never thought I’d be so obsessed with a literal gargoyle but here I am! This book was freaking EVERYTHING, the chemistry was electronic, the writing was great and the plot was intense, funny and so spicy. This book was grumpy sunshine and marriage of convenience at its finest, and Finn clearly been pining, because of course when his neighbour is about to lose their house his first thought is that they should get married. He’s adorable really, and he acts like this grumpy emo artist, but he’s basically a soft puppy chasing after Cassidy attention. He’s also the perfect gentleman and races her to do chores, I was swooning so hard the entire book. I love how much he stood up for Cassidy, and became a protector and caregiver for her because spent most her adult life looking after her younger sister. The plot was amazing but the romance truly did steal the show. The writing was amazing too. in under 250 pages I was hooked onto this shifter, monster world, obsessing over the plot and completely enamoured by Finn and Cassidy, getting emotional on their behalf which is no easy feat. This book was a beautiful read and I give it a 5/5

The neighborly thing to do is a cozy, paranormal romance that has small town & marriage of convenience trope!

This was a cute cozy romance read & I liked both characters personality, Finn’s overprotectiveness was always sweet and seeing how their relationship grew was nice!

Only thing that kept throwing me off was when Finn kept calling her wife as couples do with pet names but 90% of the time he didn’t use “my wife” it was just “wife” and it made it feel a bit out of place since it was repetitive with him saying it. While their relationship developed at a good pace once the spice entered their relationship it seemed to overwhelm a bit with the dialogue always referring back to something spicy it felt a bit overwhelming at times.

I do think it was a good read looking past that though! The plot moved at a good pace & I like how the gargoyle’s form was involved in the story many times mentioning how his wings would knock things over or he would have to tuck them in to squeeze through places I think the constant mention of it really makes you imagine it for yourself how big a gargoyle would be compared to a human.

Thanks so much to the author & epicbookpr for this Arc!

Cassidy raised her sister after their father died, but when she left for college the mayor and Hugh come to get her house from her. Finn her gargoyle neighbor over heard and promises to fix it. They start with a fake marriage, which quickly becomes real. The mayor decides even though she owns the home to let the town vote because she is human and doesn’t belong. Finn won’t let anyone take the house from his wife and the battle begins. This is such an adorable read and I can’t wait for book 2.

3 stars cuz you know what....this is the "cute" you didn't even know you needed. I had to step away from all the mafia romance, the red flag 🚩 romance that I normally enjoy for a min. This was actually a lovely palette cleanser! Quick read but also had a lil' spicy kick to it. Cons: it was a bit repetitive.
Overall: A lovely, quick, monster palette cleanser!
⭐️⭐️⭐️ 3 stars
👿 just 1 villian star-cuz the repetitive was a lot of "woe is me I'm gonna get booted outta the house"
🌶️🌶️.75 a little basic for a gargoyle...but still some steam.
Vote: 👍🏻an cozy summer read!

This book was so cute! I didn't know what to expect going in but I was definitely pleasantly surprised. The setting was different in a good way I loved the supernatural take. This was so engaging and such a cozy read I couldn't put it down. Lots of good spice throughout as well.

Cassidy is human and has been living in the supernatural small town for ten years raising her magic half-sister after her parents passed away. Now that her sister is all grown up she's off to college leaving her living alone in the house. The mayor shows up with a developer and fellow resident who hasn't even lived in town for a decade telling her since she's human she can no longer live there and she will have to sell her home. Her gargoyle neighbor Finn hears what's happening and offers a solution, marrying her so she's connected to a supernatural in town. What starts out as a fake arrangement quickly turns real.

Finn was a wonderful character. He was such a thoughtful individual and the way he was so protective of Cassidy it was so sweet. It was adorable to see him fall hard for her first too. Who doesn't love a man who so obviously adores you and shows it in every way.

