The best way to get back at my cheating ex? Fake date my new neighbor who happens to be a famous football coach.
After catching her boyfriend in bed with her best friend, Rachel Hayes leaves her small town behind for a fresh start in Seattle and vows never to risk her heart again. Five years later, she has built a successful real estate career and a safe, predictable life—until a sprained ankle sends her straight into the arms of a handsome stranger.
Matt Smitt, Seattle’s new college football coach, is rebuilding his life after a scandalous divorce ruined his career. The last thing he needs is a distraction, especially one as captivating as his neighbor and real estate agent, Rachel.
When Rachel’s cheating ex resurfaces, Matt steps in as her fake boyfriend and agrees to attend her sister’s wedding. However, what starts as pretend quickly becomes real with a single kiss.
Now, Rachel and Matt must decide if they’re willing to risk their hearts again or walk away from a love neither of them expected.
Shana Collins is an author of sinfully dangerous romances. She enjoys crafting and reading captivating stories about strong women who embrace the beauty of moral complexity. Each of her books is filled with unexpected twists that will leave readers eager for more.
She is an Army veteran from Hawaii and now calls the Pacific Northwest her home. Her two daughters are her best friends, and you can often find them at a local Starbucks, sipping vanilla lattes and working on their laptops.
It is rare to find a fake-dating story that feels this grounded in actual, messy human growth.
Rachel is such a powerhouse for how she rebuilt her life after a betrayal, and seeing her finally drop her guard for Matt was everything. Matt is the ultimate swoony coach, acting all guarded while clearly falling head over heels. Their chemistry is top-tier, and while the pacing felt a little stretched in spots, the tension kept me totally hooked.
What really hit home was how the tropes felt anchored in real baggage. It is not just cute banter but a story about two people who have been burned trying to convince themselves they are safe while their walls are crumbling. I found myself clutching my chest during the "pretend" scenes because the feelings were so obviously real. The stakes are high, and while I wanted a bit more of them in the happy phase, watching them learn to trust again was beautiful.
The ending was incredibly satisfying because Rachel stayed true to her goals and her spark. It is a sharp, messy, and cozy story that handles the "inconvenient love" vibe perfectly. Even with a couple of minor lulls, the payoff is sweet and the characters are so vibrant that I was genuinely sad to leave them behind.
It is a fantastic read that is only a few tiny tweaks away from perfection, and I’m already missing these two.

Huge thank you to Shana Collins & Hayling Bookstorm Ltd. for the ARC! 😍 All my bookish thoughts are completely my own. ✨
This was my first time reading Shana Collins, and I was pleasantly surprised! You know me...if its a sports romance, I'm reading it...and I was really drawn to the fake dating the famous football coach trope...seemed a little messy...which makes for some great reading.
I really enjoyed how the author made both characters very relatable. They weren't all sunshine and dasies...they had real baggage and were both dealing with some really heavy stuff after their mutual breakups.
I loved seeing Rachel really find herself and realise that she is worth more than she thinks...she really worked hard and seemed super focused on getting her life back on track and not just completely falling apart after the break up. And Matt was so great...I loved watching his be soft for Rachel, and admit that even as a man, breakups are hard and come with hurt feelings on both sides.
Watching their fake moments reveal real feelings was really amazing...its like looking in on something secret....they are supposed to be pretending but there are real feelings there that are hard to deny...and impossible to ignore.
My only reason for giving this book 3 stars was because of the pacing. To me it seemed like some really unimportant parts got dragged out for way too long, and the parts we needed more of got cut short...overall though, I really enjoyed falling into Matt and Rachels story.
Thank you so much to Shana Collins for the opportunity to ARC read this book!

