I loved how easy of a read this was! I don’t want to give too much away about the storyline but when Jenn needs to find a place to rent to open a new business, she couldn’t have known it would be from the hot guy she’s always running into! I love the banter and relationships in this book! Go give it a read🩷

This was an ARC and it was SO cute! I absolutely loved Jenn and Fyn. Their first meeting was honestly a disaster, but in that way where you just know two people are meant to find their way back to each other.

This book had no right being as funny as it was. I found myself laughing out loud one minute and then completely melting the next because Jenn and Fyn together are just so stinking adorable. Their chemistry felt natural and the way their relationship develops makes it impossible not to root for them.

By the end I was smiling like an idiot and already wanting more. I cannot wait to see where the next part of this series!

Lease Me was absolutely amazing. As someone who usually reads fantasy, stepping into this romance was such a pleasant surprise. Jenn (because there’s no way I’m calling her by her government name 😂) leaves her job to chase her dream of opening a bookstore, and watching her growth especially after learning about her past was so rewarding.
Fynex starts off arrogant and pretty hateable, but somehow the author still manages to pull at your heartstrings.
The bookstore setting was enchanting and at times it felt like I was right there watching the story unfold between the shelves.

I received an ARC of is book and couldn’t wait to read it.

Jenn quits her soul-sucking job, clears out her 401k, and opens a bookstore. Insert the MMC (Fynex-odd name but I like it) aka her new landlord. There is instant chemistry although it felt rushed at times, but both characters are holding back. Gynecologist has a sister with Lupus and she is his priority. Jenn has childhood trauma from foster homes (mention of sexual abuse) and therefore major trust issues. So, she pushes people away to protect herself from feeling loss again, and Fyn won’t commit because he is a hover brother to his sister. Thankfully Sienna (the sister) gets through to him and it ends with an HEA.

2 open door scenes but they are quick. A fun best friend, Liv, who I’m pretty sure the next book will be about. And a chaotic filled dream come true of owning a bookstore. This book has the potential for 5 stars but because it’s only 247 pages, something’s felt rushed and forced.

I loved this. Jenn and Fynex are adorable. They have this spark that I felt right from the second they met. It took them what felt like forever to realize it but better late than never.
The writing style was right up my alley. The chapters were short and sweet with a sprinkle of spice and it hooked me.
That ending though, oh my I can’t wait to read more of Rane Williams’ books.

Overall this was sweet and definitely needed. I have to recommend!

This was such a cute book! I loved the relationships she built with everyone around her! Especially the owner of the coffee shop! I also wasn’t a fan of Gary.

I could not putnthis book down. It was well written, the steamy scene are there but not super graphic for this who do not like that.

you will fall in love with Fynex (which is an awesome name) his devotion to his sister is amazing, it shows that he truly knows how to love.

Jenn (full name shall not be spoken) also shows she can love but for her you have to be extremely special and very few people make that cut, even her boyfriend of 3 years did not get that.

However this enemy to lovers book shows. how a first impression can make a huge impact on feelings.

completely wrecked me in the best way. This book gave emotion, tension, chemistry, and so many “are you kidding me right now?!” moments that I was literally talking to the pages.

Jenn is a puzzle all on her own, and I mean that in the best way. She’s layered, guarded, complicated, and the kind of character you connect with fast. You don’t just read about her, you feel her. You understand why she reacts the way she does, even when you’re frustrated with her choices. She’s relatable on a level that sneaks up on you, and before you know it you’re fully invested in her growth, her fears, and her heart.

Liv is the best friend everyone needs. Truly ride or die. She’s supportive but honest, protective but real. Their friendship felt authentic and grounding, and I loved that it mattered just as much as the romance. It added depth and warmth to the story.

Fynex is what you would assume a main male character would be at first, confident, intense, magnetic, but he is hiding so many layers underneath. Watching him slowly unfold was such a pleasure. Every time we peeled back another piece of him, it made everything hit harder. The dynamic between him and Jenn felt raw and believable. They both had those “are you kidding me?!” moments, but that’s what made them feel real. They’re flawed, they hesitate, they protect themselves, and that made their connection even more powerful.

And that ending… I am hanging on for more. I need the next book immediately because the way this left me sitting there staring at the last page is not okay.