For someone who's been through so much all her life especially not accepted much at all Cassidy is very kind, sweet and does so much for others. She was definitely a strong character and I liked her determination. She really seemed accepting of everyone's differences in the supernatural world around her.

Cassidy and Finn were so sweet together! I love how quickly they fell for each other. The mouth on that man too, swoon worthy oh my. They really brought heat to the bedroom, the spice was so good in this!

This was such a cute book and I absolutely adored it. I never would have thought I'd love me a gargoyle man but Finn won me over in this. This is definitely one of those feel good comfy reads you can come back to again and again. I would have loved to have had a bit of an extended epilogue though into their future!

Thank you Addison James for sending me this advance review copy for free. I am leaving this review voluntarily.

This is hands down the sweetest book I've read in a while. It's one of those that you can pick up knowing exactly what you will get, in the best way.

It is so incredibly cozy, like drinking a warm mug of tea while wrapped in soft blankets. It's low stakes, no breakup, and the HEA will make you cry happy tears. This was exactly what I needed to read today with how scary the world is outside.

I love both Finn and Cassidy so much. Finn is a total golden retriever. He goes out of his way to not add to her burden, and makes sure he isn't making Cassidy do an ounce of emotional labor. He grocery shops, cooks, and cleans without having to have input from her every 2 seconds like we see with so many guys. He lists her up every chance he gets too! I loved his parents as well, you can see how well they raised him to be the amazing guy he is.

Casidy is full of sunshine, and she is incredibly strong. It take so much to raise your sister all by yourself, especially when you aren't a shifter, and don't have magic. There is a 10 year age gap between them, and with them both being older (29 and 39 if I remember right) and it is totally fine. They are both on the same maturity level and there is zero power imbalance between them. They are equals and so perfect for each other.

This is the perfect cozy read to snuggle up with on a quiet afternoon. This is totally one I'll happily go back and read over and over again.

I adore the way Addison writes her MMCs. They’re always undeniably down bad men who wants nothing more than to cherish and love their significant others. All green flags.

This book was sweet and wholesome, but I feel like the spice could have been better.

Overall a very cute read.

I do have a point or two that I want to go over.

Cassidy desperately wanted to stay in the town. It was her home and where she raised Georgia. That is an understandable attachment. But she never gave any other reasons why. With how she described things, the town basically just tolerated her for the past ten years. She never really formed any other relationships with other people. Just really shallow ones. The townfolk were just somewhat polite to her. So I never truly understood why she desperately wanted to stay other than she wanted a home for her sister to come back to. Though I cant relate to her situation of raising a kid sister on my own. Its just that she keeps saying she belongs there but the town has never made her feel that she does or atleast thats how it comes out. It would have been better for her to say that she belongs with her sister.

And though I loved Finn. His feelings for her came out of nowhere for me. For the past decade its like he barely gave her a second thought aside from a few neighbourly interactions and thinking she was good person. And suddenly he’s yearning for her? Willing to go above and beyond in a span of a day? It would have made more sense if he was quietly yearning for her in the past decade.

At the beginning of this book I was thinking this was just super cozy and cute. However cute can only get you so far and the book ended up falling a bit flat for me. I was bored throughout most of the story because there really was nothing going on. The whole problem with the house was absurd and it was clear how that was going to end. Sure, I said I don’t like drama but I do need a little bit of something. Maybe this was just not the best book for me, I do enjoy reading romance and fantasy books however I came to the realization that my imagination is just not good enough to be able to read a book where the MMC is a gargoyle. Like he is supposed to be so tall that he even needs a customised bed so that his feet don’t just dangle of the bed and he is so broad that he pretty much occupies the whole couch but when they do the horizontal dance she doesn’t end up in the ER? Girl…. I’ve seen my fare share of medical dramas…. The physics here are not physicing….. Also there’s just no way this man’s day has 24h. You really want me to believe he has time to make breakfast, take his wife to work, clean the house, pick up his wife, cook dinner, clean the house again AND sculpt this incredibly detailed images. There´s just no way someone is that good at time management especially when he only thinks about the FMC.
In conclusion this may be a good fit for someone that is looking for something cute and simple and does not concern themselves with basic things such as the number of hours in a day and height differences.

