L.B. Dunbar's "Fall Love" is such a sweet, heartwarming, cozy fall story! I am usually not a huge fan of pregnancy-related romance novels, but this one really worked for me! Neve (FMC) and Tate (MMC) had a one-night stand on New Year's Eve, and she wound up pregnant but didn't know how to contact him about it since they hadn't exchanged real names or phone numbers. About nine months later, Tate, a real estate broker, shows up in Neve's town, Lovewell, Maine, looking to broker the sale of her late father's auto shop, which means the world to her but was mismanaged and needs to be sold. Tate had no idea Neve was pregnant, but wants all in on her and the baby. All he has ever wanted was a family and to be a husband, but Neve is a little prickly about everything. I loved how down bad for Neve Tate was from the get-go. He was clearly SO smitten with Neve and wanted to be with her and give her the world. Her black cat attitude, coupled with her penchant for flings over long-term relationships, however, makes her skeptical of his intentions, so she rebuffs him at every turn. The way he fell for her in big and small ways, reassuring her he was all in, was simply adorable. In fact, this whole book was adorable. I'm not saying Tate was perfect. He omitted little truths here and there, though his ultimate intentions were good and his heart was in the right place. I loved the banter between Neve and Tate. They pick and poke at each other, but never maliciously. Their chemistry was truly off-the-charts good; even their physical chemistry worked. I also love how these characters are in their 30s-almost 40s. MORE OF THIS!!! This story totally encapsulates fall in its descriptions, settings, baking shenanigans, fall small-town antics, etc. This book was a delightful treat. It's extremely well-paced; everything feels necessary, and everything moves smoothly. I loved the audiobook narration from Erin Mallon and Ryan West. They played so well off of one another! They both fully embody these characters at every turn. West truly evokes the yearning Tate feels when it comes to wanting to have a family, and Mallon shows the skepticism Neve feels about the situation and the sadness she's felt at losing her father. Just fantastic all around!!

A surprise pregnancy, a prickly heroine, and a hero who is completely ready to build a family made this such a cozy fall romance.
Tate was immediately all in when he discovered Neve was pregnant, and watching him patiently show her that he wanted her just as much as the family he had always dreamed of was incredibly sweet. Their banter and chemistry worked so well, especially with Neve constantly trying to keep him at arm’s length.
I appreciated how mature these characters felt, too. Neve’s attachment to her family’s shop gave her a real reason to be guarded, while Tate’s actions made his feelings easy to believe even when he occasionally struggled to put everything into words. Their relationship had plenty of tenderness alongside the teasing, and I especially enjoyed watching Neve slowly realize that letting Tate into her life didn’t mean giving up the life she already loved.
The autumn setting was the cherry on top, with pumpkins, baking, apple picking, family chaos, and all those small-town touches. The sisterly dynamic was another highlight, and seeing this unexpected little family come together was genuinely sweet.
A warm, mature, feel-good romance that put me firmly in the mood for fall.

Erin Mallon and Ryan West made this audiobook such an enjoyable listen, bringing completely different but equally fitting energy to Neve and Tate. Mallon captured Neve’s guarded, independent nature and the vulnerability underneath it, while West gave Tate exactly the eager, affectionate energy I wanted from a man who has suddenly found the family he has always dreamed about. Their back-and-forth felt natural, especially during the teasing and softer moments, and I liked how much emotion both narrators brought to the characters’ fears and hopes. The cozy small-town setting, unexpected pregnancy, great chemistry, and autumn atmosphere all translated beautifully to audio, making this a genuinely fun companion read.

I was so excited to experience this one in both formats. Having the ARC and ALC meant I could fully sink into the story, and honestly, it made the experience that much better.

Review: I absolutely adored this romance! I love despite Neve’s black cat attitude she really did love Tate! Tate was such a sweetheart and I felt bad for him in a sense that even though it was a one night stand he truly was in love with her and the way he is so considerate of her and how excited he was when he finds out he will be a father! It was a heartwarming to read! Also I over the fall vibes in this book I wish this town were real because I would have loved to visit it! I loved that Neve loved eating pumpkin flavored foods and Tate would get them for her and eat it with her despite not enjoying pumpkin! I am sad to see Neve and Tate’s story over but just as one ends a new one will begin! If you want a fall, spicy romance this book will be perfect for you!

