When I roll into town to sell an old hotel, I’m expecting peeling paint and dark hallways. That’s quite alright.
What I didn’t count on?
Finding Pinsch Charming.
Yes, that is Pinsch as in Doberman pincher.
He’s not royalty, but he’s adorable. I’m not so much of a dog mom, but he instantly claims me as his person.
Oh yeah, I also meet a local handyman, Logan Legend, who fixes things. He’s quite impressive too. As you might have guessed he’s the hero of this story. Between Logan’s easy nature and Pinsch Charming’s assertive presence, my plan to leave begins to wobble as the three of us start to feel suspiciously like a family.
Still, I have a plan.
Sell this hotel and move on.
Fate takes another giant hammer swing to my plan when Logan and I accidentally uncover a hidden love story within the hotel’s walls. Love notes from decades past reveal a woman who once sacrificed everything for the man she loved. I can’t help wondering if the past is trying to tell me something.
I came here to sell a building. I might leave with a love story of my own.

Penelope Lane is on a mission . Her boss wants her to check a piece of real estate out. She’s expecting it to be in need of some renovation ,a lick of paint and the like you know .But after trudging through deep drifts of snow because it’s quite a journey to Chateau De Mare aptly name because it was a mare to get there see. Lying on the edge of the sea . It boasts its piece of beach . But that’s all it’s got going and she wished she was going back to New York City ,but her boss talks her around ,mores the pity she thinks because there’s no wonder ,they had no takers for this dump. And now she’s really got the hump. Pinsch Charming shows up to say hello and he’s the only male she wants to get to know well . This Doberman Pincher claims her as his person and he’s good company truth be known . But surely there’s some sort of danger zone that she’s unable to cross over ,moreover instead of polished it looks in need of being demolished . But her promotion is at stake ,she doesn’t want to put a foot wrong nor make a mistake .There’s this handyman ,well she could do with one of those ,he goes by the name of Logan Legend and he is a legend in his own right ,well he fixes things so that’s out of sight . Pinsch Charming by her side ,well that is ,he comes along for the ride they make a good team this Handyman and the realtor and a dog who claimed them. It’s like found family ,they slot together so well and they really do get on. But is it for nought ? As the work that needs doing is piling up and she hasn’t got megabucks…. Logan’s dad the architect no less works with him ,he’s quite the charmer too once he gets to know you. There’s an appeal as well as the wallpaper that does peel and the ruination makes her all too determined to fix the place ,and now it seems they’re in a race because the owner has been persuade to give up the place and cut his losses . Her boss is a selfish boor and he’s not leading her a dance no more . She’s determined more than ever to succeed. Whatever they need to do. But there’s the other live in lodgers that want removing before they can move in and rip out . But the more time the trio spend there it does endear and the thought of losing it brings a tear to her eye and all she does is want to sigh .She plans to sell the hotel and move on but the town and the Hotel itself has another plan . Do what they can all working together to bring their fond memories back to life no matter the strife. This is a legendary tale as old as time ,showing you the true spirit and essence of the holidays come what mays and maybes and with the ease of achievements totting against the disaster ,they’re seeing the light and if they move faster they might just foreclose before the scrupulous greedy bank or the owner does. When his dad is laid up there’s just Penny and Lo ,they’re the nicknames you know and also the pup Pinsch . But it seems someone else has been around too. There’s love letters that appear literally from inside the walls of the house and in nooks and crannies. There are signs of life ,footsteps and the like but she knows all too well it’s quite a hike to nowhere but no real proof out there .A charming little Christmas legend kind of a tale . With odd pieces of mail that were never sent with the love accent. Following a love story that goes back through time ,can they find what happened and restore the once thriving bosom of the community in time? She has never known family ,that was something other kids had growing up . Here and now the closest thing to her family is this Doberman pup.They’re sure going to try though and not give up. The whole town needs it to still be around it seems . As there’s fond memories tucked up high in its beams and eaves and they may even believe dreams come true .Penelope sure is beginning to. An awesome storyline that has all the feels and is divine . Great endearing characters especially the dog even though he didn’t technically help with the slog. A delightful read ,I devoured with greed .A page-turner it sure is. I do believe in the magic of Santa Claus …I’m not saying that Yule ( couldn’t resist) find him in this book but in all those secret spaces you’re welcome to look . I really loved this book so much . It has everything,a human touch and with their growing sense of humour and her self worth with this salt of the earth guy by her side . Soon they’ll be reaching Yuletide and a party if they get to fixing before the man comes to take her dreams away. Oh my J.P.Sterling this really did melt my heart . The storytelling is miles apart from the rest of the other holiday books . It’s in fact legendary and blew me away.

