Plot: Hazel just found out her boyfriend cheated on her, and now she wants revenge. Her and her upstairs neighbour, Penn, decide to fake date each other. Hazel thought he was another hockey playboy but there's much more to Penn and things start to feel all too real.
Thoughts: I need everyone to pick up this series!! It's so underrated and if you liked the Off Campus books then you will definitely love these books as well. They're sweet, heartfelt and full of emotional depth. I equally loved Penn and Hazel together and as individuals. They both showed up for each other every time and it was so sweet. Penn grew up in the foster system and has time trusting others and thinking he's worthy of love but Hazel makes him realize that he is. I love that the romance is never surface level with these books, the characters all have internal conflicts to work through and they always do it together.
I despised Hazel's parents and how much they belittled her so when Penn stood up to them for her, I was swooning.

To be back in the beautiful world of Loft 3B was like a warm hug after a long, tiring day. I absolutely adored Noah and Ally’s love story and couldn’t wait for the second book–one of the goofy roommates and his downstairs neighbour. And from page one–the dedication already had me in tears; it hit a little too close to home–it did not disappoint.
The found family in this series is one that will make you both grin at the cheesiness and cackle at their hilarious antics, or tear up at how welcoming they are and the little safe haven they’ve created. I was very pleased to read that the cookie-making and reality TV-watching still remained, and even more so when Hazel was accepted into 3B’s family with open arms.
The romance in Rival Season was just as beautiful as the first book. We follow Hazel Palmer who just found out her boyfriend had cheated on her, and Penn Matthews who her ex is his biggest rival from high school. Naturally, they agree on fake dating to get revenge. But, somewhere along the way, their fake feelings turn into something more. I love a good fake dating romance, with all the public shows of affection and tension-filled moments when no one’s around, and this had everything I expected and wanted.
I thought it was hilarious how they were neighbours and started off on the wrong foot–Penn being too loud, always flirting with Hazel despite her clear distaste of him–but then they gradually developed real feelings for each other. It was cute, it was fluffy, but it was also emotional. It’s like they were healing a part of each other. Hazel was giving him love he’d never had when he was younger, supporting and showing up for him, not just the hockey player. And Penn was treating her the way she never was when she was with her cheating boyfriend, making her feel comfortable in her own skin instead of self-conscious.
There was a slight age gap, with Hazel being three years older than Penn, but she mentioned a few times that he was more mature than a lot of guys his age. He's also insanely respectful and thoughtful in every gift and simple gesture–actually listening to what she says and remembering her likes and dislikes. Maturity and gentlemanliness is attractive as hell, especially when you put him up against a guy who used the excuse that he’s ‘an athlete and has a lot of pent-up sexual desire’ when he was confronted about cheating. Speaking of, I wanted to climb through my kindle and absolutely beat the shit out of her ex. My goodness, he was infuriating!
It was so refreshing and heartwarming to read about Hazel's career in social work (finishing her dissertation so she can continue) volunteering to help give foster children what every child should have–warm clothes, a safe environment, love. And even though her family didn't support her whatsoever (her parents were absolute fucking idiots who were so disrespectful towards her and her goals), Penn was there assisting any chance he got, encouraging and reassuring her that what she is doing is incredible and inspiring and impactful (we love a man who backs his woman up).
The only issue I had was the conflict. Now, the conflict was good, but it also lacked/was a tad rushed. In Rookie Season the problems Noah and Ally had to overcome felt a little easy and quick to be resolved. I very much loved the book, but you also want some complications instead of sunshine and rainbows. This book, however, improved a lot. The issues introduced themselves early on; the plot hooked me in from the start. But while the conflict was there, the resolution as well as the characters’ backstory was what lacked. I wanted to know more about Penn’s family and what the specific event that’d been mentioned many times was, instead of a brief summary and a wrap-up that, to me, left the book feeling unfinished in a way. Don’t get me wrong, I love this series and everything about it, but if there’s going to be altercations between characters and a deep and dark backstory, please delve into it throughout the book, not leave it to the last few pages. My advice when reading this is: don’t expect lots of drama; it’s going to be very shallow. These authors had the chance to explore the character more, maybe even expand who's in the book and name a few more of their hockey teammates, but sadly didn’t.
All in all, despite my little negatives–I want to finish my review on a good note–returning to this beautiful hockey series full of found family and pure love has filled me with joy and elation and I can’t wait for the third book where we get to know more about Fisher (another goofy character!) and his love interest (I have no clue who it’s going to be). Penn and Hazel stole my heart, left me teary-eyed and pleased, and I couldn't have asked for a better story about healing and growth.

