I liked this story. Kennedy, the main character works in a NYC realty agency. She loves her work and gives it her all. Across from her in the office sits Milo, whom she believes hates her. One fateful night, at the company Christmas party, Kennedy recklessly tells Milo to kiss her when she finds out that her ex just proposed to his new girlfriend. This random act leads Kennedy and Milo on a rocky road to romance; because Kennedy swore she would never, ever, date a co-worker again! Plus, Milo hates her, right? So why does she still think about Milo and that kiss?
A cute workplace romance that, for all intents and purposes, should not work. Kennedy and Milo are both working/competing for the coveted opening on the 7th floor. She's all rainbows and sunshine and he's all gloom and doom. They do say that opposites attract....
This is a good story with great characters put into tenable situations. The story also has a delightful discerning cat, named Mr. Fitzgerald.

I remember reading this story on Wattpad years ago, and it became one of my favorites. so I was beyond excited to receive an early copy to review and re-read it for its official publication.
The dynamic between Kennedy and Milo is so fun. Kennedy is sunshine and confident, but she’s also an overthinker. Milo is stoic, serious, neat, and brooding. The story begins with Kennedy who is navigating the fallout of a breakup, and when her ex gets engaged at a holiday work party, she impulsively kisses Milo - a coworker she thinks dislikes her and hates Christmas. Then their boss pits them against each other in a high-stakes competition to sell a luxury apartment before Christmas for a big promotion. It sparks a new dynamic between them. I really enjoyed the book overall. The banter, the humor, watching them get to know each other, and Kennedy’s overall character development (even when she self-sabotages a bit) were so great to revisit.
However, the first few chapters threw me off a bit because it felt a bit different from what I remembered. In this version, their dynamic initially felt a bit distant, like they were strangers - even though they are coworkers who work on the same floor but felt like they had some to no interaction before the kiss.
I actually logged back into my Wattpad account to re-read the original opening, and while the changes are completely understandable, I personally preferred the original opening chapters on Wattpad. the heavy banter was what drew me into the story in the first place and really solidified that "enemies" dynamic.
That being said, it was such a fun holiday read, it was so wonderful to revisit Kennedy and Milo's story. Congratulations to the author on this milestone!

This starts at an office Christmas party where Kennedy gets to watch her ex announce his engagement after dumping her only two months earlier. And because they work together, everyone knows. Humiliated and very much in her feelings, she ends up kissing Milo—the coworker she had never really allowed herself to look at that way before.
Which would already complicate things, except now Kennedy and Milo are competing for the same promotion and tasked with staging and selling apartments before Christmas. So obviously, they’re suddenly spending a lot more time together while trying to figure out whether this attraction is actually going somewhere.
I liked the romance, and honestly, Milo saved this book for me. He is such a genuinely sweet and sexy guy. He shows up for Kennedy again and again, and I liked watching her slowly realize that the version of him she had built up in her head wasn’t really who he was.
I also liked some of what the book was trying to say about Kennedy’s career. There were moments that touched on the different expectations placed on women in sales, especially when it comes to boundaries, availability, and how much of yourself you’re expected to give to succeed. I could absolutely relate to finally reaching something you’ve worked toward and then having that moment of, Wait…is this actually the life I want?🤔🥺😢
I just wasn’t nearly as invested in Kennedy herself. Some of the communication—or complete lack of it—irked me, and the real estate side occasionally pulled me right out of the story. Even I know you can’t simply decide you’re going to go off on your own as a real estate agent without a brokerage. 🤨 There were easy ways to make that storyline make sense, so it was strange that it was just sort of…glossed over.
But the romance was cute, Milo was wonderful, and there were enough good moments that I still enjoyed myself. This wasn’t a Christmas romance I’m dying to reread, but I had a good time with it. 🎄

