I was so upset!
The first book in this series was so good but what in the world happened to this book?! It was a major disappointment. The first half of the story was great. It grabbed my attention and made me believe it was going to be my five-stars book. Nick and Courtney were so cute, trying to hide their feelings towards each other. Their insta-love-lust was working for me.
BUT in the second half, everything went downhill! Courtney was so damn weak and stupid! She was really annoying that I wanted to slap some sense into her. She didn't want to stay in this marriage because she didn't want to have children. Such an idiotic reason! No matter how much she loved him, she had to push him away and let him go for his happiness. WTF?! I almost went crazy when she started talking about an annulment and divorce. Urggg!!!
Hope the third book will be better!

~2 stars~ + 1 star for a great Epilogue
Quick review:
Courtney is an orphan at 18 and goes to live with her godmother, Justine Rule.
Justine has three sons, one of them being Nick, 24.
Nick thinks Courtney is too young for him. He decides to wait until she's all grown-up.
Fast forward 6 years, Courtney comes back from college. During all these years, she saved herself for Nick. Needless to say Nick can't wait to get her in bed. A few paragraphs later...they're getting married.
This is a short story with 10 chapters in total. It does have a sweet Epilogue but the story needed more development. Sadly, this one was a miss for me. I'm still in love with her, "Mistress Mistake", if haven't read that one, give it a try.

Out of the three books I read in this series, I think this has the most bland couple so far. I still haven't read the last one, so I'm not yet sure.
Yet, despite the lack of chemistry and boring interactions, Nick (30) and Courtney (24) didn't fail to piss me off soooo much, mostly her. 😤
The story was dragging, the characters were unbearable, and it was just so underwhelming. I'll never know how I finished this, tbh. 🤧
I don't wanna put in a long ass rant because I'm already freaking drained by this story and to think it's only a novella. If I have to remember everything that stressed me out, I don't think my mind could take it anymore. I might officially lose my sh*t.

Abruptly, with no explanation at all, a provocative shiver prickled along Courtney's skin as she felt someone come up directly behind her. She sucked in oxygen as she felt heat on her neck and steel muscles at her back. A heady scent washed over her and invaded her senses. Only one man carried that amazing scent.
But he was supposed to be out of town.
As soon as she'd had the thought, rough, masculine fingers enclosed her wrist in a grip that she absolutely knew couldn't be broken. Not that she had any intention of trying to break it. Heat, immediate and all encompassing, ran down her spine and she had to cut off a whimper as sensation rippled through her.
Nick.
God. Nick.
His fingers around her wrist were meant to communicate his possession, holding her tightly, just short of pain. She was hit with inconsistent emotions; she felt both defenseless and powerful as she exhaled a shallow pant and stayed perfectly still and waited for his next move. Moisture bloomed and dampened her panties as she was flooded with sexual heat. Her stomach clenched in need as he held her imprisoned by a single large hand encircling the smaller bones of her wrist. His thumb rasped across her pulse point as she felt his sinewy muscles surrounding her from behind.
His mouth left her neck and roamed to her ear and she felt the dangerous sizzle of his dominant force as he hissed, "Not one sound."
Her stomach clenched with need as he pulled her backwards, and within seconds he'd plucked her away from the crowd and escorted her from the room entirely. 100000 stars for the hero because he is one of the best heroes I’ve met lately.
There’s not much angst here because the hero has been in love with the h since page 4.
She lost her parents at 17 and has gone living with her godmother and her children, the hero is one of the siblings.
At her 18 birthday he kisses her and understands his feelings for her are not brotherly anymore.
But since he’s good and caring he lets her go completing her studies for… six years! That doesn’t mean he tries to control her love life because he wants her to enjoy her college years but he’s madly jealous of her so each time she has a boyfriend of sort he scares the hell out of them until they leave.
Of course the love is mutual.
And after six long years he finally declares his love and proceeds to screw her in every place he finds himself- and her.
So basically after the first half of the book it could all be ok but the heroine has peeves aaaand so, she’s upset because he tells her he wants to marry her. She expected a proposal.
But he was so into her that he messed up, so she cries and he feels like a heel.
(I wanted to punch her, seriously! He’s such a sweet and nice man, he also bought her a ring and he’s always waiting for her to finish what she wants to do, study, travel, work. What else does she want???)
Whatever.
They get married then she spoils it all because she does not want children- never ever, because she doesn’t want them to be alone if they died (WTF????) and when the poor besotted hero tells her that it’s ok, he doesn’t want children if she doesn’t want them too, he only wants to be with her, she wants to annul the marriage because she knows one day he will want them.
Arrrghhhh!!!
The arrogance of this stupid woman!
Eventually they make up but jeazuz! The man would die for her and she acts like a spoiled brat.
He also has been celibate for all the time they were apart, and that is true love! Not the -I always loved you and waited for you while screwing hundreds of women but I always thought of you when I came in another woman- kind of love.
This man was always there for her and her alone!
So, 2 stars because of the useless drama that this very good hero had to endure at the hands of this idiot girl- for no reason at all.

