Mike McLean has spent his whole career in real estate, starting as a maintenance worker. When he graduated high school, he wanted to get out and start moving. And he did, in a big way. His biggest payoff was liquidating 300 properties in 2005. Currently he owns about 200 properties, mostly Section 8 rentals in Philadelphia. He is a go-getter who will scrap metal in the morning, work on his houses in the afternoon and write in the evening. He loves making money all those ways, but writing is his secret passion. This book was just okay, average if you (at best), at times a bit juvenile, and I only give it 2 stars because "maybe" I got one super small gold nugget of advice out of it regarding how to make the inspection of the Section 8 Tenant's property part of the application review. However, that still means time out of your schedule to go do, etc. And, I am still "on the fence" with that technique.
I have been a Section 8 Landlord since 2019, and I can tell you this book is definitely dated. It was written in 2005, and there have been no good revisions or updates to say the least. The author is talking about advertising your Section 8 in the "paper" for goodness sake. Wow. Let's just keep that in there even though they republished it in 2019.
You get one chapter at the end of the book of the author telling you his story of how he wrote a volume 2, and then trys to sell a lease to you that he calls "bulletproof" on a website that links you to $29.00 purchase link for the lease, if you can believe it. Why not just give it away for free? If the reader made it to the end of the book, I think that would have been a great finale. But no, they go for the dumb ending.
I don't know, at times the author writes like he is in the 6th grade. His tenant screening process was not that great, and his explanation of liability with an LLC was really bad. Even his lawyer has a chapter on LLC protection, and all it is is one big list of "legalease." Really? And, you chose the title " The Section 8 Bible?"
However, I am going to give the author another chance, and I will try to read his Volume 2. If my opinion changes, and I hope it does, I will definitely write it in my review. IF you have absolutely NO experience with Section 8, then yes, this book will still help you. Just know what you are getting from this author.
Very good information on running an efficent Section 8 rental business. Even if you do not rent to Section 8 tenants it is good information. Nothing like learning from other peoples mistakes. When I bought my first rental property, the realtor who was also a property manager told me "there is one thing you have to remember, if they can not pay you for this months rent they can not pay you for 2 months rent". This is the kind of information you will get in this book.