Then, their boss pits them against each other for a big promotion to the 7th floor. They have 25 days to outsell each other on properties right next door to each other. Cue the petty arguments, a dramatic ex-boyfriend standoff, and a lot of tension.The GoodLegit Enemies-to-Lovers: Unlike books that trick you with this trope, this one actually delivered. The banter and the shift from workplace rivals to lovers felt real and super fun to read.The Bad (and the Annoying)Kennedy was Annoying: Look, I loved the book, but Kennedy definitely tested my patience. She literally runs away after Milo says "I love you," accidentally kisses her terrible ex the next day, and does a lot of unnecessary self-sabotage before finally getting her act together.Flat Side Characters: I wish the side characters got a little more attention. At times, the story felt a bit like a typical, predictable romance instead of trying anything new with the background cast.The VerdictEven though Kennedy made some wild choices near the end, the chemistry between her and Milo completely saved the story. The second half, or more like last third of this book was great, which is why I rounded up to 4 stars. The first half, or first 2/3 was just… not; it was not written well. It was filled with too many exhausting details - not in a “create a setting/mood” way, more like in a “this book needs an editor” was. The sentences were basic, details were inconsistent, and the FMC was, for me, not likable. She was convinced that Milo was a scrooge and hated her, but there was zero evidence presented, beyond him wearing “a vampire coat” and not smiling at her (oh and throwing away an ornament she gave him) to understand that angle. I was honestly convinced for the entire first half of the book that it was written with AI.
But then things changed. The writing style changed, subtly. It became a romance that was fun and interesting. Milo’s personality came out. I actually wanted to keep, and finish, reading the book!
My working theory is that the author wrote the second half - the best part and the conclusion, first. But then she had trouble figuring out how to set up that part of the story and had AI “help” with how to start the whole thing.
My recommendation is skim the first half of the book and then you’ll be into the good part of the story.

Realtor Kennedy has been working for a promotion to bigger, more curated and challenging clients looking for their perfect home. She wants the house buying experience to be positive, especially after she spent her childhood constantly moving. When given a challenge to sell a condo in the next few weeks, a task that feels impossible, is given, she is determined to make it happen to secure her promotion. But she isn't the only one given a similar challenge. Cue Milo, the grump and Christmas-hating coworker. The two face off against each other to see who can secure the deal and the promotion.
I loved Kennedy's motivation for becoming a realtor and how it plays perfectly into her background. I also love that her and Milo, while they have the same goal and career, come at the situation from completely different mindsets. It was really interesting to see them play off each other and watch as their relationship shifts from begrudging coworkers to something more. I also loved the reason behind why each of them hates the holidays and hoping that throughout the book, they would have a chance to find enjoyment in them once again. I love the the character development, especially in Kennedy, although Milo's was also well done. This is definitely a holiday romance to read this season.

If you’re looking for Hallmark movie level Christmas love story (with a bit more spice), then this is a great fit. Overall, I didn’t necessarily care about the characters, and there were parts where the story felt clunky. Having an advanced copy, I couldn’t tell if they were editing errors soon to be fixed, or if the problematic parts were part of the writing.
Even with all of that, I would have liked this book more had I not worked in Real Estate. The office life of an agent was displayed extremely unrealistic, and to make matters worse, they kept talking about “going on my own” and not having a brokerage. You legally have to have a brokerage to practice real estate, unless you are a Broker. Maybe if they threw in a little bit about her having her Broker’s License, it wouldn’t have removed me from the story so often. Additionally, at one point she talked about a Sherman Oaks house having a long driveway - yeah, those don’t exist on your average home in Sherman Oaks.
I also found myself skimming parts of the book instead of reading them, because they just felt so boring and didn’t move the story forward.
I look forward to seeing the next book by this author, but this is not one I could recommend.

Milo hates Christmas and the whole office knows it. After a spontaneous kiss, Milo showing up at office gatherings and showing another side of himself to Kennedy, and starting to flirt with her and show up to support her, the two start developing a union around the holidays.
I loved the character growth for Kennedy, but I found her interactions with others, especially Milo, sometimes hard to understand. She has her reasons to be scared and not want to repeat bad choices, so when she finally believed in giving herself happiness instead of pleasing others, it was a huge turning point. Thank goodness Milo was patient and gave Kennedy the time and space to come around! Her best friend Jess was also amazing!

I received this ARC from NetGalley and am choosing to review. This was cute. I thought the characters seemed realistic and fun. I could easily visualize their office setting.
I wasn't really clear on why Milo and Kennedy disliked each other so much. Honestly it felt like Milo was just someone who kept to himself mostly, and he liked to banter with her. It always felt more like playful banter rather than actual dislike.
I like the way Kennedy romanticized her job. I love that she was invested in her clients and she understood the emotional component to house hunting. I think she helped Milo see that side of things.
Their chemistry was good and was yummy when they couldn't stay away from each other. I think another important message was how women can still be mistreated and used in any profession no matter how smart, qualified and good at your job you are. I liked that Milo protected her when her client was getting fresh. It was annoying how her boss expected her to indulge her clients even if it made her uncomfortable.
I wish they would have been a little more open with each other instead of dancing around liking each other, but the ending was a satisfying HEA. Made me long for the Holidays. I recommend.

