Starting a camboy account to pay the inheritance tax on my Uncle's estate wasn't on my bucket list. The sensible solution would have been to sell it. But as I spend more time there, I become intrigued by Uncle's secrets and the staff who have kept them. Especially Jason, the quiet, handsome and rugged groundsman who is easy to talk to.
With the payment deadline looming closer, I realise I need Jason's help to preserve my Uncle's legacy. The trouble is I'm sure he doesn't approve of my money making methods.

Could it be possible that this inheritance is the key to finding the family and love I’ve always longed for?

Kai Buckley has the shock of his life when he finds out he is the sole beneficiary of his Uncles estate and is now the Eighth Earl of Cavendish.

Jason Bowes takes care of the grounds at Cavendish Hall, and now he has a new boss he fears for his job.

With Kai having to pay six million pounds in inheritance tax, he decides to sell the hall, unless he can think of a way to find the money. He decides to make a For the Fans page, and money starts to roll in.
He wants to learn more about his Uncle, as they never met, as Kai’s dad and him were estranged. Kai reads his Uncles journals and finds he was anything but conservative, having elaborate parties.

Kai watches Jason every day tend to the grounds, and he starts to fall for him.

This short sweet story from Jem Wendel is just so lovely to read. Kai and Jason are perfect for each other. The setting of Cavendish Hall is so well described, I can see myself in the rooms and walking around.
The writing flows well, and the story gathers pace nicely.
This low angst, boss/employee romance was just what I needed.

I'm a sucker for stories that include people finding out they are actually long-lost nobility. It's one of my favorite tropes. I like the emphasis on the Uncle creating a safe haven for those who feel they don't belong and how all the staff rally together to keep that space safe. Jason and Kai's romance is super sweet and I love all the moments by the boathouse.

The Camboy of Cavendish Hall by Jem Wendel is the first book in her Cavendish Hall series. It is the story of a man who finds out he has inherited an earldom with a huge inheritance tax and how he goes about saving it with the help of one of the groundskeepers there and how they fall in love. Kai Buckley is an actor in London who gets occasional jobs and works as a bartender when he isn’t acting. He was estranged from his father who died 3 years ago and has no other family except an uncle he doesn’t know. When his uncle dies, he is summoned by his solicitor, Mr. Nagel, to the funeral and it is there that he finds out that he is the sole heir and now the 8th Earl of Cavendish. Along with this title comes an inheritance tax of 6 million pounds and he has no idea how he will pay that so he is considering selling the estate and if he does, he will get a nice settlement to live on. He returns to London but it is lonely after his roommate leaves for an acting job in Hollywood and he decides to spend his time at the Cavendish Hall until it is sold. When he is there, he is served by Jones, the butler, valet, and head of staff, Martha his wife and cook, Simone and Courtney who are cleaners and house assistants, and Jason and Jordan who are brothers and the groundskeepers. All of them are concerned that they will lose their jobs when the estate is sold and some may not be able to find another one, but they keep on doing what they do and have a wait and see attitude. As Kai gets to know everyone, he realizes what a wonderful group of loyal people they are and how they are a family together, something he yearns for. He also walks around the estate and sees how beautiful it is, yet it holds a secret. He starts trying to find out more about his uncle and when he sees a unique picture of him, he realizes what he is and then Jones gives him the key to a trunk that holds his journals and scrapbooks. As he reads them, he finds out more about what his uncle was and how it affected others and he realizes that he wants to keep the estate to honor him. He uses his uncle’s boudoir and clothing and starts making suggestive videos on For My Fans, a site where people pay to see them, so he can start earning money. Being an actor, he is very artistic and it isn’t long before he has many followers and is making money. He wears a mask so he won’t be recognized which could hurt the estate. But when he gets sick and Jason carries him to his bedroom, Jason realizes he has been watching his videos and is embarrassed for him to find out. Kai and Jason have been spending time together every day and learning about each other. They both feel an attraction but don’t act on it, but now Kai can’t figure out why Jason has pulled away and thinks it is because of the videos he is making. When an offer for a two man video for a lot of money comes up, they finally confront each other and realize they have both been wrong and that they want each other which leads to a kiss, going on a date, and having a hot love scene. Kai has also hired Jones’s niece to be his estate manager because he doesn’t trust Mr. Nagel who has been pressuring him to sell to a developer and she finds out some things that can help them keep the estate. All of the staff know about what he has been doing, just as they knew about his uncle’s goings on, and are behind him and will do all they can to help. Between filming the scene and some other things they find in the house they are able to have enough money to keep the estate and Jason has another idea for them to use that can make money as they can go forward. Kai has become a member of the family which he is happy about and he and Jason have fallen in love and are going to move forward together. I really enjoyed this book. Kai is a good man and once he sees the estate and the people in it, knows he wants to save it from being sold so he does what he can. Jason was attracted to Kai from the beginning but didn’t act on it but the more he got to know him the more he liked him. Their misunderstanding brought them together as did finding ways to save the estate from Mr. Nagel. The rest of the staff were wonderful and blended Kai into their family and showed him what that felt like and how they would be there to help each other. Mr. Nagel was a bad guy which you know from the first and you feel good when he doesn’t get his way. I highly recommend this book, especially if you like stories about a man who will do what he needs to in order to save his found family and their home and the man he falls in love with that helps him do it.

