emotional weight that makes the unfolding horror even more effective, because beneath the twists and the chills lies a very human struggle—the desire for connection and the fear of losing it.

Dane’s prose is crisp yet evocative, offering the perfect balance of description and pacing. He avoids unnecessary filler and instead crafts a story that feels both fast-moving and richly developed. The slow-burn buildup is especially effective, tightening the suspense until the reader feels just as trapped in the tension as the characters themselves.

Don’t Go Downstairs is more than just a creepy tale—it’s an exploration of trust, relationships, and the terrifying consequences of uncovering truths best left hidden. Readers who enjoy psychological suspense with a chilling edge will find themselves hooked from the opening page and deeply unsettled by the finale. This is a book that lingers, forcing you to think twice about what might be waiting in the dark.

This book is really good and I really loved getting to read it. I do not think I have ever read one of Jack Dane's books that I have not liked. Jack has a way of writing that has you jumping right into the story and not leaving it until the book is done. So if you are looking for a great suspensive thriller you have found it in "Don't Go Downstairs." Check out the book and let us know what you think.

This is a book about Larry and Deb and after three decades of marriage they seem to be in a rut now. They always do the same things over and over and never anything exciting. So Deb is looking for something to get them out of the rut, something that does not cost a fortune as their funds are tight. A co-worker had told her of a house exchange program and she was researching that idea. She ran across an offer of a chance to spend a whole week at a Long Island seaside cottage and she takes it. Oh a week at the beach that costs nothing what better deal could she find. All she has to do is pack and convince Larry of the idea. Kevin Petersen had seen pictures of their place and he said it would be perfect for what he needs and so much closer to the city.

Kevin has reminded me again of his one rule: Don’t go downstairs into the basement.

The cottage is gorgeous and they are going to have a fantastic week and then shortly after they arrived there is a hurricane that brings a lot of rain and road-flooding that keep them inside, The more they have to stay indoors the more they learn of the owners of the house. They had a lot of loud arguments and then the sudden separation. No one has seen the wife since then. So what is going on? Is the wife dead? Is she locked away in the basement and that is the weird noise they have been hearing late at night? Shall they go down to the basement?

An enjoyable read

I’ve been binge-reading Jack Dane’s books lately, and Don’t Go Downstairs marks the fourth one I’ve picked up. What I admire most about this author is how each story feels fresh, even while staying true to his signature style of psychological suspense.

This time, the spotlight falls on Deb, a middle-aged woman whose marriage with Larry has lost its spark. I found both characters compelling and wholesome, with their relationship struggles adding a very real layer to the story. Their dynamic isn’t just filler—it deepens the central dilemma and makes the unfolding mystery even more intriguing. Even Sprinkles, their pet, had a small but memorable presence that added charm to the narrative.

The seaside cottage setting was another highlight for me. Dane’s writing transported me right beside Deb as she lay awake at night, hearing strange noises and wondering what lurked beneath their feet. The recurring question—why are they forbidden to go into the basement?—keeps the tension simmering throughout.

Unlike some of the author’s other works, this book keeps the cast tight, with only a handful of supporting characters. This worked surprisingly well, as each one contributed meaningfully to the plot without cluttering the storyline.

One of the reasons I keep coming back to Dane is his ability to deliver shocking twists, especially in the climaxes. While Don’t Go Downstairs didn’t pack as many jaw-dropping surprises as I’ve come to expect, the ending was still satisfying and tied everything together neatly.

Overall, this is another engaging entry in Jack Dane’s growing collection of psychological thrillers. With its atmospheric setting, relatable characters, and steady suspense, it’s an enjoyable read that left me turning the pages late into the night.

I can usually read one of Jack’s books in a couple of days, and this one is no different. His newest psychological thriller, “Don’t Go Downstairs” is a quick and easy read with lots of twists and turns. Debra, and her husband Larry, have been married for 35 years and Debra feels as if Larry is beginning to become distant. To try to liven their marriage up a little she decides to plan a last minute getaway in Long Island, where she finds a cute little cottage on the beach. Larry reluctantly agrees to her idea. She finds al the cottage on a site where homeowners switch houses for the length of the stay. The owner of the cottage, Kevin, leaves her instructions about the house with strict instructions on not to go down the basement under any circumstances. As they begin and continue their stay at this cottage, strange sounds and noises begin to bother them. Debra finds out history of the homeowners and begins to draw her own conclusions. Is she right? Did she miss something? Is someone close to her in on it?
I was not expecting the twists at all and I was shocked to find out what was really going on.
This is the fifth psychological thriller of Jack’s that I have read.l, each one has kept me guessing and I’ve never been able to figure out the ending. He keeps me on the edge of my seat, holding my breath, and biting my nails. Bad habit, I know. He owes me a manicure. I loved this one by him, it’s probably up there in the top two of his. He is ranking up there with the likes of Freida, Daniel Hurst, and many others. I can’t wait until his next one. 5 stars
Special thanks to the author for the ARC.

As cool of an idea it is to swap houses, I’d be watching everything around me too. Nothing like a house, neighbors, and a host you don’t know to really get you thinking about how untrustworthy everything is around you. Including the one you love most!

Before the school year starts, Deb is looking for a way to rekindle her marriage before it’s too late for her and Larry. She friend told her about this new thing, where you can upload pictures of your house with a description and post it. In this app, you can browse other house and “like them” and suppose your trade homes for a little vacation. Seems too good to be true when she liked this mansion right on the beach. Things start turning up to be exactly what she was hoping for. A week at the beach, with her husband, and no choice but to get along and start working on their marriage again. But Larry mentioned a storm coming. Then others start mentioning the storm. Turns out, definitely too good to be true! Weird things start happening, and spooky noises start being heard in the night. The kind of noises that you just know aren’t weather-like. Looks they are going to ride out this storm here, in a house they don’t know anything about. No history other than the family that lived here, was not a happy family. Will Deb and Larry figure out what’s going on? Or will they be fighting for more than just their marriage by the time the week is over?

⭐️⭐️⭐️⭐️⭐️ 5/5 - amazing!!!! Very immersive, I feel like I was there!
