My god, it’s so good to be back in a world Leigh Maynard created. I’m feeling very much like i need to redecorate my house in 1930s art deco, immediately.

I have CHILLS! I love everything about the setting, i can picture myself in the card room at The Hotel Marrow. Arla is living my dream. I need to know all of Hank & Calvin’s secrets. I want to hug baby Hank & make sure he knows he deserves everything good, he doesn’t have to hear the anger of the past anymore. I want to know more about Ford!! Why is he buying up the town when he can?? What’s his story? Okayyyy, i need Rob’s entire life’s story. Arla, girl, come on now. I’ve never wanted to shake someone so bad. Stranger danger, baby & Leeland is most definitely dangerous. 😭😭

Can confirm, major Virgo energy. Source, I’m married to a Virgo & this is how he talks to me when I’m not taking care of myself.
Why am i at 82% feeling stressed all of a sudden? Is a ghost going to pop out of the poplar trees? Can anyone be trusted? Who knows, but it’s got my blood pressure rising.
Oh fuck yes, i think the next book in the series will be about the mysterious Rob. I cannot WAIT to learn his story.
Leigh writes characters i become obsessed with. I need more of all of them. I can’t put her books down, even if i wanted to.

Been waiting so long for this and it was worth every bit of that wait.
I’m absolutely infatuated with Arla and Hank. They’re so different but as soon as they met they knew they needed each other. It was a perfect love story. Arla always feeling like she never belonged and Hank wanting to be as far from belonging as possible. I amend Arla for pushing aside the obvious reasons why she should stay away from Hank. She saw in him what he wanted and who he truly wanted to be.
Leeland and Cal well they got what was coming to them. Coulda been a bit more brutal for my liking. Hate men like them.
Didn’t trust Ford in the beginning but after what he did in the end I wanna give him the biggest, warmest hug possible.
I’m super excited the next book is more about Rob. The sweet, mysterious and rigid man who was only doing a favor.
Leigh has an incredible way of pulling you into her story within the first paragraph. Her characters always have depth and I always enjoy the spooky and gothic settings for each story.
This exceedingly surpassed my expectations in the best way.

July 28, 2026It’s not your typical thriller that starts with a bang and keeps you on the edge of your seat. It simmers slowly, but that’s precisely what makes it so compelling. Little by little, it draws you into the story; you start getting to know the characters, and before you know it, you’re desperate to find out what’s really going on.
What I liked most is that not everything revolves around the mystery. The characters are deeply developed, and their relationships feel very real. There are secrets, tension, doubts… and you end up mulling over who’s telling the truth and who isn’t. More than once, I changed my mind about a character as the story progressed.
Plus, the author manages to create a super unsettling atmosphere without having to cram in action every other page. You always have that feeling that something doesn’t quite fit and that there are pieces of the puzzle you haven’t seen yet.
That said, a heads-up: the beginning is a bit slow. If you’re expecting a thousand things to happen right from the first page, it might frustrate you a little. But give it a chance—because once the story takes off, you’re completely hooked and it’s hard to put down.
I saw some twists coming, and I would have loved for certain secondary characters to have more screen time. But honestly, that didn’t make me enjoy the book any less.
If you like thrillers with well-developed characters, secrets, psychological tension, and the kind of stories that make you suspect everyone, I think you’re going to love this. It’s one of those books that you close and still find yourself thinking about for quite a while afterward.

So, compkete honesty herd, I read the first few pages and thought, ugh, I don't know why, but I decided to read on. Oh, my, I'm glad I did! So, I started reading last night, and finished this afternoon, after my little hiccup!
Leigh Maynard is a new to me author, and this being an ARC I had no idea what was to come. Im just glad I decided to continue reading.
Sometimes the bad guy isn't always bad! These characters all just had the X factor, and I'd like to think everyone would end up loving (or hating) them as much as I did.
Theres something special about Arla and Hank , and then we get a surprise third( or fourth) party enter the game. . . I was a bit disturbed by Rob, the red herring? , but by the end of this book I was so looking forward to his HEA too.
What a great read, and although part of the Driven By Despair series, this is absolutely a stand alone read. That having been said, I need to read Edge Of Woods Road now.

This was my first Leigh Maynard book and it absolutely did NOT disappoint!!! This book was the slowest of slow burns that I have read and it had me mad at points to say the least.
Arla (FMC) is stubborn to a fault and extremely sassy. But she also has a sweetness to her that she shows only to those closest to her.
Hank (MMC) is dark and mysterious and makes his entrance in the most brutal way (no spoilers here!). He will make you weary at first and question him but eventually he comes around and you will absolutely love him.
The ranking for the spice is most justified because the slow burns makes it well worth the wait!!! As well as the kinks included!
Make sure you get your copy this one is going to sell quick!!

I LOVED this story from start to finish!
I fell head-over-heels for the characters! I felt every bit of heartache from — and caused by — the characters... *cough cough*Hank. 😉
I felt Arla's passion for her work and totally understood why she loves the Deco work. Falling for the fierce love they all have for each other! It just jumps off the page!
And I’m LOVING Frank and his uncle-like love for the characters.
And can we talk about how the author teased future books?! I'm SO excited to read about Rob's past and his demons — how and why he fell in love. I need that book NOW!
I literally couldn't put it down. This isn't something I would normally pick up, but I am SO happy I did. Highly, highly recommend!

I’ve been waiting a long time for this one to come out and it was fantastic. If you’re looking for something way different from the norm this is the one for you.
A little spooky and dangerous everything gothic at its best.
Hank was a hard person to like at first but the more you get to know him you learn why he is like that.
“Seems my son’s found the one true love he’s been searching for.”
Arla is struggling to keep her business alive and the opportunity for a hotel full of art deco antiques is too good to turn down.
Through a lot of crazy twists and turns of this one is a must read.

I thoroughly enjoyed this book. The writing was easy and reeled me in from the get go! I am a very quick reader and was able to finish it in a day, but the story was compelling and kept me from putting it down. It reminded me of reading Nora Roberts and the ease of sliding in and out of a book. It was refreshing and I’m excited to read more from this author!!

Arla is such a strong, resilient character. No matter what life throws at her, she keeps going, and I really admired her strength.
Hank is everything you'd want in a book boyfriend – strong, fiercely protective, and always there when it matters most. I loved watching their relationship develop, and I was rooting for them every step of the way.
The blend of gothic atmosphere, romance, suspense and emotion had me completely hooked. It was one of those books that was hard to put down, and I found myself wanting just one more chapter every time I tried!
If you're a fan of modern gothic romance with brilliant characters and plenty of heart, I'd definitely recommend 110 King Street. I already can't wait to see what Leigh Maynard writes next!