This was an ARC from the publisher/author This was a 5-star read for me. Coach’s Agent is a fake dating sports romance centred on Rachel Hayes, a real estate agent who rebuilt her life after catching her long-term boyfriend cheating on her with her best friend. A chance meeting with Matt Smitt, a newly hired college football coach and her neighbour, who is also healing from a very public breakup, leaves both characters emotionally and professionally challenged. Rachel's growth is not sudden. She gradually learns to trust herself and others, to accept vulnerability, and to understand that strength doesn’t always mean handling everything alone. By the end, Rachel is more emotionally open and discovers she can maintain her independence. These characteristics make the character feel believable and relatable. Much of the novel is centred around Rachel and Matt’s careers. The setting never overwhelms the story, but it gives the relationship time to develop naturally. The plot is effective because the conflict remains connected to the character's growth rather than relying solely on a dramatic twist. The story focuses on how two guarded people gradually lower their defences and allow themselves to love again. I love that one of the main messages explores how challenging it can be to learn to trust and love again. Both characters learn this as the story unfolds. Rachel also learns that allowing outside help does not weaken her but rather makes her stronger. I felt the balance between romance and everyday life worked well with the fake-dating trope. The fake-dating setup, family events, and professional pressures all created situations that naturally moved the relationship forward. I loved the simplicity of the story that carried a strong message. “Sometimes, the hardest part isn’t starting over – it's believing you deserve something better.
I had the pleasure of receiving this as an e-ARC and voluntarily will be giving my honest review. If you love the fake dating and sports romance tropes you will definitely love this one. Rachel a real estate agent just moved to Seattle is dealing with a recent break up from her boyfriend who she catch cheating on her with her best friend meets Matt Smitt a famous football coach who is also dealing with a recent divorce which was very difficult who is looking for a clean start. She helps him find a place which happens to be her neighbor. Her ex reappears and Matt doesn’t like it and they fake a relationship. I absolutely love their chemistry together!! This story made me feel like i was there with them feeling all emotions and real life s situations!! Absolutely loved this book chefs kiss Shana!!
“The best way to get back at my cheating ex? Fake date my new neighbor who happens to be a famous football coach.”
I was lucky enough to receive an ARC of Coach’s Agent by Shana Collins, in exchange for my honest review, and it did not disappoint. This was such a spicy, fun read that kept me entertained from start to finish. The characters were engaging and easy to root for, and I really enjoyed watching their dynamic unfold alongside the overall story.
What stood out the most to me was the ending—I always love when a female lead stays true to herself, her goals, and her ambitions, and actually gets the outcome she wants because of it. That kind of payoff is so satisfying, and this book delivered.
Overall, a really enjoyable romance with great chemistry, strong character moments, and a satisfying conclusion.
I was lucky enough to receive Coach's Agent as an ARC provided by Victory Editing and NetGalley. This was an easy to read, spicy sport romance between a football coach mmc and real estate agent fmc. Overall, I enjoyed this book. I did feel at some points the romance moved quite quickly with the pacing in the book being too fast which made it feel a bit jumpy in sections.
Thanks to Victory Editing and NetGalley for the ARC.
This book has all my favourite tropes such as Fake dating, neighbours to lovers, sports romance. It’s available now to purchase on Amazon for kindle.
I love both Rachel and Matt he is the sweetest kindest MMC! I was locked in from chapter one! I enjoyed the flirty banter between Matt and Rachel I feel like from the day they met they had a strong chemistry brewing. This was a fun read I really enjoyed it and would be happy to re read in the future. If you love a fake dating trope get this book added to your TBR!! 5⭐️
Rachel Hayes thought leaving her hometown behind would be enough to close the door on betrayal—after all, discovering your boyfriend and best friend together isn’t exactly something you stick around to process. So she rebuilt her life in Seattle, and five years later, she’s thriving as a real estate agent who knows exactly what she wants and isn’t afraid to go after it. Rachel is vibrant, driven, and genuinely enjoyable to follow—her perspective carries so much energy that it’s easy to get pulled into her world.
Then there’s Matt Smitt. Their first encounter is anything but ordinary, and from the moment he quite literally sweeps in to help her, it’s obvious he’s not going to be just another client. Matt, once a high-profile football coach whose reputation crumbled under scandal and personal loss, has come to Seattle hoping to start over. Beneath that public history, though, he’s surprisingly gentle, thoughtful, and completely taken with Rachel in a way that feels both immediate and sincere.
What begins as a convenient fake relationship—thanks to an awkward family wedding and Rachel’s very real desire to avoid her past—quickly turns into something neither of them can ignore. Watching their connection evolve is one of the strongest parts of the story. Their dynamic feels natural, filled with humor, mutual respect, and a steady build of tension that makes every interaction engaging. Their messages back and forth add an extra layer of charm, making their relationship feel modern and intimate.