How many Christmas romances can a girl read before she is tired of them? For me, the answer is infinite. There is no such thing as too much Christmas in my book and I have loved every story I have read this season, thus far. My newest read is by JP Sterling titled Have Your a Legendary Christmas. Get ready to swoon over this story!! Every page pulled me in further, every interaction had me smiling!

Penelope is from New York and is going to check out a hotel in a small town for her boss. She believes the hotel to be a quick sell, but when she lays eyes on it, fixer upper is the only phrase that will work. Falling down around her, she needs to get this hotel into sale mode quickly. She hires a local construction company and this is where she meets Luke. While their chemistry is immediate, there is hesitation as Penelope doesn’t plan on staying long.

As the hotel renovations begin, close encounters between these two have sparks flying. With a small mishap a love story, told through old love letters is discovered and sets our two MCs on a journey to discover who the story is about. As they read letters, they begin to see themselves in them, having the same feelings of both love and being scared. Definitely adds on an amazing layer of heartfelt romance. As Penelope learns that people can be depended on, she leans into Logan more and more.

JP gives her readers Christmas, romance, slight mystery, and all the swoon they can handle in this book. An adorable Doberman, with the most perfect name, brings a playful voice to the story also. I fully enjoyed reading this latest release from JP and highly recommend putting this on your
Christmas TBR!

J.P. Sterling has now made me want to buy a run down hotel in a small town so I can fix it up and hopefully find secret letters throughout the place!! This was such a fun book and I just LOVED all of these characters! Especially Pinsch Charming. I want a pincher dog just so I can name it that. LOL

Penelope lives in New York and works as a realtor. Her boss sends her to a small town a few hours outside of NYC to sell a old hotel. When she gets there it's not exactly ready for the open house like she thought. This is a fixer upper and it needs to be done ASAP!

Logan works for his dad at his construction company and they receive a call to look at the old hotel. First it's infested with mice and bugs. Also it's in need of a lot of structural work as well. Logan and Penelope have instant chemistry! Penelope helps clean while the men are working on their projects. One day Penelope is cleaning the walls while on a ladder when Logan accidentally knocks into her and the ladder falls over. When it does it puts a hole in the wall. Well that was no accident because behind the wall was a box with a letter. SWOON! These two will have these kind of moments happen to them a few times and it's so beautiful! I love how the hotel tells it story to them.

Along the way they will also find Pinsch Charming who will be Penelope's BFF! This story will have you swooning, laughing out loud, smiling like crazy through out the entire book, melt your heart and will leave you with the most BEAUTIFUL ending!!! I fell in LOVE with this book and I really didn't want this book to end. This book needs to be made into a Hallmark Movie ASAP!!! I HIGHLY RECOMMEND THIS BOOK!

I’ve never not liked a single J.P. Sterling romance book….sure I have my favorites but she is such a fun, clean romance author/writer. She has fun characters (including animals!) and incorporates such fun puns in her titles that draw her to her books instantly.

This books has quickly become one of my top favorites — if you haven’t read Mingle All the Way you MUST read that one too!!

LOVED Logan and Penelope. This gives you all the city girl/small town boy with a mix of intrigue/mystery. Penelope is a hard worker and determined to not let her past define her and what she can achieve. She is totally someone I would LOVE to be friends with. And Logan, is there anything this rugged handyman can’t do?? He is incredibly sweet, loyal to his family and really has a great relationship with them and is a hard worker and downright fun.

I loved the development of their relationship. It wasn’t insta-lust but took a little bit of time as they got to know one another in trying to complete the renovations of what sounds like an incredible and charming old hotel that I would LOVE to see in person!! Their chemistry is well written and the story has your rooting for their happily ever after. I love the added Doberman, Pinsch Charming (again see how great she is with play on words??). As they ream up in restoring this hotel to sell, there’s so much fun and flirty banter that makes this just a delightful read.

You will not be disappointed with this cozy read! Grab a copy, cozy up in a blanket and get ready for everything you’d want in a sweet, holiday romance!!.

JP Sterling has done it again! This was my second read from the author, and it absolutely did not disappoint. Have yourself a Legendary Christmas is the perfect, cozy blend of small-town charm and holiday magic, delivering exactly those Hallmark vibes in the best way possible. From the very first chapter, this book had me hooked, balancing moments that made me genuinely laugh out loud with heartfelt scenes that were pure sweet swoon.

