I felt like there was just too much going on in this book. The plot was heading in one direction, then began to focus on a different aspect of the story, making it feel disjointed. The pacing and flow were a bit awkward, and I struggled to stay invested in the story. It was a decent read with an interesting twist at the end, but with a slower pace than I would have liked.

There is something especially unsettling about stories set in neighbourhoods that seem too perfect. What Lies Next Door taps into that fear brilliantly, proving that the most dangerous secrets are often hidden behind the neatest lawns and brightest smiles. From the very first chapter, Shelly M. Patel creates an atmosphere of unease that only grows stronger with every page, delivering a gripping, unpredictable psychological thriller that is impossible to put down.
I made the classic mistake of telling myself I would read "just one chapter" before going to bed. Hours later, it was nearly three in the morning, and I was still reading because I simply had to know who was telling the truth and who was hiding something far more sinister.
The story centers on Sophia Miller and her husband Josh Miller, who are excited to begin a fresh chapter of their lives after moving into Edgewood Estates, an exclusive neighborhood in Virginia Beach that advertises itself as safe, friendly, and picture-perfect. At first glance, everything seems idyllic. The neighbors are welcoming, the homes are beautiful, and life appears almost too good to be true.
It doesn't take long for that illusion to crumble.
As Sophia begins settling into her new surroundings, she notices that something feels...off. Small incidents, unusual conversations, strange behavior from the neighbors, and unexplained events slowly transform what seemed like a dream neighborhood into something deeply unsettling. Josh initially tries to maintain a sense of normalcy, but before long both of them realize that everyone around them is hiding something.
One of the novel's greatest strengths is its cast of characters. Every resident of Edgewood Estates feels carefully constructed, each carrying hidden motives, personal baggage, and carefully guarded secrets. No character is entirely innocent, and no one is exactly who they first appear to be. Just when you think you've figured someone out, another revelation completely changes your perspective. The constant uncertainty makes every interaction feel meaningful and keeps readers suspicious of absolutely everyone.
Shelly M. Patel's writing style is one of the highlights of this novel. The pacing is exceptionally well balanced- fast enough to keep the suspense constantly building while allowing enough breathing room for character development and emotional investment. Every chapter ends with just enough intrigue to make "one more chapter" impossible to resist.
The use of multiple points of view adds another layer of depth to the story. Rather than becoming confusing, the shifting perspectives gradually reveal different pieces of the larger puzzle. Readers gain insight into several characters' thoughts and motivations without ever receiving enough information to solve the mystery too early. Instead, each perspective raises new questions, deepens the paranoia, and continually shifts suspicion from one character to another.
The atmosphere throughout the novel is wonderfully cinematic. Shelly M. Patel creates an overwhelming sense of paranoia in which even ordinary neighbourhood interactions feel threatening. This thriller was excellent. I love a neighborhood full of secrets. I didn’t like any of the characters in this book, they all had their faults, but it was a great story that really drew me in. The end left me absolutely shocked. I highly recommend this one.

Sophia and Josh Miller move to Edgewood Estates in Virginia Beach for a fresh start. They soon notice odd behavior from their neighbors, especially Hana Wilson, who seems friendly but has dark secrets. Tension rises when a woman connected to Josh goes missing, and they find a body...
The story unfolds through several perspectives, primarily from Sophia, Josh, and Hana. Right off the bat, we’re introduced to the seemingly idyllic couple, Sophia and Josh, both of whom are harboring secrets. Sophia, a forensics professor, has never experienced a stable home and longs for a fresh start. It crossed my mind that she might know a thing or two about making a body disappear or manipulating a crime scene! Told you I read too many psychological thrillers! On the surface, Josh seems like the ideal husband, but is he really everything he appears to be? What secrets lie beneath his façade? Then there's the friendly neighbor, Hana, who also isn’t quite what she seems. Seriously, who are these people? And let's not forget the Patels! Well played!
The atmosphere is dark and sinister, with layers of emotion woven throughout the pages. I enjoy a read that's emotionally charged, but I appreciate it when the feelings come about organically—I’d rather experience emotions naturally than have them explicitly handed to me. Initially, the pacing of the book felt uneven as we got to know the characters and the setting. It leaves you unsettled as the last 25% ramps up significantly, coming all at once. While I managed to guess a few twists—thanks to my years of reading—the author was clever, revealing everything in a way that packed a punch. I thoroughly reveled in the elaborate web of deception from beginning to end. Each twist and turn captivated my imagination, allowing me to savor the intricacies of the misdirection. Overall, this was a suspenseful read with a jaw-dropping ending!
This book is a must-read for any Shelly fan, as she consistently delivers sharp, gripping, and dark narratives. If you're up for exploring a seemingly innocent neighborhood filled with morally ambiguous characters whose straightforward agendas might turn your stomach, this one is definitely for you. Fans of sinister tropes will appreciate the theme of "nothing, and nobody will stand in my way" alongside the intense protectiveness it brings. Don’t be fooled by the cover. What Lies Next Door is a gripping psychological thriller set in a seemingly perfect neighbourhood where polished smiles, manicured lawns, and friendly faces hide something far darker beneath the surface… and wow, what a ride this was.
From the very first chapter, I was completely hooked. This is one of those thrillers that pulls you in instantly and refuses to let go. The pacing was spot on, the characters were intriguing, and the twists had my mind racing the entire way through—I was constantly changing my theories right up until the very end.
One thing I absolutely loved was the multiple POVs, giving you a deeper insight into each character’s mindset and making you question everyone. Shelly does an amazing job of weaving in subtle clues throughout the story… clues you don’t fully appreciate until everything clicks into place.
And that ending… 😮🙌 I genuinely did not see it coming.
I had such a fantastic time beta reading this book, and honestly, Shelly M. Patel is quickly becoming one of my auto-buy authors. If you love psychological thrillers packed with secrets, deception, tension, and twists that keep you guessing, you need this on your TBR.

