I was ready to down rate this because as I’ve said before, I hate cheating in books. It’s a huge trigger for me.
Raine is beat up and makes her way back to her home town where her cousin is in the hospital. A bunch of nasty people cheat on each other. And people start dying.
I was still on the edge of my seat throughout this book because I wanted a good resolution. I figured most of it out pretty early on. But the ending was a happy surprise, which sounds morbid. But it was a good ending for a book.
This is a good book for the right people, meaning those who don’t find cheating as triggering as I do. It’s worth a read.

I really, really wanted to love Trust No One. The premise had everything I normally enjoy in a thriller — a crumbling family estate, buried secrets, attempted poisoning, suspicious relationships, and a cast of characters who all seem capable of hiding something dangerous. On paper, this absolutely felt like a book I should have devoured.
And to be fair, I can absolutely understand why so many readers are loving it.
Mary Burton creates a strong atmosphere throughout the novel, especially with Hale House looming over the story like its own haunted character. The setup is compelling from the start: Raine Hale returning home after seventeen years only to walk directly into family dysfunction, old wounds, and a deadly mystery. There are plenty of twists, suspicious characters, and revelations that keep the story moving, and I do think readers who enjoy fast-paced domestic suspense with Southern gothic undertones will find a lot to enjoy here.
Unfortunately, I just could not fully click with the writing style or overall format. The dialogue often felt choppy to me, almost like a film noir narration translated directly onto the page, and it created a distance that made it difficult for me to fully connect with the characters. I also found the chapter timing markers distracting, especially early on, because they constantly made me hyper-aware of the pacing — which already felt slower than I expected given the suspenseful premise.
That said, I genuinely think the core story itself is strong. The mystery surrounding Maria’s poisoning, the tangled relationships, and the constant uncertainty about who could actually be trusted all had a lot of potential. There were definitely moments where the tension and intrigue pulled me back in, particularly as the twists started unfolding near the end.
While this one ultimately was not the right fit for me personally, I still appreciate the atmosphere, the ambitious plotting, and the suspense Burton brings to the table. I will absolutely continue watching for Mary Burton’s future releases because the premise and ideas behind this story were exactly the kind of thriller I normally love.

I finished it. That's about the kindest thing I can say.
The premise is genuinely good — a woman returning to a crumbling family estate, a poisoning, multiple suspects, a child to protect, secrets buried in generations of family history. The bones of a great thriller are here. Unfortunately the execution lets it down at almost every turn.
The first 40% of the book is pure setup that overstays its welcome significantly. When the pace finally picks up around the halfway mark you feel a flicker of hope — but that hope is short lived. The final action sequence, which should be the payoff for everything that came before, occupies less than 9% of the book and feels desperately rushed. The contrast is baffling.
The characters are either irritating, flat, or both. Raine is difficult to root for — she inexplicably makes and discards coffee repeatedly, refers to five year old Molly as "the child" with clinical detachment, and never quite feels like a real person. The supporting cast fare no better.
The editing is frankly poor. Continuity errors throughout — a child's toy changes from a dragon to a dinosaur and back again, the timeline repeatedly goes backwards between chapters, and there are basic errors like a character being referred to in the third person in their own will. These are not minor quibbles — they suggest insufficient editorial oversight on a manuscript that needed significant work.
I note the current Goodreads rating sits at 4.75 stars. I can only speak to my own honest experience — I will not allow the promise of future approvals to influence my assessment. NetGalley's value lies in genuine feedback.

If you love a thriller where literally everyone is a suspect and you can't trust a single character, Mary Burton delivers exactly that with Trust No One.
The book pulls you in right away with Raine Hale, a public defender who is forced to return to her crumbling family estate in Virginia after seventeen years. Her estranged cousin has been poisoned with cyanide, leaving Raine as the guardian of a five-year-old girl and the sole heir to a house full of dark secrets.
What I loved about this one is the pure, claustrophobic paranoia. Burton doesn't just give you one or two suspicious characters; she surrounds Raine with a literal minefield of dangerous men. You've got a husband with a violent past, a manipulative ex who won't let go, a former high school flame who is now the lead detective treating Raine like a suspect, and a brutal ex-client out of prison with a grudge. It makes for a very fast-paced, tense read because every time Raine interacts with anyone, your internal alarm bells are going off. The gothic, decaying vibe of Hale House adds a great layer of dread to the whole thing.
My main gripe is that with so many competing threats and subplots—from the family drama to the legal threats and the romantic history—the narrative can feel a bit crowded at times. A couple of the red herrings felt like they were trying just a little too hard to distract from the main plot line.
Overall, though, it’s a gripping, high-stakes suspense novel that keeps you guessing who to trust until the very end. A solid, entertaining 4-star read for anyone who loves small-town secrets and a high body count.