This is one of those fluffy feel-good easy-to-read stories that you read whenever you just need a quick escape from reality. 😇

Finn is a total overprotective cinnamon-roll gargoyle MMC! (Yup, you read that right: He's a gargoyle with fangs, wings, and horns. And yes, they ARE very sensitive.) 😘

Cassidy is just a human who's been forced to grow up way too soon. She raised her half-sister for the last decade, thought it was finally time to relax a bit, only to find out that the town wants her gone because she's not actually a supernatural creature. WHAT?????? 😮 Talk about discrimination!

Solution: Fake marry the grumpy gargoyle next door. (It's just a bonus that he's also smoking hot and cooks for her and makes sure the town knows she's not going anywhere anytime soon.) 🥵 It's definitely NOT part of the plan to fall in love with him for real. (But the spicy time is MOST convincing!) 🌶️🌶️🌶️

I loved reading this! I've ARC read for this author before with her Christmas-themed book Snowed In With a Werewolf, but this one is even better! Paranormal romance is definitely her forte! 🦇

This was such an emotional read and far more devastating in the best way than expected. Watching Cassidy slowly realize that she doesn’t have to carry everything alone and can finally rely on someone else adds so much emotional weight to the story. After spending years raising her sister and carrying responsibilities on her own, seeing her gradually allow herself to lean on Finn feels incredibly meaningful and earned.
Finn is one of the strongest parts of the book. His openness with Cassidy and the way he falls for her feels genuine, steady, and deeply heartfelt. The gentleness between them stands out throughout the story, especially in the way Finn instinctively protects and supports her in exactly the ways she needs, even before anything romantic fully develops between them. His devotion never feels performative—it’s rooted in truly wanting to ease her burdens and care for her well-being.
The emotional connection between Cassidy and Finn is what makes the story so impactful. Their relationship is built on patience, tenderness, and genuine care, creating a romance that feels both comforting and emotionally overwhelming at the same time. Altogether, this is an incredibly heartfelt and memorable read.

The Neighborly Thing To Do by Addison James is a cozy, whimsical paranormal romance that blends small-town charm with supernatural politics and a marriage-of-convenience trope that slowly turns into something real.

Cassidy’s story starts with frustration and displacement—after years of building a life in a town that isn’t fully accepting of her, she’s suddenly at risk of losing everything she’s worked for.

And then comes Finn.

A reclusive gargoyle artist with a quiet presence and unexpectedly fierce loyalty. He doesn’t just step in to help—he chooses to stand beside her when the town tries to push her out.

What begins as a practical solution—a fake marriage to satisfy ridiculous town by-laws—slowly evolves into something warmer, deeper, and unexpectedly tender.

What makes this story so enjoyable is its balance of:

* cozy supernatural worldbuilding
* found-family energy
* marriage of convenience trope
* slow emotional trust-building
* quiet protective romance

Finn and Cassidy’s relationship feels grounded, gentle, and comforting—like watching two people slowly realize they’ve become home to each other.

I devoured this book in just two nights, and the only reason it took that long was because work got in the way. I simply couldn't put it down!

The story follows Cassidy, a human living in a paranormal town. After years of raising her half-sister, she is suddenly threatened with eviction from the only home she knows. That’s when her neighbor Finn steps in. Finn is a massive gargoyle who has been secretly pining for Cassidy for a long time. He refuses to stand by and watch her be forced out, so he offers her a way out. What starts as a fake arrangement slowly but surely turns into something very real.

The writing is beautiful and the plot is perfectly logical (Yes, I need logic in paranormal stories! :D). While both characters are great, Finn has completely stolen my heart. He is the ultimate "green flag" hero (or more precisely, the gargoyle that every woman should have in her life!) — with a delightfully naughty mouth and a wonderful obsession with and protection of Cassidy.
Love it!