The Acting was very, very good

Kai is an actor who struggles to find consistent work. Handsome and muscular, yet possessing a slightly feminine appearance, he attends tryouts but is seldom cast in roles. He is frequently told he is too attractive, and he sustains himself through a supportive roommate, occasional jobs, and work at a pub.

Suddenly, without warning, Kai learns that he has inherited an English country estate, along with its staff and a mysterious secret. The enigma surrounding Cavendish Hall is deepened by his father, who has apparently disowned him due to his sexual orientation, has severed all connections, and has excluded him from the family.

The core of the mystery involves uncovering the true activities within the Hall and understanding why Kai's uncle preferred him to inherit the estate instead of Kai's father. Confronted with a substantial inheritance tax, Kai is strongly encouraged by the attorney handling the will to sell the vast lands to consolidate his wealth.

However, Kai does not succumb to this pressure, which also includes bringing a well-known developer who wants to flatten the existing structures and build housing there. When Kai's loyal roommate departs for Hollywood to pursue an acting opportunity, Kai leaves his apartment to take up a temporary residence at the Hall. There, he is captivated by the staff who cared for his uncle, the expansive grounds, the lake, and an island within. Over time, Kai begins to question some of his uncle's activities.

He also becomes intrigued by Jason, a staff member responsible for the grounds, described as quiet, handsome, and rugged. Jason, who is also gay, discovers that his new employer, Earl, is discreetly producing videos for a camgirl website. The initial series of videos performs well, and Kai confides in the staff that he does not wish to sell the estate, sharing details of his own involvement in camgirl work. He seeks assistance when a request is made for a collaborative video and contacts Jason, who admits to having watched Kai's videos and agrees to assist.

Their relationship develops into a genuine, fulfilling connection, and the two men gradually fall in love. It is a beautifully told story.

I have read many books that tend to add excessive details to extend the story or perpetuate angst and conflict.

Jem Wendel's story incorporates inherent drama and a mystery that unfolds through numerous journals kept by Kai's uncle, which are themselves compelling. The narrative also explores the families of the staff, leading to the introduction of a daughter who manages the estate’s finances and Jason, who moves in with Kai as he no longer requires his own bed at home.

This story was a pleasure to read, with the tension precisely calibrated and effectively executed, and the journey toward a happy ending both warming and charming.

The Camboy of Cavendish Hall by Jem Wendel is a short but all the sweeter story. It’s a slow burn—at least when it comes to when Jason and Kai finally get together.