This was an absolute pleasure to read. It had some big emotional pieces, honest fears about impending parenthood, difficult conversations, mistakes, banter, sweetness, spice, and joy. I thoroughly enjoyed it.
Neve is a mechanic.
Tate is a real estate broker.
They met at a New Year's Eve party. They had a one night encounter. She is now pregnant. He doesn't know because real names were not exchanged. Now he is back in town to guarantee & finalize the sale of her family's mechanic shop. Things go... well, they go. He finds out baby is his. She finds out he is the one taking her dad's shop away. So, yeah, they have a lot to discuss and navigate.
Neve is struggling. She wants so desperately to save her dad's shop, his legacy but the finances just aren't there. And she trying to figure out how to provide her baby and what her life will look like with so many changes. It is a lot. I really appreciated how her emotions & feelings were allowed space to be, even when other didn't like them or agree. She still had them and expressed them.
Tate is a sweet man and the way he is all in as soon as he finds out about his daddy to be status is just the most adorable thing. He wants to be a dad and husband so bad and is working so hard to show Neve he cares. He probably should have used his words more but you know, nobody's perfect.
They have a sweet relationship and go through some very high highs and very low lows. I loved joining them for their journey of learning & loving & choosing their futures.
LB always writes stories that my heart & brain enjoy. She brings big emotions and really strong relationship dynamics and I am here for it. And I love that her characters are older.

This was such a wonderful read and listen. I thought I was going to get this warm cozy sweet romance. Instead I got this beautifully written emotion filled romance that had me deep into this story. Neve and Tate were so amazing in this small town story. When Tate had come back and realized he’d left behind more than just Neve, he was all on board with taking care of her and their baby.
I loved the depth of this story. The sweetness and emotions that it brought. And the narrators did such a wonder job bringing this story to life. I felt every part of this from their words. I absolutely loved this story.

My Thoughts: Fall Love was such a cute story that really put me in the mood for fall. Accidental pregnancy is a hit or miss for me, but this one was done so well. What was a one-night stand turned into a beautiful love story nine months later between two parents-to-be.
I loved Tate from the start, despite what brought him to town. He supported Neve from the moment he found out about her surprise and was all in. He patiently broke down Neve's walls to build trust with her, because she and the baby were his dream life.
Neve's determination to make the garage profitable again was admirable, so watching it being taken from her was hard. But I loved how she slowly let down her guard and let Tate in enough to help take care of her before the baby came. Neve and Tate were perfect for each other, and I loved watching their story take shape.

Fall Love is a heartwarming love story that is overflowing with emotions that will have your pulse racing, your heart breaking at times and your soul rejoicing. Tate and Neve met on NYE, what was supposed to be a one night stand has the magic of the town ensuring this is not the last these two will see of each other. However, these two appear to have fate or destiny on their side ensuring that there will be a connection between them for a life time. Tate wants it all, forever, love, family and a woman that he just can't stop thinking about. Neve wants to believe in forever but she is frightened of goodbyes and tries to lock her heart down. This is a story that touches your heart and has you believing in a little magical thing called love. There is plenty of drama, witty banter, heated moments and undeniable chemistry to have you drawn into this small town romance. If Neve and Tate can't make you believe in love then no one can.

This heartwarming story was adorable! I fell for how hard Tate fell for Neve. He was full of green flag energy. And I didn’t spend half the book internally screaming “tell her!!” like I did in another book. Instead, I saw how smitten he was from the start. I saw how he quickly realized Neve could be the key to making his dreams come true. I especially loved the energy he put into making her feel wanted.
Ryan West definitely delivered in his performance as Tate. He practically screamed “green flag energy” throughout, but especially when Tate decided [actions redacted to prevent spoilers].
Neve was an exceptional black cat and Erin Mallow played her in a heart- warming, easy to listen to way. Neve’s concerns of “you want a baby, fine. But do you want me?” were so real to me and she handled them in a familiar way.

What a fun story about finding love when you least expect it. Neve is content in her life running her family auto repair shop, other than the fact that she isn’t sure she can keep up with the bills anymore. In walks Tate, a real estate developer and boy is Tate shocked to see the woman he met last New Years Eve with quite the large baby bump!

Just in time for the season (even though it's in the freaking 90s here), Neve's grumpy commitment-phobe and Tate's sunshiney forever in mind gave me major fall love vibes. The way he sneaks past her defenses in the sweetest, rock steady of ways made me smile so hard. I can see the pumpkin spice in everything now thanks to Neve's love of it, even though I personally can't stand it, and am so glad Tate is the one to give her all pumpkin spice she wants forever. I love this adorable couple - Lovewell Landing has me so excited for more!

