"Beach House Views" by Ruan Willow sizzles with steamy romance and emotional drama set against a gorgeous coastal backdrop. The characters are raw and real, though some choices feel a tad predictable and stubborn. It’s not reinventing the wheel, but the passion and tension keep you hooked. If you crave a spicy, heartfelt beach read with a few messy, relatable moments, this one’s a tasty escape.

First, I went to tank R.U. Ann for the chance to read this book as an arc. Going into this book, I wasn’t sure what to expect at all. It started off strong, but then just felt like everyone was lusting over the FMC. While there isn’t a problem with that, it just seems like the book was focused on sexual scenes rather than building a storyline. The end seemed rushed, so like 90% spicy and 10% actual storyline.

Beach house views by Ruan willows is an erotic dark romance book filled with suspense with the question; How aware are you of your surroundings? It features a hot couple Juniper and Bridge who purchase their dream house formerly owned by a famous author John Penn at a suspiciously low price. They see this as a fresh start as they struggle to conceive a child. Unknown to the couple, John has the house bugged with hidden cameras at every corner and a secret room from which he watches the couple in the sex escapedes, using that for his sexual satisfaction and inspiration. As time goes on he starts to obsess over Juniper and things slowly starts to get out of hand.

The pacing of the book is excellent and the author masterfully builds the tension slowly, balancing the heat of the romance and the chill of the stalking. Ruan willows really did a number on this book with her descriptive style that fits the psychological erotic thriller. The sexual content is frequent and explicit with various kinks, really exploring the sex life of the couple and perfect for erotic fantasy readers. Juniper the emotional heart of the book is portrayed as highly sexual and nurturing, and Bridge is the typical alpha husband always ready to protect her and is deeply in love with her. I see the antagonist John Penn as a very sick person who justifies his total invasion of privacy as "true love". He's a psycho true and true especially when he put his sperm in her lube, I was truly disgusted by his character. I'll recommend this book for erotic suspense thriller lovers who love them some dark romance.

Beach House Views, by a new-to-me author, R.U. Ann, is a deeply intimate, spicy, and dark romance that explores complex relationships, communication, and the pursuit of mutual pleasure.

The book features Juniper and Bridge, a couple, as they purchase a luxurious, somewhat mysterious beach house that changes their lives. The story focuses heavily on intimacy and sexual freedom within the boundaries of a committed partnership. Juniper and Bridge are the perfect example of this! Their playfulness is prioritized, in and out of the bedroom. They embrace the beach house as a space to explore further and a safe space to experiment sexually, all while explicitly communicating their needs.

Throughout the book, the characters are shown to be intentional about their pleasure, including in their interactions with side characters such as their friend Sarah and her partner Matt. Emotional and sexual liberation is prominent. I appreciated this look at a healthy relationship, but I was looking for more of a plot than just sexual exploration. I wanted a bit more from the storyline.

As a reader, I normally choose books that are dark and almost taboo, but Beach House Views offers a compelling mix of romance and suspense, wrapped in an atmosphere that feels dreamy, yet ominous.

What begins as a picturesque dream of coastal serenity quickly unravels into something more twisted and emotionally charged.

The chemistry between Juniper and Bridge feels intense and consuming, and the house itself almost becomes a character. The author creates strong emotional tension between the main characters, and the mystery surrounding the beach house adds an intriguing layer (no spoilers)!

The darker themes and intense relationship dynamics won’t be for every reader, but fans of edgy, passion-driven romance will likely appreciate the bold and erotic storytelling.

At times the pacing leans into atmosphere and sensuality, yet the suspense elements keep the story engaging. However, if you enjoy dark romance with obsessive undertones, steamy moments, and a creeping sense of danger, this book delivers.

Do you like thrillers with intense spice and unpredictable twists? Time for you to meet Bridge and Juniper 😏 The plot is by no means predictable and will keep you on the edge of your seat. Every time you think you know what’s going to happen next, another twist pops up.

As for the spice, this book is hot hot hot 🥵 🔥 Let’s just say, R.U. Ann knows how to write amazing FWB and relationship exploration scenes! There are FF, MF, FFM, and MFFM scenes for dayssss 🌶️😉 The exercise room!?! You’ll have to read and experience it for yourself 😏

“Beach House Views” does have dark themes that may be considered taboo, so be mindful of your triggers when picking up this suspenseful read:)

Juniper and Bridge are looking for their forever home and place to raise their hopeful baby. They come across a beautiful beach house that is too good to pass up.

They learn the house is currently owned by a famous author who is supposedly wanting to make a quick sale. Shortly after moving in, some strange things begin to pop up raising Junipers senses.

This book has a WHOLE lot of spice. I'm not one to be turned off by spice, however I did not feel this was as polished as it could have been. There was terminal I found to be quite cringy and confusing for the ages of the individuals in the story.

I was hoping for more thrill to this story. The thriller/mystery aspect of this book really only held a very small portion overall which was a bit of a let down.

I loved the story, especially because it has a perfect balance between plot and smut, with lots of spicy moments. The only letdown for me was the third-person POV and the fact that the author used some cringey words during those scenes. It felt like she was embarrassed to properly name certain things in those moments, but it didn’t take away from my five-star rating.

I also loved the ending because, for me, it felt open-ended, leaving the door open for many possibilities.

I really struggled with how many stars to give this book, swaying backwards between 2 or 3 stars. My reason for this is that I felt the story took a back seat to the steam. Don’t get me wrong, I like a good helping of spice, and it was very saucy and numerous in quantity , but I just would’ve liked more non-spicy stuff. Also, the dialogue felt a bit childish at times, repeatedly using ‘yummy’ during sex scenes.
So, if you like more spice than story, this book may very well be right up your street. However, if you want more in-depth character and story plots with sexy times, proceed with your eyes open.

This book honestly kept me so curious the entire time.

It has that kind of atmosphere where something always feels slightly off underneath everything, and it made the whole reading experience really addictive for me. I kept wanting to read “just one more chapter” because I needed to know what was coming next.

I also really liked how intense the overall vibe felt. It mixes tension, attraction, and suspense in a way that keeps everything feeling very charged without slowing down.

And honestly the biggest thing for me was how unpredictable it felt. Every time I thought I had the vibe figured out, the book would shift again and pull me in even more.

I had to DNF this at 5% as much as I tried to get past the second chapter I just couldn’t. I knew this was an open door but I feel like sex is mentioned in every single sentence and the writing is very poorly written. This was an arc read so I do appreciate the opportunity but I don’t think this will be an author I read from again.

This story starts out fantastic and the fun while walking through the house is absolutely fire!!! Bridge and Juniper are so spicy together. You don't expect a lot of things to happen in the beginning and you don't expect what happens to happen. That's all I'm going to say.

I was absolutely drawn in by this book. The writers style just drew me in . The plot twists the tension the emotions I felt reading this book. I highly recommend reading this book. A must read book. Author did a great job telling these characters story. Exciting fast paced storyline filled with lots of interesting twists. Multi layered relatable characters. Banter and lol moments throughout. Couldn't put it down.

Juniper and Bridge buy their dream house from a famous author. They have lots of sexual adventures in their new house but they are being watched without their knowledge. This was a very spicy, tense, thrilling novel.

In so sorry to dnf this book, but u truly couldn’t keep reading it! I didn’t connect with the story/characters. I tried to finish it but it became so hard to continue! Thank you to the author for this arc! I’m sorry I can’t give a better review