This book was … not good. It’s been awhile since I last rated a book this low, but this book reads like it’s never been edited before; the style feels like the author is trying to tell you how to feel, as opposed to showing it through the characters, the plot and romance feel rather forced, as we see extremely little of the characters relationship develop emotionally. There are some redeeming qualities however, especially in how it talks about professional difficulties as a woman in a field such as real estate, however, I felt that a likely more attention should have been paid to the handling of these issues, especially toward the climax, where it felt like everything was swept under the rug, and everything came out at the last minute. Overall, this feels like a budget hallmark movie was turned into a book, and not in a good way.

While I enjoyed the premise and found the characters likable, I never felt fully invested in their romance. The chemistry was there in moments, but it developed more slowly than I would have liked, and some emotional beats didn’t land with the impact I was hoping for. The pacing also lagged in the middle, making it difficult to stay completely engaged.

Easy to read Christmas co workers novel. After been dumped workaholic Kennedy the last thing she wanted was another. office romance especially with the smoking hot office grump Milo but when her ex tell the whole office his engaged at the office party she ends up kissing him and then their boss announces a competition for a promotion they end up working a little too close. With the the two apartments they are trying to sell been in the same building they ended up in each others way more then not. Slowly Kennedy comes to the concussion then taking care of her clients they way she has, she almost forgot about taking care of herself. And she always thought Milo hated her what she didn't know now was she took his breath away at day one but then he was fresh out of break up and not ready for relationship but now with both of them single all bets are off

Both Kennedy and Milo are likeable characters, but I wish the author had taken more time to develop their relationship and show their romance actually blooming. This book fell a little flat for me. I stopped reading it about the 30% mark, but then came back to it about 48 hours later and finished it. I just felt like Kennedy and Milo didn’t have any chemistry. I wanted to like this way more because I thought the summary sounded really good. Also, a really great cover. I felt like it was slow up until the 75% mark and then I think it just sped by too quickly. I like how in the last chapter Kennedy was OK with not knowing how the future would go and just take the leap. And you don’t always see books end on that note, but it really worked for this one.

What starts as a competition to see who can earn the promotion up for grabs, starts an unexpected friendship between the two. When carpooling together turns to spending Christmas together, things take a turn for the worse. Milo has secrets Kennedy just couldn’t get past.
The story was cute but kinda fell flat for me. I’d recommend it if someone was looking for an NYC office romance, but wouldn’t push it as a Christmas romance.

Kennedy, Lucas, and Milo are real estate agents. While at a party, Lucas, Kennedy's ex, introduces his fiancé to the group. Kennedy impulsively kisses Milo. There is a promotion and Kennedy and Milo are competing for the more exclusive clientele. Both have exclusive apartments that are to be sold by Christmas. I loved the contrast of fun-loving Kennedy and serious Milo. I fund the wealthier, entitled clients to be interesting. As Kennedy and Milo work closely with each other, they appreciate their differences. Great story!

We have Kennedy and Milo, who are both competing for the same promotion. She’s sweet and funny if a little insecure. He’s grumpy but misunderstood. Together they become a team who fall for each other.
This book is great. The plot is Hallmark worthy, and the characters are insanely likable. I wanted for them to be together. This is an author I’m going to be looking out for.

This wasn't my favorite, I had a really hard time getting into it. The ending felt really rushed and the beginning was long. I did like Kennedy's character but we didn't get to really know Milo's personality. I think the story had a lot of potential and I liked Kennedy's work story and usually love a workplace romance and enemies to lovers but this wasn't it for me.

I love Christmas romcoms. Like binge them way to late into the night. This was good. I thought it flowed well. I'm not really a fan of the 2nd act break up so that part sucked for me and i was annoyed with Kennedy. I did feel like the middle slow down a little and it just capivate me not not let me go. 3.5 stars

ARC review: initially didn’t love the FMC but she was given such a great character arc really was rooting for her in the end. Christmas time story, in office romance with miscommunication and somewhat enemies to lovers.

I received a free copy of, Love All the Way, by Rachel Woodley, from the publisher and Netgalley in exchange for an honest review. Love All the Way, should of been a great read, but it fell flat for me. I did not like Kennedy or Milo, they did not have chemistry.

Quick, fun Christmas read. It’s grumpy to sunshine without the sunshine. How do two people who hate Christmas get together?? I loved Mile and Kennedy. Definitely check it out.

This book was fun. Kennedy and Milo were very cute together and the workplace-romance vibes were great. Kind of reminded me of the Spanish Love Deception without the annoying ex. It felt a little dragged on at the end, but otherwise its a pretty good, quick read. Thank you Netgalley for the e-arc.
