Seeds of Trust: A New Adult, College Romance

Rate this book
She spent two years being in love with someone who never loved her back.
Now she can't tell if the perfect guy actually wants her—or if she's misreading the signs again.

Piper Renner is a genius. She can debug any program, optimize any algorithm, solve any technical problem thrown at her. After wasting two years on someone who never loved her back, she's building a dating app to remove feelings from the equation. But first, she needs to pass Creative Writing or lose her scholarship.

Enter her new Ethan Prescott, the ex-quarterback turned game designer. She finds him funny (who doesn't?), charming (obviously), and way too good at making her laugh (dangerous).

Ethan should be focused on his senior project. Instead, he can't stop thinking about the brilliant girl who's convinced she's bad at love. When their tutoring sessions turn...spicy, he realizes he wants to be the one who proves her wrong about everything.

The more time they spend together, the harder it gets to ignore their chemistry. But Piper's been wrong before, and she's hiding something that could destroy the fragile trust between them.

Welcome to University of Mountain Springs, where students make terrible romantic decisions, late-night tutoring gets steamy, and you'll definitely laugh out loud (and...probably cry. Definitely cry.)

Okay, I’m officially obsessed with this series, and this one just made me love it even more. 💕 Piper totally stole my heart, she’s brilliant, awkwardly relatable, and the perfect mix of stubborn and vulnerable. I loved the STEM rep in this whole series! Watching her brain work through coding problems while also trying to “debug” her own love life was so much fun.

And then there’s Ethan. Ugh. Ethan. The charming ex-quarterback who designs games and somehow knows exactly when to make Piper laugh? He’s basically book boyfriend material coded to perfection. Their banter was playful, their tutoring sessions were chef’s kiss, and the slow build into something more had me grinning like a fool.

But what really hit me was how this story balanced the nerdy STEM side with the very real emotional stakes. Piper’s fear of love? So relatable and heartbreaking. And watching Ethan gently prove her wrong? Pure swoony goodness. 🫶

If you love smart heroines, cinnamon-roll heroes, and romance that makes you laugh one page and clutch your chest the next, this one’s for you.

Thank you for the chance to be a part of reading this e-arc! I've read this entire series and each one seems to get better and better. Ethan/Piper's story? A complete grand slam.

As a STEM woman myself, Piper was just phenomenal. She's smart and nerdy but also deeply complicated. She's awkward in every way I completely relate with and also deeply loving but thoroughly jaded. She's afraid of being vulnerable but also this incredibly smart coder, whose taken vulnerability out of the love equation. It just WORKS. Likewise Ethan is just...pure perfection. He's always been the heart and humor of the UoMS series, but here you get to see the personal side of him, driven by a need to be strong and resourceful, of trying to live up to his family's expectations, of his pure loyalty to his friend group. Ugh he's a cinnamon roll on steroids.

Everything here shines: the friend group we've come to know and love, deliciously spicy scenes, great education and college life, banter that's perfection, a balance between humor and emotion that completely delivers. This is easily Lockhart's best by a mile and you will ADORE this romance.

Tropes: found family, in a way fake dating (but minimal at best), friends to lovers. They all are delivered perfectly.

Oh. and greg the plant. Chefs kiss.

Every book I read by Lola Lockhart I finish in less than 24 hours, and Seeds of Trust is no exception! We finally get Ethan and Piper's story, and it's one of self-growth, realizing your worth, and being true to yourself. Each book in this series has taken a piece of my heart, I love them so much. The STEM representation in this series is fantastic. I feel like it adds an extra element that I didn't realize how much I needed in books until I started this series.

