Honestly, this was the absolute cutest, from their very first interaction. Octavia owns a horse ranch that she may or not believe is haunted. She shows up to meet Rae, a paranormal hunter at her book signing. Grasping at straws, ready to prove her brother wrong she ultimately hires Rae to come take a look at the ranch. “I don’t truly believe it’s haunted but my brother does so come help us” 😂

The haunting scenes were creepy, the slow burn with Rae and Octavia was perfect. I felt the yearning immediately and their chemistry was perfect from the very first day, even if they hated to admit it. I enjoyed both FMC’s and their opposite personalities.

I read this book coming off a romance binge with A LOT of spice so this was kind of refreshing to get the emotions, the yearning and the chemistry without the spice. This was my first sapphic paranormal romance and I was very much impressed. The mystery of Elmwood Ranch kept me turning the pages fast, I had to know why the spirits were after my girl. If you like a slow burn, with some creepy elements & magical Black bisexual women finding themselves and finding love, this book just may be for you.

This book was like watching an episode of Supernatural. I definitely got the spookies a couple times. Deanna does a really good job of pulling you in! I wanted to know what was happening and why. I liked Octavia and Rae. I felt like they were really good for each other. I would really like to see them and their relationship grow.
The ending left things open and not fully flushed out. (And now knowing there will be a second book). I’m looking forward to see how the story continues.

I am very simply — if Deanna Grey writes it. ARC Review — I knew going into the one I would love it, because I haven’t read a book by Deanna Grey I didn’t like. First of all, Octavia and Rae are such fun characters and the opposites attractive that is so evident between them is so fun to see. Octavia is a skeptic, unafraid to speak her mind and Rae is a believer, having seen paranormal activity first hand and has to keep up a public persona.

Their first meeting was iconic if you ask me, the way Octavia wasn’t afraid to say what she needed to say to get Rae to agree to help her worked an absolute charm. Their relationship is fun from the get go, I really enjoyed going along on their journey with them. They complimented each other so well and every aspect of their relationship flowed so, so nicely and it didn’t feel forced at all.

I had such a soft spot for Octavia, I loved her personality, loved her strong willed nature and her more softer moments. She was a fighter, and worked so hard to make her dreams come true. I love how she never gave up, despite her doubts on what was actually happening, she was willing to fight to keep her ranch and make it everything she always wanted it to be.

The paranormal aspect of it was such a page turner, I was so intrigued by where it was going and what was actually happening. Deanna really is such a good goddamn writer— I was invested in both the romance and the paranormal activity from the get go. There’s nothing quite like a book that is such a page turner, you can’t put the book down and that was exactly the case with this one!

If you enjoy sapphic romance, paranormal elements, opposites attract, found family and bisexual characters this one is for you. You really can’t go wrong with a Deanna Grey book.

Both FMCs were so incredibly lovable that it’s hard to choose a favorite! I adored both FMCs for different reasons. Rae gave us sunshine, positivity and natural allure. Octavia gave us all of the feels, relatability & softness.

I would see this as a movie or a TV show. Rae’s paranormal team reminded of Elaine’s team in “Insidious”. Respectfully devout to the cause and standing behind her with all 10 toes.

I did not want this to end!

I’m not sure how to put my thoughts into words. This is probably the most incoherent review ever because OMG!

[SCREAMING]

So first thing to know about me is every horror movie I’ve watched has been against my will. (My brother is a huge horror buff) With that said my favorite series was conjuring because it’s just a romance with some paranormal 💀💀💀

Anyways….THE CASE OF THE ELMWOOD RANCH! DEANNA GREY!! The woman that you are (are you a woman who will pay for my therapy bill)

I’m not sure what I was expecting opening this novel. Paranormal romance I thought they’d investigate a ghost being trapped, fall in love, you know…

YOU THOUGHT YOU KNEW! I was fighting for my life. I’ve never read a book that had a haunting but Deanna Grey did NOT scrimp on the HAUNTING PART!!! At one point I threw my kindle. The creaks in my bedroom got ME!

The romance was beautiful and I loved both Rae and Octavia. Rae’s grace even though it was hard earned. (My poor RAE BAE is going through it 😭😭)Octavia’s tenacity and awkwardness (I too think about conversations and things I’ve said for DAYS) and I think she handled having her whole world view being rocked extraordinary well.

I love Black women and Deanna just writes *chef kiss* Deanna balances both of their persona with their softness and struggles really well.

Each interaction was wrought with tension and chemistry from the very beginning hearing how

LOVED the dual POV. To be able to see their feelings grow through both sides made my heart warm.