Tate, a real estate broker, shows up in her hometown of Lovewell, Maine, 9 months later to broker the sale of her late father’s auto shop. When Tate finds out she’s pregnant he’s all in with her and the baby. He is down bad for Neve - all he’s ever wanted was to be a husband and father. She’s skeptical of his intentions because the auto shop means a lot to her, and she’s always preferred flings to relationships. The way he reassured her, their banter and chemistry, the whole book is adorable. The Fall setting, a cozy beach cottage, small town antics, and baking—just delightful. Good pacing, and I love that the characters are in their late 30s/early 40s.

Fall Love is the first book in author L. B. Dunbar’s new Lovewell Landing series. It’s a perfect standalone and a great start to a new series, but it you want some back story check out Dunbar’s The Holiday Post where we first meet Neve Snow and her sisters.
Neve doesn’t need much; she needs to keep the garage that’s been in her family for years, where she learned everything cars from her dad, and she needs people to stop telling her to find a “good man” and settle down. Life is good. Or it was until a New Year’s Eve costume party one-night fling with a hot-as-sin racecar driver left her with a little surprise. She felt a real connection but they never exchanged names or numbers. Neve loves her little Maine coastal town and she’s used to being alone. She and her little surprise will be just fine.
Except right now she doesn’t feel just fine. The garage has been losing money for years and her sisters want to cut their losses and sell. Their father made some poor financial decisions that have caught up with them. They have a solid offer from a large corporation that they believe will upgrade and remodel the garage; Neve hopes she can work there in the future. But losing her father’s legacy is hard on her. Neve has wonderful family memories she wants to preserve forever; Tate not so much. His family isn’t as warm and welcoming and there’s some scandal that nearly broke him. He’s wanted to be a husband and father for a long time, but how’s that going to work out. Turns out he’s every bit as stubborn as she is. Their first meeting and many of the subsequent encounters will make you laugh, and also make want to jump into the story to make them Talk Things Out! But what would be the fun in that? Taking the journey with them is so much better. The attraction is strong but so are the fears and the misunderstandings, the hope and yearning and the plain logistics of their situation.
Fall Love is funny, sweet, spicy. Steamy, romantic, surprising. The plot and writing are strong and draw you in instantly. Joining Neve and Tate on this adventure is riveting, but even better is having talented voice actors Erin Mallon and Ryan West tell you their story. Perfect pace, tone and all the emotions.

🍂❤️ Fall Love absolutely got me!! I expected a cute, spicy small-town accidental pregnancy romance and instead I was sitting there completely emotional over these two and everything they didn’t even realise they were looking for.
Neve had me from the beginning. She has her life exactly how she wants it. Her little beach cottage, her family, the auto repair shop, her hometown. She doesn’t need a relationship and she definitely doesn’t need some flatlander coming in and messing everything up. 😂 Her rule is simple: only sleep with men who are LEAVING.
Except apparently Tate left her with a tiny little permanent souvenir. 😭😂
And TATE!!! This man comes back to Lovewell Landing nine months later and discovers that one night with Neve gave him the one thing he’s always wanted. A FAMILY. My heart couldn’t handle him. 🥹
I loved that these two wanted completely opposite things at first. Neve is settled but doesn’t want to settle down, while Tate has been longing for exactly that kind of life. Then suddenly they’re thrown together because they’re having a BABY and all those feelings from their one night together are very much still there.
But then there’s the business deal!!! 😭 Because of course Tate can’t just come back, fall hopelessly for Neve and live happily ever after. Nope. He also happens to be holding the pen that could threaten everything she loves about her home and community. THE ANGST.
I loved watching Tate fall into this life that he hadn’t realised was waiting for him. Watching him with Neve absolutely melted me because this wasn’t just an unexpected responsibility he was accepting. He genuinely wanted to be there. He wanted HER. He wanted their baby. He wanted the family and roots that Neve was terrified would change the life she’d worked so hard to build.
And Neve 😭❤️ Watching her slowly realise that Tate wasn’t just another flatlander passing through was EVERYTHING.
The autumn vibes were perfection too. 🍂 Pumpkins everywhere, quirky little Lovewell Landing, family chaos, small-town gossip and this unexpected little family forming right in the middle of it all. GIVE IT TO ME.
And can we talk about them hooking up near a supposedly magical well and then ending up pregnant?! 😂 That well really said you two aren’t getting away that easily.