For me this was a solid slower burn domestic thriller. If you love all the secrets hiding in a seemingly perfect neighborhood, characters that keep you guessing and shocking twists you didn’t see coming, this might be your jam!

As an ARC reader I thought this was a slow burn, I needed more thriller and mystery in it. I thought some of the writing was too much info and not enough suspense. I do hope that’s everyone gives this a chance that enjoy thrillers and mystery’s. Just because it wasn’t my cup I could still be yours!!! Enjoy

Shelly M Patel does an excellent job creating an unsettling atmosphere from the very beginning, making it impossible not to keep turning the pages to uncover the truth behind Edgewood Estates. One of the strongest aspects of this novel is the pacing. The story flows smoothly and keeps building suspense without ever feeling rushed or slow. Every chapter leaves readers wanting more, and the tension steadily increases as Sophia and Josh Miller begin realizing that their new neighborhood may not be as perfect as it first appeared. The small disturbances, strange behavior from neighbors, and growing paranoia kept me completely invested throughout the entire book.
Another standout feature was the use of multiple points of view. The different perspectives added depth to the story and gave readers insight into the thoughts, motivations, and secrets of several characters. Instead of feeling confusing, the shifting viewpoints helped build suspense and made the mystery even more engaging. What Lies Next Door by Shelly M. Patel completely blew me away. I promised myself I would read "just one chapter" before bed, and before I knew it, it was 2:47 AM and I was frantically interrogating every single character in my head. It is an absolute page-turner that you genuinely cannot put down.
The Plot:
The story follows Sophia and Josh as they move into their new home in "Edgewood Estates," which is advertised as one of the safest, most picture-perfect neighborhoods in Virginia Beach. It seems like an idyllic place filled with friendly, welcoming faces. However, as soon as they start settling in, the cracks begin to show. Suspicious neighbors, buried pasts, and dark secrets begin to surface. No one is who they seem to be, everyone is wearing a mask, and absolutely no one is innocent.

