Fifth Avenue Flirt

Rate this book
One week. No falling in love. Then he'll get me what I want.

Everyone in New York loves Ben East.

He's charming. Connected. Infuriatingly handsome. The kind of man who can fix almost any problem with a phone call and a smile.

I don't trust him for a second.

Sleeping with him, however?

That turns out to be an entirely different matter.

Our one night together is supposed to be exactly that. One night. No expectations, no complications—and definitely no repeat performance.

Then the deal for my dream hotel falls apart.

I've spent my whole life as the baby of my family, the one everyone protects. This hotel is my chance to prove—to them and to myself—that I can build something on my own.

And Ben is the one man who can help me get it.

Except he refuses.

He doesn't mix business with pleasure. And according to Ben, spending any more time together would be a terrible idea anyway, because I'd inevitably fall in love with him.

Obviously, I have to prove him wrong.

So we make a deal.

Seven days living together. No sex. No kissing. No falling in love.

If I make it through the week, he'll help me get my hotel.

There's just one thing neither of us planned for.

Somewhere between whispered secrets in Grand Central, burnt cookies at midnight and a rainy Sunday spent in bed, I stop seeing the man everyone loves—and start seeing the man underneath.

The one who takes care of everyone but himself.

The one who makes me laugh.

The one who is becoming dangerously difficult to imagine walking away from.

I went into our bet determined to prove I didn't need anyone.

But maybe falling in love isn't about needing someone to save you.

Maybe it's about finding the person you'd give up everything to choose.

I’m sure you have book authors that you gravitate to over and over because you like their storytelling or you like the way that they make you feel when you finish the book. Louise Bay is one of those authors for me.

When it comes to romance, this lady nails it every single time. The stories are not overly graphic, but hot enough to enhance the relationship. A lot of this story is the building of feelings of attraction.

Fifth Avenue Flirt is one of those that caught me unaware somehow. If you’ve read prior novels, you may recognize some of the characters and the relationship between them. But it’s not necessary to do that as this book is a standalone.

What caught me off guard somewhat were certain phrases and heartfelt moments as their “agreement“ developed. Knocking down walls and feeling safe enough to trust someone with your feelings and wants and longing for what’s been missing.

Bay did this beautifully in this book. She successfully describes the want and the longing for that person your body recognizes before your brain does. It’s not just the sexy times, but it’s the understanding and the deeper level of connection. That’s what gets me every time.

That’s why I love reaching for her books time and time again. Fifth Avenue Flirt is a complete romance with the most romantic ending. The perfect words for the “will you marry me” ask. Swooning here.

I don’t think I’ve ever met a Louise Bay story that did not make me giddy and put a huge smile on my face!

Fifth Avenue Flirt was not just a journey of two people to a HEA, which is what the romance genre is all about. The story of Ben & Avril was romantic in a way that lights you up from the inside. At least it did for me. There was banter for days with an overall vibe of swooniness and flirty vibes! I loved it best because as Ben and Avril progress, I felt like I was progressing with them. I felt like I was inside the story feeling all of it. It was like a trance of sorts because I read for hours on end, even after my eyes were super tired!

I’m cutting my review off at this point because I’m hours into the audio and want to finish it before I tell you more. Suffice it to say, I am all up in my feelings all over again and I do not hate it!

🎧Audiobook Review🎧

I'm baaaaaaaaaack! lol And I've listened to the audiobook narrated by Samantha Brentmoor & Shane east! Listen, I didn't think that listening to this story would have my feelings all up in arms tenfold but here we are! What an exceptional duo these two superstars made! Seriously, every single aspect and characteristic of our MCs was captured precisely and with care. These two drew me deeper into the story (which I didn't think was possible) and just leveled up every emotional and humorous moment.

I've said this about Louise herself but it should be said about both Samantha & Shane as well. I have yet to meet a performance by either one of these voice actors that I have not absolutely loved. They have a way of capturing the soul of their characters and passing on that soul to our ears like it was "just another day" and they are just outstanding to listen to!