While the title of this book is Trust No One, the protagonist, Raine, seems to give absolutely everyone the benefit of the doubt. Even when she clearly knows better, she actively avoids confrontation, which grew increasingly annoying to deal with throughout the story.
Overall, the mystery itself was just okay. I locked in on the correct suspect very early on, and even though my theory turned out to be right, the actual explanation and wrap-up at the end were slightly disappointing.
Recommend to others: Sure. It's a solid enough read, but the plot definitely dips into stupidity a bit.

Mary Burton delivered an intense, gripping thriller that kept me completely invested from the very first chapter. Trust No One is the perfect blend of suspense, mystery, and psychological tension, with twists that constantly kept me questioning who could actually be trusted.
One of the strongest aspects of this novel was the atmosphere. There was an underlying sense of danger and unease throughout the entire story that made it nearly impossible to stop reading. Burton does an excellent job slowly unraveling secrets while keeping the pacing fast and addictive. Every new reveal raised the stakes even higher, and just when I thought I had figured everything out, another twist completely changed my perspective.
The characters felt complex and believable, which made the emotional tension even stronger. I especially appreciated how layered the relationships were — everyone seemed to be hiding something, and that uncertainty added so much suspense to the story. The investigative elements were also well done and balanced perfectly with the psychological aspects of the plot.
What really stood out to me was how effortlessly readable this book was. The short chapters and steady pacing made it incredibly bingeable, and I found myself flying through the pages wanting answers immediately.
Overall, Trust No One was a dark, addictive, and expertly crafted thriller that fans of suspense and psychological mysteries will absolutely enjoy. If you love books filled with secrets, shocking twists, tension-filled investigations, and characters you constantly second-guess, this one deserves a spot on your TBR.

A Mary Burton book is like an old friend. A sorta psycho, murdery friend, but a friend, nonetheless. I have read Mary since the early 2000's and almost every single one is a five-star suspense thriller. With a bit of romance thrown in. Me, touting romantic suspense! Who'da thought? But Mary Burton is that good. The romance parts do not detract from the story at all. You will still get a solid thriller with great characters and a villain you'll rarely see coming. Often some pretty darn interesting police procedural parts are a part of it too! Such is the case here in Trust No One. Raine Hale grew up in Virginia in creepy old Hale House. She left for college and never looked back. Years later, Raine is facing divorce and as sole beneficiary to said creepy house, she reluctantly returns. Then she gets word that Maria, her estranged cousin has been poisoned and is in ICU, leaving Raine as the guardian of Maria's daughter, Molly. Raine teams up with Judson, her old high-school friend, now FBI agent to try and figure out why Maria was poisoned. Was it Gabe, Maria's shady husband? Or someone else? And what's up with Raine's own ex-husband, Ken? We follow Raine as she revisits old town secrets, rumors, relationships and learns way more than she bargained for, putting her own life and Molly's in danger. In the meantime, you are following along on another fast=paced, suspense filled tale with some crazy twists once again, from Mary Burton! Keep 'em coming!

Mary Burton crafts a story filled with atmosphere, emotional complexity, and relentless suspense, keeping readers engaged from the very first page.
What makes the novel especially compelling is the constant sense of uncertainty surrounding every character and situation. Raine’s return to her family estate immediately creates emotional tension, and the layers of betrayal, deception, and unresolved history steadily deepen the suspense throughout the story. The emotional stakes feel authentic, particularly through Raine’s determination to protect Molly while confronting the dangerous legacy tied to Hale House.

First let me say that I love Mary Burton books!
This book had me on the edge of my seat! Raine is the last of the Hale's. She left her home 17 years ago after the death of her mother. She is back due to the fact her cousin, Maria, is in the hospital with what appears to be a heart attack. Further testing shows she was poisoned with cyanide. Maria's husband Gabe has jail time in his past, so he is the main suspect. The person investigating these events, Judson, Raine's high school sweetheart. Raine is also in the process of divorcing her husband, Ken. Who keeps popping up wherever she is!? Then there is Molly, Gabe & Maria's 5 year old daughter. Who is Raine's heir. Is someone trying to kill Raine as well?
I thought I had figures out who was behind the deaths, but I was very surprised to find out it was more convoluted than I thought! Ms. Burton has weaved a very interesting web of deception and death. I want to thank the author for the advanced copy for reading and my review.