The Neighborly Thing To Do is a sweet, low-stakes romance between a human girl and a gargoyle sweetheart of a man.

This is very much a rainy-day kind of read—soft, easy, and comforting, with a gentle pace and a strong sense that everything will work out from the start. There’s no heavy angst or major twists, and the story doesn’t rely on big conflicts or dramatic turning points.

Instead, it focuses on the connection between the characters. Cassidy and Finn are both kind, caring people, and their relationship develops in a steady, reassuring way. The situation with Cassidy’s house adds a bit of external pressure, but overall the story keeps a calm, low-key tone throughout.

It’s the kind of book you pick up when you want something cozy and predictable in the best way—where the journey matters more than the destination, and the outcome never really feels in doubt.

While it didn’t completely pull me in on an emotional level or surprise me along the way, it was still an enjoyable, feel-good read and a great palate cleanser.

I love a good grumpy MMC especially when their soft spot is for their love interest & Finn fits that perfectly! Cassidy has been dealt a bit of a rough hand, giving up her young adult life to care for her little sister after the death of her father. She moves into a “supernatural only” small town to care for her magical sister but when she goes off to college, Cassidy is threatened with losing her family home. But the town rules say she can stay if she’s married to a supernatural resident so Finn, her grouchy quiet neighbor, offers to marry her so she can keep her house.

I love when it’s obvious how down bad Finn is for Cassidy before he even realizes it! Watching their friendship grow and then bloom into romance is so fun! The town of Heartstone is cute as heck even if Cassidy isn’t sure they actually want to keep her.

This is such a cute romance read with low angst and just enough spice to make it perfect. Finn & Cassidy are too cute together and I really enjoyed this book!

Thanks to the author and Epica PR for the chance to ARC read this!

I loved this book. I loved the characters, the setting, the supernatural elements and the drama. Cassidy, a human living in a supernatural town to raise her supernatural sister, has been told she will be forced out of her house by the towns mayor and her uncle who has been absent. They want her out of the house because it is prime real estate and despite Cassidy raising her supernatural younger sister for years in the town, now that her sister is in college they make Cassidy feel as though she is no longer welcome in their town.

Enter Finn, the grumpy gargoyle next door who cannot abide this unfairness after everything Cassidy has sacrificed to raise her sister. Finn is a grumpy reclusive artist who offers to save Cassidy and so they get married with the hopes of saving the house and keeping Cassidy in town.

I loved their relationship, how supportive they both were of each other and how they encouraged each other to embrace themselves. Their relationship was so sweet even the spicy scenes. I loved everything about this book even the side characters were great!

I was attracted to so much about this book. Quiet hot neighbour (who also happens to be a gargoyle), age gap, yep. Marriage of convenience? Sign me up.

The FMC has given up her young adult life to raise her sister and she has the whole independent woman thing going on which I love. No damsels in distress here. Then, due to circumstances she enters into a marriage of convenience with her hot older gargoyle neighbour. He’s just gorgeous. He is so caring and thoughtful and wants to take care of her after she’s spent so many years caring for her sister and putting herself second and honestly I love him for that.

I think this is just a me thing and other people may love this, however, I found his character to be possessive and dominant in the spicy scenes and I have found out this is a bit of an ick for me. I love his cinnamon roll energy and my brain can’t marry the two sides up.

Otherwise I loved everything else about this book!

I loved this, it was cute and spicy! I am partial to gargoyles so of course I was eager to read this and was not disappointed.

Cassidy puts everyone else before her. She is kind, sweet and helpful. Being the only human in a monster town has always made her feel like an outsider, even though she tries her hardest to be a part of the community.

Finn is stoic, grumpy to most people around him and an absolutely amazing artist. He’s incredibly talented and his work is quite coveted.

I love Finn’s parents. They are so funny, full of advice and wisdom. They really want Cassidy as a part of their family. They can see how she brings out another side to Finn.

