🏠 The vibes:
- unlikable characters
- Leans more mystery than thriller
- Slow paced
- House mysteries

🏠 My thoughts:
When Ellie moves to 1 Delaney Row, she hopes to find a fresh start—a place where no one knows her name, her history, or her secrets. But what she doesn't know is that her new home is already hiding someone else's secrets-and the people determined to keep them are watching her.

🏠 I would go into this one for a slow paced, mystery. If you are expecting a fast paced thriller, you may be disappointed because the vibes are definitely less thriller and more mystery.

🏠 There’s some unlikable characters that are hard to root for- which I think can be common for this genre. Hannah is one of the most difficult and unlikable characters for me. I understood where she was coming from in several scenarios, but golly was she difficult to root for.

🏠 The mystery did have me guessing throughout and did keep me turning the pages. I’m not sure how believable everything is. At times I felt like it was maybe a bit too outlandish, but I did overall enjoy the read.

🏠 Whether you love this book or not, I insist that you read 56 Days. It’s a must read and probably one of my favorite books of all time. It’s the book that always keeps me coming back to this author’s work.

I love Catherine Ryan Howard’s books but unfortunately this missed the mark for me. This was an extreme slow burn with a heavy back story for both Erin and Hannah. I found myself not caring about the characters and only interested in the present day mystery surrounding Ellie. Everything did come together in the end but it wasn’t enough to make up for the sluggish first half of the book.

I really enjoyed this book! Classic Catherine Ryan Howard twists. I’d rate it a 4.25 stars. A couple twists I saw coming but a few I didn’t. I also think the house could have played a larger part of the story in general without spoilers. But yeah, definitely recommend it for fans of her other books!

In “Buyer Beware,” Catherine Ryan Howard delivers a layered, slow-burn mystery that combines domestic secrets, shifting identities, and the lingering ghosts of past relationships into a puzzle that gradually locks into place. While the book’s pacing and structure may be a struggle at times, its payoff is undeniably satisfying; this book proves that houses can keep secrets just as effectively as the people who live in them.

At the center of the story is Ellie, newly arrived at 1 Delaney Row with little more than a single bag and a fierce determination to start over. She’s broke, wary, and desperately clinging to anonymity, but her new beginning quickly fractures when someone breaks into her house not once, but twice. The neighbors watch, rumors swirl, and the sense of unease grows: does someone know who Ellie really is?

Howard deepens that suspense by shifting between two additional perspectives set in the past, Erin and Hannah, whose lives both orbit the same manipulative man, Jason. Erin’s bright future slowly erodes under his control, while years later, Hannah falls into the same trap without knowing he’s already married. Their timelines echo one another with painful clarity: gaslighting, financial manipulation, misplaced loyalty, and the way blame so often lands on women instead of the man pulling the strings. At first, these shifts can be confusing, especially as the chapters move between characters without clear boundaries, but as the threads tighten, the picture becomes sharper. Eventually, the biggest reveal lands regarding both Ellie and Hannah, and the secrets of Hannah’s past may be tied to what’s happening in Ellie’s home now.

Those looking for a high-adrenaline thriller may find the pace too deliberate, the emotional backstories too extended, and the first half weighed down by uncertainty. But those who enjoy mysteries driven by atmosphere and character will appreciate how the story takes its time peeling back layers. The house itself becomes a quiet focal point; its former tenants, its hidden history, and the secrets buried within its walls all converge into a finale that ties together the separate timelines and confirms that some skeletons really do linger.

Overall, I would consider “Buyer Beware” to be more mystery than thriller: slower in tempo, rich in character work, and built around the often-overlooked horrors of emotional manipulation and reinvention. The opening can feel disorienting, but once the pieces fall into place, the ending is both cohesive and chilling. This book is perfect for readers who love domestic mysteries full of secrets, gradual revelations, and haunted atmospheres—not by spirits, but by the past.

Ellie has just moved into a new home that she comes to find out is full of secrets. Just like her. The story is told from multiple points of view – Ellie’s, Erin’s, and Hannah’s. You know that at some point they must converge, but how and why is what the reader is waiting to see. The one connection we’re given from the start is Jason, one of those terrible men who somehow keeps getting the ladies.

Erin is his pushover wife who lets him slowly leech the ambition and promise out of her. Hannah, meanwhile, is everything Erin could have been, yet is also clueless enough to get involved with Jason. She pours her life into the business she created, to the extent of losing her friendships with women who took a different path in life. While Erin regrets her choices, Hannah’s proud of hers, until her involvement with Jason throws her life into chaos.

And how does the house factor in to all this? Well, the book begs the question of how much a house absorbs of what occurs inside of it. Does evil leave a trace? Can it somehow leave a house cursed so that anyone who lives there absorbs that evil, also?