What makes this book so captivating is the wonderful familiarity of the characters, the cozy setting, and the author’s signature light, fun, and adorable storytelling. This familiarity starts when we first meet Neve Snowe in L.B. Dunbar’s 2025 book The Holiday Post, where the FMC, Lumi, is Neve’s sister.
The sisters share equal ownership of their late father’s automotive repair shop, Rusty’s Wrecks, along with their other two sisters, Isolde and Icelyn. While Neve is the FMC here, all three of her sisters blend into the background beautifully to offer sisterly advice, light-hearted teasing, and pregnancy support.
Although Neve is a mechanic, her sisters are not. With only a month to go before her due date, Neve is finding it difficult to manage the basics of servicing cars. Faced with the mounting costs of parts and labour, she is outnumbered by her sisters, who decide to put the business up for sale.
Neve has a deep sentimental attachment to Rusty's Wrecks because it's where she learned her skills while helping her father as a teenager. This causes tension with the sudden arrival of Tatum "Tate" Love, the real estate broker handling the sale of the garage and whom Neve hasn't seen since a New Year's Eve costume party nine months earlier. Their reunion is frosty at first, but the friction soon gives way to their scorching, reignited chemistry. I found it fitting that Neve ran hot and cold with Tate; she tried to protect the auto shop, but resisting her attraction to him became impossible. This reverse grumpy-sunshine trope completely enthralled me.
I appreciated that Neve and Tate are mature protagonists, aged forty and forty-two, which allows for deeper and more meaningful conversations. They thoughtfully discuss family, reflect on the direction their lives have taken, and share ideas with the secret hope of building a future together with the baby.
Near the end of the book, I found myself frustrated by the main characters' lack of communication. I was annoyed that Neve overlooks the love Tate consistently demonstrates through his actions, such as caring for her and her unborn baby, simply because she wants verbal confirmation. Meanwhile, Tate's cowardice in hiding the truth infuriated me, as you just know pain will be felt.
The outstanding narration by Erin Mallon and Ryan West completely elevated this audiobook. Erin is always a joy to listen to because her emotional depth and pacing allow her to absolutely embody Neve, while her signature rasp is perfect for voicing the male characters. Ryan also delivered a surprisingly fresh performance as Tate. He masterfully shifts his tone, bringing a heartfelt warmth to Tate's protective moments and a fun, playful energy that perfectly captures the couple's teasing banter.
Ultimately, it was a cute and quirky romance. I loved revisiting Neve and her sisters, meeting new characters like Tate, and experiencing the vibrant community of Lovewell Landing. I can’t wait for more!

Neve has a deep sentimental attachment to Rusty's Wrecks because it's where she learned her skills while helping her father as a teenager. This causes tension with the sudden arrival of Tatum "Tate" Love, the real estate broker handling the sale of the garage and whom Neve hasn't seen since a New Year's Eve costume party nine months earlier. Their reunion is frosty at first, but the friction soon gives way to their scorching, reignited chemistry. I found it fitting that Neve ran hot and cold with Tate; she tried to protect the auto shop, but resisting her attraction to him became impossible. This reverse grumpy-sunshine trope completely enthralled me.
I appreciated that Neve and Tate are mature protagonists, aged forty and forty-two, which allows for deeper and more meaningful conversations. They thoughtfully discuss family, reflect on the direction their lives have taken, and share ideas with the secret hope of building a future together with the baby.
Near the end of the book, I found myself frustrated by the main characters' lack of communication. I was annoyed that Neve overlooks the love Tate consistently demonstrates through his actions, such as caring for her and her unborn baby, simply because she wants verbal confirmation. Meanwhile, Tate's cowardice in hiding the truth infuriated me, as you just know pain will be felt.
The outstanding narration by Erin Mallon and Ryan West completely elevated this audiobook. Erin is always a joy to listen to because her emotional depth and pacing allow her to absolutely embody Neve, while her signature rasp is perfect for voicing the male characters. Ryan also delivered a surprisingly fresh performance as Tate. He masterfully shifts his tone, bringing a heartfelt warmth to Tate's protective moments and a fun, playful energy that perfectly captures the couple's teasing banter.
Ultimately, it was a cute and quirky romance. I loved revisiting Neve and her sisters, meeting new characters like Tate, and experiencing the vibrant community of Lovewell Landing. I can’t wait for more!