Okay, those are all my cents on this story. Go forth and enjoy!

I had such a good time reading Fifth Avenue Flirt, Avril and Ben conquered me at the first line.

Avril needs Ben to find out who is the owner of the Boston hotel she wants to buy, but it won't be too easy because Ben will help her only if she doesn't fall for him after a week of living together.

Avril and Ben are funny and witty, and so so well-matched. They started their journey with a great attraction, then slowly they show their fears, flaws and feelings, deepining their relationship.

Louise Bay wrote another great and unputdownable story. I loved all the banters, the chemistry and the spice she put between the characters.

I love a Louise Bay book and Ben fits the book boyfriend availability perfectly.

Ben has been reading people and giving them his best charisma for years. In fact his success is down to his connections. When he meets Avril she doesn’t fall for his easy charm. This is usual for Ben and she spikes his interest.

Avril wants his help professionally and Ben doesn’t want to mix business with pleasure. Who will win? Who will realise they’ve made a mistake?

I loved the banter in this books the characters were realistic. The story reads like a good rom-com movie.

Hot start, this one. This couple-to-be share an explosive chemistry from night one. And so flirty!

There is this fun pull between Avril and Ben. He's supposed to be a charming master of the masses yet he encounters the most challenging woman who breaks all his expectations. The plot from there is delightfully lively, unexpected and surprisingly intimate.

Once I picked up this book, I devoured it. The story is so easy to read because the narrative feels natural and engaging.

The characters are great. They're very different from me but I wanted to know them. Their issues and longings are relatable, the way they face them and evolve is what makes them human and also interesting.

The romance is hot and fun, yet the relationship also has meaningful depth. I liked the fact that they question things. For example, how Ben is living his life and in terms of connection, or how Avril needs to prove something to herself. I also find it very interesting when the characters are at work, I think it's because they're driven and their jobs are cool ;-)

Ben's arc is thorough and fulfilling. I loved the chats with his brother. However, I thought that Avril's resolution of her conflict wasn't as pronounced and it was resolved in an underwhelming way. I understood her choice but it didn't resonate as much with me.

As a whole, it's highly engaging, hot, meaningful and a pleasure to hang out with all the characters.

Avril wants, no, needs, to assert her independence and prove to her family that she can do her own thing, open her own business, her way. When her encounter with Ben, someone who seems to have the answer to everything, has his own network of people he knows, she leverages his help. But to do that she needs to move in with him for a tiny while. Let the fun begin...

I do so love me a good close proximity romance where both people are resisting their feelings, won't acknowledge them, but are down bad anyway. Avril is like a lot of us younger sibs who want our families to not treat us like we're little kids any longer. Thank God help with that came in the package of a sweet, but emotionally distant Ben. Ben really had no idea that he kept everyone at arms' length all with a charming smile on his face and the answer to everyone's questions. He had his own come to realization thankfully and our adorable couple finally got on the same page. I love all of Louise's billionaires and the lucky people who they fall for, Ben and Avril are yet another sweet, spicy couple that I couldn't help but fall in love with.

There is something about Louise Bay’s new Manhattan Billionaires series that I am really connecting with, and Fifth Avenue Flirt may be my favorite so far.

Avril and Ben are very different, but they are also at similar points in their lives. They both know they want something more, even if neither of them is entirely sure what that “more” looks like. They want to grow and experience something different without losing the parts of themselves that matter most.

I found that incredibly relatable. I think most of us have felt the need to branch out at some point—to step away from what is familiar and see what else might be waiting for us.

And finding someone who not only gives you room to stretch and grow, but wants to grow alongside you? That is exactly the kind of love story romance novels are made to tell.

I loved Avril and Ben’s chemistry, their one-week bet, and all the romantic moments that came with it. But what made this book special to me was not the bet or even knowing that their story would end with a happily ever after. It was getting to know these two characters and watching them discover what they truly wanted from their lives—and from each other.