It’s a slow-burning mystery, more psychological than thrilling, per se. When the story is building towards the final conclusion, the action and unraveling increase, and it really gets good. Not every twist may shock you, but you’ll still enjoy it all coming together.

It saddens me that this book didn't live up to its potential. The premise was exciting and spooky, but the delivery was one big jumble that didn't reach the mark for me. I was extremely confused for about half of the story due to the multiple POVs and timelines of unknown characters. And at certain points during these chapters, the narration would suddenly revert back to Ellie. These characters eventually fit into the narrative; however, it would have made an easier reading experience if Ellie was given her own separate chapters. I was also disappointed that this was mostly a slow, drawn-out mystery with extremely long backstories instead of the chilling thriller that the synopsis implied. I did like the ending and the secrets that were revealed about the house, but the execution leading up to this point deterred me from enjoying it. I wish I could say that I loved this one. It was a good story, just too slow and overly detailed for my taste. I think that if the author focused more on the present rather than the past, this would have probably been a winner. I would still recommend to fans of this author or to anyone who enjoys slow burn mysteries.

I really wanted this one to work for me; I truly did. I started it, stopped, and restarted it five separate times, which should have been my sign. No matter how many fresh attempts I gave it, I just couldn’t fully connect to the story or the characters.

This is actually the third Catherine Ryan Howard book I’ve tried, and unfortunately, like the others, this one was also a miss for me. The premise was genuinely appealing; a house with a past, secrets lurking beneath the surface, a fresh start that isn’t so fresh; all things I normally love. But for me, the execution never clicked. The emotional connection just wasn’t there, and I found myself reading at the story rather than getting pulled into it.

Nothing here is objectively bad, and I can absolutely see how this would work for other readers. But personally, I felt disconnected the entire time, and the tension never fully landed the way I hoped it would.

Overall, this has a strong premise that didn’t translate into a compelling reading experience for me. Not the right fit this time, but I gave it an honest try.

Despite this being a miss for me, I am grateful for the opportunity to receive an advance copy from NetGalley and Simon & Schuster in exchange for my honest review.

Thank you to both #NetGalley and Simon & Schuster for providing me an advance copy of Catherine Ryan Howard's latest #thriller, Buyer Beware, in exchange for an honest review.

#BuyerBeware is a #mysterythriller involving decades-long secrets lurking amongst the yardens of a trio of Victorian cottages situated on the infamous Delaney Row; specifically, those affiliated with cottage #1 and its crime-ridden history, despite the townspeople claiming its merely local lore. That is, until newcomer Ellie snags the property and a series of break-ins starts unearthing the community's deadly secrets, along with Ellie's own dark past. Set between alternating timelines and narrated through multiple perspectives, this slow-burn will engage short attentions spans and keep readers guessing well past midnight.

There were a few issues that could benefit from tighter edits, such as repetitive plot points and phrases, as well as required either more fully developed characters or a stronger connection to the primary motive and theme. Hence, my rating of 3.5 stars rounded-up. Regardless. this is the first novel I've read by the author, and it certainly will not be my last.

I had read seven of Catherine Ryan Howard's books, and six of them were fantastic 5-star reads, so I was thrilled to receive this ARC. Unfortunately, it didn't do much for me. For one thing, I found the description a bit misleading. It only mentions Ellie and yet all the chapters are titled either "Erin" or "Hannah" and they are really the two main characters, despite not even being mentioned! Ellie is just randomly thrown in at the end of their chapters, which I found odd. I was confused and disappointed through all of part one as we got endless backstory about Erin's and Hannah's lives. It was a very slow burn. Part two was much better and I finally got into the story, even if it still wasn't what I expected. Part three was good also. The climax was exciting and there were some good twists. The ending fell a bit flat for me, however. I didn't find any of the characters very likable and I kept thinking, "All this fuss over this loser of a man?". I hope this book resonates better with other readers but, for me, it isn't the author's finest work. I give Buyer Beware 3.5 stars rounded down.

To me, this leans much more mystery than thriller, despite the “page-turning thriller” description. The pacing is slow and deliberate, and the multiple POVs in the beginning made it hard for me to fully settle in or keep track of who was who. I found myself wanting more momentum and tension earlier on, especially given the promise of big twists and high stakes.

That said, the mystery elements are solid. The plot itself is interesting, the central concept works, and there’s a steady sense of unanswered questions swirling in the background that kept me pushing through to the end. I appreciated how the story gradually peels back layers and how the house itself feels steeped in secrets.

While I personally prefer a faster pace and a sharper thriller edge, I think this will really appeal to slow-burn and cozy mystery readers, especially those who enjoy atmosphere, gradual reveals, and a more methodical unraveling of secrets. It just wasn’t quite the adrenaline rush I was hoping for.