Neve and Tate’s story is a sweet, angsty tale with a good bit of spice. A local legend and a wishing well add a hint of magic or a mystical element to it too. A passion-filled one night stand on New Years Eve left Neve with a souvenir to remember the night. Even without her pregnancy, she has been unable to forget that night, or the wish she made at the well. The same is true for Tate. Since they did not exchange names or contact info, there was no way to contact him with the news of her pregnancy, even if she had wanted to do so. Now Tate is back in town, acting as the agent in the sale of her family’s auto repair shop. The shop is jointly owned by Neve and her sisters, and she is the only holdout. She knows the shop is not making the money it needs to keep running, but it is her last tie to her late father who taught her everything he knew about cars and repairing them. Now the father of her baby is waiting for her to sign the sale papers. It hardly endears him to her, and when he doesn’t ask any questions about her obvious pregnancy, she does not volunteer any information, like the fact that he is the father.
Tate made an assumption that Neve had quickly moved on after their passionate night together while he had been unable to do so. He is stunned to see her again and to realize that she has been in Lovewell Landing all along, and is in fact his neighbour. L.B. Dunbar is a go-to author whenever I'm in the mood for a romance featuring an older couple or a holiday love story, so when I saw this fall-inspired romance, I was in.
And the fall vibes are definitely strong in this one. You instantly feel like you're in this small town as the weather cools and the leaves change, and Tate takes Neve on some seriously cute fall dates, complete with apple picking and her love of all things pumpkin spice.
Tate was easily my favorite part of the book. This man has always wanted a baby and a family of his own, so while discovering he's about to become a father comes as a complete shock, there's never any question that he wants to be there.
But I especially loved that he didn't just focus on the baby. He wanted Neve too.
That's really the heart of their romance because Neve isn't used to men sticking around. Her relationships have been one-night stands with visitors to the harbor town, so she doesn't completely understand why Tate would want more with her or whether his interest is tied to the fact that she's carrying his baby.
Tate's determination to show her otherwise is where the romance worked best for me. I loved the dates he planned and how much effort he put into getting to know her. And when Neve's doctor mentions that orgasms can help prepare her body for labor, let's just say Tate takes that recommendation VERY seriously and considers it his personal mission to help.
I also loved the name Neve gives their baby before she's born. It was such a sweet little detail.
The second half of the book worked much better for me than the first because that's when I really started to see Neve and Tate's relationship develop. The beginning felt pretty slow, whereas once they started spending more intentional time together, I could better see why these two might actually work beyond their unexpected connection through the baby.
I just wish some of the other pieces of the story had been developed more.
There's a wishing well and local lore that could have added even more to the small-town fall atmosphere, but it never became as significant as I expected. We also learn more about Neve's relationship with her father and her history at the auto body shop, while Tate remained more of a mystery. I liked him a lot, but I would have loved to know more about the man beyond his desire for a family and his relationship with Neve.

Neve and Tate were a great match. I really enjoyed their chemistry and the way their personalities bounced off each other. Their relationship has a nice mix of humor, tenderness, and attraction, while the family dynamics add an extra layer of warmth to the story.

Neve and Tate meet at a Halloween party and what starts as a one-night stand quickly becomes something neither of them was expecting. Tate is from the town but has no intention of putting down roots, while Neve has built a life there with her four sisters. So when Tate returns to town to finish up the sale of a motor garage, the last thing he expects is to discover that Neve is part owner… and very, VERY pregnant. And now these two have to figure out what happens next.
What I loved most about this story was watching Neve and Tate navigate all the complicated emotions that come with wanting something you aren't sure you're allowed to have. There is this beautiful underlying theme of love, worthiness, and learning to believe that maybe you actually do deserve the happiness you've been afraid to reach for.
Was I occasionally frustrated with them? Absolutely. There were definitely moments when I wanted to grab them both by the shoulders and yell, “JUST TALK TO EACH OTHER!” But honestly, that is part of what made their relationship feel so real. Feelings are messy, especially when there are fears and insecurities standing in the way.
I was completely invested in these two from the beginning and the story never let me go. I loved watching them navigate the pregnancy while slowly, sometimes painfully, falling for each other. Add in the family dynamics, the sister bond, the small-town feel, and the town lore surrounding the wishing well, and this story had so much heart. And the emotions? ANGST. ALL THE ANGST.
But it's not all heavy. There are plenty of sweet, funny, tender, and family moments that balance everything out and make this such an enjoyable romance.

