I swear, every novel I read from Keri Beevis is somehow better than the last! They’re all so good, but 21 Willow Lane may officially take the cake. It starts out as a fresh beginning in a quiet neighborhood and quickly morphs into something much darker, with secrets lingering beneath the surface and a lurking feeling that no one can really be trusted.

This book had a cast of questionable and downright creepy characters along with such a claustrophobic atmosphere that I was suspicious of EVERYONE! I started this book last night as something to fall asleep with and instead stayed up until almost 3am because I literally could not sleep until I had answers.

Every time I thought I had things figured out, another twist had me questioning everything all over again. I was genuinely surprised by where this story went, and I absolutely LOVED it!
This one was such an addictive read and another easy 5 stars for me!

Keri Beevis knows exactly how to tap into the chilling realities of small-town claustrophobia. Moving to a seaside village after a bruising divorce is a classic thriller setup, but the inclusion of Camilla purchasing a house directly tied to a missing girl elevates the layout of this mystery instantly.

The dual character dynamics between Camilla and the town loner, Hope, are masterfully paced—you spend the entire book suspecting absolutely everyone. Beevis writes with short, sharp, cliffhanger chapters that compel you to read just one more page, building a thick layer of paranoia until the coastal setting feels suffocating.

Deeply unsettling, it’s a "claustrophobic" domestic suspense that plays on the fear of being unsafe in your own home. Even if you fancy yourself a detective and spot the culprit early on, the frantic execution and the edge-of-your-seat final chapters make the ride completely worth it. This book felt like a tongue-in-cheek version of the old ‘what really happened that night with the killer’ type of story. I’ll get to that later, but Camilla has moved to Blakeney (a village in Norfolk) after an acrimonious divorce. Her best friend Sophie and husband, Will, live there, and Camilla thinks it’s a lovely place to put down roots. She runs into a woman named Hope, who was one of the Pretty Corner girls. (Not a fan of that name.) Two decades ago, they were attacked in the woods – Hope is the one who survived; her best friend, Natalie, disappeared, and their third friend, Bianca, was killed. Ever since, Hope has kept herself isolated in her home and rarely communicates with anyone.

Although her friends warn her to stay away from Hope, Camilla can’t help but feel sorry for her and sees her as another lonely soul with no family left. But at least Camilla has close friends, so she tries to spend time with Hope and start a tentative friendship. Hope confides that she’s still afraid that the attacker will come back, even though it’s been twenty years. Camilla writes it off as paranoia, but then she starts feeling watched, and she sees evidence that someone’s been in her house. Is it her new handyman/boyfriend, Nick? Her friend Harvey, whom she turned down because she wasn’t interested? Or could Hope be right and the killer has returned? Worse yet, maybe the killer never left town…

So the story gets hilariously cheeky towards the end, when Camilla is in danger, and the reader keeps expecting the next scene to show the perpetrator. Then here comes one of the main suspects, and… it’s not that person. Cut to the next scene, where you think ‘Aha! She got me, it’s this suspect!’ and then…it’s not that person, either. Like the author is slowly checking off your list of suspects, saying nope, you’re wrong again. It was my favorite part and such a good nod to the standard thriller tropes. But I did guess who it was, so I still wasn’t tricked!

I have to say, Tara was my favorite character. I could totally relate to her not being invited to other people’s houses because of her behavior. My Stella is the same way. She provides some good comic relief, and really, what book isn’t better off for including a dog?

I loved this book. Like REALLY loved it.

In fact, this is the first book in a very long time that I actually couldn’t comfortably read in bed at night because I was too on edge sitting in the darkness. 21 Willow Lane completely got under my skin.

From the very beginning there’s this constant uneasy atmosphere hanging over the story and I was instantly pulled into the mystery surrounding what happened in those woods twenty years earlier. The cleverness of the writing is that you know the truth is slowly working its way to the surface… but you never truly know which direction the story is about to turn. Every single time I thought I had worked things out, another twist arrived and completely changed everything. One chapter I was convinced I knew exactly who I should suspect. The next? Completely blown away and looking at somebody else entirely.