Catherine Ryan Howard is one of my all-time faves. I've read/listened to The Nothing Man and 56 Days more than once, and while Buyer Beware probably isn't going to make the re-read list, I still tore through it in an afternoon. (And I was randomly reading this at the same time as Nesting by Roisín O'Donnell which also showed the desperate state of the housing market in Dublin and featured highly unpleasant men, which was weird - anyway --) I was kind of hoping there would be more house stuff -- like in Kate Quinn/The Briar Club where the house had its own chapters -- but this is a solid thriller that I'll be recommending at the bookstore for sure.

Buyer Beware by Catherine Ryan Howard was a lot more enjoyable than 56 Days for me! I think that this author's books just do not completely click with me, unfortunately. This plot sounded very interesting to me. I thought it was going to be fast-paced and very thriller-ish. However, I do not think this kept me on the edge of my seat as I was hoping. Instead, it was more of a mystery. These elements were done thoughtfully though.

A lot of times, if thriller/mystery books have too many working parts, I lose interest. This book had various POVs and times. So, this combined with not completely loving the style, wasn't as good as I was hoping for with me. If you typically like this author's books, I think this would be no different for you!

I’ve been a fan of Catherine Ryan Howard ever since 56 Days, I binged everything she had written and have read every new title ASAP.

56 Days, The Nothing Man and The Liar’s Girl remain my favourites, honestly I prefer her darker, more murdery books.

Buyer Beware focuses on a house in a desirable central location, it’s a little neglected and it has an allegedly checkered past. New tenant Ellie moves in, hoping for a new start. What secrets will she uncover and will her own past catch up with her?

There are past stories, two younger women, how will their stories cross with the present?

Catherine Ryan Howard’s signature inventiveness is in full effect. We get deep into the past characters and there are plenty of secrets and reveals throughout. There’s humour too.

I enjoyed it, ideal for fans of Lisa Jewell, John Marrs and Belinda Bauer.

Recommended.

Catherine Ryan Howard is one of the thriller GOATs for me. Everything she writes is golden. It all sucks me in, lulls me with her Irish lilt, and takes me on a journey I didn’t expect.

Buyer Beware might be my favorite of hers yet. I love the idea of a stigmatized house, especially during a housing crisis. What are you willing to settle and sacrifice for your dream home? I don’t know, as someone in their own stigmatized home, I think I’d call it quits at a human shaped stain under the carpet. But this story is about accepting the stain and what comes with it, if it means a place to start over fresh in your mid forties.

I’m so sad I finished this so early, because now this means I have to wait too long for another book from CRH. This was just TOO good and TOO binge worthy. I inhaled it.

Another unputdownable thriller! This novel is about two different women whose lives have both been destroyed and the common thread that will eventually link them. Ellie moves into 1 Delancy Row with very few possessions and hopes of a new start, keeping her past and secrets hidden. After repeated break ins and strange occurrences , she soon finds that her new home holds secrets of its own. The book shifts to a different story line with Erin who is a young, bright student with her whole future ahead of her. But at 18, before she can reach her potential, she meets Jason. Believing herself to be in love with him, she gives up everything to please him and spend her life with him. Now, present day, the two women’s journeys begin to collide and as their individual pasts are uncovered, 1 Delancy Row is at the center of it all. So many twists and turns in this fantastic thriller! I highly recommend this novel!

Okay, everything CRH writes is my favorite and this was no exception. Ellie moves to an address and finds out right away it has a sinister past attached to it. 1 Delaney Row is clearly haunted, even if not in the traditional sense, and this is a slow geared tension dripping novel that doesn't lose your attention. With lilting prose, the mystery unfolds throughout the entirety of this one in the most lusciously paced way possible. I truly don't have much to say in this review that won't reveal spoilers, but give it a shot if you loved AHS Murder House, Agatha Christie, and Best Offer Wins. Thank you so much to the author and Simon & Schuster for the chance to read and review this eARC. All thoughts and opinions are my own.

Told through multiple points of view, readers learn about Erin, Hannah, and Ellie.

Ellie has very little money but moves into a home that needs serious remodeling at the end of a quiet alley with two neighboring homes. She is uneasy about the property and her neighbors seem curious about who she is. From the start, Ellie has intruders in her home and is worried about the home’s past.

Throughout the story, we learn more about Ellie’s past and how it intertwines with Hannah’s (a successful store owner who begins dating a man named Jason) and Erin, who also had a relationship with Jason.

Fast moving and an easy read, this was an enjoyable mystery and interesting exploration of who we become and how we may be shaped by others.

