He is used to and comfortable living a solitary life. When her latest boyfriend, the drummer for a local band dumps her, Penny takes a step back to do some self-evaluation and decides to lay off of dating for a while. Even with an overbearing father, Seth is determined to be his own man and moves into an upscale apartment complex in an effort to prove he is successful. Seth's solitary life is thrown completely off track when he moves in next door to Penny and she decides they are going to be friends, whether he likes it or not.

I won this in a Facebook competition months ago and finally got to read it. This is a sweet book with very little angst. To be honest the blurb didn't wow me but the book was much better than i expected from the blurb. I really enjoyed the book and read it n a few hours , it certainly kept my attention. Seth as a character made me swoon and shake my head at the same time thats always a plus sign. Penny was a bit too bloody nice for me but i felt like she worked with Seth as they bother came across as really genuine people. I think i connected to Seth more because of his anxiety issues as i myself suffer. The book is well written and fun to read. there's a pleasant mix of drama in the book but not so much it spoils it, all round its a lovely pleasant read.

I received One Penny from the author in exchange for an honest review.

Once again, M. Sembera writes another great book.

Penny Caffrey has made up her mind she is done with guys. She needs a break. So when a good looking guy moves in next to her, she decides that she will try her hand at being 'just friends'.

Seth, the good looking neighbor, has issues. He has the looks, but years of being torn down by his family has left him crippled with anxiety and very tense. And living next to Penny Caffrey does not help his anxiety in the least. But Penny is determined to have a 'friend' and she goes out of her way to make sure Seth wants to be her friend too.

I loved this story, and as always, the characters are wonderful. I love the Caffrey family and all their craziness. I actually feel like I know these people! They each have such strong personalities, that you know exactly who they are.

I had several 'favorites' in this book, but one that made me laugh out loud was at Charlotte and Auggie's wedding. A true Caffrey moment in the isle! Hilarious!

Like all of M.'s books, I couldn't read it fast enough. I would recommend this book to anyone.

Penny Caffrey is the only female sibling with some over protective brothers bearing down on her, she's never had an easy dating life. Every relationship she has, goes down the drain and leaves her wondering what she does wrong every time. But when Seth moves in next door, does Penny find the luck she's been craving? Will everything finally work out for her, and will her brothers let her?

I love this series. It's refreshing and heartwarming , yet gives you the level of frustration that's need to keep you from putting it down. I flew through it, was captured from the very start. Penny's character can be quite frustrating with some of her remarks and attitude, but she is a Caffrey. Seth is a man you don't find anywhere. he's sensitive and has had a hard time of it, not to mention being previously frightened off by Penny's brothers in high school. Damn. I really love this series and can't wait for more!

Once again, M. Sembera wrote an awesome book!

Penny and Seth have their own issues: Penny is tired of being dumped by guys and decides that from now on she will only be friends with them; Seth became a anxious and tense guy after being constantly tear down by his family.
When Seth becomes Penny's neighbour, she decides that they will be friends, even if she has to force Seth to be her friend. But will they be only friends?

One Penny's story is amazing and it hooks the reader from the beginning.
The characters are wonderful and M. Sembera was able to make all the characters very relatable. I met Penny in Charlotte and loved her and I couldn't wait to read her story. Seth is a great guy and his issues make him even more lovable. Loved Charlotte and Auggie!

One Penny is a fantastic book and I recommend this book to everyone.

A true love

Penny has a hard time finding the right guy. Seth will never live up to his parents expectations. But when they find each other nothing else matters. M. Has my five stars for this book. I loved it. The whole crazy family and all,lol.

This is a great book. I love how she can make a great & inspiring story. Of how a shy kid & a pretty girl can get over things & move on with their lives not caring what others think.

Great book. This is a great series of books or even able to be read by themselves. I do look forward to the next in the Marked Heart series.

Penny Caffrey & Seth Chevalier are former high school classmates & now next door neighbours. Penny decides they are going to be friends, whether he likes it or not.
I love this series & this novel. A beautifully written & developed novel with no plot hole. With sensational characters as they are realistic with real emotions & flaws. As I could connect with Seth''s character as I have severe anxiety I really liked him. I was hooked right from the beginning to the end in this fun entertaining read. I love the family dynamic's of this novel. I highly recommend reading this book & series as it is fantastic.

I empathize...with Penny having three alpha male big brothers, and I only had two, thank God!