Wow this hero was so patient. I seriously wanted to shake Courtney so many times. Poor Nick. His devotion and utter bone deep love was so amazing.
It was very angsty and wow I felt at times they were running in circles. But absolutely safe and it had one ott alpha who never wavers.
One question was why didn't we get to see the Rule family's reaction to their marriage/relationship. That was a plot hole I really wanted filled. Yes we know the mom knew but I'd have liked Damian and Garretts reaction too.

I lovte LC and totally adore her unpc hero's so I was really looking forward to this one it had one of my favourite plots but for some reason it just left me un satisfied. I couldn't feel a connection with either main leads to be honest I found them quite dull! The chemistry that LC does so well is missing from this book and I found the female lead quite annoying I don't know but I just found the book did not have any sizzle such a shame but this book is def not in my opinion LC'd better books.

Why did Courtney have to turn into a moron 66% in? What ridiculous illogic. 'I can't have a baby with him, because then my kids won't ever be orphaned. He can have babies with some other woman though and ... err... what?' WHAT.

This story is so sweet...Nick is a perfect Hero and I can't wait to read about the third brother of the Rule family.
The only thing that didn't work for me was the annulment/divorce part, it was a bit too long and unnecessary.

ok so I'm giving this 3.75 because of mainly the H.Loved him and how possessive he is! Darn Courtney was ok for me until the baby talk!! Yes I understood her fears and all that , but come on now ,she went overboard and just being stupid!haha Other than that I loved them together and liked the epilogue:D
Safety gang safe, although it isn't truly confirmed H was celibate during their sort of separation I believe he was. All his words , actions say he was! H was a virgin and had a few bf (if you can call them that) while away a college .H flew down scared them away so she didnt have much time with them .We don't read any of it. she only tells her guardian(which is H's mom) about them. it's actually funny!haha

Another great read from LC that I thoroughly enjoyed, until Courtney pulled her TSTL move that irritated the heck out of me. I felt it was unnecessary and contrived and something the story could have done without. That knocked a star off what would have been a 5 star read for me sadly.
Nick was not the OTT alpha that I've seen in previous LC books but he's definitely one of my favourites. He was bloody awesome - patient, loving, accepting and so in love with Courtney for a long, long time. He did not deserve the ridiculous move she pulled. And TBH it was bloody ridiculous!

I love a Linda Chance alpha...she delivers hot and sexy every time. This story however had too much pushing away in my opinion. I felt exhausted. first it was the H....then it was the h. just too much for me. That being said, I still love the Rule's

The first half was interesting, but the flashback method of writing was not good. The second half was awful.
Courtney and Nick desired each other for years. They finally get together. Right after that Courtney decides she must break up with him “for his own good.” She believes she has a flaw and that he deserves someone better. She wants him to find another woman and be happier. The entire second half of the book is Courtney refusing to be with Nick. They both are suffering by not being together. I hate that kind of conflict. I don’t want to read that kind of story. I skimmed through the second half to find out what would change her stupid mind so they could be together again. All it took was a two minute logical rational conversation.
I’m not sure how I felt about Nick. He loved her and desired her, but he stayed away from her for six years until she was 24, claiming he was waiting for her to grow up. That felt unanswered or not fitting. It took away from his maleness and desire.
The story is about 155 pages, half the length of a normal book.

Good alpha hero: Nick is obsessed and in love with Courtney, but he is much more palatable to me than the hero in the first book, because he takes the time to care about Courtney and give her time to adjust to their relationship, as well as
Frustrating but understandable heroine (for the most part): Courtney drove me a little crazy, but she was the obstacle, and without it, I suspect the book would’ve been much shorter. She does acknowledge her feelings for Nick. Her reluctance to be in a relationship to her all stems from her being orphaned and while insane, I understood it.
More balanced romance: I just enjoyed the fact that Nick and Courtney had a give and take in their relationship, which is more than I can say for the first book in this series. Yes, he is possessive and alpha, but Courtney pushed back and didn’t just blindly follow his lead.
The Bottom Line (3.5 stars)
I enjoyed this book much more than the first book in the series. I’d recommend for those who like uber-alphas that don’t cross the line into insanity.