Firstly, I want to thank Deanna Grey for giving me the opportunity to be part of her content team and giving me the chance to read the ARC for The Case of Elmwood Ranch which was impossible to put down once I started! I really enjoyed the two main characters, Octavia and Rae who we follow throughout the story and reading the slow burn of their relationship which blossoms into something so passionate yet so quietly beautiful. Octavia resonated with me a lot giving that we are both socially awkward and find it difficult to open up to people due to past traumas. Her quirkiness was charming and her ability to take lead whenever the situation required was thrilling to read because I never knew what I was going to get out of Octavia. Rae was such a refreshing character to experience because it is rare to see a cocky/confident black woman character in media who doesn’t have to be humbled in a way to get character development. Also reading from her pov really allowed me to see her more vulnerable side which I also found relatable as someone who always tries putting a strong front. Now while the romance between the two FMCs was adorable and so enjoyable to read, it was also rewarding towards the end after everything this world Grey has created throws at them throughout the book. Which brings me to one of my favorite things about this book and it was the world building. Grey does a great job at setting up this world where paranormal hunters exist and are a big deal to everyone who believes in spirits, demons, or anything associated with that and while the paranormal activity in this world is larger than life at the same time Grey manages to make the story feel very self-contained. Having the story take place on the ranch that Octavia owns really helps when there is moments in the book where the book goes full on horror/thriller and then instantly we get pulled back to reality to a cute small-town love story when Octavia or Rae are having deep conversations with each other or with the side characters to the Coloradan backdrop of a cozy fall season. While the book does have different tonal shifts throughout the story it never feels out of place or unnecessary and it showcases the strength of Grey as a writer as she is able to find the mundane within the supernatural. The side characters also helps bring the world to life and were all integral to the story in some way shape or form. They also entice different conversations out of our FMCs that I felt were important not only to both the characters personal development but important topics that I feel like don’t get addressed often like dealing with emotionally unavailable parents, the adultification/sexualization of black girls, black women’s expectation to always come off as “strong” or “in control”. I will also add that it was amazing and comforting to see two black, bisexual women in to each other and are able to embrace their sexuality out and proudly and have a support system of people around them that are constantly looking out for them. I will also always be here for black women being soft with each other and being loved and cared for out and proudly. The Case of Elmwood ranch is a great read to cuddle up with your favorite blanket and cup of tea with. The characters are dynamic, fun, and complex, the romance will have you kicking your feet up in the air and twirling your hair, and brace yourself for some real spooky activity that will have you on the edge of your seat!

I absolutely loved everything about this book, I'm always excited to read anything by Deanna Grey, reading something that is very different from her usual work alongside still experiencing that same emotional vulnerability from her characters and beautiful representation from her past work.

The Case of Elmwood Ranch is a Sapphic (BixBi) Paranormal investigative romance between Octavia, the new inherited owner of Elmwood Ranch and Rae, a popular paranormal investigator with a reputation that is inherited from her family.

Octavia is a fierce purposely closed off character, from the moment you meet her, you know her story is worth being heard. I knew that I would hands down be in love with her. Her dedication to her dreams of owning a horse ranch is admiring, she pours so much into her dream that her well being becomes second to her responsibilities as a horse rancher. Throughout the book, Octavia's experiences are vital to the plot, which I personally loved reading about. It made the novel so much more emotional and had me rooting for Octavia's happy ending.

Rae's family is a major part of the paranormal investigative community, determined to make a legacy of her own, she has created her own company within the community. When Octavia approaches her about Elmwood. Rae is charmed by Octavia's skepticism and critical notes on her work. What was meant to be a simple ghost hunting investigation, slowly turns bigger than what both Rae and Octavia could have expected.

I will always support the success of bisexuals in any and all fields of expertise, Rae and Octavia are a part of that!

Octavia's skeptic nature and closed off nature is complimented with Rae's flirty personality and her existential crisis predicament. They balance each other in a way that is so romantic.

As a Wussy, Elmwood Ranch scares me but as a bisexual women I think I can get over that fear for the sake of Octavia and Rae.

This is an adult romance, with little spice. The paranormal aspect of this novel is a really big factor to the book. Therefore, if you don't really enjoy paranormal activities maybe this might be a skip for you. (Even tho I recommend u do anyway ;)

Both characters are Black and Bi, This is also really important to the novel. Bisexual supremacy till the day civilization dies. This book is so easy to love and I cannot wait for everyone to experience Elmwood Ranch for themselves.