He smells warm and natural, like a sunny day in the forest.
“Bubbles, if we were really together…there’s no way I wouldn’t kiss you every chance I got.”
“I’ll be out in a second, hold your damn horses.”
“Yeehaw!” Fisher hollers in response.
There’s something about the combination of those intense eyes with that wild curly hair and the freckles dancing across her cheekbones that’s uniquely pretty. She’s the kind of pretty that makes you look then immediately want to look again.
“You don’t have to.”
“I want to.”
“Kiss me again, Penn.”
“I like that you thought of me.”
“I think about you all the time.”
“You’re beautiful, Hazel.”
“I was just thinking the same thing.”
“You were thinking that you’re beautiful?”
“No, you’re beautiful–er, handsome.”
“I’m glad you think so.”
She’s so damned pretty it almost hurts to look at her.
Why am I so unlovable?
“Hey, what’s wrong? What did I say?”
“Nothing!”
“You’re crying. It’s obviously not nothing. Tell me what I did so I can fix it.”
“Talk nerdy to me, Bubbles,” he whispers in a mock-seductive voice that makes me giggle.
I love Hazel. I’m in love with her. And dammit, I’d spend the day in hell if it meant I got to hold her hand.
“Respectfully, ma’am, you can insult me, and you can insult my family. I don’t really care; I can take it. I might even deserve it. But I will not sit here another second while you attack your daughter. I’ve never had more respect for another person than I do for Hazel. She’s incredible, and it’s devastating that you have no idea how amazing she is. You should hang on her every word, you should be damned impressed with everything she does. You should worship the ground this woman walks on, admire how she serves others. Instead, you belittle her, making it sound like she’s wasting her life. I hope someday you pull your heads out of your asses and discover how amazing your daughter is, but until that day comes, I’m out of here.” Penn turns and looks at me, cupping my face in one hand as he gently caresses my cheekbone with his thumb. Then he turns and leaves without another word.

[ Ally is always wrangling us guys into doing all kinds of roommate activities with her. We have a weekly ritual where we all watch a trashy reality TV show she loves (okay, fine, we’re all hooked), she drags us guys on regular morning runs with her, and we’ve even spent a few nights helping her bake cookies. ]
[ Noah is quiet but hilarious with his dry one-liners. Fisher is the golden retriever of the loft, flirty and fun, but I think there’s more to him deep down. And Penn is a chameleon, soaking in whatever’s going on around him and matching the vibe seamlessly. ]Their friendship is endearing and I love how they all look out for one another like it’s the most natural thing. And for someone like Hazel, who didn’t have many friends or people to look out for her, to find a group like 3B with a cheery girl like Ally who she can hang out and talk girly stuff with and charming but respectful guys like Noah, Penn, and Fisher was the most wholesome and uplifting thing ever. Yes, she is a handful of years older than them and at first felt like an outsider, but they made her feel loved. And in the end, she realised that age is just a number. They are her family. Whether it’s hockey games, trivia nights, or tagging along to art galleries, they’re together–as a group, as friends, and most importantly as family.

I adore Leigh Brunner and Katie Bailey when they tandem write because they honestly write the cutest, wholesome, fluffy, feel-good books that you could ever ask for. I just know that no matter what, I’m going to fall in love with the characters, love their dynamic, love the romance, and finish the book smiling. And I know a lot of people criticise books that are closed-door and not spice-heavy… but honestly? Sometimes you don't want spice... These books are basically a hug on the page, and sometimes that’s exactly what I want.
𝙎𝙮𝙣𝙤𝙥𝙨𝙞𝙨:
This follows Hazel and Penn. Hazel has just found out that her Professional Hockey Player boyfriend has been cheating on her, which really puts a damper on her life because she’s currently house-sitting for his aunt and uncle in an apartment she absolutely loves. The only issue? The upstairs neighbours are a complete menace. And upstairs just so happens to be the Hockey Boys of 3B, including Penn… who also happens to be the biggest rival of Hazel’s ex-boyfriend. Now when Hazel’s ex gets injured and decides the best way to win her back is to basically move himself into her life again and force his grovelling on her, Hazel realises there might be one perfect way to make him back off… fake dating Penn Matthews. Because obviously, fake dating your cheating ex’s biggest rival could NEVER go wrong.
𝙏𝙝𝙤𝙪𝙜𝙝𝙩𝙨 𝙖𝙣𝙙 𝙁𝙚𝙚𝙡𝙞𝙣𝙜𝙨:
Hazel is your typical nerdy, quiet, overly studious FMC. She likes burying her head in books, cares deeply about doing the right thing, and just wants to finish her doctorate and make something of her life. She’s reserved, a little awkward, and very much gives good girl energy.
And then you have Penn. He's sexy, tattooed, who absolutely knows he’s attractive and could pull basically anyone he wants… but underneath all that Playboy energy is honestly the BIGGEST heart of gold. And I swear this man completely won me over. I adore Leigh Brunner and Katie Bailey when they tandem write because they honestly write the cutest, wholesome, fluffy, feel-good books that you could ever ask for. I just know that no matter what, I’m going to fall in love with the characters, love their dynamic, love the romance, and finish the book smiling. And I know a lot of people criticise books that are closed-door and not spice-heavy… but honestly? Sometimes you don't want spice... These books are basically a hug on the page, and sometimes that’s exactly what I want.
𝙎𝙮𝙣𝙤𝙥𝙨𝙞𝙨:
This follows Hazel and Penn. Hazel has just found out that her Professional Hockey Player boyfriend has been cheating on her, which really puts a damper on her life because she’s currently house-sitting for his aunt and uncle in an apartment she absolutely loves. The only issue? The upstairs neighbours are a complete menace. And upstairs just so happens to be the Hockey Boys of 3B, including Penn… who also happens to be the biggest rival of Hazel’s ex-boyfriend. Now when Hazel’s ex gets injured and decides the best way to win her back is to basically move himself into her life again and force his grovelling on her, Hazel realises there might be one perfect way to make him back off… fake dating Penn Matthews. Because obviously, fake dating your cheating ex’s biggest rival could NEVER go wrong.