Sophia Miller and her husband Josh moved into Edgewood Estates, an exclusive neighborhood in Virginia Beach. The neighborhood seems welcoming and nice but looks are deceiving and there are secrets everywhere.
Neighbor Hana has a criminal past. She and a guy named Henry broke into a jewelry store years ago where they stole a bag of diamonds. Henry ran to a house where he hid the bag in a wall in a house, now Sophia and Josh’s house. Hana has to figure out where in the house the bag is and how to get it.
Hanas husband Brian had a one time fling with Sophia in the past. Brian is in love with Sophia and wants to be with her. The fling resulted in a pregnancy that Sophia miscarried and Josh thought it was his.
Josh had an ongoing affair with a coworker named Tracy who claimed she was pregnant. When he ended the affair she got him suspended at work. She wants to be with Josh . She ends up disappearing.
After Tracy disappears so does Brian after he and Hana got into a fight and revealed the truth.
Sophia ends up pregnant with Josh’s baby and they work on their marriage.
The twists
The police get a call of a buried body in Hana’s backyard. When they get there they unbury Brian’s body. Each of them are questioned. The police tell Sophia that Hana will be arrested for the murder but it’s to set Sophia up. Sophia ended up killing Brian but Hana buried him. Sophia also killed Tracy and hid her body in the wall in her house where she found the diamonds. Hana goes to Sophia and Josh’s house where she struck Josh dead then shot Sophia after she lunged for the gun. Hana took the diamonds and fled to Henry.
The story was told from multiple POVs which gave readers insight into thoughts, motivations and secrets of each character. Each character had hidden secrets, motives and guilty of something. Each character is questioned of their intentions and every one is a suspect. Shocking truths are revealed and layers of secrets are unfolded throughout the story. The story involved secrets, lies, deception, suspicion, tension, paranoia, betrayal, untrustworthiness, disappearances and murder. It showed how looks can be deceiving.
Neighbor Hana has a criminal past. She and a guy named Henry broke into a jewelry store years ago where they stole a bag of diamonds. Henry ran to a house where he hid the bag in a wall in a house, now Sophia and Josh’s house. Hana has to figure out where in the house the bag is and how to get it.
Hanas husband Brian had a one time fling with Sophia in the past. Brian is in love with Sophia and wants to be with her. The fling resulted in a pregnancy that Sophia miscarried and Josh thought it was his.
Josh had an ongoing affair with a coworker named Tracy who claimed she was pregnant. When he ended the affair she got him suspended at work. She wants to be with Josh . She ends up disappearing.
After Tracy disappears so does Brian after he and Hana got into a fight and revealed the truth.
Sophia ends up pregnant with Josh’s baby and they work on their marriage.
The twists
The police get a call of a buried body in Hana’s backyard. When they get there they unbury Brian’s body. Each of them are questioned. The police tell Sophia that Hana will be arrested for the murder but it’s to set Sophia up. Sophia ended up killing Brian but Hana buried him. Sophia also killed Tracy and hid her body in the wall in her house where she found the diamonds. Hana goes to Sophia and Josh’s house where she struck Josh dead then shot Sophia after she lunged for the gun. Hana took the diamonds and fled to Henry.

This psychological thriller had my attention through most of the book and definitely kept me turning the pages to find out what would happen next! 📚💨 The mystery pulled me in early, and I genuinely enjoyed Shelly M. Patel's writing style. The story was easy to follow, engaging, and had enough suspense to keep me invested in uncovering the truth.
What kept this from being a higher rating for me was the pacing at the beginning. The story felt a little slow and extra wordy at times before things really started to pick up. I also felt like the ending left a few holes that I wanted addressed, which prevented the conclusion from feeling completely satisfying.
That being said, this was still a very enjoyable read overall. 👏 As an indie author, Shelly M. Patel shows a lot of great promise, and I can already see her talent shining through. I'm excited to see how her writing continues to evolve because I think she's only going to get stronger with each book she writes.

Y’all, where do I even begin with What Lies Next Door? This book had me completely hooked from the very first chapter. As someone who reads a lot of thrillers and mysteries, I thought I had a pretty good idea of where this story was headed. I was wrong. Very, very wrong.
@shellympatel crafted a story filled with secrets, suspicion, and twists that kept me guessing the entire way through. Every time I thought I had figured out what was happening, another revelation would come along and completely change everything. The tension builds so perfectly throughout the book that I found myself constantly saying, “Just one more chapter”, and we all know how that usually ends. 🤣
What I loved most was the atmosphere. The seemingly perfect neighborhood, the hidden secrets, the feeling that something just isn’t quite right; it all created the kind of suspense I absolutely love in a thriller. The characters felt authentic, flawed, and complex, making it impossible to know who could actually be trusted.
And can we talk about that ending?! I never saw it coming. The final chapters had me completely invested, turning pages as fast as I could because I had to know how everything would unfold.
It was truly an honor and privilege to be an ARC reader for this book. Getting to experience this story before release was such a treat, and Shelly Patel absolutely delivered. What Lies Next Door settled deep into my soul and had me emotionally invested from start to finish.

I was so excited when I discovered I’d received a spot on the ARC team for “What Lies Next Door” by Shelly M. Patel. Psychological thrillers are my jam, and the premise hooked me faster than a plot twist at midnight.