Penelope comes to town with a simple plan - sell one crumbling hotel - only to get derailed by a handsome handyman named Logan and, most importantly, an irresistibly charming Doberman. And can we please talk about the dog's name? Pinsch Charming! I loved that so much. He absolutely steals every scene he’s in, helping to nudge the two main characters into feeling suspiciously like a family. The chemistry is fun, easy, and exactly what you want from a holiday romance.

Underneath the witty banter is a heartfelt layer. The discovery of a hidden love story, told through old love notes found within the hotel walls was exciting. It perfectly connects the past to the present, making the entire romance feel fated and special. If you’re looking for a holiday read that is equal parts sweet, funny, and full of heart, this is it!.

Well, this story packs a lot of punch. There is a lot going on and even though it’s only 267 pages it seems a lot longer. Penelope, a real estate agent in New York City has been tasked to run an open house for an old hotel hours outside the city. What she doesn’t know is that her jerk of a boss, swooped in to take a prestigious sale from one of her clients. So she sets her mind to restoring and getting this rat infested, rundown hotel Into a property worth showcasing. If she can turn a profit, it’s her way to shut the door in her boss’s face.
Logan and his father run a handyman business, but Logan dreams are to restore historical buildings. When they get a call to fill in some holes at the old Chateau de Mare Hotel, he did not think it would turn into the project that it did.
So there are two storyline so far and just the beginning of the book then we have the mysterious sounds, enter Pinsch charming. There is more mystery involved when they find some hidden letters which takes on another storyline. All of these, plus more, tie into an intriguing, adventurous and charming romance. A story just begging to be made into a Hallmark movie.

I adore Christmas romances so much and this book was absolutely AMAZING! It featured one of my favorite sub tropes: an inn (or hotel in this case).

Penelope is a hard worker and isn't afraid of doing what is needed to get the job done. And her work is absolutely cut out for her when her boss gives her the task of selling an old and somewhat decrepit hotel. Penelope finds out he had other motives behind this, which makes an interesting underlying theme of the story.

Because of the amount of work needed to get a good sale, Penelope hires the Legend family (father and son Logan) to get the house fixed up as fast as possible. During the renovations, she and Logan discover a mystery from a former owner that takes them down a historical path that I loved.

The hotel keeps giving them little surprises, the best one being in the form of a cute doggo, Pinsch Charming!

I thoroughly enjoyed this book!.

Such a fun read
Sometimes when it looks like life is knocking you down, it’s actually putting a better way in front of you. Penelope was raised in foster care and has to depend on herself to make things work. Now as a real estate agent, things finally start to look up. When her boss insists she take a listing on an old hotel, she does so grudgingly. When he insists she hold an open house on a specific weekend, again she does. Then, since she was out of town, he makes a huge sale she had been working on. Determined to make a sale on the hotel, she starts working to revitalize it with the help of Logan Legend and his father. As they work together, they discover love letters hidden throughout the house, hinting of a mystery. As they work together on the hotel and the mystery,, they begin to see that their future maybe different from what either expected. I received an early copy and this is my honest review.

If you are looking for a sweet and lovely Christmas book, a delight to read and hard to put down, this is it.
A Legendary Christmas is a story about a realtor in New York City whose rat fink of a boss sends her on a hopeless mission to sell a neglected hotel on the beach, several hours out of NYC. He wants to get her out of town so he can steal a lucrative real estate deal from her. And indeed, the inn needs a lot of love and a lot of money to get it up to code and in good enough shape to even put on the market.
Determined to make a success of this project, she hires a father and son team to transform the property into something that will make her proud to put on the market.
I love that they work as a team, encouraging and helping each other and growing strong and caring relationships. They uncover some of the romantic history of the house that comes in the form of a series of letters.
The dog is a great addition to the storyline and you will love his name.

I fell in love with Penelope and Logan, as well as Pinsch Charming, the adorable and endearing Doberman pinscher. The storyline is intriguing, unique and appealing. Penelope and Logan are working together repairing and renovating an old hotel in preparation for its sale. As their story unfolds, there are mishaps, squabbles and laughter as the two slowly bring the hotel back to life. The discovery of old love letters helps them learn more about the hotel and the guests who once stayed there. The attraction between Penelope and Logan evolves into a love neither expected nor thought possible. As for Pinsch, he claims Penelope for his own and puts Logan on notice, but he needs to learn to share her. I laughed, sighed and smiled my way through this charming book.

I am happy to recommend this endearing book.

