One firm. Two brothers. And a choice that will destroy her either way.
Mila Harrington wanted a future in architecture. What she gets instead is an internship that pulls her into a world of power, obsession, and dangerous desire.
Adrian Roen is control in a tailored suit—cold, ruthless, and impossible to escape. Every look is a warning. Every command tightens the grip he has on her. He terrifies her. And worse—she wants him.
Levi Roen is temptation dressed as kindness. His charm offers relief from Adrian’s shadow, but safety is an illusion. One touch from him could unravel everything just as completely.
Caught between two brothers, every choice Mila makes is a betrayal. Every kiss is a risk. And the truth buried beneath Roen Architecture isn’t just dangerous—it’s unforgivable.
For readers who crave dark romance filled with morally gray men, forbidden desire, and the slow-burn agony of an enemies-to-lovers love triangle, Foundations of Guilt is where obsession begins.

First I want to thank the author for letting me be an ARC reader. This book took me about 100 pages to get into it but once I got to page like 101 I was utterly HOOKED. The beginning of some of the chapters can be a little confusing figuring out who’s POV you’re in because it’s not noted but it’s easy to figure out. Without spoiling anything, after what happened with Levi and Mila, Adrian started showing some red flags in my opinion but he took over my heart eventually. THE ENDING THOUGH?! IM SORRY?! I HAVE TO WAIT UNTIL NEXT YEAR FOR THE NEXT BOOK?!?!?! I am so glad there was a little blurb of the second book at the end because I am so hooked.
Thank you to the Author for the ARC copy. Can I just say, wow! This book was so good, it had so many twists and turns that you feel like you don't know what to expect next. The ending makes me want to dive into the next book immediately, what a cliff hanger! The book has tension and growth of the main character, but underneath it all there is deep secrets hidden that keep the story unique and engaging. Definitely recommend it!
Foundations of Guilt is a book that NEEDS to be read. If you are ready for a love triangle between twin brothers and a spicy romantic suspense feel you need to pick up this book. I could not put it down and cannot wait till the next book comes out! Absolutely everything I love to read in a book. I cannot recommend enough. ❤️
I received this as an ARC. The book follows Mila who is an intern at a family started architecture firm in NYC. With a hot boss who has a twin, things heated up quickly with some dark brooding, deep family secrets and classic girl getting snatched away leading to a love triangle. The knowledge of the architecture lingo was impressive and made me want to go back to school just a bit, esp with the amazing fashion/outfits Mila sports. Cant wait to read book 2 as the family secrets have been spilled!!
I need book 2 ASAP after that cliffhanger. this was a different read for me and did take me a little longer to get into but on the whole I did enjoy it!
I had the pleasure of arc reading this book and to say I was blown away would be an understatement. There are so many twists and turns that your head will spin. To do a review without spoiling anything in this book is going to be impossible because I have so many things I want to say and I have no clue how to do that without giving a few things away. With that being said here we go: I still have my suspensions of Levi and I don't think he's some innocent doctor who just happened to see Mila and instantly like her. I could be wrong, but from the second he came into play I felt like something was off with him. I don't think he perused Mila because he felt a spark when he first saw her, I think he did it because he knew Adrian wanted her to be his. There's more to him I just know it. Our girl Mila has been through it and just when you think things are looking up BAM you're hit with a truth that will literally break your heart. I'm still torn with the decision she made in the last chapter. I don't know that I could have made the same decision....... Adrian literally had me hooked from the beginning. I was rooting for him from the start. Although the little trick he pulled on Mila had me screaming and wanting to punch him in the face, I still hoped he would get his happy ending. I truly thought he had it there for a little bit, but then the truth came out in the end and I was completely crushed. Now I'm left torn in pieces while I wait for book 2 to come out. This book is one I will tell my friends they NEED to read. Heck I'll tell it to anyone who reads. It was an emotional roller coaster I didn't know I needed!! Now if book 2 would hurry up and come out because your girl has questions she needs answered immediately!!!!!!
Before anything else…I have to shout out the author. She reached out to me personally with this ARC and was genuinely so sweet. It made me even more excited to pick this up.
Okay, so: Was this book a dark romance? Not really, at least not yet. Did it touch on darker themes and hint at a MUCH darker world brewing beneath the surface? Yes, absolutely. And did it feel like the “foundation” (pun intended) for something deeper, messier, and way more dangerous coming in book two? 100% yes.