P.S. Future Challenge for myself: Don't cry when reading a Deanna Grey Novel.

(I have yet to do so, I shed some happy tears toward the end of this book).

I loved this! So excited for another arc by Deanna Grey.
I want to preface by saying that I’m a scaredy cat and did have to take a few breaks while reading because the imagery was so good that I got a bit frightened.
The two FMC’s were well written. I especially loved Octavia. Her story throughout the book was such a journey. For someone who is a non-believer, to hire a ghost (occult, actually) hunter to save her ranch, is inherently against her nature and is clear from the introduction that the two FMC’s have with one another. I also love how just because Octavia has a significant character development arc, her personality and values stay the same. She is incredibly consistent. I initially thought that I would be more aligned with Rae, and while I do think she is an incredible character, Octavia stole my heart.
I also enjoyed how both plot points developed together until the end. Grey does something really special with her queer romance that I truly love. Their queerness is not always the center of their story. Yes, it’s a key element of the character but it doesn’t overreach into other parts of them as people in general. Sometimes I think queer characters queerness, can be used as a gotcha or a plot point itself. Which is fine if that’s the story the author intended to tell but with Grey, it is not all there is. Many of Grey’s characters deal with not only mental health disorders and challenges but physical as well and it doesn’t overwhelm the characters humanity and other aspects of their personhood. Rae’s diabetes is just a small slice of life tidbit that is dropped in and referenced from time to time. Just like her queerness, it’s a part of her, not just her story.
I didn’t realize that this would be a continuing series and am very excited for the next one. Of course there were hints on who the next couple would be towards the end but I’m excited to see all of the characters find their HEA. Nico and Wilson, I’m especially excited for. Both of their queer stories are ones that aren’t typically told. I would love to see how they develop further.

✪I truly don’t think y’all understand the excitement I had going into this book! like not only is the cover art absolutely gorgeous (LOOK AT MY LOVES) but the overall premise sounded so good, I just had to get my hands on it!! and I’m so so grateful that I was able to cause not gonna lie, I think I’m obsessed with these characters!

✪gosh I adore Rae and Octavia. Not only do I think they that they truly understand each other, balance each other, and are just simply adorable together but I really, really like them as individuals!! I’m so intrigued by Rae, I honestly think she and the work that she does is so cool and I’m just so interested to learn more about both her work and more of her background! I also really enjoyed my horse girl, Octavia!! I really liked watching character development play out and her slowly open up the longer she was around her brother and the Hunters! Speaking them, I really really liked, Wilson, Nico, December, Jonah, and the other side characters!! while I feel like we don’t actually learn much about them, I feel like their personalities truly did shine and I’m actually so excited to see their stories develop!!

✪I was not wrong about this plot being incredibly intriguing! Deanna Grey was able to create a world that was equally as cute, as it was spooky! my emotions were truly all over the place and everything about this plot left me wanting more in the best way possible, I loved it! Honestly the only ‘complaint’ I was gonna have was that I while reading I was hoping that we would get more world-building, cause I would love to have gotten more information on the Guild, how the supernatural system works, and a bit more closer on the ending but since I now know this book will not be a standalone, I assume that the next book will answer some of my questions (hopefully!! lol)

Recommend?: Absolutely!! I literally giggled and kicked my feet at the very end

The Case of Elmwood Ranch is a paranormal romance set on a ranch owned by Octavia Daniel. Strange things start happening around the ranch that seem to have no explanation. Octavia’s brother, Wilson, asks her to seek out Rae, who hunts the supernatural. Rae agrees to come to the ranch and help them out, and she and Octavia grow closer as they work together to solve the problem.

Octavia just wants a place to stay still. She’s spent her entire life on the move, and she’s eager to have a place to call home. Rae is feeling stuck. She wants to help people, but she’s starting to hate being on the road and wondering if she’s good enough to do that particular part of their job. Together, they fight to build a life they want, one that allows them to stay together while also doing what they need to do.

Their romance was a slow build, and it was wonderfully intense and emotional. They saw each other in ways that no one else ever really had, and they deserved to be seen. They were very protective of each other, which makes sense for a paranormal story, but it was really sweet to watch.

The ensemble in this book was so delightful, despite it being a more serious story. They all added so much to this book, and I really enjoyed all of their interactions and dynamics. I especially enjoyed watching them all bond with Octavia and Wilson while they were staying at the ranch.

I’m really looking forward to the next book in this universe, even though I know nothing about it yet. I definitely took note of the threads that were left for the next book, so I’m really excited to see what happens!!