Josh and Sophia move into what appears to be the ideal neighborhood, complete with friendly neighbors and a low crime rate. Following Sophia’s heartbreaking miscarriage, the couple is patching up their marriage before taking another shot at parenthood. Unfortunately, they are both hiding enormous secrets from each other.
The story grabbed me quickly, and I found myself reading whenever I could squeeze in a few minutes. The short chapters made it easy to read a chapter here and there.
This book is packed with a cast of characters, each balancing their own secrets and subplots. Every thread kept me hooked, but the constant shifts in perspective sometimes left my head spinning. Fun fact: One of the neighbors had the last name of Patel. 😊
Still, the multiple viewpoints were handled well, dialing up the neighborhood paranoia to a delicious simmer. The main characters leap off the page in vivid detail.
I did feel parts of the story could be trimmed; less excess wording would make for a sharper, more enjoyable read.
I’ve devoured two thrillers this month with endings that knocked me sideways, so my expectations were sky-high. Even so, "What Lies Next Door" delivered a finale that left me reeling all over again!

At nearly 400 pages, I initially wondered if the book might feel a little too long. But once I started reading, I simply couldn’t put it down. The suspense grips you from the very first few chapters and keeps you guessing until the end.
The story follows Josh and Sophia, a couple trying to rebuild their lives after a heartbreaking miscarriage, as they move into what appears to be the perfect neighborhood. Their welcoming new neighbours seem friendly enough, but behind every smile lies a secret. As trust begins to crumble, hidden pasts, carefully crafted facades, and shocking truths come to light.
Having read quite a few thriller novels over the past couple of years, I had my own theories and predictions. While I managed to pick up on a few clues, I still couldn’t figure out the complete truth or the real culprit until the author revealed it. That made the mystery all the more satisfying.
My only criticism is that some emotional moments and character thoughts felt overly repetitive. Certain feelings were described multiple times over consecutive paragraphs, which slowed the pacing slightly. Trimming some of those sections could easily have made this a tighter 300–350-page novel without losing any impact.

What Lies Next Door was an absolute blast. The lies, the secrets, the intrigue had me turning pages so fast and I did not want to stop.
Everyone in Edgewood Estates is a heaping pile of hot mess. These characters could not make a good decision to save their lives, figuratively and literally, and their individual stories of deceit intertwined with each other to create one giant web of catastrophe that was so entertaining to watch unfold.
Shelly M. Patel puts you directly inside the heads of her emotionally disturbed characters and it works beautifully even across multiple POVs. Each character felt real and messy and fully human in their disasters, and staying that immersed in so many different perspectives without losing the thread is genuinely impressive craft.
Every character was solely focused on their own needs and desires, often ruthlessly, and their appetite for immediate satisfaction produced so many lies and so many disasters that it was hard to pick who to root for. And yet I wanted all of them to get their happy ending somehow. That tension kept me completely hooked.
The heartbeat is the truth that impulsive decisions have lasting consequences and you cannot just act without considering the fallout. Trust was thrown completely to the wind in this neighborhood and the chaos that followed is what drives everything.

These characters could not make a good decision to save their lives, figuratively and literally, and their individual stories of deceit intertwined with each other to create one giant web of catastrophe that was so entertaining to watch unfold.
Shelly M. Patel puts you directly inside the heads of her emotionally disturbed characters and it works beautifully even across multiple POVs. Each character felt real and messy and fully human in their disasters, and staying that immersed in so many different perspectives without losing the thread is genuinely impressive craft.
Every character was solely focused on their own needs and desires, often ruthlessly, and their appetite for immediate satisfaction produced so many lies and so many disasters that it was hard to pick who to root for. And yet I wanted all of them to get their happy ending somehow. That tension kept me completely hooked.
The heartbeat is the truth that impulsive decisions have lasting consequences and you cannot just act without considering the fallout. Trust was thrown completely to the wind in this neighborhood and the chaos that followed is what drives everything.
Highly recommended for fans of messy characters and domestic thrillers that keep you guessing.

What Lies Next Door- This was a gripping, suspenseful thriller. Not fast-paced but also not slow-paced, I’d say it’s in the middle.
At the start, you see a neighbourhood where on the surface, everything looks perfect. Houses with white picket fences, wives who bake cookies and make fresh lemonade. Beneath the surface, the truth comes out and all is not as it seems. Short chapters in the POV of multiple characters. I loved reading from the pov of everyone because it gave an in-depth understanding of what was going on, who has been lying or hiding things, and why certain decisions had been made.
All the characters were likable- despite things that they have done!
The only criticisms I have are: (spoilers) Hana buried Brian's body rather than ringing 999... what sort of person does that?! It made me so annoyed reading that, shouting at my book! Surely that would have been a crime in itself?
Hana surely would’ve been arrested straight away whilst the investigation was ongoing?
The ending was very fast paced and although it was so obvious who the killer was… I disregarded them early on because it was too obvious!