About the story:
Kai learns that his uncle has passed away, who turns out to be none other than the seventh Earl of Cavendish Hall, and leaves almost everything to Kai. This makes Kai the eighth Earl. At Cavendish Hall, Kai meets Jason, the gardener, and the two slowly begin to feel drawn to each other. Although Kai initially plans to sell the estate after moving in, he soon realizes that not only does he want to keep the manor, he also doesn’t want to let the staff go.

However, in order to keep the estate, Kai is forced to create an account specializing in adult content so he can earn the money needed to pay the inheritance taxes.

And Jason… well, he ends up on that site, where he finds Kai—and watches every single one of his videos.

When the truth about what Kai is doing comes to light, Jason starts avoiding him. A major misunderstanding arises between them, as they both keep their distance for completely different reasons than the other assumes.

Eventually, they reach a point where they finally talk, clear things up, and confess their attraction to each other. And of course, there’s a bit of extra drama along the way—but don’t worry, our favorite couple doesn’t suffer for it. Quite the opposite!

The story is sweet, the characters are very lovable, and the side characters are supportive and just as endearing.

If you’re looking for a light, feel-good read, don’t hesitate—jump right in.

Until a few days ago, Kai was just like any other struggling actor, sharing a flat in London and waiting for his big break. Then he learns the uncle his father broke ties with has named him his heir and he’s inherited not just the title of Seventh Earl of Cavendish, but a stately home complete with staff and a multi-million pound tax bill.
That’s the premise of The Camboy of Cavendish Hall, the delicious new novella by Jem Wendel.
Kai’s first instinct is to sell, but he is drawn to the house and the people who work there - especially Jason, the attractive groundskeeper. And there’s the mystery of Edwin, the uncle he never knew, who left diaries that slowly introduce him to the delightfully complicated man who changed his life.
One For My Fans account, a mask, and creative use of props later and Kai slowly begins chipping away at his tax bill. The staff are remarkably nonplussed when Kai reveals how he’s funding the running of the hall. In fact, they rally around their hoodie-wearing sex-positive earl. The slow reveal of his uncle’s life proves these people know how to keep secrets.
Jason the groundskeeper is lovely. A little worried he’s lusting after a camboy who reminds him of his new boss even while wishing Kai weren’t so darned attractive.
Their accidentally on purpose meetings are sweet and sizzle with attraction.
Kai and Jason are adorable together and I want more of the world they live in.
If you like posh boys being naughty, a sexy groundskeeper a la Lady Chatterly, and plenty of intrigue, you’ll love this book. A fun, sexy read.

Kai & Jason

"I weep for an incredible man who I never knew, one who had to keep a secluded life to protect himself and others like him."

"...they're like this golden color, sometimes soft like honey. Sometimes they're almost cat-like, golden flecked, predatory and feral, and then at other times they shine iridescently like a gift from the gods."

A delightful and sweet romance between a man who inherits an estate and title from an uncle he wishes he could have known, and the delectable staff member who works for him. While definitely not a boss/employee dynamic by the typical sense, it is the truth, but there is no power imbalance because Kai doesn't treat Jason as anyone but someone he desperately wants to know better.

I loved how their raunchy little story develops and I love the visual creativity we're given in the camboy videos. Showing us the intricate magic Kai creates behind the camera as well as in front gives us the full beautiful picture of the fantasy intended for those enjoying the content.

The Camboy of Cavendish Hall was a fantastic and shorter read that introduces us to a new set of characters, including the hall itself. I have loved all of Jem's work that I've read this far, and I enjoy stepping into the environments she creates for these romances. I'm very much looking to seeing how this series evolves. And as I've seen others mention, it would be incredible to get even a short story about the 7th earl and his life/lifestyle.

Talk about going to sleep as a struggling actor and waking up an Earl. That’s definitely not something you see everyday 😂

Kai got the surprise of his life when he found out his uncle had left him his estate, but the bigger shock was finding out he was the 8th Buckley Earl, something he never thought would happen to him.

But his joy was sort of short lived when he found out he had to pay six million pounds in taxes. Money he had no idea where he would get from.