Ethan is an athlete turned game design major, working on his senior project that will hopefully get him recognition in the field. He's charming, witty, and always has a quip that will make you laugh. He’s the perfect cinnamon roll. Also, he has Greg the houseplant as his emotional support plant- how can you not love that?! Piper is a genius coder, who can build amazing programs, but is unable to figure out her own love life. When she finds out she may lose her scholarship and a top position in a lab because of a creative writing class, her advisor has her set up with a tutor to help bring her grade up. Her tutor? None other than Ethan. After getting a negative review on his beta game, Ethan needs the credit from tutoring to help his GPA, as well as help with industry connections. It's the perfect setup for a slow burn, especially when Piper's compatibility program proclaims her and Ethan as a perfect match. Could it really be true? The easy banter back and forth between the two is fantastic, and the chemistry between them is undeniable. Extra help meetings turn into coffee dates and spending more time together, even run ins with prior relationships. Their fake dating ruse happens and ends so quickly you almost miss it, but they both realize that all they want is each other, and they go for it. They're two people who have been let down in the past, but together they realize that they're both capable of love. There's a blip in the happiness when information comes to light that has the ability to potentially dismantle their relationship as it's just beginning. It's truly a matter of trusting your partner, and believing that they aren't going to tear you down and leave you in the dust. Both Ethan and Piper handle this situation beautifully. It may take them some time to figure it all out, but they do it in a way that helps to build each other up, and ultimately makes their relationship stronger. There doesn't need to be an algorithm or compatibility device that shows just how perfect they are for each other.

I loved this book so much - relatable characters, great banter, and a found family that supports each other fully. They're all amazing. The bonus epilogue wrapped the series up perfectly, and I can't even begin to say how much I'm going to miss all these characters. If you haven't read the UMS series, YOU NEED TO ASAP!

If you enjoy stories about unlikely couples and character growth, the UMS Series by Lola Lockhart is a must-read.

Ethan and Piper's story is the perfect culmination of the series, and their romance is truly unforgettable. The love that I have for Ethan truly grew in his book, I knew I would love him from the moment he was introduced in the first book but boy was I joyfully surprised by how much I loved knowing more about him. The banter he has always with everyone is almost a shield from his true feelings but when Piper is introduced to him I knew she would help him heal from the unrealistic expectations he has from his father. I was so proud of him when he worked his butt off on his gaming project and finally was able to stand up to his father and tell him what he wanted to do with his life.

I loved how the guys were constantly there for Ethan but also just for each other and that never changed throughout the book. They had his back and showed him that he could do whatever he put his mind to. Piper also did that even from early on in their relationship, even when Ethan didn’t even know it. Obviously that became a problem later on and that was heartbreaking to read, but the issue was eventually resolved and I think this helped Ethan and Pipers character development and their relationship.

The epilogue was so good. I was crying again because the love that they all have for each other was shown again in this I forgot about the chess games from Alfie’s book, so that was honestly fitting for them to find out that it was Piper beating him all along. But also I loved that Ethan kept that to himself, even though he obviously knew that it was Piper.

I loved watching them navigate their differences and challenge their initial perceptions. This was such a book and I can’t wait for more people to enjoy it and I can’t wait to see what else Lola does!

As someone who's been invested in this series from the start, I was overjoyed to get my hands on an ARC of Seeds of Trust.

Seeds of Trust might just be my favorite of the UMS books, and that’s saying a lot because every single one has left a mark on me.

Piper completely stole the spotlight in this one. She’s brilliant in that STEM genius way, but also awkward and relatable in all the ways that made me want to reach through the page and give her a hug. The coding metaphors sprinkled throughout her story like debugging, algorithms, and optimization weren’t just clever gimmicks. They perfectly mirrored her emotional journey, especially her fear of love and vulnerability. Watching her wrestle with logic vs. feelings felt so raw and real.

And then there’s Ethan. Sigh. I already loved him from earlier books, but getting his full story here was my favorite. He’s that golden retriever, cinnamon roll MMC who somehow knows exactly when to crack a joke, when to step up, and when to just be there. The way he saw through Piper’s walls and made her feel safe was pure swoon gold. Honestly, he feels less like a book boyfriend and more like someone you wish existed in real life.

The banter between them was sharp and hilarious and I was laughing out loud at the tutoring sessions and Discord roasts. But what surprised me most was how the humor was seamlessly balanced with deeper emotional moments. Their fake dating shenanigans were fun and full of tropes, but the real heart of this book was in the trust they built, the slow unraveling of their fears, and the quiet moments where you could see their love building.

Also… Greg the plant. Icon. Wingman. Comic relief. Emotional support. Protect him at all costs. 🌱

What really sets this apart for me is how it captured the essence of the entire series: the mix of found family, college chaos, awkward hilarity, and plenty of emotion. It’s fun and light without being shallow, emotional without being heavy, and romantic without losing its playfulness. I highly recommend this entire series!