This was a romantic, character-driven story about wanting more, taking chances, and finding the person who makes it feel safe to become a different version of yourself.

I received a review copy of this title from the author. All opinions are my own.

Super cute!

Avril gets her man, despite her attempts to avoid and reject him. She is determined to prove herself, to be taken seriously as business woman.

Ben is NOT a typical Manhattan player. His need to have more is driven by his past experiences and the hardships suffered by his family.

They agree to help each other, be roommates for one week with the stipulation or challenge, not to fall in love. Good luck!

Got to 30%

It started ok, confident woman and man who beyond the surface had potential. But as it continues her antagonistic attitude wasn't cute. The whole story premise was odd. I felt the author was trying to sell us the characters by repeating their thoughts. First date is going to the gym? That's...
Also she's a tall thin beautiful blonde. He's...charming?

Some flirts are forever

In Fifth Avenue Flirt we follow the story of Ben and Avril, which is told from both perspectives in the first person. Something that helps me a lot to get into their heads and feel all their emotions like firsthand. And this makes me more invested in their love story and in their progress within.

Avril and Ben were already known for me as side characters in different books beforehand and I was very curious to know them better and deeper.

Avril is one of this open characters who upfront shows all this confidence. She knows what she wants and goes for it. But she's having her moments when she's not like this. I like her much. I felt her as a deep character with her very own ups and downs. She's fierce and soft. Someone might think this is controversial but it isn't. She has her very own story inside her that she's willing to open up. Have I mentioned, that I really like her?

Ben is much like Avril but he's different too. I know I'm not expressing this in the most eloquent way, but I don't want to give too much away. As from further book we know that Ben helps people to get connected for business deals. He's very engaged to his work, which made him take some steps away from real and deeper connections. I like his personal evolution and improvements he does along the book. This is so remarkable and outstanding that I need to outline it. He's such a kind person and so sweet and romantic. He's never going to overstep boundaries and this makes him so special for me. Even more because of his past. He's too a very deep character and I was always able to feel his emotions and understand his actions and motivations.

About the Spice, its well written and not overloaded. It's completely fine.
3/5 chilies

Conclusion:
An impressive deep and well thought love story. I'm still processing all this, but I really enjoyed this one.

Non native English readers:
Easy to follow and no major words to look up. It's a real quick and enjoyable read.

Info:
This is the second book in the Manhattan Billionaires series. This is an interconnected series of standalones. There's no need to read them in Order but I strongly recommend to do that for a better understanding and for all the connections within.

Book 1: Manhattan Kiss
Book 2: Fifth Avenue Flirt
Book 3: The London Man (coming November 2026)

For an even better understanding it's best if you read the the Colorado Club Billionaires series and The New York City Billionaires series as they have their cameos or are mentioned within this book.

Flirty, fun & addictive

Louise Bay has done it again. FIFTH AVENUE FLIRT was everything I love about her writing: the humour, flirting, banter, inner monologues, and the "aha moment".

Ben East was always determined not to fail like his father had. He's a self-made billionaire, the man everyone turns to when they need professional help, he's a fixer. He's charming, flirtatious, yes always keeps his relationships professional not willing to open himself up personally. Avril Worthington is a smart, independent, sassy, stubborn woman who feels she needs to prove herself. She believes she owes her brother Worth, for the role he played in her life and the chances he took on her.

Ben and Avril met at a friend's engagement party and shared a sizzling night together, a one-off night which wasn't meant to occur again. Avril wants to purchase and restore a Boston hotel and realises she needs Ben's fixing abilities. He's not so willing to help because of their previous intimacy, so he adds a condition, Avril is to move in with him to prove him wrong about falling in love with him within a week.

I adored Ben and Avril. Their banter is amazing and their chemistry cotinues to sizzle and grow the more they send time together. I enjoyed watching a friendship develop between them, both realising there was much more to each other than the facades they wore. While they both have built walls around their hearts, their living situation sees those walls slowly crumble with their shared laughter, romantic gestures, sheesy moments, and non-stop flirting. I couldn't have loved this couple more, but what will happen when their week is over.