I am full on into reading holiday stories now and I absolutely love this one!! This book has it all: a rundown hotel in need of fixing up, a good looking handyman to help fix it up, an adorable dog appropriately named Pinsch Charming, and mysterious letters hidden throughout the hotel.

Penelope gets duped by her boss into taking on the challenge of listing and selling this hotel. She hires Logan and his father to help her get it ready to sell. Along the way, Logan and Penelope find love letters and they set out to discover who the people are and whether or not they end up together.

This is definitely my type of story, especially with the mystery of the letters! Penelope is a strong and independent woman and Logan is perfect for her! The hotel sounds amazing - I would love to stay in one that has its own Christmas tree room. How great is that?! I couldn’t put this book down, I was so enthralled with the characters and finding out what happened in the past with the other couple, as well as seeing what would happen with Penelope and Logan. They are adorable together and I loved seeing them get their happily ever after!

An engaging story with a hotel's renovation, a discovered love story of the past with a spooky flare, a great well-behaved dog, and wonderfully real MCs.
I like Penelope and Logan; their interactions range from reserved to funny, flirty, reasonable, and swoony 🥰. They read each other quite well. Both have interesting personalities, different backgrounds, and ambitions they are willing to achieve. They reveal in their thoughts what they think of each other, so I was a bit surprised that without warning, Logan started to flirt with Penelope. Knowing his initial stance, it wasn't nice not to inform me as a reader of his changed intention 😋.
I like almost everything except a few irritating mentions. I'm also still deciding whether I agree with the speed of all the stages of the MC's relationship.

I really loved this sweet, clean Christmas romance! Penelope & Logan were both interesting characters and ended up making the sweetest couple. I really enjoyed learning more of the background of each character as the story progressed. Penelope’s past shaped her into a strong, yet guarded woman. Logan’s past created him to be extra cautious with his heart, but when he decided to open up to Penelope my heart melted! Pinsch Charming, the canine character, was too adorable not to fall in love with! I also really liked Logan’s dad. He was a kindhearted man who knew there was a love story budding before Penelope & Logan did! And as for the mystery twist, well, you’ll need to read it for yourself! I highly recommend adding this book to your Christmas reading list!.

This is book is one you will read and want to go back and read again.
The story of Penelope a real estate dealer who arrives with hopes of a quick sale and instead is forced to do a lot of renovation before it can even go on the market. She will need the help of Logan, a local handyman.
Their meeting is cute, and you can feel their attraction, but as they work together they will discover a love story hidden in letters in the walls.

Between trying to find out who the letters belong to, a cute doggie bff, and no personal space, this two will start to see each other for who they are.
This is a close door romance, found family (because Pincsch Charming is more than a dog), close proximity love story that will have you wanting more of them together.

This was an absolutely adorably sweet story that gives all the Hallmark vibes. If you need a "feel good" story, this one will not disappoint in the least. The main characters were so sweet, you couldn't help but root for them right from the beginning. The sweet dog is a wonderful addition to the story too. When the realtor from NYC arrives thinking the hotel is going to be ready for an open house, she quickly learns this is the farthest thing from the truth possible. While working with her contractor, what starts out as simple attraction & friendship becomes so much more. I love how the hotel almost seems to tell its own story as well. I hope you take the time to read this. it'll be well worth your time.

A Hallmark holiday romance filled with holiday magic in the form of lost love letters. The letters bring emotionally depth to the story and allow insights in Penelope’s journey. She is a foster care survivor, trying to find her place in the world. She’ s resilient and persistent despite her gaslighting boss.
Logan is the swoon-worthy handyman, who helps her restore the decrepit hotel. Pinch Charming, the mischievous Doberman, who decides Penelope is his person, brings humor to the story and weasel a highlight. steals the spotlight. The story is a good combination of small town charm, nostalgia, found family, and belonging.

Who knew that a hotel could be a character in a book? That’s how this story felt to me, a hotel bringing a couple together, giving them hints whenever they needed it. Penelope and Logan are working together to get the hotel ready for sale, finding secret compartments with letters hidden them. A beautiful Christmas love story, filled with fun moments, sweet moments, and moments of total clarity. Penelope becomes a stronger woman, and finds a new family. Throw in a villain you’ll love to hate, just the right amount of drama, and a dog with the very best name, all leading you to a happily ever after! Could not put this down!