Thank you to Lola Lockhart for the eARC of this book.

5/5 Stars - OBSESSED with this finale!!

OMG I just finished Seeds of Trust and I'm literally not okay!! This is hands down the BEST book in the UMS series and I'm so sad it's over 😭

The fake dating trope?? PERFECTION. Ethan is such a golden retriever gamer boy and Piper is this driven perfectionist who creates dating apps - they're literally opposites but it WORKS.

When they start fake dating to make her ex jealous, I was screaming!!

My favorite moments:
* The Discord scene where she's secretly roasting his game (I died laughing)
* When Ethan stands up to Miles at the thrift store
* THE PARTY SCENE!! When fake dating becomes very very real 👀
* Greg
* The coffee shop compatibility test scene had me kicking my feet!!

The slow burn is so good and the banter between them feels so natural. Like when Ethan's three best friends all give him different advice on winning her back. Hilarious and so sweet! The college setting is perfect and I love how it deals with real stuff about trust and self-worth.

I’m so glad Ethan got his moment.

Perfect for fans of:
* Fake dating
* College romance
* grumpy/sunshine
* Found family vibes
* Slow burn
* STEM

I'm devastated this series is ending but what a way to go out! Already planning to reread the whole series immediately. If you loved the first three books, RUN don't walk to get this one!!

Piper and Ethan were ADORABLE!! This was opposites-attract done so well! Piper is a major perfectionist who tries to logic her way through everything, while Ethan is the golden retriever type who brings warmth and emotion back into her world. They worked so well together during their tutoring sessions. And when the fake dating started?? Ugh, I ate it up!! The chemistry between them was undeniable, and the banter was fantastic.

I absolutely loved their meet-cute. Who knew a plant could be such a good wingman?? It set the tone for their banter and perfectly introduced Piper and Ethan’s dynamic. Watching them go from friends to something more was so sweet. Ethan gave Piper the attention and affection she deserved after being burned in the past, and Piper gave Ethan the encouragement and support he needed for his career path. Even though their personalities are so different, they fit together beautifully.

I’m sad the UMS series is coming to an end. I’ve loved every single book Lola has written in this world, and she’s nailed it every time. Each story is filled with emotional depth, and I’ve been able to resonate with them all. Lola’s writing is so beautiful and romantic—it makes you never want the book to end. There’s a certain magic in her stories, especially in how real and genuine her characters feel. I can’t wait to see what she has in store next!

Seeds of Trust (Book 4 : University of Mountain Springs) is another downright spectacular book by Lola!! Dare say I think it was my favorite?? I will never not recommend the UMS series to anyone and everyone who loves a college/stem romance. Anyone who loves Ali Hazelwood but the friend group type books liked Twisted Love by Ana Huang- these are your books to binge read and obsess over with me.
Following Ethan and Piper. Both students at UMS, both burned in their former relationship, both trying hard to keep their GPAs up. When Piper, a normally star student, starts failing creative writing - it puts her scholarship and a placement in an important lab on the line. To help bring up her grade it’s recommended she gets tutor.. none other than a Monstera toting, golden boy, Ethan. (yes he carries a support plant named Greg 😂🤍)
We finally, FINALLLLLYYYYYYY get Ethan’s book in Seeds of Trust. The golden retriever, sunshine in male form and while I’m so sad that this is the end of the UMS series this was such an amazing last book. I cried tears of sadness and happiness, I laughed SO HARD, I threw my kindle a couple times from shock. My jaw dropped and I cackleddddd when I seen “90% compatibility” (iykyk). Piper might just be my favorite FMC out of all of the books. She’s so relatable, awkward but brilliant. I am her, she is me and I love when I can connect like that with the FMC.

I can’t stop thinking about Seeds of Trust! This book had everything I love in a romance: smart, layered characters, hilarious banter, slow-burn tension, and so much heart. Piper is brilliant and unapologetically nerdy, but also vulnerable in ways that made her feel so real. I loved watching her try to “logic” her way through love, only to realize some things can’t be solved with an algorithm.