Quote:
“I think,” he says, voice deep and slow, “that you’ve spent so much time taking care of everything. Let me take care of you tonight. And every night. Whenever you want. But lay down some of your burden, wife. Let me carry you for a bit.”

🥵🫠🫠 How can you not love Finn for this!!! I need my own gargoyle.

I do hope we get some more of the residents of Hearthstone.

the “plot” seemed off but love a “my wife” man

Love a “my wife” man. Loved Finn. I kind of wish we got to see some of their interactions before where this book started. I did like that there was no miscommunication between the two. Don’t understand why Cassidy never told G. Also how the vote for the house even got that far considering G also owns half. Are there literally no other lots that could be used?? How big was her property??? If they were trying to make a point about how much Cassidy belongs there, I wish we also got to see some scenes of her in the community (besides work and the few dates with Finn). With just how this story was told, it doesn’t make me ready to throw hands on behalf of Cassidy. I’m just like yeah, she has a right to the house and get to stay, but it doesn’t make me want to get a pitchfork. I just wasn’t invested, but I did like the romance scenes with Finn.

Fast Paced, cozy comfy read.

Fast Paced, cozy comfy read. Cassidy is just trying to do right by family. Finn, concerned, steps in with a plan.

I love Finn and Cassidy, neighbours for 10 years, barely saying a word to one another. Then one day a family tries to come and rip everything the town has come to know apart for their own benefits.

Will Finn and Cassidy be able to break down all the lies and deceit and win or will this magical family member come away triumphant.

Also my notes on the family member in question: Son of a flaccid 🍆 greedy needy baby. why do some people have to be so cruel to family.

Kay points in no particular order:
- 10 year age gap
- Longing
- Slow burn
- Yearning
- Misinterpretations
- size difference
- Gargoyle and human
- Family turmoil
- Talk of parental De - * ath
- Grief
- Found family
- Fake marriage

He breaks down her walls

Been excited for this book since it was teased. And it didnt disappoint!

I love so many of Addisons books, they always hit the mark!

This has the plot, characters, banter and vibes!

He is the quiet artist who goes out once a week to the grocery store. She has raised her sister since she was 19 years old. Now suddenly the house she owns could be taken from her.
He offers marriage to keep her home and her place in the community.

Love seeing Finn as the quiet artist, all fluff soul with the dirty talk! New MMC favorite.

Book quote:
I hate the look on her face, the way her eyes were all empty and dead. I hate the idea of Hearthstone as the type of place that would throw her out. But most of all, I hate that she evidently thinks I’m like that, too.

Cassidy wasn’t close to her father he had another daughter after he died Cassidy stayed behind to raised her. Her sister Georgia is half supernatural while Cassidy is human. When her sister went off to college the mayor (a ghost) and her sister uncle Hugh who’s a sorcerer comes knocking on Cassidy door to buy her house since the town is for the supernatural and since her sister is away it’s best for Cassidy to leave

Cassidy neighbor a gargoyle name Finn seen them talking to Cassidy but couldn’t hear what was being said he was to far away.

Cassidy bags up the supernatural beings groceries at the supermarket Finn knows she is working today so he stops in to have a chat. He cuts right to it and ask her what’s wrong. Which Cassidy doesn’t beat around the bush she tells him everything. Finn has to come up with a plan to keep Cassidy next door.

Finn is perfect

This is Cassidy and Finn’s story,
Cassidy has lived in Hearthstone for 10-years as a human, in a town for the supernatural, and she has been raining her half supernatural sister Georgia, in the house their father left to them. Now Georgia has headed off to college, and Cassidy thought she would finally be able to take it easy, but the major has other plans, as he wants her through out of town. Finn her gargoyle neighbor, is determined to fight for Cassidy to stay, and they enter into a marriage of convenience.
This is a good story which is easy to read, with family, friendships, emotions, challenges, tension, marriage of convenience, romance, and love, which leads to an enjoyable and spicy page turner.
I look forward to reading more from this author in the future.