If LB Dunbar writes it, I am going to read it. She is a must read author of mine and I was so excited to hear she was starting a new series. The Lovewell Landing series starts off strong with Fall Love and the romance that happens between our two MCs. LB has always been able to capture romance so well within her writing and her characters are impossible to not want to see happy and root for. With the fall season right around the corner, I am loving my favorite authors releasing their fall romances and look forward to completely losing myself in each one.
Neve from the start makes it known that she does not need a man. Yet, her one night only rule comes in handy more often than not with the men who visit her small town, no plans on staying, and move on. It keeps her satisfied and able to continue her life as she wishes. When a one night stand results in a pregnancy, the one thing she never expected or planned for, she isn’t sure how to get a hold of the father. They never exchanged information. Lo and behold, he shows back up in town and when he finds out about their situation, he is all in. Neve doesn’t share his enthusiasm but slowly comes around. Her growth through this story, going from not needing anyone to letting her heart burst wide open and let all the love she could fathom in.
Tate from the beginning was absolutely smitten with Neve. Respecting her rules, he doesn’t push her, just enjoys her company. When he must return to Lovewell he is excited at the prospect of seeing Neve again, but isn’t expecting the news she has for him. He has wanted this for himself for so long and now it’s within his grasp. He just needs to show Neve that his intentions are pure and his heart is hers. He grows sweeter and swoonier as the book progresses as LB always does with her MMCS.
With the chemistry dripping off the pages from the get go and the romance building until it can’t be contained, LB once again shows readers that all consuming love is possible to find later in life. The narrators did a fantastic job as well, bringing this story to life. Erin Mallon and Ryan West were amazing voicing Neve and Tate. They captured their spirit perfectly and caught their mannerisms as I was hearing it in my head. LB did such a good job choosing these two. Overall a wonderful start to this new series and I can’t wait for more!

The Lovewell Landing series starts off strong with Fall Love and the romance that happens between our two MCs. LB has always been able to capture romance so well within her writing and her characters are impossible to not want to see happy and root for. With the fall season right around the corner, I am loving my favorite authors releasing their fall romances and look forward to completely losing myself in each one.
Neve from the start makes it known that she does not need a man. Yet, her one night only rule comes in handy more often than not with the men who visit her small town, no plans on staying, and move on. It keeps her satisfied and able to continue her life as she wishes. When a one night stand results in a pregnancy, the one thing she never expected or planned for, she isn’t sure how to get a hold of the father. They never exchanged information. Lo and behold, he shows back up in town and when he finds out about their situation, he is all in. Neve doesn’t share his enthusiasm but slowly comes around. Her growth through this story, going from not needing anyone to letting her heart burst wide open and let all the love she could fathom in.
Tate from the beginning was absolutely smitten with Neve. Respecting her rules, he doesn’t push her, just enjoys her company. When he must return to Lovewell he is excited at the prospect of seeing Neve again, but isn’t expecting the news she has for him. He has wanted this for himself for so long and now it’s within his grasp. He just needs to show Neve that his intentions are pure and his heart is hers. He grows sweeter and swoonier as the book progresses as LB always does with her MMCS.
With the chemistry dripping off the pages from the get go and the romance building until it can’t be contained, LB once again shows readers that all consuming love is possible to find later in life. The narrators did a fantastic job as well, bringing this story to life. Erin Mallon and Ryan West were amazing voicing Neve and Tate. They captured their spirit perfectly and caught their mannerisms as I was hearing it in my head. LB did such a good job choosing these two. Overall a wonderful start to this new series and I can’t wait for more!

