The Multi-Unit Advantage is an excellent guide for anyone interested in buying rental properties. Although the advice is focused on the purchase of multi-unit properties, much of the advice could benefit any person considering a real estate purchase.
The book starts with a QR code that allows the reader access to the Private Equity Masterclass as a free bonus. I love getting free stuff.
This is a great reference for the steps a multi-unit purchaser should follow when buying multi-unit residential property. The author describes a specific strategy based on the purchase of duplex and fourplex units that will be held long-term. Starting with selecting a realtor who is skilled in searching out and negotiating the purchase of multi-family units. The book offers a thorough discussion on conducting a property search, evaluating a property's financial viability, and understanding common costs associated with a building purchase, such as closing costs, repairs, and building a reserve. Before the property is purchased, the author shares a caveat to explore issues such as lease agreements with tenants, the impact of legal considerations like local rent controls, government assistance, and the owner-occupant option.
The discussion of what corporate structure to use was interesting, but I think consulting a lawyer on this issue might be prudent.
At the end of the book, the author discusses issues involved in the renting of property, such as tenant selection, marketing (this discussion is extensive), benefits of Section 8 tenants, and a discussion on allowing pets.
The book ends with a set of tips ranging from open houses to proper record keeping.

I’ve read a bunch of real estate books, and this one really brought me a new strategy I wasn't familiar with. The idea of moving away from single-family headaches into small multi-unit stuff just made a lot of sense. Not sure why I actually never thought about that before. What I like from the author is that he keeps things simple and clear, which helped a lot since I’m not a native English speaker.

I especially liked the sections about financing and using owner-occupant strategies , super helpful and not full of fluff. The advice about Section 8 tenants and pet policies was eye-opening too. Now, will I invest into that, I am still debating with myself, need to find the best opportunity. Maybe that part was missing from the book actually. But overall a very good use of my KU account.

Good small multi family book

This book is good, I am in real estate and I can see the good tips this book has. This book analyze the information for duplex ot quadruplex. The assessment chapter is good. Another chapter good is the bidding chapter. The way how the author explain is very simple and easy to read, this is good. The chapter for insurance is good too and how to assess the property management. I hope you guys enjoy this book.

I have a sum of money set aside for investment, and I want to turn it into passive income by purchasing real estate and renting it out. This book guided me well in that regard. I found the step-by-step explanations of what to do very helpful. The sections on tenant selection and government-subsidized rental programs were especially interesting, as they were topics I hadn’t known much about before.

A GREAT BOOK ABOUT REAL PROPERTY RENTAL INVESTMENTS
This book gave me great insights on how to further improve /expand my knowledge on real property investments. Its a great book to have around if your are in this type of business. The limitations that I had with this book, hence the 4 stars, was because some of the criteria applied here may not be applicable in the country where I do business.