And Ethan… golden retriever gamer boy. He was pure charm, but what really made me fall for him was his patience, his humor, and the way he always made Piper feel safe. Their tutoring sessions had me laughing out loud, and the shift from playful banter to genuine connection was perfection. The fake dating twist was the final nail in the coffin for me. I was grinning and kicking my feet the whole time.

What I adored most was how Lola Lockhart balanced the lighthearted college chaos with deeper themes of trust, self-worth, and believing you’re worthy of love. It was emotional without being heavy, sweet without being cheesy, and full of moments that had me highlighting like crazy.

This was the perfect conclusion to the UMS series. Ethan and Piper’s story was everything I hoped for and more.

I have on this ride with Lola through the first four books of this series and this has to be my favorite book! We have met Ethan back all the way back in book 1. This guy is the perfect combination of hot, smart and sexy game coder.
He has been assigned to tutor our girl Piper. She is genius level smart who aces all her classes except for one - creative writing. She can’t seem to write emotional driven storylines. Enter Ethan! He’s a combination of jock, geek and golden retriever.
He’s recovering from an emotional breakup with a girl that truly stomped on his heart. To the point that he has invested in an emotional support plant, Greg. Lola, Greg is absolutely the star of this book!! Who knew a plant could capture my heart!
Lola is also recovering from investing two years of her life waiting on a guy, a guy she thought she loved.
This book is about how fragile and valuable trust is. It’s not just about what happens when trust is broken but trusting in yourself, trusting in what you believe. It’s also about how putting your trust in someone else is fragile but can also bring you love.
Great story, two wonderful characters with flaws but two whole big hearts!

ARC Review💻

✨Seeds of Trust completely swept me away!

💕Piper was such a standout character. I loved how brilliant she was in her field but still vulnerable when it came to her heart. Her struggle to separate logic from feelings made her so relatable, and I found myself cheering for her to finally get the love she deserved.🫶🏽

Ethan completely stole my heart.🫠 He’s more than the charming ex-athlete trope—he’s thoughtful, patient, and genuinely sees Piper for who she is.🥹Their dynamic had me hooked from their very first tutoring session. 🔥The banter, the tension, the slow build into something deeper—it all felt natural and so rewarding. Chef Kiss🤌🏽

Lola Lockhart captured the messy, exhilarating process of learning to trust again after heartbreak.❤️‍🩹This book is not just a romance, but also a reminder that the right person doesn’t just love you, they believe in you. Even though I’m so sad this series has ended with this book.😭 I’m so happy I have been reading the series from start to finish. It’s been a wonderful journey!❤️Five shining stars from me, I’d reread this in a heartbeat!🙌🏽

Thank you to the Author Lola Lockhart for the opportunity to read this ARC!🫶🏽

I can’t believe this series has come to an end already. Piper has been wronged by a friend and a crush that used her for months. And now she is working on an app that matches couples based on compatibility, she is determined to help people not be distracted by attraction and lust anymore. Ethan had always been good at football, but now his passion is game design. He is under a lot of pressure from his family and struggling a little bit after a breakup. Both Piper and Ethan have a hard time trusting anyone else when it comes to a relationship and feelings. But when they are matched up with tutoring, feelings start to spark after they started fake dating. Both of these characters had some major development over this story. They went through some healing and were able to let go of the past relationship that hurt them. Both of these characters were brilliant and very driven to be successful, but then they found love unexpectedly, and someone who cheered them along and celebrated their wins also.

This book was the perfect conclusion to the UMS series. I loved every couple in it but Ethan and Piper were my absolute favourite. You guys know I will always devour a book with a golden retriever MMC and a nerdy and shy FMC, and this one has definitely made my top 3.

The bond between our main characters was so effortless. They immediately clicked and deepened my belief in the concept of soulmates. Even when they had issues, or acted uncharacteristically due to trauma, they still supported each other and gave each other the space they needed. They always loved and cared for on another, no matter how angry or sad they were.

Seeds of trust was one of the angst-filled books in this series and it definitely made me connect and relate to Ethan and Piper so much (god forbid a girl wants to cry because of books 🤭🤭🤭).

I am sooo sad to say goodbye to this fictional world and its characters but I can’t wait to see what Lola Lockhart releases next!!!

Thank you to the author for an E-ARC of this book!!!