As a huge fan of the first book in the series, Rookie Season, I knew I was going to love this one. This sports romance series follows a group of hockey players who share a loft and navigate life, professional hockey, love, and friendships. These are the kind of books that don’t need spice to have amazing tension and romance. They can be read as standalone’s but I would recommend reading them in order to fully connect to the group of characters.The loft setting and banter between them all is very “New Girl” coded. A fun time for anyone looking for an underrated sports romance series to obsess over.

Overall this was entertaining and a quick and easy read. I enjoyed the storyline and the tropes. However, I struggled with feeling like an old grandma during this - it felt very college without anyone being in college. There were certain scenes that felt really young to me (house party, drinking shots) and even the way the main characters were dealing with their past or families somehow felt young. Young doesn’t feel like the right word but I’m struggling to communicate, maybe two dimensional or obvious? Like the issues weren’t really given a lot of depth and the people we don’t like were so obviously horrible. A few back story items weren’t given a lot of time or development and I wanted more! I realize that this is labeled as New Adult so maybe I need to take my old self to a different genre *but* usually, I’m unbothered. I did continue to enjoy the friend group of 3B and their banter. Penn and Hazel were easy to root for and I loved the way they complimented each other. Fake dating is one of my favorites, too, so this was a fun time. The epilogue had some fun insight into the next book and I’m intrigued by Fisher’s story!

One thing for sure…two things for certain. Katie Bailey and Leah Brunner will get this girl out of a slump!
I DEVOURED this book! I was sad when I had to go to sleep and still had a little bit left. (Being an adult who can’t stay up all night anymore kinda stinks)
But I A! DORED! Penn & Hazel. They were THE MOST adorable couple ever - and the fake dating trope was literally perfection for this story! I LOVED THE RIVALRY THEME & and the REVENGE RULES!!
Katie & Leah are both FANTASTIC at writing such real feeling characters! Their thoughts & feelings are so tangible, and honestly just so relatable.
This book pulled on my heart strings, it made me giggle, it made me swoon, it made me fan myself a few times (these girls can write some chemistry- and some kisses *whew*), it made me want to slap some people, and hug some people.
It just was…so fabulous!

Ahhh!! I was just as obsessed with book 2 as I was with book 1! I was again so entertained by the hockey boys of loft 3B. Maybe even more! I really loved how Penn and Hazel’s relationship developed. Penn was so good at comforting her and putting her at least. I adored the way the gravitated towards one another and teased each other. Their flirting was so fun and holy crap do these two have so much chemistry!! Leah and Katie KNOW how to write chemistry!!! All the little touches!!! I couldn’t get enough of them.
I appreciated the depth of character and how both MCs weren’t perfect. Rather they both had to work through some insecurities and internal conflicts. Also I so appreciated that Hazel made the move 😉 *no spoilers* but I LOVE the honesty. I appreciated how Penn recognized sleeping around and partying are not fulfilling. I liked him showing her in actions and words that he wasn’t in it for the physical even though they were attracted to one another.
This is a fade to black romcom with mild language, passionate/descriptive making out, strong innuendo, and a quick non-descriptive fade to black in the epilogue. The characters do party, drink, and talk about sex. The authors have a content warning in the beginning of the book.