Five stars, no question. If you love layered characters, emotional tension, real flaws, and chemistry that builds in the most satisfying way, you need this book.

I was blessed with a physical ARC copy of Lease Me by Rane Williams, a contemporary romance that I could not put down from the first page.
First the physical copy itself is so stinkin cute with sprayed edges and illustrations of the characters at the beginning of each chapter.
Jenn is the sassy FMC (with a sweet and sour sauce addiction 😂) who is completely unsatisfied with her day to day life. She’s stuck in a job that feels soulless, struggles with commitment, and is still dealing with a fear of the dark from childhood trauma. One day she decides enough is enough and quits her job, drains her 401k, and takes a BIG ol’ leap of faith.
She ends up leasing a building next to her favorite takeout spot, Wok This Way, and opens her very own bookstore that she calls The Wandering Bookmark. She is a reader and lover of books for the escape they bring from real life and I really connected with that part of her.
What she doesn’t realize is that she’s leasing the space from the same man she told off the week before for being rude to one of the service workers at Wok This Way, Fynex.
With the help of her best friend (one of the only people she’s ever truly let in), Jenn opens up The Wandering Bookmark and ends up falling for the one person she didn’t expect. And you’ll find out that Fynex is NOT what he seems at all.
This isn’t a super spicy “smutty” read, but the spice that is there is enough to get your heart racing and add a little warmth to your neck. 😉 There is chemistry and witty banter between Jenn and Fynex, there is laughing, there is tears and I was fully invested. I read this in one day because I genuinely could not put it down.
It does end on a cliffhanger, and I will absolutely be picking up the next book because I need to know what happens next.

This was the kind of book that sneaks up on you—quiet, steady, and unexpectedly consuming. It doesn’t rely on chaos or over-the-top drama to pull you in. Instead, it leans into character, and that’s exactly where it shines.

Jenn feels like someone you don’t just read about—you understand. She carries a past that could easily overwhelm the story, but it never does. There’s a balance in how her trauma is handled; it shapes her without defining every moment. She’s aware of her own patterns, her own walls, and that self-awareness keeps her grounded and real rather than exhausting.

Fynex complements her in a way that feels natural rather than forced. He’s not polished or perfect—he’s trying, and sometimes that’s messier than failure. His priorities, especially when it comes to his sister, create a tension that makes his decisions feel human instead of convenient. Watching him navigate that internal push-and-pull adds a quiet weight to his character.

What really carries the story is the connection between them. It isn’t instant or overly dramatic—it builds in layers. There are moments of friction, hesitation, and vulnerability that make their dynamic feel believable. You see them hold back, second-guess, and slowly let their guards down, and that progression makes the emotional payoff land harder.

There’s also a softness to the overall tone. Even when heavier themes are present, the story maintains a sense of comfort. A subtle reveal woven into the narrative adds just enough intrigue without disrupting that feeling. It keeps you engaged without tipping into unnecessary intensity.

The romance itself leans more emotional than physical. If you’re looking for heavy spice, this won’t deliver—and what is there doesn’t quite stand out. But honestly, the heart of the story doesn’t depend on it. The emotional depth, the character growth, and the relationships do most of the work.

Side characters, especially Jenn’s friendships, add warmth and grounding. They aren’t just background noise—they matter, and their presence reinforces the idea that love isn’t limited to romance.

And then there’s the ending—the kind that doesn’t neatly wrap everything up, but instead leaves you sitting there, a little stunned, already wanting more.

If you’re in the mood for something character-driven, emotionally layered, and quietly addictive, this one delivers. It’s not loud about what it’s doing—but it knows exactly what it’s doing.

This was the first book by Lane Williams and it was an enjoyable read.

Jess is a chaotic character, a whirlwind, seemingly always one step away from disaster. I liked when she quit the job that she hated and took the courage to follow her dreams. It was reckless as she was utterly unprepared but an interesting premise for the book.

Fynex ( interesting name) cares for everyone in his orbit, Jess and his sister. He’s a bit overprotective though.

I thought this story ran along at a great pace, I’d like to see more of the cafe owner Devon’s character and learn more about Liv ( there was a hint towards the end for book two in the series)

There are open door spicy scenes in this book and mention of abuse.

I read an ebook version of this book, with around 225 pages, a colourful cover and good editing. Overall this is a great read.

