This is such a cozy and whimsical story about a woman, a small girl and hope. I loved watching them create a family, save the sentient house, and make a name for themselves in this town. This book was SO fun, full of heart, and had such a unique magical system for a witchy read. Definitely can't wait until pub day!

This lovely, cozy fantasy is the perfect read by the pool or snuggled up by a fire. Evelyn is a land witch, working for a big organization while she fosters a young witch named Ruby. But when the organization tried to deny her request to adopt, Evie takes another job as a caretaker for a sentient house is a small town, removing the reason for the rejection. But when she gets there, she finds a bigger problem that she was led to believe. For one, the house has up and left and Evie and Ruby will have to find it, help it, and convince it to bond with Evie so they can stay together.

This one drug a lot in the middle for me, but overall, it was a sweet story that I enjoyed. I loved the house and how it protected Ruby and Evie.

Thanks for the DRC, PRH — absolutely immaculate vibes. It’s giving The House in the Cerulean Sea meets Sangu Mandanna. Delightful. 10/10 no notes.

Evie Sharpe and her 11-year-old ward Ruby travel to Iskendra so Evie can assume a position as caretaker to a sentient house. Thornwood House is grieving the death of its previous longtime caretaker, and there’s something sinister afoot, although it takes Evie a hot minute to realize it.

Brimming with lush, cozy, cottagecore vibes, peopled with vibrant characters and fully fleshed out backstories, this book was like a warm cup of tea on a cold winter’s night. Decadent and lovely and unexpectedly emotional. We love a found family! We love heists! We love incredible world building!

Cozy, magical house in the woods vibe book!

The premise of the book was good, a magical house that has rejected all former occupants since the prior owner passed. Evie and her daughter were called upon to liven in Thronwood House. There is a little tension within the village of controlling this wild house and a new resident in the village.

The storyline itself was decent, however the book just fell flat for me. There were numerous instances where I was hoping for more. More tension, more chaos, more suspense, etc.

I would say the intended audience for this book should have been YA. There were very few, if any at all, moments that I would consider adult content. I would happily even recommend to junior high/high school kids.

Either this book was a sleeping pill in written form, or My Beloved Husband roofied the baked sweet potato I had for lunch today. Because I passed out drooling, repeatedly, trying to read it stone cold sober in the light of day.

It was sweet, and definitely cozy…..to the point of Kozy. Felt more like a book for middle-schoolers than old ladies—even ones like me, who are big fans of sentient houses and trees.

I love me some found family. This book is so sweet, it was a good palette cleanser after some darker books I've been reading. Evie is a land witch who works for a government agency that focuses on disaster response. She was tricked into signing a 20-year contract when she was 18. Now, in her mid-20s and with an 11-year-old adopted daughter, she wants something more stable than fighting wildfires and hurricanes. Evie finds a loophole in her contract; she can leave her position if there is another position that better serves the mission of the ERCA. Which is how she becomes the caretaker of Thornwood House. Her mission is to restore the house....or she will have to return to the ERCA and they will cancel the adoption of Ruby.

Evie and Ruby move to a smaller village and are prepared to restore Thornwood House. Thornwood House is a magical sentient house, that is sometimes prone to wandering off. As Evie and Ruby settle in, they discover there is more than just restoring the house. There seems to be something sapping the power away from Thornwood House. As they work to solve the mystery there is a hot neighbor (Gil), a kind of quirky mayor, and a surly nepo baby. I felt like this book really organically built a community around Evie and Ruby. They both had some small missteps, but they really blended into the village. I also loved the house, who wouldn't want to live in a sentient house?

I wish there had been more explanation of the magic system and classifications. There were random lore drops here and there, but I felt like there could have been a more basic explanation. I did love that as a land witch, Evie's powers weren't just about controlling nature but giving her power back to the land. This was truly a cozy novel, there was some adventure, but overall a chill read.

This was a really lovely cozy book. The premise sounded interesting and fun but I was scarcely prepared for just how easy it was to get sucked in. I read nearly half of it in the first sitting and read great chunks of it every chance I had to sit down with it afterward.