The chemistry between Rachel and Matt is undeniable, striking a balance between emotional depth and just the right level of heat. And just when everything seems to be falling into place, the story throws in a moment that completely shifts the tone—one of those scenes that makes you pause and think, “this is not going to end well,” while you keep reading anyway because you have to know what happens next.
It’s the kind of book that leaves you wishing there was more—more time with the characters, more glimpses into their life together. Still, the ending delivers in a satisfying way, wrapping things up with a sense of warmth and closure that feels earned.
If you enjoy fake dating, second chances, and characters who grow individually while building something meaningful together, this one is absolutely worth picking up.
Thank you NetGalley, Victory Editing NetGalley Co-op and Shana Collins for the ARC in exchange for an honest review.
The Coach's Agent, follows a realtor Rachel and Matt who is the new head coach of the local football team. Matt is recently divorced and in order to save his career has started a new path in Seattle where he meets Rachel on accident when she is showing her neighbors house. From the get go Rachel is honestly a little mean and childish to him and is so hot and cold I'm surprised Matt didn't get whiplash - he takes it in stride and seems to find it funny that he can push her buttons.
I think this book had a good premise, but didn't deliver. I really struggled getting through the read despite it being a short book. The author sometimes does a good job of explaining side characters and situations, but then other times glosses over what should be fundamental information. Example: It is repeated multiple times and her ex is always introduced as X, my ex-boyfriend who cheated on me with my best friend. Multiple times. But, when Matt is introduced to her dad at her sister's wedding, it slips out that her real dad died. It was so confusing reading "dad", but then not getting any insight. How old was she when he passed? Did she have a good relationship? Did her step-dad adopt her and that's why she called him "dad"? The difference was paramount.
The first 50% of this book you are introduced to side characters, sisters, fiance, ex, her current partner, his ex-wife, etc. and then he second half of the 50% is them being so hot and cold to each other about whether or not they want this to work and the plot ends up becoming so lost around all the spicy scenes it made me wonder if the plot was going to come back. The FMC was whiny, ungrateful, mean, and despite being "confident" and having a social media presence had no back bone when it came to the real world and made her a little insufferable to me. By the end of the book with the HEA I legitimately couldn't figure out why they fell in love because there was no substance for them.
Overall, this book wasn't my cup of tea and I think it had great promise, but fell short.
I picked up Coach’s Agent thinking I’d get a cute fake-dating romp… and instead I got emotionally tackled at the 50-yard line and left staring at the sky like “what just happened to me???”
Rachel Hayes?? ICON. She’s been through it, built her life brick by brick, and wrapped her heart in bubble wrap labeled “do not touch.” And honestly, valid. So when her trash ex slithers back into the picture, I was READY for chaos. Enter Matt Smitt… aka walking temptation in coach form.
Matt. MATT. This man had no business being this swoony. Grumpy but soft? Guarded but quietly devoted? The way he steps in with the fake dating plan like it’s no big deal but you KNOW he’s already halfway gone for her?? I was done. Cooked. Finished.
And the setup?? Elite. Fake dating + wedding + proximity + unresolved feelings = me aggressively turning pages like my life depended on it. Every little touch, every glance, every “we’re just pretending” moment that absolutely did NOT feel pretend?? I was feral.
But what really got me was how real it all felt underneath the tropey goodness. Both Rachel and Matt are carrying baggage that actually matters. This isn’t just flirty banter (though there is PLENTY and it’s top tier). It’s two people who have been burned trying to convince themselves they can keep things safe… while slowly, inevitably, beautifully falling apart for each other.
And THAT KISS?? I had to put the book down and just… process. Because from that moment on, it’s game over. The tension snaps, the feelings flood in, and suddenly it’s not fake anymore and you can feel the stakes skyrocket.
Also the emotional payoff?? RUDE. In the best way. I was clutching my chest, whispering “please just talk to each other” like I was part of the friend group. The push and pull between risking it all or walking away felt so real it lowkey stressed me out.
This book is cozy but sharp, romantic but messy, and full of those “oh no I’m in love and it’s inconvenient” vibes that just HIT. Rachel and Matt absolutely own me now. No refunds.