The pacing was exceptional. There’s this constant feeling of tension building in the background and it genuinely had me reading faster and faster while my brain desperately tried to piece everything together before the next revelation landed. At times it honestly felt like my mind couldn’t keep up with my eyes on the page.

Keri Beevis is fantastic at atmosphere and scene setting. Blakeney felt so vividly real that I could completely immerse myself in the story, and that beautiful village backdrop made the darker moments feel even more unsettling. The characters felt fully formed and believable throughout, and the relationships developed naturally in a way that never felt forced or rushed. Everything about the story felt grounded and real, which only made the suspense even stronger.

And honestly? The paranoia in this book is incredible. This is one of those thrillers where you constantly feel like somebody is watching from the shadows. The tension slowly creeps into every chapter until you start second-guessing absolutely everything and everyone.

BLOODY BRILLIANT.

The only downside? This may have been my first Keri Beevis novel… but it definitely won’t be my last because I now seem to have acquired a dangerously long wishlist of her books.

Keri Beevis is a go-to author for me, so when I saw she was coming out with a new book this May, I couldn’t wait to start reading it! And 21 WILLOW LANE did not disappoint! Right from the start, the prologue does a fantastic job setting up the decades-old mystery at the center of the story and immediately pulls you in. It is a tense psychological thriller that keeps you as the reader guessing almost the entire way through.

The small town setting gave the story a claustrophobic feel, and the mystery surrounding what happened to three young girls in the woods twenty years earlier slowly unraveled in a way that kept me reading well past my bedtime. One girl was killed, one vanished, and one was left with the trauma of losing her friends in the most tragic of ways.

We are introduced to our MC Camilla, an easy character to relate to and root for. I liked how the story deftly blended her need for a fresh start after divorce with the dark secrets hidden in the very fabric of Blakeney. And having her move into the home of the young teen killed that fateful night two decades earlier cranked the creep factor up tenfold! Then we learn that one of Camilla’s neighbors—Hope—just happens to be the lone survivor of the attack, still struggling to pick up the pieces of her shattered life.

Keri Beevis also did a great job with the character building, and one of my favorite aspects about this book was how often I changed my mind about who might be guilty. Honestly, it could have been anyone. Nearly every character seemed to be hiding something, making them look so incredibly suspicious at some point during the novel. And just when you think you have it all figured out, another reveal will send you in a completely different direction. As always, Keri Beevis does a fantastic job keeping the tension high and making the reader constantly second guess everyone and everything.

And the sweet dog, Tara, was my favorite!! I always look forward to seeing what fur baby Keri will introduce us to in her books. You’ll fall in love with her, I promise.

As a friendship forms between them, old secrets start to resurface, and it quickly becomes clear that whatever happened back then isn’t as buried as everyone would like to believe.
This was such a quick, addictive read for me.
The story is told through several POVs in the present, while slowly revealing what really happened that awful night twenty years ago. I love when a book balances past and present like this, it keeps the tension building and makes you second guess everything.
I constantly thought I had it figured out, and then immediately changed my mind. One minute I was convinced it was one person, the next I was side-eyeing someone else. That went on right up until the final reveal, which definitely kept things fun and engaging.
There’s a nice mix of psychological thriller and a touch of romance, which worked well without taking away from the suspense. And the atmosphere was so good. There’s this underlying creepiness, especially anytime a character was alone in the dark, I swear I kept thinking, why are you doing this?! absolutely not.
It’s one of those “just one more chapter” books that’s way too easy to fly through in one sitting.
If you like twisty thrillers with small-town secrets, multiple POVs, and a steady build of tension, this one is definitely worth picking up.

I really enjoyed the dual POV between Camilla and Hope, and I thought Beevis did a fantastic job making both voices feel distinct and believable. The atmosphere was tense, eerie, and packed with suspicion!

21 Willow Lane was such an addictive psychological thriller with the perfect eerie small-town atmosphere. Keri Beevis does an amazing job of slowly building tension and making you question absolutely everyone. Just when I thought I had figured things out, another twist came along and sent me in a completely different direction.

The mystery surrounding what happened twenty years ago in the woods completely pulled me in. Three girls went in, but only one came back. Hope was such an intriguing character and I loved uncovering pieces of her story alongside Camilla as strange things started happening at Number 21.