This book centres around a neighbourhood full of secrets and hidden layers, with each chapter revealing more about the people behind closed doors. The premise had so much potential and I was really intrigued going in, especially because I enjoy stories that explore communities and the things people keep hidden.
Unfortunately, this one didn’t completely work for me. I found parts of the story quite long-winded and at times my attention drifted because the pacing felt slow. The flow also felt a little disjointed, making it difficult to stay fully immersed in the storyline and connect the different plot points together.
One of my biggest struggles was connecting with the characters. I wanted more depth and development to really understand them and become invested in their journeys, but I never quite reached that point. Because of this, some of the emotional moments didn’t land as strongly as I’d hoped.
That said, I do have to give credit where it’s due — the ending genuinely surprised me. After a slower reading experience overall, the final twist caught me off guard and left me thinking about the story afterwards, which I always appreciate.
Overall, while this wasn’t the right fit for me due to the pacing, structure, and lack of character depth, readers who enjoy slower neighbourhood dramas with hidden secrets and a surprising ending may still enjoy giving this one a try.

The main players - Sophia and Josh who just moved into a new home. I loved Sophia, she was my favorite character. I just felt like I really connected with her the most. Hannah and Brian, the creepy neighbors. And when I say creepy I mean… CREEPY! The secondary characters, Tracy and Henry certainly add some fun flair to the story! All of them had secrets, all of them had stuff going on, all of them had major flaws. This was like one huge spiderweb that I was frantically trying to untangle.
There are multiple POVs which kept it very interesting and eye-opening indeed! There were quite a few jaw dropping moments. This book is definitely worth the read! Very intense, very twisty, very addictive, and I enjoyed it VERY much.
Be sure to add this one to your TBR pile!

What a cracking read! I was first drawn to this book because it’s set in a housing estate called Edgewood Estates and I grew up in a small town in Texas named Edgewood! I’m so glad it got my attention. The story is so full of twists that I was kept guessing the entire time. When secrets started being revealed, I was hanging in the edge of my seat, devouring pages as fast as I could. Right from the beginning, it was revealed that Sophia had a secret she was hiding, so the wheels started turning. Shortly after, we discover Hana wants something that is in Sophia’s house. I knew then that they were destined to clash. The author weaves a tale of secrets, lies, betrayal, just the right amount of danger and that impending sense of doom that you just can’t shake. Her writing style is smooth, convincing and engaging. She is definitely a master of her craft. The characters were very plausible and believable as well as being highly developed. And the ending— absolutely did not see it coming! Thank you to the author for letting me be part of her journey .

It was like a game of table tennis at times for who could score more points between the characters with each attempting to outdo the other with their wild behaviour.
Told from split pov it was hard to know who could be trusted. I found myself not really liking any of them as more of the plot unfolded.
There were some elements of the storyline I truly didn't see coming and added a refreshingly different element to the ones we are used to. Hana I'm looking at you, you dark horse!
For me this was quite slow burn with more of the action happening later in the book. Some of those end reveals were so wild though! I also need to know what happened to a couple of characters, but overall a great read.
This is for you if you love domestic thrills, hidden secrets and messy relationship dynamics.

When I tell you that I was hooked from the very first page!!! I really enjoyed this story and how it has you on the edge of your seat the whole time. I love a book that makes you think and has you trying to guess what comes next, only to be completely wrong no matter what angle you thought you had on it! This book is not predictable and I really enjoyed that aspect of it a lot. I know a lot of readers don't like the multiple POV, but this book does the multiple POV very well! It definitely keeps you connected to the storyline and it really helps you understand each of the characters better, which leads to the strong character development! I'm a sucker for a book with secrets and betrayal and this was definitely that and more! I sat and read this book in one sitting! If you're looking for a thriller that looks good on the outside, but is dangerous on the inside, this one will definitely be a book that you need to add to your TBR immediately!

I have been reading Shelly Patel for a while now, and with every book she raises the bar. What Lies Next Door pulls you into Edgewood Estates, where Sophia Miller is carrying a secret and it quickly becomes clear she is far from the only one. Patel gives readers what they crave by blending domestic suspense, neighborhood paranoia, and psychological tension with effortless skill, Patel creates a story packed with misdirection, layered characters, and revelations hiding behind every front door. I was convinced I had everything figured out at sixty percent, then again at eighty percent, and I was wrong every single time. Even in the final pages I was talking back to the book, trying to connect the dots before the truth came crashing into view. Sharp, addictive, and impossible to predict, this is Patel at her absolute best, and I will gladly keep showing up for whatever she writes next.