Take one run-down hotel, a relentless real estate agent, a contractor, and a found dog named Pinch Charming and you have the makings of a lovely holiday story. Penelope is a realtor sent to a small town to facilitate the sale of a historic old hotel, mostly so her boss can snag her commission. Determined to beat him at his own game she decides to fix up the derelict building and in the process finds not only love but Pinch Charming. Logan works with his dad in a contracting business and though Penelope thinks she's just staying until the hotel is fixed and sold, her heart has other ideas.
JP Sterling weaves a sweet, beautiful romance in this books and I found it hard to put down.

Penelope is convinced to take on selling a rundown hotel with the promise of a promotion not realizing her boss was getting her out of the way to steal a prime deal. She's determined to complete the sale so she can leave him and start her own real estate company but she didn't expect to fall for the contractor doing the repairs, the dog that suddenly appeared, and the story of two star crossed lovers from over a hundred years ago at the hotel. There was a little bit of paranormal with the happenings at the hotel and it was surprising that Logan could do all that work by himself in two months. This was a kisses only romance.

Have Yourself a Legendary Christmas is a delightful, sweet, swoony, holiday romance. Penelope is sent to sell a crumbling hotel. She finds the hotel; a dog; Logan, a good looking, personable handyman; and old love letters hidden in boxes inside the walls! This hotel comes with a dog named Pinsch Charming and a room just to store a very large, fully decorated Christmas tree! I love everything about this book - the characters, their story, the story of the letter writer, the relationship between Logan and his Dad, the writing and more. If you read only one Christmas romance this year, make it this one. You will not be disappointed. Wish I could give it twenty stars.

This Christmas romance is definitely on the slow-burn side, with a plot that feels fresh and unique for the genre. The storyline kept me interested, and the characters are well developed with plenty of depth.

That said, I personally found it hard to really connect with the characters or fully root for their relationship. While nothing about the book was bad, there was just a bit of emotional distance for me as a reader that kept it from being a standout.

Overall, it was an okay read—solid, well written, and enjoyable enough, just not one that fully pulled me in.

I enjoyed reading this sweet romance. Penelope is a real-estate agent who is the agent for an Inn that is in awful condition. If something could be wrong with it, it is. When she sees mice she calls the first people she can get in touch with, and Logan and his dad come. As they work at the Inn and find some lost love letters, that were so sweet. I loved how they respected the Inn and the history, I enjoyed seeing Logan and Lo fall slowly in love with a little nudge from his dad. This is a fun story, sweet and swoony kisses and a happily ever after, with Christmas magic.

I was captivated by the history of the hotel and the dynamic between Logan and Penelope. They have an instant spark of attraction. Both being out of the dating game for a while are slow to rush into anything. This slow burn pulls you in with their lighthearted humor and sweet moments. Logan being playful but reserved is the perfect match to break through Penelope's walls. The perfect balance of mystery, humorous mishaps, and sweet moments in this slow holiday romance.

Have Yourself a Legendary Christmas by J.P. Sterling is the perfect Hallmark Christmas romance story. Penelope has to go to hotel in order to check it out and maybe sell. But as she arrives, the hotel is totally run down, so she hires some help to fix it up pretty quick.

This book was a joy to read! I loved the chemistry between the two main characters. The story is delightful and there is also some mystery involved. You just have to read this book to find out what I mean. It is a cosy read, with a great writing style, and it is the perfect to book to read this time of the year.

Another great story by J.P. Sterling. Penelope is in town to turn this hotel around and sell it. A savvy business woman. And then Pinsch seems to change everything. The pup has taken to her and she is new to having a pet. And then Logan enters. As they work on the hotel, they find some amazing history and a love story. I got lost in this book and I didn't want Penelope to leave town. A great story.

What a wonderful Christmas story. Logan and Penelope's story is beautiful. Penelope is a a realtor who has a listing on a dilapidated hotel, which in its heyday was a beautiful place to be especially around Christmas, and Logan, a contractor who not only loves history but also has a deep sense of love for books and restoring them.

You'll find yourself immersed in this story of love, family and what it means to open your heart to someone.

This book has all the makings of a hallmark movie - big city girl, cinnamon roll hero, Christmas magic, and an adorable dog as well!

This book feels like curling up in front of a fireplace with hot cocoa. It is just a delightfully fun read. Low angst, high swoon, fun banter, and Christmas cheer.

‘It’s like someone forgot to live their life today.’

I started this one late at night meaning to ready a chapter or so to tease myself. I didn’t stop until 3am and the last page was turned. I was expecting a Christmas themed rom com and this was so much more. The cast of characters are charming, the setting perfect for a Hallmark worthy movie, an adorable dog and a historical love story for the ages. Lovely all around!