Where this book starts and where it ends felt like two different planets and that absolutely worked for me.
Mila gets an internship at the prestigious Roen Architecture firm. She’s nervous, excited, trying her absolute best to prove herself. Adrian (her boss) is intense in that quiet, intimidating, you feel watched kind of way. He pushes her. He notices her. He wants her.
And then we have Levi, Adrian’s twin. He swoops in with a totally different vibe and instantly takes an interest in Mila. It sounds like basic twin rivalry, but it’s really not. There’s a lot of past trauma tied up between them, a lot of unspoken history, and Mila ends up caught in the middle of the brothers… her own past AND their messy family secrets.
Let me just say…this book had me up until 3AM like, “one more chapter.” The tension was good. The pacing kept me invested. And the characters each had their distinct presence. Also, I picked my favorite twin early on and I stood by him like a loyal guard dog. Ten toes DOWN. I’m not switching sides. Adrian is it for me.
Now, was everything perfect? No. There were definitely moments where some of the dialogue made me wince a little. And sometimes the characters made choices that had me sitting there like, “you’re kidding me… right?” Like the ending…I literally said out loud, “wait…Mila, girl, slow down. THINK. Let’s discuss this.” In general she had a few flip flop moments throughout the book and I just wanted to reach through the pages and shake her. But even with those moments, I still ate this up.
Overall, I devoured this. It was fast, chaotic, addictive, 🌶️ spicy🌶️ , and I’m already impatient for the next book, especially after where this one left off.
‘Foundations of Guilt’ is ah-MAZING! I thought the plot was going in one direction, then *BAM* it went in the complete opposite direction, then it’s coasting along and *WHAM* it’s like a throat punch! So intense at times — to include the delicious spicy scenes 🥵
Personally I like Mila with Adrian best. Levi is … irredeemable at this point, he would have to do some serious groveling and be willing to share Mila with Adrian in my opinion—Without giving anything away: it took conscious thought to get the person to the cabin to do what Mila walked into. Book 2 can’t come quick enough.

I received a free copy of this book and am voluntarily leaving a review.
Finished book one and what a journey. A new chapter of her life unfolds with a coveted internship and watching her grow into herself as an architect. It’s a story of personal growth, ambition, and the excitement of stepping into a world that’s just opening up.
Then the brothers enter the picture. One is the enigmatic boss, full of tension and intrigue. The other is the carefree, fun-loving twin, bringing laughter and a sense of freedom. Both pull her in different directions, creating a dynamic that’s magnetic, complicated, and impossible to ignore.
The story weaves chaos, desire, and emotional tension in a way that feels real and compelling. Moments of hope and connection make it feel like everything is falling into place… until the secrets, pasts, and promises complicate everything again.
By the end, the story leaves you breathless, invested, and utterly ready for the next book. Emotional stability: gone. Book two: already open.
This book is full of suspense and a love triangle with twin brothers.
While I did enjoy the twin MMC aspect of the story, I feel like the storyline with Levi and Mila could’ve been omitted. She was clearly drawn to Adrian with so much intensity.
Don’t get me wrong, this book is totally worth reading! The secrets of her past, and how they connect to the MMCs, is worth diving into.
There’s witty banter with besties Riley and Ezra. There’s heart pounding parts. There’s heartbreaking parts. There’s parts that make you want to punch a character. There’s betrayal. This book is good!
Tropes Twins Amnesia Trafficking Slow burn Touch her and 💀 Obsessive and possessive MMC
Pleasant surprise, The story was a little slow at the beginning and I was slightly annoyed by Mila, but then it was like I couldn't stop. The deeper story is enticing and keeps you engaged wanting to know more.
Wow! This book was incredible! From the very beginning with great background building, to the well thought out plot and feelings of the characters to the twists and turns! It gives you everything you want and MORE! Highly recommend!
I read this as an ARC review. Thank you so much Maria for sharing this story with me!
This was very much a 2.5-to-3 star read for me, and I ended up rounding up mostly because I am curious enough to continue.
On paper, this book has everything I usually eat up: trauma, dark romance, and two morally questionable brothers. And yet… it just didn’t hit the way I hoped it would.