I really loved the worldbuilding in this one. It felt as if a very great deal of thought had gone into the world and the magic. All of this was explained in ways that made it incredibly interesting to read and somehow added to the cozy feel. This book is a sitting by the fire on the rainy day kind of cozy, and reading it a nice little hug for the spirit. But while I sometimes find cozy books just a little bit -too- cozy this one managed to have some tension and mystery and stakes without losing that warm feel.

The main character and her daughter were very interesting characters it was easy to love and care about them from the beginning but the house itself was every bit as much of the story. It was very much a character in its own right and for something that cannot really speak that was impressively conveyed. I loved Thornwood House as much as the characters loved it. There is a romance here too, but it is gentle and rather background to the rest. I still enjoyed it too.

Overall this was a delight of a book. There's a mystery or two to unravel and a few surprises both pleasant and unpleasant. It's warm and gentle and easy to read and enjoy. And I would definitely read another book set in this world or simply by this author. I definitely suggest this one as a cozy escape and I'll be thinking about a few parts of it for a while to come. An excellent four star comforting read.

This book felt like being wrapped in a warm quilt beside a crackling fire while something magical rustled just outside the window. Absolutely enchanting from beginning to end.

I completely fell in love with Evie, Ruby, and especially Thornwood House itself. The house is grumpy, stubborn, wounded, and strangely lovable in a way that made it feel just as alive as any human character. Watching Evie and Ruby slowly earn its trust was deeply emotional and incredibly rewarding.

What I loved most was the balance between coziness and deeper emotional themes. Beneath the whimsical magic and charming village atmosphere is a thoughtful story about grief, healing, belonging, and the complicated process of building a home after loss. The relationship between Evie and Ruby brought so much heart to the story, and their kindness toward both the house and the people around them made the entire novel feel gentle without ever lacking stakes.

The writing is vivid and atmospheric, full of lush natural magic, overgrown forests, and that perfect cottagecore energy so many cozy fantasy readers crave. At the same time, there’s an undercurrent of melancholy and mystery that keeps the story compelling throughout.

If you enjoyed The House in the Cerulean Sea or The Faraway Inn, you will absolutely want to pick this up. It has that same comforting sense of found family, healing, and magic woven through everyday life.

One of my favorite cozy fantasy reads in quite a while.

As Evie and Ruby work to earn the house’s trust, they uncover deeper magic, hidden damage, and a growing sense that “home” is something you build, not just find.
This book reads like a warm hug with a touch of whimsy. The charm really lies in its atmosphere—gentle magic, a slightly grumpy but lovable house, and that strong thread of found family that runs throughout. Wonderfully cozy fantasy novel about a powerful witch who moves to a small village in order to bond with a sentient house, but also with the purpose of finding a safe and welcoming home for her and her adopted daughter.

I enjoyed the description of magic and how it worked, loved that magic could be shared and bolstered, as well as the concept of the Star Oak and its power. I appreciated that Evie & Gil's romance did not take over the story, but instead was soft and natural and helped move the plot along without requiring 'interludes'. The fact that the primary relationship at the heart of the story was between Evie and her daughter was one of the best elements (for me). The house itself was a redeeming character and really came to life as the story progressed.

I suspected early on who the villain was. The way the author handled the character's motivation for their evil deeds, and therefore their ultimate fate, was both unique and satisfying.

I would read more from this author. I'm not sure that their intention is to make this a series, but if they did, I would return to find out what has happened with the Star Oaks, the residents of Iskendra, members of the ECRA, and even the 'villain'.

Jaleigh Johnson does a wonderful job weaving a world in which witches act according to what they believe is best for their ecosystems — yet, much like in our own world, everyone has a different idea of what “best” means. Whenever Evie ventures into the Thornwood Forest in search of answers, readers are immersed in a beautiful woodland that feels fully alive, treating humans no differently than its other animal inhabitants. In the town of Iskendra, Evie encounters a small community with all the familiar dynamics of small town life: some residents welcome her presence, while others respond with suspicion or open animosity. As with any great fantasy setting, the world of Thornwood becomes a character in its own right, shaping the story as much as the people who move through it.

I loved being immersed in the village setting. Thornwood House — one of the most interesting cozy characters I’ve encountered — feels both dangerous and forgiving at the same time. I especially appreciated how carefully Evie cultivates a relationship with the House, giving it enough space to come to grips with a change in caretaker while still insisting that it can depend on her.