I love Lynda Chance, I adore her OTT controlling alpha males so much and she never disappoints... Until now. Nick Rule is indeed an alpha male, but I love Damian Rule more from Rule's Obsession. Rule's Property started out great, but as I read, my excitement for this book slowly dissipated until all I felt was utter annoyance --- especially towards the heroine. She's naive and dumb. Of all Lynda Chance's heroines, I hated Courtney the most. I thought I was going to love her because she was sweet at first, but then she started annoying the fuck out of me. I wanted to slap her and strangle her. I almost DNFd this book that I started only skimming some scenes where I couldn't almost tolerate her, but because of my love for Lynda, I forced myself to finish this one. The epilogue was sweet, as usual, and that's what Lynda's novels are also known for: her sweet, passionate, romantic epilogues that would always satisfy you and would never keep you hanging. There is no cheating in this book, I don't think Lynda would ever write a story where the hero would betray his heroine. I find this book an "okay" read, still, I'm looking forward to reading more from this author <3

4 ALPHA STARS! I'm surprised that I've seen some less than favorable reviews on this Lynda Chance book. It's one of my favorites from her recent releases (I haven't read Rule's Obsession yet but just downloaded it).

The conflict that pops up at in the last portion of the book felt a little contrived to me, like it really didn't fit the rest of the book and was just thrown in for page count or to get a longer story. Still, I really needed an over the top alpha-male, the type that only Lynda Chance can write...you know, the kind that in real life would seem like a complete psycho/stalker? Yep, that one! And the author defintiely delivers with Rule's Property!

Lynda Chance is an auto buy for me. I guess I expected more from this story but it wasn't as good as other books by Ms. Chance. I hated the long separation btw the H and h. I'm not a fan of stories where the H decides to wait till the h grows up before pursuing a relationship. I like a H that goes after his woman, period. Plus, when they do get together the h suddenly decides being with him was a bad idea bc there is no future in it. I thought her reasoning was really weak and was surprised she waited till then to realize they might have different expectations. This conflict was not strong enough to carry the story and seemed like a made up problem for the couple. Nevertheless, still love this author.

It would have almost been five stars for me because the first half was working, especially the over-the-top possessive almost stalkerish alpha male that I craved to read except somewhere during the second half of the book I got really pissed at the heroine! Why? I didn't buy her sudden fears despite how it was hinted throughout. As the other reviewers mentioned it was contrived. Anyway, I still did enjoy LC's hero and his take-charge attitude. I am looking forward to the next book.

I didn't like this couple as they were both OTT. He's ridiculously uncommunicative, she's just ridiculously pathetic. She was grieving, but accepts all the loving pampering from his mother. When he touches her, she cries and he grunts. Didn't like this couple, love the author just not this book.

Even though Nick is probably as obsessed as his brother was in book 1,I'm just not feeling this one. I'm happy he waited for her to finish college etc before they started but I found her leaving so abruptly after the ily was weird, yes she went to work but jeeze it's just constant 2weeks/1month separations without much else happening. At this point-Courtney is also getting a little annoying, I really do not understand how they could be in love when they didn't spend much time together over the years and the biggest issue for me is that I'm not seeing him saying he was celibate during the six years though he was oh so happy to hear she was a virgin. Maybe I missed him saying it because I honestly started skimming but for me to believe "it's only you" then he needs to state clearly that that statement applied to his d**k too. So I'm out for now but moving on to book 3 searching for a repeat of the awesomeness that was book 1.

I love Lynda Chance and her heroes, when reading her books you are assured a possessive hero who won't say no and who isn't afraid to do what he needs to to get his girl. This book has that, unfortunately this books heroine got on my nerves and I was left feeling like she didn't deserve Nick. Courtney wasn't all bad but she didn't know when to admit she was wrong and so she caused Nick way too much pain and suffering and it made me frustrated with the whole situation.
After her parents died Courtney having no family of her own came to live with her Godmother. With all the kids grown and out of the house it was mostly Courtney and her Godmother but Nick always seemed to be around. On her eighteenth birthday Nick game Courtney a gift and a kiss. That kiss left an impression on Courtney and made it so she could never forget Nick. As she got older she moved away against a very angry Nick's wishes with the promise that she would come home once she graduated.
Looking back Courtney began to realize that Nick had feelings for her as well. With Courtney finally being home Nick can no longer deny his feelings and with her finally all grown up Nick has every plan to make her his. But what starts a a great love story may have the potential to fall apart in front of their eyes when Courtney confesses a truth that she has carried since she lost her family.
This wasn't horrible but I was hoping of more from Courtney, I got her fears from the horrible loss she suffered but I want a hero or heroine to know when to give and when enough is enough. I think in the relationship Nick gave and gave and gave and after all that giving he was left still being the one to try to show his love and show that their relationship should last. I liked Courtney otherwise but this situation for the second half of the book was huge so it tainted my feelings towards her. This book has, like with all Lynda Chances books a great possessive almost cave man hero and is a quick steamy read. I have enjoyed this series and even though this isn't my favorite of Lynda Chance book's I will read the rest of this series and many many other books by Mrs. Chance.