Book Review: Coach's Agent by Shana Collins Publication Date: 30 April 2026 Rating: 4 ⭐️ Coach’s Agent is a charming, emotionally satisfying fake dating romance that blends humour, heart, and just the right amount of tension. Shana Collins delivers a story that feels both comforting and engaging, with characters you can’t help but root for. Rachel is a relatable and well-developed heroine. Her journey from heartbreak to rebuilding a stable life feels authentic, and her reluctance to trust again adds a layer of emotional depth that grounds the story. She’s independent, guarded, and strong—but still vulnerable in a way that makes her easy to connect with. Matt is the perfect counterpart—steady, protective, and quietly dealing with his own past. As a disgraced football coach trying to rebuild his reputation, he brings a sense of maturity and emotional balance to the story. His dynamic with Rachel feels natural from the start, making their transition from neighbours to fake couple both believable and enjoyable. The fake dating trope is executed beautifully here. What begins as a simple arrangement quickly evolves into something deeper, with plenty of tender moments, light-hearted banter, and undeniable chemistry. The wedding setting adds an extra layer of charm, creating the perfect backdrop for emotions to shift and walls to come down. What stands out most is the emotional core. This isn’t just about revenge or pretending—it’s about healing, second chances, and learning to trust again. The pacing keeps things flowing smoothly, balancing romance with personal growth and just enough drama to keep you invested. Coach’s Agent is a heartwarming, easy-to-love romance that delivers on all the best tropes—fake dating, second chances, and a swoon-worthy love story. Perfect for readers looking for something uplifting, engaging, and full of feel-good moments.
What to expect 🏈 Fake Dating 🏈 Sports Romance 🏈 30+ MC’s 🏈 Neighbours to Lovers 🏈 Toy Play 🏈 Dual POV
This book was fantastic. I couldn’t put it down.
This book follows our FMC Rachel Hayes after she has fled her small town after discovering her cheating boyfriend and her best friend together. She heads to Seattle for a fresh start. Five years later she is a successful real estate agent.
I loved Rachel’s character. She is a strong, smart FMC that knows what she wants from life. She is energetic and fun. I loved reading her chapters.
Enter MMC Matt Smitt, a potential buyer who finds Rachel on the floor of an open house. This man scoops her up and takes her next door to her house. (Yes next door!). You just know this man is going to buy that place! Matt was once a celebrated football coach who lost it all with gambling accusations and then divorce. He is also looking for a fresh start and rebuild his career.
Matt was the sweetest man! He fell for her hard! Love his little quirks and kinks.
These two start fake dating for Rachel’s sister’s wedding but fake feelings soon become real. I loved the relationship these two had. So respectful and fun! Loved the texting back and forth between the two.
Chapter 24 had me giggling 🤭 iykyk
The chemistry between these two was sooo good! The perfect amount of spice. 🔥
There was one point in the book that had me STRESSED 🫣I was sitting there like nooo what the heck is happening... you're going to regret this!!!
Could have read another 200 pages of this book.
The epilogue was beautiful, love the way it ended.
Highly recommend this book.
Thank you to the Author and Hayling Bookstorm LTD for sending me a copy of this book.
Rachel is a successful real estate agent, living in Seattle. With her younger sister getting married, she dreaded making the trip home, knowing that she’ll have to see her ex, who cheated on her with her best friend. When her neighbour, who gave her a ride into town, sees her discomfort, he jumps in, pretending he was just her boyfriend parking the truck, and suddenly she finds herself allegedly in a relationship with one of the most famous football coaches in the country.
When his life and career imploded on the east coast, Matt’s friend offered him a position as a head coach for the local university’s football team. Needing a place to stay, he comes across one of Rachel’s social media posts and knows he needs to meet her. After rescuing her from a wayward washing machine, her hires her, only to end up purchasing the condo across the hall from her. As their friendship grows into more, spurred on by his need to save her from an uncomfortable situation, he suddenly begins to wonder if he was meant to come to Seattle all along, if only to meet her.