FIFTH AVENUE FLIRT was another fabulous story from Louise, a fun, steamy, addictive read which had me laughing out loud and yelling for these characters to listen to their hearts. An absolute must read.

Fifth Avenue Flirt – Louise Bay

5 star room service with popcorn!

Ben East is a fixer and ever the consummate professional; everyone’s knight in shining armour, for a price. But the real Ben keeps his cards close to his eight-pack.

Avril Worthington has spent her life trying to live up to the educational standards of her siblings, her desire to prove she can make it alone in business, ensuring she’s unattainably forever single.

Ben is outwardly flirtatious and inwardly a loner. Avril is outwardly cagey around men, but inwardly craves a partner in life and business. She is the one person who calls Ben out on his ‘nice-guy’ routine. She’s stubborn, sexy and the most real person he’s met in a long-time. He’s fun, persistent and spontaneous, something she is quickly realising she adores.

When Avril needs Ben’s help to fix an issue with a hotel she wants to purchase, he grabs the chance to spend more time together. One week of living together and if she doesn’t fall in love with him during those seven days, he will work with her. Easy right?

Did I mention that he plays dirty – he cooks like a Michelin Star chef, spends the day ‘bed rotting’ and watching reality tv and he is a shoe dude, buying her shoes and gorgeous clothing on a whim. He is the perfect man!

Fifth Avenue Flirt is the second book in The Manhattan Billionaires Series and I can’t wait for the third. As always Ms Bay, it’s been a pleasure.

I went into this one thinking it was going to be a romcom, but was pleasantly surprised by the depth of emotions that this brought out of me while reading. Their lighthearted "agreement" turned into so much more, and I was here for every moment of watching their friendly banter develop into a beautiful relationship.

Fifth Avenue Flirt is Ben East and Avril Huntington's tale of possible love in the big city!
Ben is known in the circle as a fixer in the business world his connections are why he is seen at all the parties, meetings, small dinners and any place that there will be a contact. He is also known as a flirt, his handsome face usually breaks the ice, and his wit, charm, charisma and business talent keep them coming back.
Avril is in the hotel business with her sister Poppy and her brother; a chance meeting puts her in the orbit of Ben. Avril is needing a connection in the business world, but she is not sure that Ben is her man in any way shape or form. Ben turns on the charm and Avril gives him the sass. It is the foreshadowing of what is to come.
The more time they spend together the more of the layers of the onion start to peel.
They have chemistry, they have great banter and Ben's flirt game is on point, but Avril is a tough nut to crack. It is a cat and mouse game it will keep you thoroughly entertained! They are surrounded by a wonderful supporting cast and loved watching them navigate their relationship and all the changes!!!

Fifth Avenue Flirt is the second story in the Manhattan Billionaires series. It is another well-written and entertaining story from this talented author.

Ben is a self-made billionaire who is very determined to succeed. Avril is independent and feels that she has to prove herself. They meet at a friend's engagement party and spend a night together. Avril wants to buy and restore a hotel and needs Ben's help. He doesn't want to help her but he decides to do so if she will move in with him. They are not supposed to fall in love. What happens when they move in together?

I loved the chemistry between Ben and Avril. I loved how they had such great banter. I look forward to the next story.

There was just something about this book that ticked all my romance loving boxes! I'm not even sure how that's happened?

I loved the journey of discovery that both Avril and Ben embark upon, both separately and together.

They intrinsically recognise the parts of the other that attracts them and work, unknowingly, to build the foundation of a relationship.

Of course there are fleeting moments when things don't seem to be going quite to plan but that just makes the reader cheer a bit louder for Ben and Avril to make it.

Once again Lousie Bay has created another novel that you won't want to put down...it's that readable.