I'm a huge Lynda Chance fan, I've read everything she has written because I enjoy the possessive yet loving alpha men she writes about and the women who love them! So I'm a bit disappointed in Courtney's character, I felt she acted like a petulant child throughout the book. She tried to act like a mature, independent woman but just came off looking like an idiot instead.
I'm sorry, I understand how hard it is to lose parents at any age, its difficult and so very hard to deal with, but her reasons for not wanting children couldn't have been more ludicrous! First off she wasn't a child when she lost her parents, she was a year shy of turning 18, plus she wasn't alone, she had the entire Rule family looking out for her, not to mention they gave her a place to live, paid for her school, her wardrobe, her car, gave her an allowance and a freaking good ass job! Not to mention all the love of a real blood related family, for her to act like she was orphaned as a small child and left alone and defenseless was just plain stupid and cruel. That didn't make any sense to me and yeah, Nick was possessive as hell but there was no denying that he was madly in love with her stupid ass and she was leading him around by his d*ck with her ridiculous insecurities, sorry to say but they were ridiculous. What the hell such a self assured man like Nick Rule saw in a little insecure girl like Courtney is beyond me!
I was very put off with her character, didn't care for her at all...plus there's nothing attractive about a shy as hell 24 year old virgin who actually gets upset when Nick gets happy that she's still a virgin, but by her own admission she remained a virgin for him...WTF! This woman is crazy! They weren't very compatible sexually, their scenes together seemed stale and boring, I expected more from Ms. Chance...
I will definitely not give up on Ms. Chance because I've loved every other book she has written and I look forward to reading Garrett's story and anything else Ms. Chance puts out there, sadly this book was a complete fail for me!

After my last read, this book was a refreshing change. It was lighthearted for the most part. It started out really great. The heroine comes to live with the hero's family after her parents are killed in a car crash. It is right before her eighteenth birthday and Nick gives Courtney a beautiful necklace with a birthstone representing the heroine and her parents. We see from this first scene that there is an attraction between the two.
The hero loves the heroine throughout the entire story and I really liked that there is very little fighting between the two. The hero really wasn't a jerk to the heroine at all. He was a bit alpha but not over the top. At times the love story between the two was quite sweet and romantic. It had some warm and fuzzy scenes.
Then things started to slow down in the book. The heroine has a fear of having a child and leaving said child an orphan so she decides the hero shouldn't be with her but with someone who will give him a family. This goes on for the last part of the book. It was probably only about 20% of the book but it started to annoy me after awhile.
However, it was still a nice romance and a very quick read.

Everything is going better than either hoped until one moment has Courtney reliving the past and frightened about the future. Nick knows one thing though, Courtney is his forever and he just has to navigate through her fears to get her to understand they can have it all.
Another great read in the House of Rule series. Nick is a bit darker I think, he is intense and fairly quiet about his feelings towards Courtney, only she will see this side of him. Steamy read.

From the blurb I was expecting a completely different book. You're led to believe that the H is a demanding Alpha that "owns" the h and won't take no for an answer. I'm thinking awesome! Unfortunately his alpha-ness wanes, the h is a complete crybaby, and the main conflict in the story is utterly ridiculous and drawn out. It takes FOREVER for them to work through what should've been a five minute conversation fix and certainly not the main angst in the story. Very disappointing all around. And on a completely random note, I REALLY wish authors would stop using "turgid" to describe aroused nipples. It's all over this book... Takes all the sexiness away.

Yeesh! Tough story to review. This ten chapter book felt like a stymied game of chess with the hero chasing the heroine around the board. The orphaned heroine works through her loss through most of the book and that dance of grief makes her seem flighty and immature. Lynda Chance's hero spends most of his time firing up his jets or cooling them. I think he is the first LC hero in a long time, who is run ragged to win the damsel. He rallies of course, as befitting an alpha hero, but he loses a few game pieces along the way. And check mate -The epilogue with Damien, Angie and combined progeny was sublime.

Let me start by saying I love Lynda Chance books. She is one of my favorite authors and she writes great alpha male character. I also liked the first book in this series, Rule's Obsession. Rule's Property was good but I think that there is a fine line between alpha male and bully and Nick Rule crossed it a couple times. I didn't feel a real connection between Courtney and Nick. Courtney seemed very naive and overwhelmed by Nick especially since she was a 24 year old virgin. The epilogue was sweet. Looking forward to Garrett's story.