**ARC REVIEW**
First of all I would like to thank Lola Lockhart for allowing me to read this ARC.

Main Tropes:
Dual POV
College Romance
Opposites Attract
Found Family
Fake Dating
Slow Burn

Points I enjoyed in this book:
Banter
ABC Party
Greg
Comparability Test
Friendships
Easter Eggs
Discord
Miles’ KARMA

Didn’t like/ improve:
When reading this book I was thinking how some characters mentioned were just underused for example the MMC and FMC families. There could’ve been used more. I do wish there were more conflict and also spice throughout the book but I enjoyed it nonetheless. I look forward to reading more from Lola.

Seriously… am I the only one who loves a fake dating trope but stills shouts at her kindle saying it’s never going to work out with just fake dating.

I have to say I’m upset that this is the last book in this series.

This book is my favorite book in UMS series. I fell deeply in love with the main characters that it makes me sad knowing I won’t get to read more about them.

Ethan our MMC is a plant dad 🪴 ( specifically to a Monstera plant name Greg ) with golden retriever energy that uses comedy relief to lighten up the mood. Piper our MFC is a black cat that only has trust in statistics and algorithms until Ethan comes and changes everything!

I spent most of my time reading this book laughing out loud, kicking my feet like a little girl, and getting teary eyed at the emotional parts. I was not able to put this book down!

If you are into:
🌸Late night study sessions
🌸Open door heat
🌸Fake dating
🌸Found Family
🌸Opposites Attract
🌸Tutor/Tutee dynamic

Then you should check out this book and the rest of the series!

Thank you again to the author for allowing me early access to all the UMS books!

I genuinely read every single book in this series within a 1 day span, and I wish I could go slower to savour it but I can't help myself!

I have had a few days to sit on this book and think about it, and I still can't recover. It is so emotionally driven and I was so attached to the characters throughout the entire read.

Piper and Ethan might be my favourite characters in all the UMS books. Their struggles and fears are so well written out and relatable. The whole time you are reading, you just want to give them a hug.

As always, I want to commend Lola for her in depth knowledge/research into the world of STEM. It makes the book so much more enjoyable when you can tell how much effort and love was put into the research.

This is the fourth book in the University of Mountain Springs series. THis one focuses on Piper and Ethan. LIke the other books in the series, this one is a standalone full-length novel. There are interconnections between each book but you don't need to read the first three to enjoy this one. This charming and quirky story of computer genius struggling to get through an english class and Ethan comes to the rescue to tutor her. The story is sweet, funny, and entertaining. I would consider this one a slow burn, but spice was definitely worth the wait. The characters were likable and relatable and the plotline was engaging. If you're looking for a book/series to get into, I would recommend this one. Overall, a great read.

I received a free copy of this book and am voluntarily leaving a review.

A delightful mix of STEM, sweetness and spice! Super smart and socially awkward Piper needs a tutor to help her pass her college creative writing class lest she lose her scholarship. Charming senior coder Ethan is her tutor, and much to her disdain also her new unexpected romantic interest. I adored the relatability of the characters, remembering my own college days. The two were similar in their personalities and thoughts, I was invested to see how they navigated their relationship—the intimacy that came with it and the secret that could have torn them apart. This was a fun series with strong STEM undertones throughout that I appreciated so much. 4.25 stars

Ethan and Piper were the sweetest couple you could find, however, both were facing some pretty harsh demons.
The most unlikely pairing, and if it wasn’t for her logical mind, they would never have met.

I adored this book - it hooked me from the first page and I could not put it down. The angst and drama… well I picked it from the key point early in the book, but the delivery was amazing! This author had me running through all of the emotions… heartbreak, sorrow, rage and disgust were my main ones at that point. But, plenty of laugh out loud moments, and a few times I almost sqee’d!

Apparently the last book in this series… please… no!! We need more.

Wow! I am blown away by this book! The story was amazing!
I love the characters! This book had my emotions all over the place in the best way possible! I love how when things got crazy for Piper and Ethan, they talked though everything and worked everything out. I love Piper and Ethan! They are my new favorite couple in this series! This book is a wild ride with its ups and downs but it’s definitely worth it! I love the way this story was told from friendships, drama, partnerships, and how things might be tough but it always works out in the end. I love a good college romance with some spice.