I was so excited to receive an ARC of Lease Me by Rane Williams. I absolutely loved this book, and I was genuinely sad when I finished the last page! I could not put it down, and the ending left me perfectly hanging and so excited for the rest of the series.
Let’s talk about these characters, shall we… because they completely stole my heart. Jenn is a strong, hilarious, and fiery woman. She is a beautifully complicated puzzle that is so relatable it actually hurts. Watching her quit her dead-end job to pursue her dream of opening a storefront really made me think. It honestly gave me so many ideas on how I could open my own storefront someday (all because of this book!).
Then there is Liv. She is the ultimate ride-or-die best friend. She is incredibly supportive and loving, but also honest, protective, and real. Their friendship felt so authentic and added so much grounding and warmth to the story.
And then there’s Fynex... wow. He starts off exactly how you’d expect: confident, intense, and attractive. But as the story unfolds, he slowly shows something so much deeper, revealing many hidden layers beneath.
The witty banter had me literally laughing out loud during one scene, and the chemistry gave me so many "are you kidding me right now?!" moments.

This is my first book from Author Rane Williams and what a hit! I received this book as an ARC and am leaving a review with my honest thoughts.

This book was really well written. Check triggers if needed.

Jenn (if you use her government name, she will come for you) has had a hard childhood. Her parents left her at a firehouse when she was born and she was then put into foster care. She bounced from house to house until she was 15 and an older lady took her in until she aged out at 18. She has trauma and is scared of the dark.

Fynex is a grumpy business owner. He leases buildings out to business owners. His sister Sienna, works for him and has a life altering illness. He can’t do relationships because Sienna comes first. He first meets Jenn in a Chinese takeaway shop when she steps in and gives him a mouthful when he is rude to the cashier. After that, they keep running into each other.

“Sweetheart,” I murmur, “you think you’re too much because the wrong people made you feel that way. They were never the right ones. Anyone who couldn’t see your worth didn’t deserve a place in your life” - is just one of my favourite quotes!

I’m excited for the next book and hoping to see what else Rane has written!

This was such a cozy, easy read for me.

What really made this book stand out was the characters. Jenn isn’t perfect, and I appreciated that so much. She has trauma and things she’s working through, but she’s also self-aware in a way that keeps it from feeling overwhelming or repetitive. It made her feel more real.

Fyn was also a great match as an MMC. He’s flawed, but in a very human way—he’s trying to do right by the people in his life without hurting anyone, and I liked that balance in his character.

There’s also a subtle reveal involving hidden feelings that added a nice layer to the story without taking away from the cozy vibe. It wasn’t overly dramatic, just enough to keep things interesting.

The only thing that didn’t quite land for me was the spice. It’s very minimal, and what is there isn’t particularly well written. It didn’t ruin the book for me, but it definitely wasn’t a highlight.

Overall, this is a solid 4-star read if you’re in the mood for something character-driven, low angst, and comfortable.

"Lease Me" is a quick, charming romance about Jenn, who quits her soul-sucking job and impulsively pours everything into opening her dream bookstore - only to clash with her frustratingly attractive landlord, Fynex. Their meet cute is chaotic and funny, and the chemistry is there from the start, even if both of them spend a little too long dancing around their feelings instead of just talking it out. Jenn’s guarded nature from a difficult childhood and Fynex’s overprotective streak toward his sister add some emotional depth. The bookstore setting, short chapters and light spice make it an easy, enjoyable read. Some moments felt a bit rushed, but overall this was a sweet story with a satisfying HEA.

This book was a fairly quick read, and for the most part enjoyable. IT starts with a FMC who, unplanned, leaves her job and is ready to start a new venture and really jump out there and take a risk. While the beginning 'meet cute' if you can say that... was indeed funny and cute, it felt a little childish from both the FMC and MMC to beat around the bush and do the whole back and forth thing with each other. They are clearly old enough to maybe figure it out by talking, buuuut they didn't.

I will say it was cute, and I did enjoy it. But it did have some parts that I didn't enjoy, felt a little crazy with some of the MMC reactions etc. All in all, I would read it, but it didn't consume my day.

First in the Chapters of Us series

After quitting a job she hates, Jenn dreams of opening a bookstore. That’s when she meets Fynex, her new landlord. Neither of them does relationships, but neither can seem to stay away from the other. “He should walk away. Instead, he keeps walking back in.”