He can't tell Neve no, and he constantly goes out of his way to make her comfortable. Honestly, I completely understood why she struggled to trust him. When someone is that good to you, especially when you're used to handling everything alone, believing it can last is scary.
The way Tate looked at Neve, like he truly couldn't believe someone so beautiful, marvelous, and sexy was standing in front of him... Their first kiss by the wishing well was especially beautiful. Neve tasted how lonely he was then, but when they met again nine months later, that loneliness was gone. Tate didn't just want their baby. He wanted Neve too, and he made that very clear.
Tate was so grateful she was having their baby. Meanwhile, Neve was worrying about becoming a single mom in her forties, without a job, in a house too small for a child. She was so used to figuring everything out herself, and suddenly there was this man who wanted to be there for everything. The nursery, the car, the future, their baby... everything. Neve is a blue-collar badass, fiercely independent and capable, but beneath all that strength, she carries so much worry and guilt. Her relationship with her sisters and her father's auto shop added another emotional layer, especially her fear and guilt that her father would have been disappointed in her.
I did feel the story dragged a little in the middle but I loved the later-in-life romance, surprise pregnancy, opposites attract, down-bad MMC who falls first, family, banter, magical folklore, sweetness, heat, and all the cozy fall vibes. ❤️
🎧 And the audiobook made me feel everything even more. Erin Mallon and Ryan West were fantastic. Ryan genuinely captured how much Tate wanted to be part of Neve's life and their baby's life, and how deeply he wanted to build a future with them. Erin brought Neve's worries, fears, and vulnerability through so clearly that I could feel what she was feeling. They made the story feel real, and I was completely immersed. I love them... They made a great story greater. ❤️
Another beautiful read and listen from L.B. Dunbar, and I'm definitely looking forward to more from Lovewell Landing.

A perfect story to get in the mood for Fall! I really enjoyed L.B. Dunbar’s earlier book, The Holiday Post, and this one is set in the same charming bayside town of Lovewell Landing in Maine. I was lucky to have both the audio and e-book version of the story to fully immerse myself in the characters.
I love that these characters are older! Neve Snow, age 39, is a talented auto mechanic and co-owns Rusty’s Wrecks auto shop with her three sisters. She views the shop as the love of her life, and it keeps the memory of her beloved Dad alive. He was her best friend and died five years ago. The shop is nearing financial ruin, and her other sisters want her to agree to sell.
Neve goes to a costume party on New Years Eve dressed as Rosie the Riveter. She meets a gorgeous man in a race car driver costume. They are instantly attracted to one another and end up having a one-night stand of incredible passion together. They don’t exchange names – they go by the fun names of ‘Rosie’ and ‘Driver’ for the night. At midnight, Neve visits the famous town water well that grants true love if you make a wish.
Fast forward about 8 months, and Neve has agreed with her sisters to sell Rusty’s Wrecks even though her heart is breaking. Surprise, Neve is also almost 9 months pregnant! A real estate broker shows up to meet with her sister about the sale, and it’s Tate Love, the man who is actually ‘Driver’ from New Years Eve. Tate is 42, and hiding sadness from a failed relationship and the realization that having a family of his own may never happen for him. Tate is related to half the town, and it is a wonder that he and Neve have never met before.
Neve finally has the courage to tell Tate that she is pregnant with his baby, but she has no expectations of him as the father. He is shocked, but almost immediately, he is ALL IN. Neve is all hard edges and not wanting a relationship. She also resents Tate for being the broker for the auto shop sale.
The story unfolds with both Tate and Neve trying to let go of past hurts and learn to trust again. There are fun fall events in town throughout the story, including apple picking, tractor rides and farmers markets. The story is romantic, the town is charming, and the side characters are quirky and fun! I can’t wait to read the next book in the series to cover the remaining Snow sisters.

I was so excited to see this book coming as although this is the first book in the new series, Lovewell Landing, this does follow on from one of LB's previous books that focussed on the eldest Snowe sister, Lumi.
So, having met Neve already (albeit briefly) in The Holiday Post, it was amazing to see that we were going to get to continue these storylines here.
Neve has always been one for not holding onto things, especially relationships - but after her last one night stand left her with an unexpected gift and then her father passed away, the sisters find themselves needing to let go of the only thing that meant anything to Neve - her father's workshop and her own place of work.
I loved that we meet Neve again now, just as she's about to give birth, so very clearly pregnant.
This makes things super easy for Tate, when he returns to deal with the workshop sale, to put two and two together when he's back in the presence of his last hookup and the woman he's not stopped thinking about since his last visit to his old holiday hometown.
This was packed with drama (in a good way) as Neve never thought she'd see Tate again and is so worried about his reaction to the baby news and oh my, Tate was just adorable. It's all he's ever wanted and as soon as they finally start communicating properly, he was absolutely all there and re-plannjng his whole life to make sure he'd be there for both "his girls".
The development of their relationship was so sweet, but as Tate was busy planning, Neve couldn't stop worrying about him heading back to his life in the city.
This push and pull kept me on edge wondering how things would end up and I was glued to the pages for the duration.
We get such wonderful autumnal vibes throughout the read as the pair enjoy pumpkin spice and apple picking - their little dates were so cute and I loved the inference of a little sprinkle of magic too.
I absolutely loved this audio production and the narrators were excellent from start to finish.
I can never imagine how they cope with the spicier scenes, but these really came across well and they perfectly captured the personalities and the attraction between these two characters.
Such a brilliant follow on story and I just know that Isolde's story will also have me hooked through the next book too and I can't wait.