The story is mostly told from Mila’s POV, with a few chapters from Adrian’s, and none from Levi’s. Which I noticed pretty early on. And once I did, I kind of knew how this was going to end. No POV usually means no endgame, no matter how much I might prefer him. Unfortunate, because yes, I absolutely did.
One of my biggest issues was how fast everything moved. The attraction is instant. Mila meets Adrian and is basically gone. Then Levi enters the picture and, almost immediately, she’s wondering how she could possibly have feelings for both brothers. It all happened so quickly that I never fully bought into the depth of those emotions.
What really made the difference for me were the small things. Levi listens. He actually pays attention. Once he learns Mila’s favorite wine is sauvignon blanc, he makes sure to have it at home. Meanwhile, there’s a moment where Adrian pours her a glass of red(!) wine without asking. Tiny detail? Yes. Telling detail? Also yes. Levi adapts to her. Adrian decides for her. And once I noticed that, I couldn’t unsee it.
I went into this fully expecting to be an Adrian girl. He’s introduced first, he gets POV chapters, he has that whole dark, dominant presence going on. Instead, I found myself rooting for Levi. Which made what he does later hurt a lot more. His actions were absolutely wrong — no defending that — but I still wish Mila had given him the space to actually talk afterward. Especially, because she wasn’t all that innocent with her behaviour.
Adrian himself didn’t fully work for me either. And this is coming from someone who loves possessive MMCs. “Mine” makes me feral. But here it felt overdone.
I’m also not a fan of overlapping POVs when scenes get repeated without really adding anything new. Thankfully, that mainly was one chapter.
Overall, this isn’t a bad book. I just wasn’t flying through it because I couldn’t put it down — I was reading to finish. There is a cliffhanger, and the bigger mystery is interesting enough that I’ll continue the series (I received an ARC for book two), but with much lower expectations. What surprised me most is how overwhelmingly positive the reviews are, because many of the things I struggled with don’t seem to be mentioned at all.

I approached Foundations of Guilt with slight skepticism since it’s not my usual genre, but it quickly surprised me beyond imagination. From the very first chapter, I was drawn into its world and completely captivated by the intensity of the storytelling. I could not put it down.
The writing felt so vivid that it played out like a movie in my mind. Every scene was alive with detail and emotion, every line of dialogue felt natural, and every plot twist hit like a jolt of electricity. Just when I thought I had the story figured out, something unexpected would happen that left me breathless and eager to keep reading. It was a constant rollercoaster in the best possible way.
What stood out most to me was how seamlessly the book balanced its many tones. It had just the right mix of mystery, drama, spice, and darkness, all woven together with emotional depth that made me genuinely care about the characters. The story manages to be thrilling without losing its heart—it’s full of secrets, guilt, redemption, and humanity. By the end, I felt both completely satisfied and emotionally wrecked, in that wonderful way only a great book can achieve.
The characters were another highlight. They’re complex, flawed, and deeply real. I loved how the story allowed me to question their motives and gradually uncover what drives them. Each of them carries a sense of guilt and desire that makes their choices both frustrating and understandable. It’s the kind of character development that lingers with you long after you close the book.
The pacing was flawless—fast enough to keep me hooked, but never rushed. The tension builds steadily, each revelation landing with more weight than the last. The ending, in particular, left me stunned and already desperate for the sequel.
Foundations of Guilt was gripping from start to finish. It’s one of those rare books that manages to be both entertaining and emotionally powerful, keeping you turning pages while also making you think about what it means to be human. I highly, highly recommend it and cannot wait for the second one.
Mila is nervous and excited for an internship at the very prestigious Roen Architecture firm. She puts her head down and throws everything she has into her work and proving herself. Adrian is not only her boss, but an intimidating and intriguing mentor. He allows her to show her talents at work and craves more from her than her architecture abilities. As her work duties increase, Levi, Adrian’s twin, enters the scene and is quickly captivated by Mila. One would think it’s a true case of wanting what the other twin has, but that’s not it at all. As the relationships play out, past demons emerge.