I was soo excited when I read the synopsis of the book and immediately pre-ordered a copy before I got the news I made it to Deanna's content creator team.
The Case of Elmwood Ranch follows Octavia a skeptical Ranch owner who has been experiencing the wildest mkst dangerous Supernatural occurrences on her Ranch. She has been scarred by these experiences but still hesitant to believe they are true but her brother convinces her to go to a convention where Rae a well known paranormal investigator would be a guest. Rae is an expert but also a flirt and I found myself entangled in her web of seductive words. My lord I wanted to be under her so bad.
The tension between these two is palpable and the way they dont realize how similar they are yet experienced similar cases of isolation and dying embers of hope they found solace in each other
Deanna's ability to write compelling relatable characters is a wonder to read. As a black bisexual woman I saw myself in both ocatavia and Rae in how they navigated their sexuality one more timid than the other
The paranormal element is reminiscent to  the dynamics of The X Files meets Supernatural and a pinch of Scooby doo.
I was shaking in my boots when we got introduced and I fear I may need to night light fot a few nights
Overall I give this a 4.25/5 stars for hooking me and keeping me enthralled and seduced cuz one scene got me panting chile 🫠

The Case of Elmwood Ranch was such a fun blend of paranormal mystery, romance, and small-town atmosphere. I loved the setup of a skeptical ranch owner being forced to work with a paranormal investigator, and the tension between Octavia and Rae made their partnership just as entertaining as the mystery itself.
The haunting at Elmwood Ranch kept me invested from the start. Between the strange occurrences, eerie atmosphere, and steadily unfolding investigation, I was constantly trying to figure out what was really going on. The paranormal elements were creepy without being overly scary, making this a great balance of mystery and supernatural suspense.
I also really enjoyed the sapphic romance. Watching Octavia and Rae slowly move from distrust to understanding and then something more felt natural and well-paced. Their chemistry grew alongside the investigation, and I appreciated that neither the romance nor the mystery overshadowed the other. They complemented each other really well.
Overall, The Case of Elmwood Ranch is an entertaining paranormal romance with an engaging mystery, lovable sapphic leads, and just the right amount of spooky atmosphere. If you enjoy haunted settings, reluctant partners, and romance woven into a compelling investigation, this is definitely one to pick up

A scary, sweet and heartfelt time.

As a longtime Deanna Grey fan and a huge lover of the paranormal, I was beyond excited for this new story. A sapphic romance between an outgoing supernatural hunter and a quiet rancher? Sign me the hell up.

The love story was beautiful. The haunts were legitimately terrifying. And it all came together with laughter, tears, and hope.

I’m not kidding when I say this book was scarier than I thought it would be. There were moments where I simply repeated “nope” to myself and shook my head, hiding under a blanket and moving my Kindle as far away from myself as I could while still being able to read the words.

But there are also pockets of joy that help to balance it out. Rae’s chosen family. Magic: The Gathering. Kat & Frog. A nice, hearty stew. Canoeing!

I do wish we’d gotten to see more of the immediate aftermath of the climactic end. I would have enjoyed seeing how everything was cleared up, (both literally and emotionally) especially with Rae’s crew. But maybe we’ll get a little more insight in future books?

This is a wonderful start to a promising new series, and just as I was counting down the days to this release, I’ll be impatiently waiting for the next.

a perfect summerween, paranormal, small town story!! rae is a paranormal investigator and octavia is a non-believer, a perfect match if you ask me. but octavia and her brother enlist rae and co. to help investigate the elmwood rnach bc creepy stuff is happening and that's undeniable.

the paranormal elements of this book lowkey freaked me out during some scenes, it was creepy and kinda scary. but i loved that this story seemed to be equal parts paranormal investigation and character driven. side note, there was so much beautiful representation through our main characters and side characters. i fell in love with this friend group.

also, obviously have to mention the romance in this book!! rae and octavia's banter?!?! devoured btw. but there were so many little moments in the story that had me falling. even though octavia was a skeptic, things were happening to her and rae REFUSED to be anywhere but by her side.

i highly 100% recommend this book for summerween or to add to your fall tbr (but like read it asap)!!

Thank you to Deanna Grey for providing me with this eARC.

This was truly one of my most anticipated reads for the year. Despite me loving all of Deanna’s other works. I was also excited to step out of my comfort zone and reading a paranormal romance.

I absolutely loved Rae and Octavia. Their characters are so relatable and I think anyone can see themselves in either one. Can’t forget the side characters either: Wilson, Nico, December and Jonah. Character development is always a plus for me. So watching Rae and Octavia overcoming their own struggles and balance each other out was amazing.