Thank you to NetGalley for giving the opportunity to enjoy this story of found family and fantasy. I'll be honest, that I tend to only request books I think I'm going to like. The premise of the book was interesting, and I love when structures are given sentience. In fact, the house was the best character.

However, the protagonist, Evelyn Sharpe - Evie-, was just fine. I like that she was getting a few things wrong at the start, but if there was danger to her, I never really felt it. The issues with the ERCA were not bad, just not compelling. The mystery surrounding the house and the wood was engaging, but the structure of the magic system felt underdeveloped. We’re told about memories and history through fragments and half-recollections, yet the deeper roots of the magic are missing—or at least unclear—unless I overlooked them.

I also wasn’t entirely sure who the intended audience was. At times it seemed geared toward readers in their early twenties, like the protagonist, but other moments gave it a middle grade feel.

Overall, it’s a perfectly fine book. It has charm, and I genuinely love the concept. I just didn’t feel a strong pull to keep reading, and it was easy for me to set it aside. I suspect it will resonate much more with the right reader.

I'm definitely on something of a cozy, cottagecore kick at the moment, and this gem of a book checked all the boxes for me. Everything about this book felt like a nostalgic warm hug, one I loved enough that it repeatedly forced its way to the tippy-top of my TBR pile.

The book reminds me of Naomi Novik's Uprooted, to an extent I would be shocked to discover the author had never read Novik's Uprooted and that the references were entirely coincidental. Anyone who has read Uprooted, seriously picture that book but instead of also-awesomely-written heartrending bitter sweet pain, a warm salve and a cup of much-needed tea instead. Which is just what I needed at the moment.

Like many people in today's crazy, crazy world, I needed that. I needed this book in my life right now.

I'm also reading (and will go back to reading now that I finished this which I liked *slightly* more) The Keeper of Magical Things, the sequel to The Teller of Small Fortunes by Julie Leong. If you're a fan of that series, I would also highly recommend this book as well. It has the same small magics can do great things feel to it, along with found family and just all of the cozy feels.

As she settles in, Evie must decide whether she can truly belong—or if Thornwood House isn’t meant to be hers after all.

This book blends magical realism, portal fantasy, and a touch of mystery into a wonderfully immersive story. The house itself is a standout “character,” and I loved the strong themes of found family, identity, and trust. Evie’s protectiveness of her daughter adds emotional depth, and the world-building—especially toward the end—is vivid and atmospheric.
I did have a few minor issues, particularly with how one non-magical character is able to provide such powerful magic, and some repeated references to the house’s past. Still, these didn’t take away from my overall enjoyment.
If you enjoy cozy, character-driven fantasy with a magical house, strong emotional core, and The Very Secret Society of Irregular Witches vibes, this is definitely worth picking up.

What can I say about this book? It is so cozy and refreshing! Our FMC is a land witch named Evelyn, or Evie, who is trying to adopt a young witch named Ruby. Ruby also happens to be a witch. Evie has been denied adoption once, so she takes a different job, being the caretaker of a sentient house, in hopes of being in a better position to adopt. The house has rejected every owner since its last caretaker died. Needless to say, Evie and Ruby face a few challenges with the house. This is a lovely and delightful book that will warm your heart on the rainiest, coldest day!

The characters in the book are fantastical and wonderful. It is very easy to come to love them and care about them. The house itself is a character, although it doesn't speak. There is a mystery or two to unravel. There is a dash of romance. The theme of found family is strong. Overall, I rated this book 4 out of 5 stars. If you enjoyed Howl's Moving Castle, or any fantasy books (possibly leaning towards YA), you will probably enjoy this book. Thank you to BookBrowse and the author for the complimentary copy. What brought me in was a living house on chicken legs, like that of Baba Yaga. What kept me was the world building, of a place with living houses, though rare, and how one has to bond with them, to keep them healthy.

This is being called a cozy fantasy, which usually means there is no great danger or adventure, and perhaps there wasn’t, but there was danger none the less. The house is dying, and Evie has to figure out how to nurse it back to health, so that she and her adopted daughter, Ruby, can live there. She wants to use her land magic to be used for good, rather than how it was used in the city.

This is such a delightful story that drew me in from the start, and made me care about Evie and Ruby and even the living house itself.

Well worth your time, either reversing it from the library, or putting a pre-order in for it. All the stars, throughout the book.