I was thoroughly intrigued by the description of this book and was so very fortunate to receive an advance copy from the author in exchange for an honest review. I couldn’t have been more pleased and fascinated by this book. I dived right in and could not put this book down - reading into the wee hours of the early morning. The writing builds the story in intensity and creativity with the anticipation of Mila’s life playing out. The reader is torn between which twin they are cheering for, if either of them at all. This story is one of secrets, recklessness, heartbreak, soul shattering connections, and romance. It’s not your typical dark romance, but even better with not just dark spice, but a captivating story line as well. The story is so much deeper and complex than I could have imagined. The spice level is electric, and the angst is fire! I loved the length of this book. It did not drag on at all and had the perfect amount of detail. While the ending sets the reader up for a second book, it’s not a steep cliffhanger, but a stable shift that leaves you filled with anticipation for the next part of Mila’s story. You truly cannot tell this is the author’s debut dark romance. She writes at an expert level that is more conducive with a seasoned dark romance author. This book definitely sets the bar very high! I can’t wait for the next!
Foundations of Guilt leans heavily into romance with a slow, tension-filled buildup that eventually clicks and becomes incredibly hard to put down. Mila’s journey has an emotional edge, and once the underlying secrets begin to surface, the story really finds its rhythm.
Adrian completely stole the spotlight for me — a possessive, quietly intense, emotionally guarded “asshole” who isn’t cruel for shock value, but instead a product of his environment and trauma. He’s the type of MMC who doesn’t know how to ask for love, but desperately needs a place to be safe, seen, and chosen. His dynamic with Mila felt raw, charged, and layered with unsaid things that made the payoff even stronger.
The pacing in the beginning requires patience, but once it gains momentum the romantic tension and emotional stakes keep you flipping pages fast. The world-building of secrets, ambition, and family darkness sets up a gripping continuation, and the ending absolutely ensures I’ll be grabbing book two.
Final Thoughts: • Tension-filled romance with emotional depth • A slow start rewarded by a compulsive second half • A 4.5★ read with strong potential for a phenomenal sequel
I received a free ARC in exchange for an honest review.
Wow. Firstly, thank you to the author for sending me the ARC; I had no idea what to expect, and was not left disappointed. Let's jump into it (no spoilers ahead).
💚 Spice- 🌶🌶.5 💚 Love triangle, enemies to lovers, twin brothers, corporate romance.
Join Mila as she navigates a new internship, a mysterious past, and a tempting boss (and his brother). This steamy, tense, and gratifying story scratches an itch you didn't know you had as Mila crawls, walks, then runs into the arms of the man of her (dark) dreams.
I found myself so involved right off the bat with the FMC. I was pulled in by her personality, but I'm a sucker for the "came from nothing" story line. I'll admit, I'm not a fan of the corporate setting in books (or urban anything, if I'm being honest). But I can truly see this climbing the ladder to sit beside other popular books in this genre.
Overall, phenomenal. Impossible to put down, and when you do, you find your thoughts drifting back to it. This book will stay with me for a while! I'm looking forward to buying a physical copy for my collection.
I really enjoyed this book. Loved the switch between twins. It has everything, the office romance (intern 🤧 boss romace), twin dynamics, co-worker bond 😍 and the spicy level? Wow just the right amount of spice. Doesn’t it sound like a perfect read to choose? My answer would be a big Yes.
This is the first book in the Foundations Trilogy, and I absolutely loved the plot, the twists, and that cliffhanger wow. (No spoilers here 👀) but I’ll admit, I was smart enough to predict a bit before the ending hehe. 😏
It was honestly emotional to see the dynamics changing between Mila, Adrian, and Levi. I genuinely felt so much for the characters and hope they get their happy ending by the end of this series. 💔✨
Overall, it's a well written, emotional, and addictive start to Foundation Trilogy. It was worth reading if you enjoy romance with a mix of drama and strong characters. My favorite part was Mila and her bonding with her friends and colleagues 😍. The emotions felt so real, just wow. 💫
I started this book for the twin romance 😅, but stayed for the drama, the mystery, the story itself. It was a lovely story, I enjoyed the plot, I enjoyed the secrets, I even enjoyed the heartache. I enjoyed the minor characters a lot more than the main characters. So many red flags from the males. 😅 But the tension, longing and wanting was great! This story made me feel and that’s what I love about books, the emotions they can bring out, this book was an emotional roller coaster for me. And of course, there was some spice! 😍 Some few minor things, that were why I didn’t give a 5 star, were, sometimes I didn’t know who I was reading about. It wasn’t very clear and I’d be able to pick it up a few paragraphs in. Some parts I felt like I was reading the same thing I just read, a few repetitions, and some parts I needed more. But overall, the storyline itself was great in its entirety and I am very curious about what happens in the next novel.