I received an early copy of this book from Netgalley and really enjoyed the story. While the timeline seemed to jump at times, where one chapter has something major happen and the next is days later without having addressed anything, overall it was a sweet romance. I do wish certain parts of the story had been expanded upon, like her ex making a move at the wedding, it felt like different side topics were approached, but never really explored. The chemistry between Matt and Rachel is instant, and the spice is off the charts. I loved how they both came to Seattle to escape painful pasts, albeit on different timelines, and somehow found each other.
Thank you to Victory Editing NetGalley Co-op and Shana Collins for the opportunity to read this ARC!
Coach’s Agent tells the story of Rachel Hayes, a real-estate agent, and her handsome new neighbor, Matt Smith, and this book wastes absolutely no time getting started. By the 3% mark, there’s already a spicy scene on page, so readers looking for a slower burn or a closed-door romance may want to keep that in mind. (That scene is not between the main couple, though.) When Rachel and Matt meet, their chemistry is immediate. I really enjoyed their meet-cute and found it genuinely charming that Matt comes to Rachel’s rescue after her ankle injury, even if he does stop to eat a cookie first. His friends' teasing him about Rachel was also really cute. Moments like that gave the romance a playful, lighthearted energy that made the story entertaining.
Overall, this was a fun and entertaining read. The pacing is definitely fast, especially when it comes to the main couple’s attraction and relationship development (at least physically), but some plot points felt a little unexpected and underdeveloped. There’s also a heavy focus on flirting and spice throughout the story. I also felt as though the first love interest, Jonathan, was particularly unnecessary – especially as she did not even have feelings for him and he disappeared less than 25% into the book. Still, despite some chaotic moments, I found myself invested and curious to see where things would go next. Was it my favorite book of the year? No. But it still kept me amused long enough and I really liked some moments in it. I do think this might work better for people who are more into insta-love/insta-lust and more smut focused stories, which is not my case.
Thank you to NetGalley and the publisher for this ARC in exchange for an honest review.
This was a 4.5 star read for me!! I fell in love with these characters and their love story.
This book focuses on Rachel, a real estate agent and Matt a football coach. She’s been in the process of building her life back up after catching her ex boyfriend cheating on her with her ex best friend.
Matt is also trying to get his life back on track after a scandalous divorce that ruined his career. He is the newly hired coach for Seattles college football team.
Rachel meets Matt when he is inquiring about getting a new place. They have a not so meet cute where Matt walks in on Rachel after she has fallen and sprained her ankle. She’s less than thrilled that he is there and later finds out he’s a pretty well known coach.
Once Rachel’s horrible ex is back into the picture, Matt realizes that he needs to help Rachel out. They agree to indulge in a fake dating story so that she’ll have a date for her sister’s wedding, which the ex will be attending. Considering Matt is pretty famous, of course the ex was fawning over him lol.
Rachel and Matt share an electric kiss where they start to question their feelings. After this point they have tension filled spicy moments throughout the rest of the story and start to develop real feelings for one another. Theirs is definitely a passionate love story, with amazing spice that had me excited!!
My Favorite Scenes: * obviously the not so meet cute😂 * The bar scene🤭🤭🤭
Tropes: * Fake dating * Neighbors * Sports romance * Real Estate agent FMC * Football Coach MMC
Matt is a football coach. After his whole life explodes. He got a divorce and fired from his job. He moves to Seattle for a coaching job with the local college football team. Rachel is a realtor. Who is trying to sell the condo across from hers. There meet cute happens when she slips and falls in the condo and Matt happens to come right at the end of the showing. He helps her to her condo even getting her a bag of ice for her ankle. He then finds her the next day and hires her to help him find a place. When he doesn’t seem to like any of the places she shows him. He ends up buying the condo across the hall from her. Both their paths keep crossing and they end up fake dating for a wedding. But the chemistry between them have been there since the start. Will they really start to date. Or just not chance it? I like how realistic this book is. With Rachel having experienced a broken heart. That makes it hard for her to trust anyone. And Matt being a little broken from what life has thrown at him. but they still give the other person a chance. As characters I love how he gives her advice on how to sell houses and tries to help her with her job. He’s there for her. Telling her how proud he is of her when she sells a house. And reassuring her when she thinks he is too busy for her. Which this is something she has never had. Someone rooting for her. For her just being to open up a little at a time to him. Considering she just doesn’t trust anyone. Then at one point just standing by herself when she doesn’t want to compromise herself. The story flowed very nicely and just sucks you in. The steamy scenes were HOT!!