Not a favorite for me

I typically love Louise Bay but Avril was extremely childish and annoying.
She wants to be seen as a strong, independent woman, not the baby sister, but she behaves like a child. She throws tantrums and makes childish emotional decisions.

And you're telling me in the same conversation where Ben is saying he can't be with her, he realizes "oh wait I'm gonna marry her". Huh?

I'll always read LB books but this one wasn't it for me.

🩷FIFTH AVENUE FLIRT 🤍by Louise Bay
🩷Manhattan Billionaires #2
🎙️ Audiobook performed by Shane East & Samantha Brentmoor
🎛️ Produced by the audio masters at East House Productions

Okay, so I already love everything Louise Bay. She is my OG Queen of Billionaires, and we all know my favourites are the Brits. I fell hard and fast for Ben East, I mean HARD. How could I not?

This time Louise gives us the confident golden retriever who is ridiculously charming, hilarious and, as the title suggests, SUCH a flirt. Ben has shot straight to the top of my book boyfriend list and is easily one of my favourite Louise Bay heroes in a long time.

And this book? I DEVOURED it. Once I picked it up, I genuinely could not put it down. I read the entire thing in half a day — and when I say inhaled, I mean INHALED. Louise served and I absolutely feasted on this book.

Ben is a self-made billionaire who wasn’t born with a silver spoon in his mouth and has worked incredibly hard to get where he is. He’s used to people loving him — and it’s very easy to see why. But then he meets his match in Avril Huntington.

Avril is sassy, confident, stubborn as all heck and VERY sure she isn’t going to fall for Ben like every other woman apparently does. She needs his connections to help her secure the hotel she wants to buy, but Ben has one rule: he doesn’t mix business with pleasure.

Which is slightly inconvenient considering these two have already had the hottest, most fun meet-cute at his best friend’s engagement party and ended up spending a pretty unforgettable night together.

So they make a bet.

Avril gets Ben’s help if she can spend one week living with him without falling in love. She is determined to prove him wrong. Ben is just as determined to prove that she can’t resist him.

And what follows is SO much fun.

I absolutely loved that this felt like an ode to those classic rom-coms we’ve all been missing, and Louise has done it so perfectly here. If you love Sleepless in Seattle, you’ll love some of the little parallels — the big romantic gestures, the Manhattan dates, the Met, the helicopter ride… it has that gorgeous, larger-than-life, cinematic New York romance feeling that I LOVE.

But the best part? Our hero is BRITISH. So basically Louise took all those classic rom-com feels, dropped them into Manhattan and gave me a ridiculously charming British billionaire at the centre of it all. And honestly, I love that for me. It feeds my Brit-loving soul.

Add in all the banter, flirting and hilarious moments that Louise does so well and I was completely in my element. But the beauty of this story is that underneath all of that fun and romance, there’s also so much heart and depth to Ben and Avril’s journey.

For two people who initially seem so different, they slowly discover just how much they actually have in common. I loved the way their relationship challenged both of them and pushed them to look at parts of their lives differently.

Ben makes Avril realise that she doesn’t want to be another person simply using his connections to get what she wants. And Avril gives Ben the perspective he needs to look at his relationship with his brother differently and realise he doesn’t need to keep everyone at arm’s length to protect himself from repeating his father’s story.

And watching Ben fall? MY GOD.

This is a man who has never really done serious relationships. He has no problem meeting women, but he’s never wanted anything deeper — until Avril walks into his life and completely blows up everything he thought he knew about himself.

That’s what I loved most about these two. Neither of them goes into this expecting the other person to change anything, yet somehow they give each other exactly what they didn’t know they needed. Watching those walls slowly come down and seeing them really understand each other was such a beautiful part of their story.

And, as always with Louise Bay, the found family is top tier. We get friends and family, old and new, and I absolutely loved being back in this world.

Of course, I’ll be back on release day to experience the audiobook because I basically read this entire book with Shane East and Samantha Brentmoor already in my head.