Jason was part of the staff and Kai was immediately attracted to him. The two started developing a friendship that was the highlight of the day for Kai.

As the two became closer, Kai realized he didn’t want to lose the property and the people who took care of it.

Not knowing what to do to raise money, Kai decides to set up an adult content site. He figured he could make some money to pay the taxes and save the estate.

Jason never expected that his boss was the man he had been fantasizing about while watching the videos. The knowledge of it made him feel ashamed and it kinda drove a wedge between them.

Kai thought Jason judged him for his decision and it led to some misunderstandings. Thankfully they didn’t drag it out and were able to work it.

Their chemistry was off the charts. This was short but really good.

Some fun mistaken identity shenanigans (somewhat mistaken, at least) in this lovely and spicy short story.

Kai unexpected inherits a title and a mansion from his estranged (from his father, not Kai) uncle, and the house is inheritance taxed for a lot of money. His uncle's lawyer is quite determined he should sell, including misleading Kai about just how much some of the assets (such as artwork) are worth. Kai finds out some secrets his uncle had and out of sheer desperation for money begins a camboy account, which is quite profitable.

Jason, the gardener, is quite taken with Kai but knows as his boss that Kai is off limits. Of course, the camboy he finds on his favourite website is not off limits at all... and then Jason starts to suspect they are the same, which they are.

The foiling of the housing estate who turn out to be in league with Kai's uncle's lawyer adds a nice element of tension to the sweet family bonding and spicier bonding of Kai and Jason, and this story is just wonderful and sweet. Very lovely and recommended.

This is such a cute read. What do you do to gather the money to pay a huge inheritance tax bill because you are suddenly an earl?

Kai's sudden inheritance and the secrets Cavendish Hall harbours make a very entertaing way to spend an afternoon. As is his solution how to pay the huge bill. The scenes are quite erotic and well written.

I love the whole group of characters. Cautious to not break their promises to the late earl but utterly supportive when Kai is taking on the project of ensuring he can keep the hall. Kai is a fish out of the water and it makes him utterly endearing.

Jason and Kai are a great couple, when the first misunderstanding is over and both recover from some embaressment, you can see them as they are, two mid-twenty year olds, falling in love, not the gardner and the earl of the manor.

I really want to know if Kai takes on Jason's suggestion how to get the hall to earn its keep.

That the author took some easy ways out to sort out some technicalities and some parts do feel a bit unbelievable does not take away the fact that I love the story.

A LOVELY STORY ABOUT FINDING YOUR FOREVER!💕

I really enjoyed Kai and Jason’s beginning!

It was a slow burn of them becoming friends who talked in the garden who flirted subtly with hungry glances and touches that ignited into a heated inferno of want, passion and eventually love!

I loved the mystery around the stately Cavendish Hall and the story that Kai eventually discovered through his uncles diaries…

The outcome of Kai’s plan to save the manor by doing explicit content on a website was very interesting and was the catalyst for him and Jason in the long run…

Jason was just what Kai needed in his lonely life that got turned upside down when he inherited a title and a stately manor house which harboured scandalous secrets and debt…

The found family aspect regarding the staff and Kai was very sweet and heartwarming!

They were cute together and I look forward to more from their story and future developments!

The mysterious benefactors on Kai’s page hmmmm I wonder who they could be….

At least since the whole downtown abbey hype we all know how a big English country side castle looks like and what it means to have it up and running
To keep it that way? You need lots and lots of money. What is even worse - when you inherited it and have to pay taxes….

So what are you going to do if you don’t wanna sell the gorgeous place with its statues, a pond fitting neatly in its surroundings - not to forget the hot groundskeeper and men for the hour…

Jason - strong, muscular, awefully sweet, educated in first aid and very devoted.

Kai - smooth pale skin, an actor and very imaginative in filming content for his newfound online adult site to safe his uncle‘s castle as Legacy in lace. 🌶️🌶️🌶️

That was a very fun but regrettably short ride - a sweet Novella (could definitely have been longer 😉) with a not so common main story, a mystery side story and a hot special Bonus scene.

