He’s older, grumpy, and irresistibly off-limits—until my house falls apart and I end up under his roof.
SAGE After years of hard Hollywood hustle, I’m throwing in the towel and starting over. A new job, a secret side hustle, and an inherited house—too bad it’s crumbling and in need of serious TLC. But when my DIY home renovation goes sideways, the older, grumpy woodworker next door offers me a safe place to crash. I should turn him down. Put on my big girl panties and do it myself. Except one look at Griffin’s broad shoulders, rough hands, and salt-and-pepper temples makes me want to say yes to every bad idea I’ve ever had—like falling for my dad’s childhood best friend. Now I’m under his roof, craving his helping hands, and trying to keep my spicy audiobook narration side gig secret. That is… until he walks in.
GRIFFIN Everyone tells me I’m too used to being alone, but my life is exactly as I like it. Quiet. Well-constructed. Utterly uncomplicated. But the second Sage moves in next door, the curvy, clever, and completely off-limits woman sends alarm bells ringing through my whole system. She’s too young. Too tempting. And I’m old enough to know better. I shouldn’t want her. Definitely shouldn’t touch her. But the more time she spends in my house, the easier it is for her to slot into my heart. So, when I catch her moaning my name into her mic, all bets are off. It doesn’t matter who her father is, I won't walk away from the one woman who makes me want forever.

Sage moved into what had once been her paternal grandparents' home and her dad's childhood home. Her good friend Devlin is helping her to move in. He's a popular performer known as Dottie Tees and is also a nightclub DJ.
Her dad had inherited the house, and over the years he had lived there before turning it into a rental property. She's been hired at Soltero Beach University to teach drama. Her father had offered her the house to live in while she was there. The biggest problem is that over those years her dad has only done the minimum repairs and maintenance on the house.
The house is next door to the home of Griffin, her dad's best friend from childhood. Griffin had been telling his friend that work needed to be done on the house, but he'd been ignored.
Griffin is a woodworker who does a lot of custom jobs. He'd noticed that someone had moved in but had never introduced himself. Then when coming home one day, he nearly runs over his new neighbor. Her luggage had rolled out the driveway into the street, and she ran after it to save it from being hit by the truck headed towards it. His truck.
Sage is doing as much of the repairs and renovation as possible by herself with the help of YouTube videos. Only today, when she slammed a sledgehammer into a wall that she thought had no electrical wiring, she found she thought wrong. There were sparks, little puffs of flames, and acrid white smoke. Her fire extinguisher was enough to put out the fires, but she will need an electrician to do repairs. Griffin has a friend who can do the job in two days, or four, or no more than a week. Now she needs to find a place to stay since she has no electricity and therefore no AC either. Griffin offers her a room at his place. Only after she moved in did he learn about her side job. A job that makes it possible for her to make ends meet. A side job really piqued his interest.
She recognized who he was as soon as she heard his name, but he has no idea who her father is. She meant to explain to Griffin who she is. Unfortunately, her dad showed up before she actually did. Now what? How will her dad react to her relationship with his best friend?

No Shelf Control by Coco Elliot is a charming, flirty, and laugh-out-loud age-gap romance that blends small-town warmth, undeniable chemistry, and just the right amount of spice.
Sage is officially done with Hollywood and ready for a fresh start. Armed with a new job, a secret side hustle, and a fixer-upper her dad left her, she’s determined to rebuild her life from the studs up. Unfortunately, her DIY skills don’t quite match her ambition… and things go sideways fast.
Enter Griffin.
Older. Grumpy. Broad-shouldered. Salt-and-pepper perfection. And—minor complication—her dad’s childhood best friend who lives next door.
When Sage’s house becomes unlivable, Griffin offers her a place to stay. Sensible? Yes. Safe? Technically. A terrible idea for her self-control? Absolutely.
What makes this story shine is how wonderfully balanced these two are. Sage is bold, funny, and refreshingly confident about what she wants. I loved seeing her take charge of her own happiness instead of waiting around for permission. Griffin, meanwhile, is all quiet longing, steady reliability, and “I shouldn’t want her but I absolutely do” energy. Watching him slowly accept that Sage isn’t a temptation he needs to resist—but a woman he wants forever—was deeply satisfying.
Their chemistry crackles, but it’s the emotional connection that truly sells the romance. From accidental near-disasters (hello, almost getting run over) to forced proximity under one roof, fate keeps nudging them together in the best ways. And when Griffin accidentally discovers Sage’s spicy audiobook narration side hustle? I blushed, laughed, and maybe teared up a little—pure rom-com gold.
No Shelf Control is witty, sexy, and unexpectedly sweet, with characters who feel real and a happily-ever-after that feels earned.
If you love grumpy older heroes, confident heroines, forbidden-but-meant-to-be vibes, and romances that make you laugh while swooning, this one deserves a top spot on your TBR. Sometimes losing control is exactly how you find forever.