I was captivated from beginning to end and genuinely had no idea who to trust. Every time I thought I had it figured out, another twist, secret, or suspect entered the chat. The atmosphere surrounding Hale House was wonderful, and the constant feeling that danger was lurking just around the corner kept my eyes glued to the pages.
This is easily one of the best thrillers I've read this year. It's twisty, addictive, atmospheric, and impossible to put down. If you love mysteries where everyone has something to hide and the truth stays just out of reach until the final reveal, put this one at the top of your TBR. I'll definitely be diving into Mary Burton's backlist after this one.

Raine moved away from Hale House the minute she got the opportunity, but now, after she endured a violent attack from a client at work, she’s moved back in. She back for only a short time, when she gets a call that her cousin is in the hospital from a possible poisoning. Her cousin’s husband is the prime suspect. With the family drama and her high school boyfriend as the lead investigator on the case, Raine is sucked into a whirlwind of death and destruction. Mary Burton is known for her fast paced romantic suspense novels, but this one was a slower burn. The romance plot is secondary and the mystery takes a while to unfold. The ending was mostly satisfactory, but it took a long time to get there. The multiple perspectives added to the thrill, but this is not Burton’s best work.

Now back to the rest of the story. The entire book was perfect. I could not put it down, I read through a migraine, past my bedtime, during a baseball game, while being a princess passenger… I just could not stop. Mary Burton is a must-read author for any thriller reader.
The twists and turns just kept coming. Who is responsible for all the chaos surrounding Hale House? The house has serious creepy vibes, but Raine continues to live there with the plan to remodel it. I kept waiting for something to happen to push her away…I would have left the first time I noticed something not quite normal happening, and there were plenty of those moments.

Trust No One grabbed my attention right from the very beginning. The storyline immediately pulled me in and had me wanting to know more about each character and the secrets they were hiding. Every time I thought I had things figured out, another twist would come along and completely surprise me.
This was definitely one of those books that’s hard to put down because you just need to get to the bottom of everything. The pacing kept the story moving quickly, and I found myself constantly wanting to read “just one more chapter.”
Mary Burton did a great job creating suspense and keeping me guessing until the end. There were so many twists, and quite a few I honestly did not see coming. If you enjoy fast-paced thrillers filled with secrets, tension, and unexpected turns, this is one I would definitely recommend.

Trust No One by Mary Burton was my first read by this author and I can say I will be reading more by her. Raine Hale returned to her crumbling family estate after being awaqy for 17 years. With her return to town, family members start to die, and everything leads back to the Hale Estate. There are family secrets, poisonings, affairs and you really do not know who to trust. Although there were a couple of slow parts of the storyline, it all made sense to help build the background stories of the main characters. You really do not know what the full scope until the very last page.

This was another gripping Mary Burton thriller from start to finish. Raine comes back home after 17 years and her cousin is promptly poisoned with cyanide. Trying to protect Maria’s daughter Molly, Raine works with Judson, even though they share a past, to figure out what happened. The noose tightens around Raine and Hale house as they rush to solve the puzzle. The author keeps you guessing and veering from suspect to suspect until the very end.

Mary Burton doesn’t disappoint. Couldn’t put this one down, half afraid of possible ghosts and the danger around Raine.
There were a couple of characters I suspected. One I hoped wasn’t because I wasn’t leaning into that kind of thriller anymore (the kind about one obsessive character mimicking the lead to become her). The other seemed obvious but no.
Also, it was convenient that things happened within their circle - everyone was keeping secrets!
Romance angle was there, light and in the background. And yeah, the end was unexpected. Ironic and yet poetic. 👍🏼

This book was such an amazing thriller! I was glued to the pages and read way past my bedtime I thought I knew who the killer was multiple times and each time they were ruled out. Then I had two more suspects, and boy was there a lot more going on than I thought! So much deceit and many surprises. I could not turn the pages fast enough. I love books like this, and it was a masterpiece of lies and deceit and I found myself questioning things after the last few words and I remembered little hints of things said that still left me with some questions. I can't wait to read more Mary Burton books!

M. Burton became easily one of my fav authors and this latest book is no exception. I love the writing, the pace, the worldbuilding and more than anything all the twists and unexpected turns she gifts.
Maria and husband Gabe, cousin Raine and husband Ken, Judson a childhood friend and FBI Agent, all are connected in one one way or another. Twisty, twistier, the twistiest.

I want to thank the author and NetGalley for an advanced free copy. She is turning into one of my favourite authors. Almost with all her books, once i start i can’t put them down. Didn’t feel it as much with “what she saw” but this one came through shining. This had the plot, the mystery, the sadness the twists and all ingredients to keep me hooked. I enjoyed this book a lot and although i figured out some of who or how, there were some twists again. A bit slow at times but still keeps one engaged. I finished it mostly in a day and loved it.