Coach’s Agent was such a fun, addictive romance and honestly the perfect comfort read. If you love fake dating, forced proximity, a hot football coach, and two people trying not to fall in love, this one delivers.
From the start, I was invested in Rachel. After everything she went through, watching her rebuild her life and protect her peace made her so easy to root for. She’s successful, independent, and not looking for love, which of course makes everything even better when it finds her anyway.
Matt was exactly what I wanted in a romance lead. Protective, charming, emotionally layered, and trying to rebuild after his own messy past. He had that perfect balance of confidence and vulnerability that made him impossible not to love.
The fake dating setup was so well done because it never felt forced. The chemistry between Rachel and Matt was there from the beginning, and once they agreed to play pretend, the tension only got better. Every little moment between them had me smiling.
I also loved that this story had heart. Beneath the swoony romance, it’s about trust, second chances, healing after betrayal, and being brave enough to love again.
The pacing kept me engaged the whole time, and once feelings started becoming real, I was fully locked in. It had the perfect mix of fun banter, emotional moments, and romance.
Overall, this was such an enjoyable read and a great pick for romance lovers who can’t resist fake dating with real feelings. Sweet, chemistry filled, and hard to put down. ⭐⭐⭐⭐
The Coach’s Agent by Shana Collins offers an interesting premise about starting over, but unfortunately, the execution didn't quite hit the mark for me. The story follows an estate agent looking for a fresh start after a cheating ex, and a coach who has recently relocated after a divorce and job loss fueled by gambling issues.
While the foundation for a great story is there, my main struggle was with the flow and pacing of the narrative. The story often felt like it glossed over important emotional beats while over-describing mundane moments. For example, major character background information, like the FMC's biological father passing away and the history of why she calls her step-father "dad" is completely skipped over without explanation. Yet, a lot of time is spent on day to day trivialities, like exactly how long she leaves her hair curlers in. Because of this imbalance, it was hard to deeply connect with the characters.
Additionally, the romance felt very rushed. It is billed as a "fake dating" trope, but it leans much closer to insta love. Everything fell into place a bit too conveniently, and because there was very little actual "faking" or relationship build up, I struggled to feel any genuine passion or chemistry between the main characters.
Overall, it is a cute concept, but it needed a bit more emotional depth and a smoother narrative flow to be a standout read for me.
(Thank you to NetGalley, the author, and the publisher for providing this ARC in exchange for an honest review.)
This is a quick read, I read it in a day! Rachel is a real estate agent in Seattle. Matt is moving to Seattle for a college football job. He goes to her open house and becomes her client. They have instant chemistry. He is definitely into her and she seems unsure to start with. They 'fake date' for her sister's wedding. Then they joke about fake dating as the story goes on. The banter is cute. Matt is witty and crass and a fun character.
Things move from lust to love really quickly. The story doesn't have a ton of depth, a lot of things are brought up but are not explored (can't list them all without spoilers). Since these things are not explored it feels like the book jumps around a lot.
I also felt that Matt is supposed to have a bit of an edge in the bedroom but is painted as a really sweet guy and partner. Some of the spicy was okay and some was a bit cringe because I couldn't get behind Matt saying it. Plus, during the third act breakup he's not the nice and supportive guy.
This was my first Shana Collins book and I liked the sports romance with the strong FMC that built her own career and baked tons of cookies!
Thank you NetGalley and Shana Collins for the ARC. This is my honest review.
The trope which never disappoints me is fake dating and Coach’s agent did fake dating perfectly... And most importantly I'm a big fan of sports romance...
Successful, guarded, and completely done with love, Rachel Hayes’s determined to keep things safe until one accident lands her in the orbit of Matt Smitt, Seattle’s newly appointed football coach with a past of his own .. What I loved most about this book is how it balances light, tropey romance with deeper emotional layers. Both Rachel and Matt aren’t just falling in love.. They’re learning how to trust again after being burned. Their connection builds through quiet moments, lingering tension, and that one kiss that changes everything... What starts as a fake relationship to save face quickly becomes something neither of them planned… or can control... Their chemistry is effortless and the facing is addictive.. The emotional payoff is worth the read.. This was a comfort sports romance.. We get the charm of the fake dating trope, the pull of forced proximity, and the vulnerability of two people who swore they’d never risk their hearts again… until they did...