Sage’s Hollywood dreams may have fizzled instead of flared, but she’s not the type to wallow. Armed with a brand-new gig teaching drama at the local university and the keys to her gran’s gloriously dilapidated house, she’s determined to stage the ultimate comeback. Fresh start? Absolutely. Minor detail: the house is one strong breeze away from collapse, her bank account is gasping for air, and her entire renovation skill set consists of watching YouTube tutorials. Still, if Sage has anything, it’s grit and a stubborn refusal to quit. She’s on a mission to make the place livable before the semester starts… even if it kills her. Or at least buries her under faulty drywall. And then there’s the meet cute. A runaway suitcase. A mortifying first impression. And Griffin, her infuriatingly sexy new neighbor who looks like he walked straight out of a “small-town heartthrob” casting call. Suddenly, the neighborhood is looking a lot more promising. There’s just one teensy complication: Griffin is her dad’s childhood best friend. Which apparently has Sage permanently filed under off-limits. According to Griffin, anyway. From the second he lays eyes on her, Griffin knows he’s in trouble. Sage is sunshine and chaos wrapped in confidence. She’s too young. Too tempting. Too everything. And when one DIY catastrophe leaves her temporarily living under his roof? His self-control doesn’t stand a chance. Watching Sage make herself at home while Griffin grits his teeth and clings to his “responsible adult” routine is delicious. The more she fits into his world, the more his carefully built restraint starts to crack. And after one particularly compromising moment, when he walks in on her side hustle and overhears her enthusiastically moan his name, his gentlemanly resolve officially goes up in flames. Short, sexy, and laugh-out-loud funny, this is the kind of read you inhale in one sitting. Expect sizzling tension, sparkling banter, and just enough chaos to keep you grinning even as you swoon. He’s her dad’s best friend. She’s his houseguest. What could go wrong?
After walking away from a dead-end dream in Hollywood, Sage lands back in her coastal hometown with a university job, a rundown house, and a side hustle she keeps locked behind closed doors. She’s ready to start fresh, but a crumbling porch and a runaway suitcase land her face to face with Griffin, her dad’s best friend and the grumpy woodworker next door.
Griffin’s life is quiet and predictable, just the way he likes it. Until Sage crashes into it with her bold laugh, her oversized dreams, and that spark he can’t ignore. She’s too young, too close, and too easy to want. But when she needs a safe place to stay, he opens his door… and everything changes.
Living under the same roof turns tension into intimacy, and attraction into something deeper. Between quiet mornings, unexpected confessions, and heat they can’t keep buried, lines blur and hearts get involved. When secrets surface and boundaries snap, neither of them can pretend it’s just temporary.
Sage grows from someone chasing something that never fit into a woman building a life on her own terms. Griffin learns how to let someone in without losing himself. Together, they find trust, care, and the kind of love that feels solid enough to stay.
A steamy, age gap, instalove, grumpy sunshine, dad's best friend, off limits, forced proximity, blue collar, small town romance exploring second chances, self-reinvention, vulnerability, growth, chosen family, and love that doesn't flinch. It’s about falling hard when everything else falls apart, letting someone see you fully, and choosing the kind of love that’s worth the risk.
The Elevator Pitch: When a gruff woodworker takes in his best friend’s daughter, he thinks it’s just a temporary fix, until tension builds, sparks fly, and boundaries start to splinter. What starts as shared space turns into something carved deep, steady, and impossible to sand down. Steamy, sharp, and full of heart, their love dovetails together like it was built to last.
No Shelf Control by Coco Elliot is the first title I've read by this author and as part of the multi author Side Hustle series I wasn't disappointed. As a age gap, forced proximity, instalove romance the plot and storyline is engaging especially with main characters of Griffin, the older, grumpy woodworker and new neighbour of younger, curvy, witty Sage, just moving into a house inherited from her dad. Griffin is captivated by Sage and fights the attraction knowing the age gap and the fact that she's the daughter of his childhood best friend means everything is off-limits. Sage is also caught up in an attraction to Griffin and a DIY disaster ensures the forced proximity of Sage in Griffin's house only ensures their evident chemistry sizzles. The story was well written and you feel invested in a HEA outcome for them as you keep turning the pages enjoying some steamy and spicy moments. Overall an entertaining read.