Let’s set the scene. An unknown uncle, a huge gift, and a secret story. Kai walks into the unknown, without his bestie, without a plan. The more he learns about his uncle and the more he explores his inheritance, the more he wants to make keeping Cavendish Hall work.

With its cast of characters that feel more like family than strangers, this story had it all for me. It had friendship, love, and a found family that made my heart want to burst. Kai was going to give up Cavendish Hall without a fight, but moving in when his bestie left for Hollywood changed his mind. Learning more about his uncle breathed new life into a plan to earn the funds he needed. Learning to trust the kindness of the people around him gave him faith in what he could do. I read this book so fast. It was truly enjoyable. I love that feeling when an author’s words make you feel like you have to read them out loud to get the full feeling of them. I can’t wait to read the bonus epilogue!

A really neat premise with a wonderful found family bound by love and acceptance.

One of the things I love about reading authors from other countries is the elements of their society building stories that are different from ours. Lords, Earls, Butlers, and Manors always seem like another world to me.

Struggling actor Kai, suddenly becomes an Earl and the owner of an estate and staff. One that owes a lot of money, and holds the secrets of an uncle he never knew.

Feeling drawn to the home and the family he never knew, he moves in, discovering an unconventional family within its walls. Including Jason. The kind and thoughtful groundskeeper.

I love how they all come together to support each other and fight to stay together. But I especially love how fun and flirty Jason and Kai are together, as well as being a source of love and support.

A quick read about Kai, who requires funds after inheriting a title and estate, and one of his groundsmen Jason.

This starts off cute, both Kai and Jason are really likeable characters, and Kai’s predicament leads him into setting up a camboy side business. The steam starts with his videos, which Jason watches without initially knowing who it is, and they’re quite sensual and erotic - some of the more interesting and better written I’ve read in this trope.

It is a bit of a slow burn to the boys getting together and it’s a sweet lead up to the event. There’s a link to
Wendel and Meyer’s Love on the Flip Side series, which has me keen to see what that’s about, so adding it to my TBR.

A good first book in a new series.

This was an enjoyable read and as Kai spent more time at Cavendish Hall, I liked that we learnt more about his uncle, the previous Earl of Cavendish Hall. How spending time at the Hall, giving him the motive to raise the money. Giving him the found family he deserved.
The cam scenes were sensuous and Kai was imaginative with what he had.
The connection with Jason becoming friends and then much more, I loved every moment spent with them. Kai was down to earth without airs and graces and I smiled every time he went against the norm of an Earl with Jones.
Loved the cameo(not saying any more about that)and the bonus scenes was unexpected, I was glad I read it.
I was enjoying so much I was disappointed when the story finished. Looking forward to more from this series

The Camboy of Cavendish Hall is a novella.

Kai is an aspiring actor who inherits the noble title and property of his noble uncle. (Whom I want to hug tightly.) Suddenly he is a count, but he doesn't even have enough money to pay the inheritance taxes, so he comes up with a business idea that he can carry out from his new residence.

Jason is the groundsman of the estate. The attraction between them is almost immediate.

I loved it because the supporting characters are wonderful. There are always cameos from the other characters created by the author, which gives the whole work a sense of unity.

I can't wait to see how the story continues.

I absolutely adored this novella. Kai and Jason are so sweet. The found family aspect makes my heart so happy for not only the MMC’s but the side characters as well. I love watching Kai learn his late Uncle’s secrets and come up with a creative way to save the hall which I think his uncle would completely approve of. The cameo from Ru and Nate made me want to scream, bc I love when books are interconnected. And that bonus scene is 🔥🔥🔥🔥 iykyk!! I can’t wait to see what Jem does with book 2 and how Cavendish Hall is used going forward.