Ethan and Piper’s story is the perfect ending to the UMS series. A story about two unlikely coming together despite their differences. Ethan is jovial, funny and goofy but under that facade, he’s sensitive and desperately trying to win the approval of his father. After an injury changes his life, he changes course and decides to finally pursue his passion - video game development. Piper is curt, awkward and sarcastic but under all that, she’s just trying to protect herself from caring too much and getting hurt in the process. I loved how they helped each other grow. With all the boys - Freddie, Alfie, Troy and Ethan getting their stories, I can’t wait to see what comes next.

Piper and Ethan are everything. Their both weird in their own ways, the quirks are amazing and of course we can't forget Greg the plant. I find it so cute how Ethan is all about Greg and even gives Greg to Piper to look after as essentially a peace offering after they had a massive fight. They both have trust issues which is clearly why the book is named Seeds of Trust.

I became obsessed with Ethan from the get go in the previous books and have waited so long for his book to come out and I'm so excited that it's here!

I am beyond sad to see this delightful series come to an end. There was so much emotional baggage involved with both Piper and Ethan. It was shear torture at some points watching things unfold. I was angry, sad and happy all at once if that is even possible. OMG the humor was fantastic…. Mean come on Greg the Monstera plant…priceless. I truly loved the dynamic and chemistry between Piper and Ethan it was totally swoon worthy. I voluntarily reviewed an Advanced Reader Copy of this book provided by bookfunnel.

We are back to University of Mountain and sadly this is the last book in the series and we have our two main characters Ethan and Piper, Piper is a women in stem and we loveee that and in the book we have some of my favorite tropes Fake dating like yessss also college romance, and its a slow burn. The chemistry between them two is so good they have the banter and never had a dull moment together and they are just so good together. I'm so happy to see to be apart of the series and being able to read the book thank you Lola

Oh Ethan....

This was such a BEAUTIFUL way to wrap up the UMS series. My heart is so full - I loved it! Seriously, Ethan was so broken but couldn't even show that vulnerability. He just felt like the person who is never allowed to show the chip in the armor until the entire thing comes crashing down.

I had all the feels. The best part? Greg. The freakin' house plant. I don't think I've ever laughed so much with a book that wasn't a strickly rom-com story. So good!

If you like STEM romances, college age, goofy golden retriever MMCs, SUPER smart/analytical FMCs, and some serious healing - this one is for you! While it is the last in the series, it can be read as a standalone. However, I recommend reading the series in order for a complete picture of this friend group.

Seeds of Trust is the final book in the UMS series. In this book we follow Piper and Ethan is their journey through college, heartbreak, love and life.
It is a cute little rom-com with the reminder to always take your time and reflect on how to make yourself better, not only for you but for everyone around you.
Throughout this book, I was smiling, kicking my legs and I was also deep in thought.

first, i'm incredibly sad this series is over. i'm not a big contemporary romance girly, and i couldn't tell you why, but this series was my exception. i fell in love with these characters!

i absolutely love piper and ethan. and greg! omg, who could forget greg. the banter was hilarious at times, but i felt the story overall fell a bit flat for me. the bones were really fucking great- data science fmc, game design mmc, force proximity, emotional challenges they support each other through - but the meat and potatoes left me wanting more/unfulfilled. i didn't feel we got the depth of storytelling that we did in the previous books and that left me a little sad because i love Lola's writing.

this is still a great read if you're looking for a quick read filled with banter and a lot of found family moments!

I have absolutely loved this series and this book did not disappoint. I love all the characters, but Ethan and Piper’ banter was so much fun! One thing I love about Lola’s books is the dialogue. It just feels so natural and it’s always fun. I’m sad to see this series end, but it’s going out with a bang! Each one of these books is one I would reread for sure. I could totally make UMS my personality and I’m not even in the STEM field. I just love the characters and stories so much!

Seeds of Trust is a charming new-adult romance about learning to open up and trust again. Piper and Ethan’s chemistry is adorable, with tutoring sessions turning into late-night heart-to-hearts. It’s a slow-burn with lots of sweetness, emotional growth, and just enough tension to keep the pages turning. A great pick for fans of college romance with a twist.