This was a fun, well-paced book; I knocked it out in a day and a half so something kept me turning the pages. Both Hannah and Erin were likable in their own ways and I definitely felt for them and the men jerking them around. The conclusion was satisfying enough and I'm glad those who deserved it got theirs in the end. My biggest issue here is that there was no unique hook. I've read versions of this countless time before and there wasn't an angle that made this stand apart from the many other multi-timeline/POV twist books I've read in this space. Still, a quick, enjoyable read.

3.5/5 rounded up.

The Liar’s Girl is one of my all time favorite books, but I’ve loved every book by this author. I was so happy to see a new one! Thank you to @cathryanhoward @simonandschuster #giftedcopy for an early digital copy of Buyer Beware.

There are a couple of different storylines and some time shifts. Both storylines are interesting and how they come together is so well thought out. I always enjoy the author’s dry sense of humor and it is well timed throughout the story. I’m looking forward to listening to the audiobook when I can since nothing compares to a great Irish narrator. Highly recommend.

This was my first book by this author and it won't be my last!

I was so entrenched in this book that I spent the remaining days of my winter break speeding through this book instead of doing anything I should have done!

Told in alternating points of view and timelines, I was 40% through this book and still had no clue what exactly was even happening, but I couldn't put it down! Two women's lives intersect in a terrible way when Jason, a character that was so spectacularly written that I hated with a passion.

The story opens with Ellie moving into 1 Delaney Row under mysterious circumstances. As soon as she moves in, someone is trying to scare her out. But, there is so much more to Ellie's story and why someone wants her out!

This is a must read and I'll be looking forward to even more books by Howard. Such a great read!

Buyer Beware follows two women, one who has just moved into a new home and is hoping for a fresh start. As she starts exploring her new house, she starts wondering what dark secrets could be hiding within its walls.

I honestly didn’t know where this was going, and I never wanted to put it down. It’s the fastest I’ve read a book with 100% my eyes, compared to the combination of audio and ebook format I usually read with.

Catherine Ryan Howard is such an underrated thriller author. Her premises are so unique and memorable, and Buyer Beware is no different. I honestly felt for each of the women we were following, as morally ambiguous as they were. This book kept me up way past my bedtime, and there were definitely a few reveals I did not see coming.

I do wish the last five or ten percent went in a different direction, so not a full 5 stars for me, but I can’t wait to finish CRH’s backlist after reading this one. So grateful for the ARC!

Spooky house drama time!

This is the story of a house with a dark past and a woman with a mysterious past. And how they wind together and relate.

I found the switching of POVs at the beginning to be a bit confusing and in an unnecessary way.

I also wanted a faster pace. I think that would've added a lot more tension and intrigue.

This definitely an atmospheric mystery, almost leaning to a cozy slow-burn kind of story.

I do love me a nice, easy, popcorn domestic thriller. Our main characters are Erin, Hannah, Jason, and a little house. I always enjoy this author's books. I have read a handful.

I appreciated this premise. The twists were not really overly shocking but still fun. There is a part towards the end that activated one of my phobias in a visceral way so that was a nightmare but done well.

The book moved at a good pace, however it is a slow burn so be prepared for that going in.

As much as I wanted to love this book it slightly missed the mark for what I was expecting. It wasn’t as much of a thriller as it was a mystery. I had hopes of a fast paced thriller but instead read a slow burn mystery.

The writing was well done, although I would have loved to see more in the present rather than the past. I also found myself having a very hard time connecting with most of the characters which at times made the book seem to drag.

It is still a book I would recommend if someone was looking for a slow burn mystery.

catherine never misses with her thrillers. yet another one of her books that had me on the edge of my seat! i will admit there were some things i was able to guess but the twist at the end ?! i did not see that coming

the characters in this book all made me want to tear my hair out and were all insufferable but that somehow made them better. no one in this book made a single good decision and for that reason i actually enjoyed the book!

if you’ve enjoyed her other books you will love this one too

I love a good house-hunting/real estate-based thriller and enjoyed this one! It is definitely a slow burn and I didn't find myself "hooked" until about 40% of the way in, but once it grabbed my attention I couldn't put it down. Parts of it are absolutely unrealistic (I can't say more without spoiling things), so it's not perfection, but certainly worth the read if you like multiple timelines, POVs, and honestly just being downright confused for a good portion of the read. 4 stars!

5 stars-Dear Catherine Ryan Howard, you had me at murder house!!! Every time I read your latest I am reminded why you are my favorite author! This book is no exception!

I went into this read knowing nothing other than the title, and I advise the reader to do the same! For me, letting the story unfold was very satisfying and made the twists and turns even more of a surprise!

Thank you so much to the author, NetGalley, and the publisher for another outstanding novel!