I loved these two, Tate and Neve. I think I fell in love with Tate the day he ended up back in Lovewell Landing in August, I mean really, he is a fairy godmothers gift to women. Neve, however, is someone that I understood, her first love was her father. She had a hard time falling for men, she hadn’t really had many good men in her life. Her father though, was the one, who broke her heart when he passed away. Of course he didn’t mean to do that, but as I grew to understand Neve I could praise her every time she took another step away from one man and towards another.
As I read each chapter I was cheering them along and watching Tate and how gentle protective of her he was. I knew this story was the perfect story for Tate and Neve but also for me.
Pumpkin sweets, fun fall dates, steamy nights along with nights that are soft and sensual weave through Fall Love. Oh yes, there is a truth that should be told but someones heart fears the outcome once it’s tol d. So much of this story still wanders through my mind. All of this ending up with the perfect first book to a new series and five stars for the author.

Neve is perfectly happy with her life in her small coastal hometown and has no interest in settling down, especially with a local guy. After a one-night stand with Tate, a man she never expects to see again, she unexpectedly ends up pregnant. Nine months later, Tate returns to town for business and discovers that their one night together may have given him everything he’s ever wanted. The problem? His business plans could threaten everything Neve has built and loves.
I really wanted to love this book because I adore seasonal romances.
The fall vibes were great! Pumpkins, apple picking, small-town events, baking, and Neve’s love of pumpkin spice made me wish Lovewell Landing were a real place.
I also really enjoyed Neve’s relationship with her sisters. Their interactions felt natural and wholesome, and I liked having that family dynamic throughout the story. I also really, really love all their unique names. I thought Neve’s attachment to the auto shop and her desire to preserve her father’s legacy also gave her a good reason to be guarded and independent. She felt like a real character with flaws and baggage and life.
Tate was both my favorite part and my least favorite part. He has always wanted a baby and a family of his own, so when he finds out he’s going to be a father, there’s never any question that he wants to be involved. But I especially loved that he didn’t just focus on the baby. He wanted Neve, too. Watching him try to break through her walls was really sweet, and Neve’s black cat attitude made their banter fun. Tate, however, felt like too much of a fantasy man and seemed to lack the substance of a real person. He was so focused on Neve, the baby, and being this perfect man that it just felt like too much to me. It also made him feel one-dimensional at times.
The pacing didn’t work as well for me. The beginning was pretty slow, and there were a LOT of repetitive inner thoughts that dragged the story along. I kept putting this book down again and again because I just wasn’t feeling pulled into the story.
Overall, this was a cute and spicy fall romance with great autumn vibes, but I wanted more development, a faster pace, and more depth to Tate.

Holy Pumpkin Pie!! This second book in Lovewell Landing series is a definite 5 star read. Packed with emotional warmth and small town scents, this book has all the brilliant colors of love. It started on an engaging note and kept me enthralled

A very fun, quick read to usher in the ‘ber months! 🍂

Neve and Tate meet at a new year’s eve party and have a one-night stand that lives rent-free in their minds until Tate shows back up in August to broker the sale of her beloved auto shop. Fraught reunion, especially since she’s pregnant with his baby.

I liked both Tate and Neve. L.B. Dunbar writes characters in their 40s-ish, and I like that because they’re always a bit more real, developed, and feel like they have life experience. Tate and Neve feel relatable and I found it easy to connect with them, keeping me invested in their HEA.
I really liked how Tate was immediately invested in being the father AND how curious he was about Neve’s experience of pregnancy.

Erin and Ryan are both all-stars. I loved their voices for Neve and Tate; they felt well-suited.
Y’know when it’s written that a character ‘choked’ something out, like, super emotional? Ryan hits that one each time.
✦Spice: Open door
We know they slept together for Neve to be pregnant but it’s a slow burn once they meet up again. I liked the snark as verbal foreplay to ramp up the tension. The doctor’s tip for inducing labour was perfect! lol
✩ I loved the whimsical symbolism of the swirling leaves! 🍂 Aunt Charma’s low-key meddling made me smile.
♡ This was exactly what I needed to settle into autumn vibes. Satisfaction and HEA guaranteed!