I was write to have this on my highly anticipated list. Not only was the plot intriguing and at times spooky. It also gave me moments of comfort with a found family that had my emotions high.

My only complaint which is a me problem is I always want more lol. This is a standalone but maybe we’ll see more of the Elmwood hunters one day and dive more into the supernatural world.

A sapphic paranormal romance? Yes please!! I wasn’t aware that I needed a paranormal romance in my life until this book. I truly LOVED reading this, I enjoyed every second of it.

Although Octavia, a guarded rancher, doesn’t believe in the supernatural, the ranch she has invested her entire life savings into is hiding something deeply unsettling. So, she hires a burnt out paranormal investigator, Rae, to investigate her heavily haunted ranch.

The steadily mounting tension kept me guessing throughout this captivating sapphic mystery. The vivid setting adds depth to the story, creating a powerful atmosphere filled with suspense, intrigue and revelations.

I LOVED Octavia and Rae. I fancy both of them 🤭. Their characters are so relatable, hot, funny…hot. They had me grinning, giggling and gasping. I very much enjoyed there flirty banter. Reading this book as a black bisexual woman made me feel seen, and that is an amazing feeling to have, so thank you Deanna Grey.

If the Supernatural and Scooby-Doo crossover episode was one of your favorites, you should definitely read The Case of Elmwood Ranch.

What I love about Deanna Grey's writing is how multifaceted the characters are. Even in a paranormal romance, they are so grounded in reality. Their passions, interests, struggles come through so well. Both Octavia and Rae have such distinct voices and it was a pleasure to read each of their POVs. The extended cast were engaging and I can't wait to read more about them in future installments.

As for the plot, I am not much of a thriller girl, so I did not know that a book could jump scare me. The scenes featuring the haunting were well executed, the tension holding me tight and keeping me hooked throughout. The mystery of it all alluded me right up to the very end.

I thoroughly enjoyed this book! I loved our main characters Octavia and Rae, I loved the setting of Elmwood Ranch, and I enjoyed the supernatural elements but my favorite part of this book was the found family vibes! Author Deanna Grey always does an amazing job at filling her stories with loveable and important side characters and this book was no different. Though Rae’s team and Octavia’s brother aren’t the main characters of this book the story would be lost without them! One of my favorite scenes was the characters learning to play a card game together! Such a simple scene that added so much depth to the characters and the story! This was a great read!

This book was definitely out of my comfort zone but I really enjoyed it!!! I am a self proclaimed huge scaredy cat so I typically try to stay away from anything spooky but this book was really the perfect mix of romance and a comfortable amount of spook! As always, I was completely drawn in by the characters of this book. Deanna Grey never fails to write characters that you want to root for and see more of. Not only did I love Octavia and Rae, but I also loved their families and friends. I adored getting to see them grow close while also trying to figure out wtf is happening at Elmwood Ranch! I cannot wait to see more books with this vibe from Deanna and hopefully more books in this series so that I can see my babies Octavia and Rae again!!!

4.5 stars!! Thank you for the eARC!

I couldn’t put this one down!! I don’t think I’ve picked up a paranormal romance but this one was cute and light at some points and then things hit the fan 😬 I felt like I was in the room with them at some points when they were fighting off what was coming for the ranch.

Octavia wants her ranch to open soon but she can’t do that without Rae’s help. I knew from their first interaction that the chemistry would be strong! Octavia doesn’t believe in ghosts but she definitely sees more when the team starts to figure out how to help her.

Rae has left the family business to do her own thing but now she’s at a point that she’s tired and maybe wants something new. Rae learns about Octavia, figure how to make her feel safe, and definitely flirts with her.

So cute! I will definitely read this again in the fall 🍁

Thank-you to Deanna grey for this Arc ! This story instantly caught my attention with humor and charm detail This one was different! The authors range is being showcased! I LOVED it. I enjoyed Octavia and Rae individually and together. I think that's important in a romance.

The contrasting personalities and the natural feeling chemistry made me smile. The plot was interesting and I was a lil spooked a few times ! I didn't expect to be! Extremely rewarding read. Check this one out guys!

I am not a spooky/horror type girlie at all, but something about this book had me so intrigued that I just couldn’t stop reading which is why this review is being written at 3am😭 I thoroughly enjoyed reading this!! Rae and Octavia’s relationship was just everything to me and the lore/plot on the paranormal side had me gagged! This is such a great read if you want something paranormal and lesbian.