Coach’s Agent had a strong premise and definitely kept my interest, but it didn’t fully hit the mark for me.
The professional crossover between the characters added a nice layer of tension, and there were moments where the chemistry really worked. I appreciated the ambition and stakes built into their dynamic—it gave the story more depth than a typical romance. That said, I found myself wanting more emotional connection overall. Some of the character development felt a bit surface-level, which made it harder to fully invest in their relationship.
The pacing was a bit uneven at times—certain parts felt rushed while others lingered longer than needed. While the dialogue and setup were engaging, I was hoping for a stronger payoff by the end.
That being said, there’s still a lot here for romance readers to enjoy, especially if you like workplace dynamics and sports-adjacent stories with built-in tension.
Rachel relocates to Seattle after catching her boyfriend in bed with her best friend. Five years later her little sister, Liv is getting married. To her ex’s brother. Rachel’s hit some major milestones while being away. She’s a hot shot realtor, in the 30 under 30 list and has a massive social media presence. One thing she doesn’t have? A date. She promised herself after her ex, she’d be careful with her heart. She’s done casual flings but nothing that really had sparks flying, until she meets Matt.
Matt Smitt moves to Seattle after his divorce blew up his life. His ex got everything. Matt meets Rachel when his looking to buy a house. She’s injured and he treks her across the hall to her house. He buys the condo across from her, now they’re neighbours! Matt finds out about Liv’s wedding and his friend offers Matt up to be her travel companion which then turns into him being her fake boyfriend.
I was gifted this book as an arc and am leaving an honest review. This was my first read from Shana Collin’s. It was well written with a good plot. Lots of chemistry, banter and laughs. Both Matt and Rachel are keeping their hearts safe after heart break. His a well known coach. She’s a well known realtor. They’re fake dating. What could go wrong?
This was my first sports romance and my first book by this author, and honestly… I’m really glad I picked it up.
I went into this not knowing what to expect, but it pulled me in pretty quickly. The fake dating trope? Loved it. The whole “help me get back at my ex” turning into something real never gets old, and this one did it really well without feeling too overdone.
Rachel was easy to root for. You can feel how much she’s been through, and I liked that she wasn’t instantly ready to trust again. Matt though… yeah, I get the hype. He’s that mix of guarded but soft underneath, and their dynamic felt natural, not forced.
The chemistry was definitely there, and I liked how the relationship built over time instead of just jumping straight into it. There were a few moments where I wanted a little more depth emotionally, which is why it’s a 4 instead of a 5 for me but overall, it still hit.
Also really liked the balance between the romance and their individual growth. It didn’t feel like they were just there for each other they both had their own stuff going on.
For my first sports romance, this was such a solid read. I’ll definitely be checking out more from this author.
ARC Review: The Coach’s Agent Rating: ★★★★★ This book is the definition of a page-turner. From the very first chapter, I was completely hooked on the tension between the high-stakes world of professional sports and the vulnerable, emotional journey of two people trying to rebuild their lives. I found myself constantly needing to know what would happen next—I couldn’t put it down! The Story The dynamic between the hero and heroine is electric. She is a successful real estate agent who is guarded by a past heartbreak and terrified to let anyone in. He is a driven football coach who is laser-focused on reclaiming his spot in the pros after a messy divorce. The conflict feels incredibly real. When he finally gets offered his dream job as a head coach for a professional team, you think the story is heading one way, but the emotional payoff when he chooses to return to the college team—and to her—is absolutely everything. Why You’ll Love It • Deep Emotional Stakes: Watching her overcome her fear of love while he re-evaluates what "success" actually looks like makes for a beautiful, resonant arc. • The Ultimate Grand Gesture: The ending is pure perfection. They not only find their way back to each other, but they get married and buy the home she lived in before her father passed away. It’s a full-circle moment that will definitely leave you reaching for the tissues. • Unstoppable Momentum: The pacing is brilliant. It balances the "will-they-won't-they" romantic tension with the fast-paced pressure of a football season perfectly.