Foundations of Guilt by Maria Raye is a gripping dark romance that thrives on emotional tension, forbidden attraction, and carefully buried secrets. The story pulls you in with its slow unraveling of truth, where love is tangled with power and guilt, and nothing feels simple or safe. What stands out most is the way his need for her deepens over time, shifting from control and curiosity into something far more consuming and dangerous, making their connection feel inevitable even when it shouldn’t be. The novel leans heavily into themes of “forbidden love” and “buried family secrets,” and each revelation raises the emotional stakes, forcing the characters to confront not only each other but the foundations their lives were built on. Raye’s writing creates a sense of constant tension, where desire and secrecy collide, leaving the reader unsettled in the best way and eager to uncover what truths are still hidden beneath the surface.

ARC Reader: It took me a few pages to get into but man did I become obsessed, I consumed it in 1 day. The background story to Mila and the business has me in so much suspense still, I’m itching to start book 2. The spice was very well written. As for the love triangle…. I would have liked to see a little more drama between the 2 men and a little more struggle to move on from Mila. Don’t get me wrong, she struggled but I think it could have been a few more pages between breakup and new relationship. Also more groveling from the men would have been good but it all was still such a great read! As a female in the corporate world, I enjoyed the Sofia/Mila drama but respect. I love seeing female characters still be able to keep their crap together, be successful, and mature even when there is tension and drama. I’d enjoy.

My 2025 top love triangle. Mila has it all, the looks, the internship, the friends, the brains, the Witt and now the twins. What happens when one refuses to act, the other waltzes in to become Mila’s prince. But this isn’t your typical Cinderella story, Ezra & Riley Mila’s best friend we’re getting whiplash with the daily events going on her life. But nothing could prepare any of us for the bombshell that was brewing.
I hope in book two Mila finds peace and happiness with Adrien not Levi. After the low blow he’s no longer my favorite twin. I mean I don’t really have good options here, so I’m going with the tattoo, first one she laid eyes on pick.
Foundations of Guilt delivered an amazing plot with well written romance filled with angst, secrets, possessive and morally grey men.
I loved the FMC, her determination to be successful all while finding love and battling her strange nightmares.
As this is a love triangle, and as I do not want to spoil anything I’ll only say that it was well done and I like both MMCs although both also pissed me of...
Can’t wait for the next book to find out more about the romance but especially about Mila’s story that has finally been unravelling and been slowly brought to light!
I received an advance review copy for free, and I am leaving this review voluntarily.
This was a solid, spicy and emotional read that kept me reading but I don’t think it’s for me. I couldn’t really connect with either characters. I’m also not the biggest fan of love triangles, so that threw me for a loop once I realized what was happening. There’s a few more things, but honestly it’s just personal opinions that other reads might actually like. Oh, but I did absolutely love a side character! I absolutely loved Ezra, definitely a friend I would love to have and work with.
If you don’t mind love triangles and drama then I would recommend, because it’s not a bad read just wasn’t for me.
Wow what a book, I had the honor to be arc reader of this amazing book. In here we follow the story of Mila an architect who felt in love for her boss and his brother. If u want a love triangle spicy enemies to lovers morally grey mmc and a lot of mystery and tension this is the dark romance for you I loved every sencond of it this book ripped and putted my heart together. The character were so well build and relatable, Adrian my fav character is the perfect book boyfriend he would bring heavens and the earth to you if asked. He’s a combo of sweet cutie boy with a dark men. Our main character is strong and independent but deep down she’s hurt and I rely so much to this. Overall this is a 6/5⭐️ and a 2.5/5🌶️
Truthfully, I was a bit iffy at the start as it seemed a very slow burn, and it felt like dragged out a bit . but it was so good the plots and twist I was not expecting it at all. I do love Adrian he's such a cutie, tho his brother not so much, tbh didn't really like him from start. Milas reaction to the plot twist was not the one I didn't like that from her . This author has a way of bringing out all of the emotions. I highly recommend reading the book it's really good, and the twist is amazing