Content: There is language that is comparable to book 1 such as sh*t, a$s, a$shole, da*n or h*ll , and d*ck throughout the book. While f-bombs were not used, using puck was the substitute. (40 times) Now, realistically these are hockey players so it makes only sense for the novel. This book had parts was a tad bit attraction driven for my taste but nothing in this book is gross or derogatory. The protective nature of Penn was so wonderful and I love that this was also more than a romance. It talked about self worth, foster care and had aspects of found family. Every situation is this book was well thought out and the ending made me tear up. This book is 100% closed door and never crossed any lines even in the make-out scenes . The make-out scene was detailed for my taste and there is also one scene that fit a partying lifestyle the authors are portraying and it was tastefully done. This was your classic fake dating story in the world of hockey and the writing was bingebable. I also like how the story unfolded and there was so much clear communication. Also can we talk about a studious PHD queen? Do I wish we seen more chemistry between them, yea but they were also fighting to get rid of the ex. I think the FMC fell more in love or you can see her fall in love Penn beyond attraction compared to Penn, just saying. ALSO the fade to black happens very vaguely between a married couple in the last two pages of the book. This was a quick, cute, NA hockey romance .
All in All, if you love Leah Brunner and Katie Bailey and were are okay with book 1, this book is fun. I would only recommend this if you read book 1 and liked it.

Since then, I have read a few hockey romances including Rival Season. Rival Season is a great example of why these books are so loved these days. It includes classic tropes such as fake dating, good girl/reformed bad boy, and neighbors.
I thoroughly enjoyed this book. It was sweet, funny, and quick-paced. The secondary characters were just as likable as the main characters. There’s nothing I would change except for maybe some of the names, but that’s 100% a me problem.

I am always a sucker for a man who does the small things to win over his love interest. I knew I was down bad for this book when Penn sent Hazel a pair of noise canceling head phones the first few chapters. The sweetness & swoon only keeps getting better as you read. *eeeep*
Don't even get me started on the D R A M A in this. I wanted to jump into the book & get my fisticuffs out.
The fake dating arrangement + the tattooed hockey player doing the sweetest things for his "Bubbles" are what made my heart swell for this story.
If you're suffering from an Off-Campus hangover, I highly recommend Leah & Katie's hockey books to itch your hockey romance scratch.

This book was SO GOOD! I read it in one sitting! I loved the last one, Rookie Season, so I was super excited when I heard the authors were writing a sequel. They did not disappoint at all. I loved the family dynamic of 3B again, and I loved how they included Hazel and made her feel loved. Honestly, I wish I lived in loft 3B too. The characters are so fun and they support each other so well. As always, I loved Ally’s character, and her and Hazel’s friendship was so wholesome and genuine. Penn was my favorite character( besides Ally) in Rookie Season, so I was so excited to read his book. The hype was so worth it, and it is one of my new favorites. Hazel is a great main character and so is Penn. I loved how foster care tied into Hazel’s job and Penn’s background. Also the Epilouge? So good! I was almost crying happy tears!! This book. This has been one of my most anticipated books for this year. Add in the next book in this series to that list as well.
I came across Leah Brunner and Katie Bailey about a year and a half ago. I have made my way through ALL of Katie’s backlist and have 2 books left with Leah’s. So combine the two for a book series and I was all in.
These two write this story flawlessly. It’s smooth, fun, entertaining, and full of emotion and angst. You easily get wrapped up in the story and I can vouch for the fact that putting it down to do life wasn’t easy.

I came across Leah Brunner and Katie Bailey about a year and a half ago. I have made my way through ALL of Katie’s backlist and have 2 books left with Leah’s. So combine the two for a book series and I was all in.
These two write this story flawlessly. It’s smooth, fun, entertaining, and full of emotion and angst. You easily get wrapped up in the story and I can vouch for the fact that putting it down to do life wasn’t easy.

I am loving this series so much!!!! I absolutely love a book with fake dating and ate it up in this book. I love the found family with Penn and his roommates and the romance in this was just perfect! It was so sweet seeing both of the characters realize they deserve someone who deeply understands and loves them 🥲 I am so excited for the next book!!!