For a cozy, low angst book, I was not expecting the level of spice in this book... I'm also not complaining. Finn appears to be a grumpy gargoyle but he just doesn't see the need to socialize with anyone much. And he's a complete golden retriever for Cassidy. So here's a quick gist of the story... Cassidy's dad was a shifter, he died. Cassidy at age 19 dropped out of college and raised her half sister. Sister is now at college so now they are trying to push Cassidy out of town and take the house (which belongs to both sisters). Step in Finn and the brilliant idea to have a fake marriage. But it doesn't take long that attraction wins out and Finn gives us such gems as "toys are teammates, wife" and "eyes on me, wife". It's a cute story with some good spice.

Arc Review

Started of very simple. A bit slow paced. It's still very interesting though. I've never read a book where the human is discriminated.

Cassidy is such a wonderful FMC. Sole guardian of Georgia. She's used to taking care of others until Finn Delaney walks in. Finn is so straightforward with her. His internal monologue is something alright.

If I could just rip Hugh out of the pages and beat the living hell out of him, I would. Overall enjoyed it alot. It's a soft cozy romance. I'm more chaos book reader, yet I absolutely devoured this.

First book I've read from this author. And I do look forward to read more if her works.

YAAASSS!!! OMG seriously, a fun time. So cute, so cozy, and all the fucking praise! Like, if you have a praise kink, then this is seriously the book for you! Fin gives allllllll the praise! He is absolutely lovely, and I am so happy for Cassidy that she now has someone to show her what it’s like to be taken care of.

ALSO GO G! Love her, she’s cute and sweet but has a bit of a don’t mess with me vibe that I love. This was such a fun, quick read that left me with all the good vibes and feels. Thank you, Addison and Epica Book PR, for letting me get to experience the lovely journey of Cassidy and Fin!

I feel like when it comes to monster romance gargoyles don’t get enough love.

Cassidy has lived in a non-human town taking care of her sister. When her sister moves out, folks in the town want to take over her house and run her out of town. Finn is her gargoyle neighbor who offers to solve Cassidy’s problem by marrying her. Finn is the monster and guy that we all need in our lives. He is so down bad for Cassidy that it is unreal. He cooks, cleans, and takes Cassidy to and from work. I love the way that their relationship develops and changes from fake to real in a natural way. This is amazing read with characters that you can’t help to root for.

This was such a sweet, cozy, and overall easy read! Finn and Cassidy were such likeable characters, and though there was a little bit of external conflict with the house/town, I knew everything would work out in the end!

Very casual supernatural vibes in this story, which is something I always enjoy (like yeah they just exist and it's chill don't worry about it).

I thought the spice was well written, and full of sexy consent too 💕

I can be really picky with books and authors, and while I'm not saying it's perfect, I am saying it made me nothing but happy to read it and that is worth 5 stars from me ⭐⭐⭐⭐⭐

Full of warm fuzzys with excellent spice

Loved this book. The communication between the characters was awesome. I loved that once he knew this was more for him he told her. I loved that he embodied strength with vulnerability. She was doing her best in a crappy situation and wanted to protect her sisters view of their town and her own expense. I really liked how this book represented the difficulty of letting go and the transition between care taker and partner. I loved how he stood by her and believed in her even when she didn't. And the spice definitely did it for me. Perfect!

This books was so cute. I absolutely loved the characters. Finn was such a sweet gargoyle even though gargoyles are usually all stoic and such but he was super sweet. Cassidy was such a great person all around..she was such an amazing main character..and her and Finn went really well together and it was not too spicy but it had spice..it was perfect! The story was great and well put together and it flowed really well. I would absolutely love if there was more to their story but I am happy how it ended..like you could write more if you wanted or just leave it how it is. I will definitely be reading more of this author. I recieved an advance review copy of this book for an honest voluntary review.