Evelyn Sharpe is a 'land witch' who has spent years working in disaster relief. Alongside her adopted daughter, Ruby, she is ready to trade chaos for a quieter, safer existence. She accepts a position as the caretaker of Thornwood House, a sentient estate in the town of Iskendra. However, upon their arrival, they discover the house has literally walked away!

They eventually find the sentient home hiding near a river, trembling on massive, chicken-like legs. After coaxing it back to its foundation, Evie and Ruby begin the magical and physical labor of restoring the house to its former glory. Along the way, they settle into the community and get to know their neighbor, Gil. This book is a masterful cozy fantasy that truly reignited my love for reading after a string of subpar books. The imagery is so vivid that I felt transported to Iskendra myself—I found myself wanting to rush through the mystery of Thornwood House while simultaneously trying to savor every beautiful word.

Attempting to escape her contract with the ECRA through a loophole is a desperate move, but Evelyn (25yo) can’t find any other way to make herself a more suitable candidate to adopt her ward, Ruby (11yo). Evelyn is allowed a short trial period to successfully bond with a sentient house and assume the responsibilities of caretaker for the house, the wood, and the village, or else she will have to return to the ECRA and Ruby will be taken from her. No pressure.
The magic system described by Evelyn is colorful and whimsical, and, while there is a little mystery and a little magical battle in the woods, the book’s overall feel is cozy fantasy. I expected the climax to include bigger conflicts from the antagonist and from the ECRA, but it’s more about trust and friendship than battling out good versus evil—or good versus bureaucracy.
The mature content rating is for alcohol use and kissing. The violence rating is for animal abuse and mild fantasy violence.

Oh my gosh! I adore this story. I want more! This is such a delightful story about two people, Evie and her young ward Ruby, brought together by circumstance and wanting to make themselves a family. Along the way they are hampered in their attempt by Evie's employer; ECRA. You see, Evie and Ruby are witches and the ECRA, doesn't want to lose Evie or the oversight of her ward.

Evie is tired of the danger she is in when working for ECRA, so when she sees and advert for a caretaker of a sentient house, she jumps at the chance to make a home with Ruby far away from the city and ECRA. This is their journey of discovery and finding a place "that sings" to their hearts.

This is a beautifully written story that kept me turning the pages. The characters are wonderful. The world the author created is so, well ... magical!

This was a 2.5 at best for me. Why round up? Because my preteen picked it up, started reading, and went, "oh look, someone wrote a cozy for my age!" and was thrilled.

This is a middle grade novel at best and adult me was bored but finished it. My kiddo, on the other hand, saw it sitting on the pile on my desk waiting for me to get around to posting a review, got excited by the "leg house" and snatched it. So I waited to write this review until she finished. She was thrilled that it was written on her level with themes she could appreciate.

So. If you're getting this for a youngling, you're probably spot on, but this is absolutely not an adult cozy, which is unfortunate, because that was what I was expecting going into it. It's shallow, it's surface level, but it does appeal to kids. That said, I 100000% would not have entered this giveaway if I had known it was a kid book.

This was the sweetest book ever! It’s a super cozy fantasy with a gorgeous woodsy setting, a sentient house, and a lovable witchy mother and adopted daughter duo. I absolutely loved the sentient house storyline - Evie takes a position as caretaker of a house in a remote village after the previous witch dies, and it turns out to be a much bigger job than she anticipated. Like, the house literally gets up and runs away.

This story is full of love of all kinds - romantic, familial, friendship, love for the earth, and the love of a community. I loved the magical elements, the nature descriptions, the mystery, and the whole cast of characters. I would recommend this to anyone looking for a magical heartwarming story about finding your people and your purpose.

Evie and her soon to be adopted daughter, Ruby have been sent to Iskendra to find and bond with a sentient house. The houses care taker has recently passed away and in response, the house has ran away. Evie is a land witch and Ruby is a future witch and they must find the house and through magic and hard work they must repair it. For the wellbeing of the house, as well as the village it’s imperative for a bond to form between the house and Evie. It’s also important to Evie because she has been told that once the bond is made she can finally become Ruby’s adopted mother. Even though most of the people in the village are welcoming, there are some who don’t seem to want them there. There is magic everywhere in Iskendra, some good, and some not so good. It will be a fight to the bitter end to find out who wins in this battle.