Just what I was expecting, a short and sweet forbidden love story, with low angst and lots of swoony and humorous moments. In this story we meet Sage, a ray of sunshine, positive and opened, and Griffin, a grumpy, closed-up guy (BTW, I loved their names). The connection is instant, and it takes a little of convincing for Griffin to give in, but the reward is satisfying. I expected the instalove, and rapid development due to the shortness of the story, but I couldn’t give five stars because it felt awkward and out of character Griffin’s slight dom side, and Sage’s fight with her father felt a bit forced. Nonetheless, No Shelf Control is the perfect steamy, quick read for anyone who loves a grumpy woodworker and a sweet 'dad’s best friend' romance.

The renovations required are vast and when one home repair goes up in smoke, her hot older forbidden neighbor comes to the rescue. Now that these two are staying together more than the renovations are going up in smoke. Great spicy short read.

The house needs a lot of work and Sage is determined to do it, but when she has some trouble, Griffin allows her to stay with him, and she slowly wears down his resistance even though he is a sworn bachelor. This was a short read that is part of the Side Hustle series, because they both have side hustles. Sage is quite a cute sassy character, and this was a quick book to read.

Side Hustle story of Sage and Griffin. These two are adorable together, the way fate helps these two meet was almost luggage murder. I will say I admired Sage for being bold and taking charge of her relationship that way. I will say I blushed and almost cried when Griffin finds out what Sage does for a living, talk about embarrassing and mortifying. That was the push these two needed to jump and I have to say it worked.

Love this series. This is an age gap, short forbidden romance. Sage has just taken over her father’s old house. Thinking she can handle the DIY renovation, she is sorely mistaken. Griffin is the next door neighbor and also her father’s childhood friend. Griffins tries to keep his distance from Sage but he can’t resist her for long. Great story.

Griffin and Sage met with a near collision but the draw between them was undeniable. Sage had seriously underestimated the damage of the house but when Griffin swept in to help her things became heated. It’s a sweet and steamy tale that will suck you in and make you happy you picked it up. It’s a bite size novella with enough depth that you can’t help enjoying the story and the escape. Loved it!.

Learning to lean on someone else when you are falling apart
No Shelf Control by Coco Elliot is part of the multi-author Side Hustle series. The story is about Sage and Griffin, neighbors who will end up using a lot of power tools before the book is done. They may be forbidden but some things cannot be covered up, no matter how softly they are whispered. This is a really lovely age-gap romance with two characters that you enjoy a lot.
This side hustle series is really good. Sage is moving into a fixer upper her father gave her and nearly gets run over by Griffin. Griffin is her father's oldest friend and lives next door. Their HEA is witty and very entertaining. Not to be missed.

Short and sweet. These two have chemistry from the start. I like how comfortable they were sharing their lives and just existing together even before the "relationship" started. They fit together well before the physical part began.
I do worry about Sage and her reno skills as she was seemingly trying to take out an exterior wall for funsies. But it all worked out for the best.
This was a fun flirty next door neighbor to more read. Sage moved into her dad's childhood home and was renovating it when a small fire takes out the electric. Her next door neighbor Griffin who was her dad's childhood best friend offered her a room at his place. Despite the age gap they fell for each other. Received a free copy.
I just recently found Coco as an author, and I really loved how she wrote this book. She definetly knows how to keep a reader’s attention beginning with the cover. I have really enjoyed reading this page turning book that kept me entertained.
Really great story. Sage and Griffin were great together. Yeah there is an age gap but it's not that big of a deal. Loved all the other characters, especially Devlin. I'd recommend it
It's great to find love right next door, and the man being Dad's best friend is even better. That means he's the best, or he wouldn't be Dad's friend. It's unbelievable that the MCs didn't meet until now.