And I am LOVING that we get another Shane performance as the fun, charming golden-retriever MMC because I can NEVER get enough of him in these roles. There truly aren’t enough of them. I already know Samantha is going to be fabulous as the sassy, determined spitfire that is Avril Huntington, and Shane and Samantha together are always a great time. The OG audio girlies know — #eastmoor.

Louise Bay books will always be a comfort read and comfort listen for me, so I feel incredibly lucky that I got to read this one early. This story was everything I wanted from Ben and Avril, and now I cannot wait to experience it all over again in audio.

If I could give this more than five stars, I absolutely would.

Fifth Avenue Flirt is the second book in the Manhattan Billionaires series and follows youngest Huntington sibling, Avril, as she gives up her dream to prove her love is true.

Avril Huntington is the youngest of the three siblings. Her brother, Worth, raised her and her sister, Poppy, from when they were young. They grew up just getting by, but they all graduated from high school and went on to college. However, Avril dropped out of college. She is a very artistic person and a business degree was not for her.

Ben East is the oldest brother of his family. His father was American and his mother was British, but they made it work. When he was young, they came to America so his father could do what he loved, cook. They barely got by and at one point they were forced to live in their car. He never wanted to feel that way again.

Ben has spent his entire adult life being the person everyone needed. He is a facilitator and he gets paid handsomely for it. But he does not really have any friends. He has Deacon, which is the closest thing to a friend he has. He never mixes business with pleasure since it muddies the water.

Avril and her siblings own the Hotel on Ninth Street. They are looking to expand and open a new hotel. She is pushing for one in Boston, where she can take the lead and prove herself to her brother. But her siblings are looking at another location in Manhattan on Fifth Avenue.

After a one night stand, Ben tells Avril he cannot help her. He does not mix business with pleasure. But during a drunken night out with friends, older sister, Poppy, negotiates a way to prove there are no feelings between them and, therefore, Ben can help Avril obtain her dream.

The week starts out fine. But as it progresses, both Ben and Avril are having to hide their true feelings from each other. Avril is determined to get Ben's help, even if it completely breaks her heart.

After the agreed upon term, Avril back to her apartment with Poppy. When she receives a courier delivery that morning she is surprised. Especially when she sees who it is from and what is inside the envelope. And her heart cracks a little more.

Will Ben follow through and help Avril obtain the hotel in Boston? Will Avril give up her dream when she realizes she has fallen in love with Ben? Will Ben realize he is in love with Avril?

This story has laughter and sadness in it. The backstory for both Avril and Ben are heartbreaking. Both are still dealing with what happened to them and their families when they were children.

Avril is trying so hard to prove to both Worth and Poppy that she is capable. She has always felt like Worth indulged her and now she needs to prove her worth to him. Boston is her way of proving it. But during a family meeting, everything comes out. The reactions she gets from both of them are not what she was expecting. It makes her realize that maybe she has already proven herself to them.

Ben reunited with his brother, Bray, during this book. They talk about business, Avril and their lives, but it is superficial at first. Until Bray tells Ben his walls are so high no one can get in. And he asks Ben if Avril is willing to climb over his walls. One of my favorite moments in this book.

I still have questions from this book. I am hoping the next book will answer some of them. I need more about Bray. And what about Poppy's story? Only time will tell.