Evie is a hardworking land witch but her employer has put her in a tough spot. She wants to adopt the young girl she has been teaching but must find a safer job before the authorities will let the adoption go through. Luckily Evie finds a job as a caretaker to a house on the move - literally. Magic must be used to heal the house but first the house and the villagers must accept Evie and Ruby. Evie and Ruby charm the villagers but the house is keeping a secret and someone is preventing her from helping the house. A sweet, cozy fantasy that speaks to friendship, putting yourself out there and creating family that will leave you with a smile. I couldn't seem to read this book quickly enough. From nearly the first page, I devoured this book. The story was sweet, the characters were lovable, the setting was the coziest, and the villain interesting in their choices.

Evie and Ruby make for interesting main characters but the house and woods make for more interesting characters, in reality. The magic that weaves its way through the world is fascinating and I wish we had seen more types of mages!

The few things I would note is that Gil is not the most fascinating of love interests and that Evie's reluctance to bond with the house was confusing.

Other than that, this is a perfect cozy fantasy. It reminds me of A Witch's Guide to Magical Innkeeping, though I preferred this book!

A sentient house, a witch exploring her powers, romance, menace, etc.? Yes, please. I enjoyed the various plants that Evie comes across and her relationship with Ruby (and romance with Gil), not to mention her finding a place in the community and making friends.

And then there's Thornwood House. Which is actually missing when Evie and Ruby get there. Because it's grieving the loss of the previous witch it bonded with (and has rejected several replacements). I loved this house: throwing shutters at people, the turret that leans closer to hear Evie reading to Ruby, its self-healing and repairing. I wanted more of the house, perhaps as a younger version with someone different living there.

As for the actual plot and why the house keeps running away? There were times it didn't feel as though the magic had been fully thought out, or some was still in the author's head and not on the page. It's also difficult to see why this isn't being marketed as a YA book, or how it becomes a series.

I quite enjoyed this book. Evie is quite the likable main character, and her relationship with Ruby is quite sweet. The lore around sentient houses is also quite interesting. It bothered me a bit that Ruby felt much younger than a supposed eleven year old. The romance in this book was sweet, but I could have used a bit more of it. I'm not a huge romance fan, but this one seemed too understated, though it was still quite believable. Some of the the side could have used more screentime, but I did enjoy the glimpses I got of them. Other than a few minor problems, the book was a delightful and cozy read.

This book was exactly what I am looking for in a cozy. I love that the author essentially reimagined “but what if
Babayaga’s house was like really sweet and helpful, but still had those chicken legs?” And did it beautifully. My favorite character was by far the house, with the young witch and her daughter providing a strong supporting cast. While there was a love interest, it was not the focus of the love in this book - with more emphasis on the bond between people and place, community, and a mother and daughter.

Highly recommend for friends who enjoyed A Secret Society of Irregular Witches or the Spell Shop series!

Thank you ACE for the physical arc! This made my year!

This was a truly wonderful story, and I cannot stop thinking about it since finishing it (more than usual). I feel like this book makes so much sense for Jaleigh Johnson to bridge into since writing middle grade for so long, as it works so well on many levels. She writes kids incredibly well and builds a world that has a lot of heart.

The romance was also a great touch too. There is this one scene (spoilers) where the main character has to free the other character from something, and the skin brushing... ahhh the tension! So great. Highly recommend, and I am so excited to see what Jaleigh Johnson does next.

I rarely give 5 star ratings but this sweet, non-spicy fantasy novel really deserves it!
The writing is crisp, the characters and setting are beautifully detailed and the plot has plenty of twists and turns while still remaining hopeful and optimistic. There is a touch of romance and a HEA. Fans of the works of KM Shea will enjoy this book. While this book seems to be a standalone, I’m now looking forward to reading other books by this author!

I saw others describe this book as a "warm hug" and a relaxing cup of warm cocoa at the end of the day, and those seem like apt descriptions.

This isn't a suspenseful page turner for me, more of a gentle heart-warming story that's easy to settle into. Well written with a gentle atmosphere and I enjoyed how the story turned out.

This was a publisher promotional copy and my first encounter with cozy fiction. And this pretty much fits the definition of the genre. If that's what you're looking for, this book seems perfect.