I’ll admit the beginning felt a little slow for me, but once the story picked up I could not put it down. The creepy village setting, suspicious neighbours, and constant feeling that someone was watching made this such a tense and atmospheric read. I especially loved how the story kept making me second guess who could actually be trusted.

This was my first Keri Beevis book and it definitely won’t be my last. If you enjoy twisty psychological thrillers with dark secrets, paranoia, and slow-burn suspense, I’d definitely recommend this one. 📚🔍🌫️

Needed a twisty thriller and this absolutely delivered.

A woman moves to a house in a quiet Norfolk village after her divorce, hoping for a fresh start on Willow Lane. Instead, she ends up surrounded by old secrets, strange behaviour and a past nobody wants talked about.

Twenty years earlier, three teenagers went into the woods. One died. One disappeared. One came back. Hope Andrews was the one who returned, and she’s never really escaped what happened.

I loved how this slowly builds the tension. It starts with that uneasy small village atmosphere where everyone seems to know more than they say, then gets darker and more intense as the story goes on.

The chapters switching between Camilla and Hope worked really well and kept me reading far later than planned.

Some twists I guessed, plenty I didn’t, and the final part of the book really steps things up. Just when you think you know where it’s going, it changes direction.

Creepy, addictive and full of suspicion. If you like thrillers where nobody can be trusted and the past refuses to stay buried, this is well worth reading.

My first book by this author, but definitely not my last. I’ll be reading more.

Really enjoyed this one 👏✨ This was my first book by Keri Beevis and it definitely won’t be my last.

Cam has just gone through a divorce and moves to a small cottage in Blakeney for a fresh start. Not long after arriving she meets Hope, a woman the locals seem wary of. Hope mostly keeps to herself, but the two slowly form a friendship and you can tell pretty quickly there’s a lot more to her story than anyone is saying.

Years earlier, three teenagers entered the woods. One was murdered, one vanished, and Hope was the only one who made it home. As Cam gets closer to her, old secrets begin creeping back to the surface and strange things start happening around Willow Lane 😳

I loved the tense little village atmosphere where everyone seems to know something but nobody is telling the full truth. It constantly had me second guessing who could actually be trusted. The mystery unfolded at a really good pace and kept me hooked wanting answers.

A really enjoyable thriller with plenty of twists and suspicion throughout 🖤📚⭐️

Another excellent psychological thriller from Keri Beevis. Following her divorce, Camilla moved to the idyllic seaside town of Blakeney to be near friends and for a new job. What she doesn't realise is there's history in the town and the house she has bought. Some twenty years previous, three girls on an adventure ran into bother with one being killed, one missing presumed dead and one soul survivor, Hope. Since then Hope has lived the life pretty much as a recluse until Camilla tries befriending her despite being warned off by her friends. Hope mentions that the killer from all those years ago had never been caught and when strange happenings started occurring in Camilla's new home she began to worry that she was being targeted.
This author very cleverly leads you down blind alleys and throws many red herrings into the storyline, so much so you don't know what's going to happen next nor who is targeting Camilla.
A really exciting read that'll keep you intrigued right to the very end.

This was such a good read! Great storyline and enough twists and turns to keep my interest and keep me guessing until the end. The characters were very well written, too.

The pacing of this story was great. There isn't a ton of action, but enough to keep my interest and keep those pages turning. To me, this was such a psychological read, and it was fun to try to figure out these characters. Hope and Harvey were the two characters I spent the most time trying to figure out. Hope was definitely an odd person, but understandably so. Harvey had a bit of mystery to him, and I couldn't quite make up my mind as to whether he was a good guy or a bad guy for most of the book. This is not a complaint, either, because it made the book fun to read.

This was my first book by this author, and I will definitely be on the lookout for more of her work. I enjoyed reading this book, though sometimes I felt the need to put it down so I could sleep at night.

She has a few weeks to do some work on her new house at 21 Willow Lane. Twenty years ago there was an incident involving 3 local girls, one died, one vanished and one survived. No one was ever charged with the crime, is the killer still at large? Cam discovers that her new home is where the girl who vanished lived. She befriends Hope, the survivor and forms a friendship with Nick who was the boyfriend of the missing girl. It seems everyone from that time has secrets, secrets they want to keep secret.