I really enjoyed this novella and I'm so excited to see where things go for Kai and Jason! This was a sweet and low angst read, it was just what I needed after reading a very angsty emotional book.
It was an interesting story about Kai inheriting a title and trying to pay the inheritance tax on the hall that comes with the title. It was great to see Kai getting to know his uncle whom he inherited the title from, even if it's after his death. I loved how he wanted to keep his legacy alive. I also loved the family vibe the six person staff had and how they accepted Kai into the fold.
I enjoyed this story a lot and I'm very excited for their next book.

I really liked this book! All of the characters are super fun and I can’t wait for the next one.
This books is fast. The author books I’ve read by this author are also quite fast paced so I think it’s just how she writes. I tend to like slower paced books but I didn’t mind the quickness of this one.
I really like the overarching story that is this series. There were some predictable parts but others I wouldn’t have guessed in a million years which I enjoy.
Overall, I liked it! The two main characters work really well together. This is book one in what I think is a trilogy so I’m excited for the next one!

Eh. There were moments when I thought I might have found a new author, but they suffered a blow when the word "cum" appeared, and never fully recovered after that. Shame, since the first camboy scenes were hot AF until the misspelled come showed up. I might have managed to shove that aside if the overall tale had a little more to it, but it simply limped along, not quite enough to win me. The plot, while promising, didn't quite overcome the overall ordinary, and was really not captivating enough to erase the disgust I have for spelling come with three letters (along with a few other misused homophones). At least it was a shortie, and not totally awful, simply middling.

This was such an easy going fun read I enjoyed it immensely. Kai inherits a country estate from his uncle and becomes the 8th earl of cavendish hall he also has a huge inheritance tax to pay so starts a camboy account! Jason is a groundskeeper with his brother at cavendish where he and Kai start to fall for eachother, when Jason realises legacy in lace who he watch’s on for my fans is actually Kai ☺️The staff are brilliant side characters so interesting I kinda love Jones. I hope to hear more about Tate at some point, a great story full of laughs and brilliant people! Ten out of Ten

Thank you for the book; here is my honest opinion:
This was such a creative and fun take on a camboy romance. I loved the setting and the characters were especially well done, the Eighth Earl of Cavendish and Jason are lovely together. The side characters are also excellent, the found family vibes are strong, and just the right bit of suspense to keep it interesting. I really enjoyed Kai and Jason together!

An unexpected inheritance marks the start of Kai and Jasosn's story.
This one is quite different from any Jem Wendel's book you may have read. There's friendship, found family,loyalty and yes a HEA but this time the author adds a bit of naughtiness that ends up being a very important part of the plot leading to, not only some misunderstandings, but also a way to fix the hurdles they find along the way.

I liked this book a lot and read it in one sitting. It's fun, sweet, easy to read and low-angst. I liked both MC, they are both very sweet, and Kai is very brave. They work well together. I also liked the found family aspect. What prevented me to die it 5 stars, is that I missed more chemistry and character development. Overall, I recommend this very well written, short, very slow burn, story.

Wonderful story of Kai, newly inherited the title of Earl and an estate to go with it, and Jason the gardener on said estate. Finding a "different" way to pay for the taxes might get Kai in trouble, but could also land him the gardener he's longing for. Loved these characters and the story is unique and compelling. Highly recommend.

This is great fun read to introduce us to the newest Earl of Cavendish Hall. Jem gives us a quick dive into this whirlwind romance of an unsuspecting earl and one of his workers. When worlds collide behind a screen, some mutual pining and a chance give a very sweet intro to all that Cavendish Hall has to offer.

I received an advance reader copy of this story and this is my honest opinion.

This was super cute and low angst.

It feels a little unrealistic that they’d be able to take the necessary funds in the amount of time, but I could get over it to help the rest of the story move along. Kind of wish there’d been a bit more with the Mr. Nagle drama, but I’m happy with the story without it.

Sweet and steamy

Kai and Jason were absolutely adorable.
I loved Kai's creative idea to keep the hall in the black and Jason being so supportive.
The found family aspect was wonderful.