So, Rachel wasn’t exactly likable at the start, with her ‘shouting’ and ‘gasping’, especially when she closed an open house early, and he tried to help her when she hurt her leg. And her unprofessional actions with Jonathon… gross…
So this was spicy, and not always in a good way. Some of the scenes made me cringe… partly because I didn’t really expect it, and something about how they were written just felt a little awkward.
The story itself was pretty good. Travelling to a family wedding, he’s coincidentally heading to the same area, so he’s her ‘date’… The cringe-y ex makes an appearance, who of course hooked up with the ex-bestie… Fake to real pretty quickly, down-and-dirty in many public ways, his ex makes an appearance, a bit of drama, he turns into a bit of an arrogant a-z expecting her to drop everything for him. Considering how he was all story, it just seemed like such a strange turnaround in his attitude…
I did find some chapters seemed to just jump a little bit, and the ending felt a little rushed, but overall, still an enjoyable read.
4 ⭐️ Read First I want to thank the author Shana Collin’s and Hayling Bookstorm Ltd for an ARC of this book. 📕 I enjoyed reading this book. I hated the romance between Rachel and Jonathan in this book. Loved Matt and Rachel being Neighbors first and then becoming lovers. Their Romance was spicy throughout this book. Loved how Rachel became friends with Matt’s friends in the book. Loved how she made him cookies throughout this book too. I liked Rachel’s family in this book. I also hated Rachel’s ex and how he treated Rachel and I also didn’t like Matt’s ex wife too in this book. And I also like how Matt got Rachel to like football when he invited her to the games. And I also loved how Matt was there for Rachel at her sister’s wedding and even though they were fake dating I was so happy when they fell more in love with each other and decided to make their relationship real. And I am happy that they got an happy ending together and I recommend this book to anyone who likes Neighbors to lovers spicy Romance.
I really enjoyed reading The Coach’s Agent by Shana Collins. From the very beginning, I was drawn into the world of sports management and the emotional connections between the characters. The story felt realistic, and I liked how the author balanced romance with the pressures of career ambitions and personal relationships. What stood out to me most was the chemistry between the main characters and the way their relationship developed throughout the book. The dialogue felt natural, and the emotional moments made the story easy to connect with. I also appreciated the behind-the-scenes look into the sports industry, which added depth and made the plot more interesting. The pacing kept me engaged, and there was always enough drama and emotion to keep me wanting to read more. I found the themes of trust, sacrifice, and finding balance in life especially relatable. Overall, I thought The Coach’s Agent was an entertaining and heartfelt read. I would recommend it to anyone who enjoys sports romance novels with strong characters and emotional depth.
I absolutely loved Coach’s Agent by Shana Collins!
The slow burn and fake dating between Rachel and Matt were done so well — their chemistry had me hooked from the beginning.
Rachel Hayes left her small town behind and built an amazing career as a realtor in Seattle, all while keeping her heart guarded. But after spraining her ankle, she unexpectedly finds herself in the arms of her new neighbor. Matt, a football coach who just moved to Seattle after a scandalous divorce, is the last person looking for a distraction.
The tension between these two was incredible. The slow burn had me waiting and wondering until the final chapters, and the fake dating trope really kicked in when Rachel needed a date for her sister’s wedding — especially after her ex resurfaced. Watching Matt step in as her fake boyfriend made the story even better.
If you love slow burn, sports romance, fake dating, and second chances, you would definitely enjoy Coach’s Agent.
And yes… there is definitely some heat in this one 🌶️🌶️🌶️🌶️
Rachel is our FMC. She is a real estate agent in Seattle. She has a previous hang up from her ex five years ago. She’s a workaholic and honestly she wasn’t very likable.
Matt is the new football coach in town who just got divorced and is trying to save his career. He has a great sense of humor and honestly saved the book for me.
Rachel sells Matt the condo across from hers and eventually their relationship blossoms after much flirting and fake dating for her sisters wedding.
I can’t say this was my favorite, I probably would use this as like a palette cleanser between books as an easy read. Some of the adjectives gave me the ick. However there’s definitely spice and again Matt’s wittiness is what saved the book for me. The ending was very sweet! Overall it wasn’t a bad book. I just think there were a couple weird transitions in the book. Like the story needed a little more refinement.