Secrets can’t stay secret for ever and how far will people go to keep them?

Another great book that keeps you guessing till the end.

21 Willow Lane is a new start for Camilla,a divorce who wants to start a new.Hope been through a lot,years ago one of her friends was murdered and one is missing for a long time,but maybe Camilla will be a new friend that Hope need.Camilla setting in the new house,but unexpected strange things happening in her house,and she's not sure if she is safe here.What happened to the girls all those years ago,and is the killer now after Camilla?

It was tension filled mystery and the time fly by.Likable characters,suspense and secrets told from few POV past and present I was not sure who's the bad guy.I was engrossed in the story and recommend this read.

Camilla moves into her new house and accidently befriends Hope, a victim of an attack that killed her friends. Hope is behaving strangely and is possessive of Camilla. When weird things starting happening Camilla is unsure where to turn.

This had my attention from the start. The character descriptions were spot on and I could picture Hope as a needy victim. A slow burner that picked up towards the end. I was unsure who to trust as Nick definitely gave off dodgy vibes. Told from both Camilla and Hope’s point of view in different chapters it kept me e guessing as to what was happening. This was an enjoyable read.

Keri Beevis is a master at creating stories that are super unique! I thoroughly enjoyed this one.

The reason for the 4 stars instead of 5 is because the killer was so obvious and what happened to Natalie was so obvious. There were a couple red herrings in there, but the true reason I did not believe this person was the killer was because it was so obvious. All of that aside, it was still a good story that kept me on the edge of my seat and engaged throughout.

I really enjoyed most of the characters as well. It was great how the story provided all of the answers and everything was wrapped up neatly with a happy-ish ending.

Definitely recommend Keri Beevis and this book.

This is classic Beev with a dark, twisty,malevolent plot. You are never quite sure where the story is going as she sends you off down many dead ends and gives the reader red herrings along the way. The story is told in the present day however it jumps back to 20 years ago when one girl was found dead and another went missing - with no body found. It is a great psychological tale which you won't want to put down once you start. Overall 4.5*

Keri Beevis has a talent for crafting brilliant stories layered with suspense and complexity. Her use of setting helps build a rich atmosphere that perfectly drives both the plot and the tension throughout the story.

She masterfully leads readers down one path, making you suspicious of every character, only to completely surprise you with who the real villain turns out to be. Just when you think you’ve figured it out, another twist changes everything.

Not only does she deliver a gripping plot twist, but she also knows how to wrap up a story with a satisfying ending!

This was a great read, full of twists and questionable characters. Although the first few chapters seemed almost simplistic (I can’t think of a better word!) in the writing, and a bit slow, I was still captured by the story and the mystery that lead character Camilla finds herself in. A very satisfying conclusion rounded out the book.
My first read by Keri Beevis and I don’t think it will be my last.

Great read! This story has all that you’re looking for in a psychological thriller: murder, drama, stalking, loads of guessing and quite some suspense. It’s fairly slow paced, which works well.
Great if you’re looking for a quickish read.

This was the first book I’ve read by this author and absolutely enjoyed it.

I am a huge fan of Keri Beevis and this book does not disappoint!!
Cam moves to Willow Lane after her divorce but the house holds secrets from many years ago. She also befriends Hope, a lonely woman, traumatised by an event in her teens. Now Hope keeps herself to herself, reluctant to let anyone in. As the friendship progresses, the secrets from the past begin to come to the surface. Who committed the crimes and why won’t they leave Cam in peace?
This book had me on the edge of my seat. It moves at breakneck pace and will have you constantly questioning who the real villain is.

All I can say is wow, loved this book so much it kept me wanting to see what happened next, I wasn’t sure who was the perpetrator to start with, I had a few names but then went in one direction to then turn to someone else, what twists in this book. Fantastically written & a great book. I loved the ending but didn’t want the book to end. Well done Keri you have done it again another great book.

Reading this book made me feel I was immersed in the lives of a set of friends in Blakeney. Cam has recently moved here to get a fresh start on life, and she immediately finds friends there. This was a fast-paced thriller that had me guessing for quite a while as mysteries of the past are solved!