Rane has a way of making her characters feel real and drawing us into their world. There were so many great quotes about reading in this book, which was another thing I loved about it! And the way it ends? We need the next book, like, now!

"That's why I love books so much. They were my escape. When things got too loud or crowded, I would read and disappear for a while."

I received an ARC for Lease Me its book one in the Chaters of Us series. This is my first Rane Williams book.
This is Jenn and Fynex's story...
Jenn hates her job. Is Roommates with her best friend. She helps someone at her job the boss gets upset so she quits. So she opens a her dream bookstore.
Fyn is her landlord for her bookstore. They meet a few days prior and it wasn't a good impression. Neither was thr second..
They have a slow burn. Build up. They both are attracted to eachother but both have reasons they don't date.
But they are great once they are together. I cant wait for more in this series.

This is a really well written contemporary romance. Bookstore owner falls for her landlord.

The MFC, Jenn, is a complex character and as I read more about her I loved her more & more. The MMC, Fynex, is a classic good looking jerk at the start but, similarly to Jenn, the more his character developed, the more I enjoyed him.

Liv is the best friend everyone wants - loving & supportive but keeps it real.

The ending, though! I need the next book like now! What a cliffhanger to end on!

Such a sweet read for a cold, rainy day.

Jenn, a self doubting yet strong book store owner and her green flag landlord,Fynex make the sweetest couple. Meeting when Fynex is stressed and acts out of character being really rude to service workers. Once she can see beyond him rude behavior, sparks start flying. Loved the banter and quick wit!
I would Love to be able to jump into this book, I think the characters and I would be good friends!

Lease Me is a contemporary romance that I thoroughly enjoyed. Jenn, the main character, is a strong, hilarious, and fiery woman who quits a dead-end job and pursues her dreams of opening a bookstore. Enter Fynn, a confident and layered mmc. Every character in this book and eventual series is complex and easy to love. This book is full of witty banter, heartfelt moments, and beautiful messages. Pick it up soon!

Super cute read. I loved the banter between the characters. Jenn has a dream and she follows it. Liv, her best friend, stands by her with encouragement the entire time. We could all use a friend like her. When Jenn meets Fynex things get interesting. Anyone looking for a light hearted romance with some witty banter look no further. I was not ready for it to end especially when there was so much more to learn!

ADVANCED READER COPY:

This was the cutest book! It read so easily and the story was magnificent to follow. It felt like following a couple from the show Friends, and each chapter had me hanging on for the next. I think this was the best book I’ve read thus far in 2026, and it’s also my first ARC! I can’t wait for the second book and to see the rest of the future play out😭

This contemporary romance was just what I needed! The characters were believable and relatable, which made them feel real. Like I want to give Jenn a hug, but she’d probably freak out. Lol The relationship growth was so sweet to watch.

I loved this book! I read it in about 24 hours and didn’t want it to end. The characters felt real, their connection was believable from the start and I loved where they ended up. I loved the whole premise of dreaming big and working toward that dream even if it is terrifying, something we all need to hear from time to time.

This is a cozy read, even if it has some «darker» aspects to it, Jenn’s childhood and what she went through.
The BANTER IS FENOMENALE! Just from the start! And love Jenn and Fynex story!

The writing is good and flows well and that makes thi a easy quick read.

It was a cute story. Jenn takes a risk and she succeeds at her new business and love. Easy read, no huge drama or break ups. Fynex starts as a jerk but redeems himself! I can’t wait for a sequel with an ending like that!

Building Lease Manager/ Bookstore Owner

Written in first person with dual POV between a building lease manager and a bookstore owner, and it starts off feeling really casual and cute… until suddenly it’s not.
I actually loved how much backstory we got for both characters because it really made them feel real and brought the whole story to life. The lupus representation was something a little different to see in a romance, and the FMC’s past is honestly heartbreaking and adds a lot of emotional depth to the story.
I know this is part of a series, and the way the author ended it definitely left me wanting more. Overall, it was just a really cute read that sets up the next book well. Definitely one of those quick romances you can just sit down and enjoy.

Great book. Fast read. I read it in one sitting. Love Jenn & Fyn!!! Love Jenn and Devon’s friendship and Jenn and Olivia’s friendship. Can’t wait for book 2!!