While these two start out as rivals, the need to get rid of an ex-boyfriend quickly extinguishes the hate in order for some fake dating to happen! It doesn’t take long for the sparks to fly and the fake dating to become not-so-fake.
I freaking LOVED Penn and Hazel! Penn may have been a big, tough, tattooed hockey player, but his soft spot for Hazel and the way he loved, cared for, and protected her had my heart melting into a puddle! Hazel was cute and spunky and deserved someone amazing like Penn after daring Chadwick—who was the worst!
I loved Penn’s friends/roommates! It was fun to see Fisher, Ally ,and Noah again and see how quickly they drew Hazel in and made her feel loved. I loved the chemistry between Hazel and Penn and their fun flirting and banter. I loved how he stood up for her to her parents. And I loved how Hazel loved Penn for the man he had become and didn’t judge him for his past mistakes or his family. They were soooo cute together!

Rival Season is the 2nd book in the Hockey Boys of Loft 3B series and it was even better than the first, so I had to give it 5 stars. This delivered everything I want in a fake dating romance.
Penn and Hazel started off on the wrong foot as neighbors when Hazel went off on him for his loud music. She has also jumped to the wrong conclusions about Penn being a player. Hazel is staying in the apartment below Penn, which belongs to one of her boyfriend's family members. She breaks up with her boyfriend when she learns he cheated on her. Unfortunately, her ex moves into her place for 6 weeks after he got injured in a game against his rival, Penn, and she can't get rid of him. Penn hates her boyfriend, so he offers to fake date her to try and push her ex into leaving.
I loved how Penn proved Hazel wrong with her assumptions about him because he is such an amazing man. He is a few years younger than her, but he is very mature due to his difficult childhood with his horrible father. Hazel starts to fall for him the more he opens up to her, and she realizes she may want things to be real between them and isn't afraid to let him know.
I loved these two together and I truly felt their chemistry. It honestly didn't even need the spice. What I really appreciated was how this couple communicated through everything. There were a couple of times I was expecting the typical 3rd act breakup, but it never happened because the talked it out. It was so refreshing.

He kinda gave me Schmidt vibes in the beginning- being cocky and all - but then quickly realized he was more of a Schmidt from the last two seasons who's sweet and incredibly in love with CeCe.... except for Penn it's Hazel :D Speaking of Hazel, she gave me Jess vibes... okay weird right, Jess and Schmidt? But stay with me here and read it!
I love a good fake dating trope and Rival Season definitely hit the nail on the head. I love how Hazel was annoyed with Penn in the beginning but due to a series of events, they quickly team up together. Their chemistry was adorable and I enjoyed how fast that Penn falls for Hazel. Also, what I liked a lot about Rival Season was the trust between Hazel and Penn. There's a situation at the end that would normally be super dramatic between our couple but I LOVE how Katie and Leah flipped that "typical" storyline and turned it into one of trust instead. That was beautiful and we need more of that! Also, that epilogue has me SO excited for Fisher's story! I can't wait.

The Hockey Boys of Loft 3B have my whole, entire heart! When initial enemies, Noah and Hazel (aka Bubbles), come up with a fake dating plan that is utterly swoon-worthy, a whole bundle of electrical chemistry is released, and I couldn’t get enough of the tension, banter, and romance.
Hazel’s sass is the perfect complement to Noah’s dry wit and protective energy. These two have a dynamic that leaps off the pages and at the same time, fully drew me inside the book. I loved the teammates and cameos, but I especially enjoyed getting to know these two characters more thoroughly.
The playfulness is heated and the lines between fake and real are very blurry, but that only adds to the delicious suspense of their attraction. My desire to devour this book was unquenchable and now I’m beyond eager for Book 3.

I already loved Penn from the last book. But oh man, I had no idea how much I would love him now that I saw him fall SO HARD for his fake girlfriend.
Hazel was super relatable for me (eldest daughters unite). I loved watching her confidence grow throughout the story.
The heart behind this story was amazing… the topics were heavy, so make sure you read the author’s content warnings.

I loved Rookie Season and I LOVED Rival Season!!! I love the growth of the characters and their trust for each other! If a book has fake dating and no third act break up I will eat it up! I love the men of loft 3B and I cannot wait for Fishers book it’s going to be so good I know it!

I have loved this series so much. I am so glad that I only have to wait until August for the last one. Bubbles and Playboy were so fun to read about their relationship. UGH I do not like the ex! He is such a jerk. Hopefully he isn't in the next book as much. Great character building and continuation of the first book. The epilogue shocked me so much! I'm not sure how many epilogues mid series jumps that far ahead and gives you a huge easter egg of the next book.

I’m enjoying this series and loved getting to know Penn. He’s not just some playboy hockey player, like his downstairs neighbor believes, and I loved seeing those moments of insecurity when he let his wall down. Loved watching him help Hazel stand up for herself and accept she’s lovable just as she is. This book does have some stronger language and lots of innuendos but is still closed door.