I’ve been excited for this next story for a while. I liked that it was different from your typical billionaire story. It didn’t really focus on what Ben does for a living or his money which was a nice change. At the same time, I wish I knew a little bit more about what he does. It felt really secretive to me and I just wanted more of an idea about it. I’m not saying dedicate most of the book to it, but at least mention it or talk about a job in 2-3 chapters. I also felt like you really only scratched the surface with Ben. You didn’t know if he was being truthful or putting up a facade with Avril. I feel like there were pieces of himself he was hiding and he was putting up a front with her. It felt like he was himself to a degree but you didn’t get the emotions that drive him or the things that make Ben who he is. You get pieces of it and that’s where his love of cooking came in but you never really got a taste of his hopes and dreams. It just talks about how he was feeling unsettled in his adult life and struggled with his public identity and his private one. He didn’t know who he was underneath his professional persona and had a hard time turning that side of him off when it came to his brother and Avril. In short, it was either a mid-life crisis or an identity crisis. He realizes that he doesn’t take the time to get to know people unless it benefited him. On the other side, Avril also felt like Ben treated his job as feeding his clients because they wanted something from him and he didn’t know how to be any other way. It was a lot of deep, complex issues that stemmed from Ben feeling like he always had to keep going because it meant success and never being without anything again. He was driven, but not in the way one would be. A person can be driven to do well, but also have fulfilling relationships. Ben didn’t want any part of the relationship aspect of this. He just wanted people to like him and fall under his charming spell so he could get what he wants out of it. In this book’s case, he wanted Avril but only physically yet he couldn’t pinpoint why he was so drawn to her at the same time. The book basically just follows the way Avril and Ben navigate their relationship and has them both using each other for different things. Eventually they have to realize that sometimes the best things in life is the company of someone you love and care about, the rest of the things don’t matter. The message is good in the long run, the story kept me interested and the sex was decent, but there were parts that didn’t get the extra push in order for me to give this a 5. It had its moments but then near the end I just felt like things were getting repeated and there was no action coming from either Ben or Avril’s side. It’s like they both wanted the other to make the next move and it got to be too much going back and forth with it. I am happy that eventually Avril does end up being the one that fights for them. She admits that she fell in love first, but Ben fought it briefly and I wasn’t sure how they would end up together but knew it would happen so it gets a 4 from me. I think the next book will focus on Ben’s brother Bray, but the way this book ended didn’t indicate who would be the focus. It was very vague and secretive, just talking briefly about the trope but nothing else so I guess time will tell.

They had rules. I had absolutely no faith they’d follow them!!

I knew Ben and Avril were going to be trouble, but I had no idea just how much I’d love watching it unfold.

This was such a fun, heartfelt, sexy read with off-the-charts chemistry, delicious tension and just the right amount of spice to keep those pages burning.

What starts as a one-night stand quickly turns into a deal with rules, forced proximity and seven days to prove they can resist each other. No kissing. No s£x. And definitely no falling in love.
Well… there was no chance these two were making it through that deal without breaking a few rules and seriously blurring the lines.

And let’s be honest, Ben was already in trouble after their one night together. This man basically fell first before he even knew what hit him! Watching him try to convince himself that keeping his distance was the smart thing to do while Avril kept getting under his skin was so much fun.

And even when the deal was over, they definitely weren’t done. By then, the rules were gone, the lines were thoroughly blurred and I loved watching them figure out what came next.

And Ben… this man is book-boyfriend material!
Yes, he’s charming, ridiculously handsome, connected, confident and has that I-can-fix-anything-with-a-phone-call energy. But it was all those little things about him that completely won me over.

He buys her snacks.
He lets her control the remote.
There’s a fluffy white cat.
He takes off her toenail polish.
And bed rotting…come on
I mean… yes, you guessed it. I was hooked.

But what made me love Ben even more was getting to see the man underneath all that confidence. I really enjoyed watching him question what direction he wants his life to take and figure out what truly makes him happy. He’s an amazing cook and I loved Avril encouraging him to be all that he wants to be. She believed in him and I thought that was such a beautiful part of their relationship.

I also loved seeing Ben develop a deeper relationship with his brother. And Bray? Yes, please! Can he have his own romance? Because I definitely need me more of Bray!

We already love Worth, Avril’s brother and Poppy, her sister, so having more of them together was such a treat. I really enjoyed the family and friend dynamics throughout the story. They brought so much warmth, humour and personality to the romance.

And Avril! I loved her sweetness, her personality, her determination to prove herself and show her family that she could succeed on her own. But I also loved watching her perspective shift as she realized that some things matter more than proving a point.

Louise Bay, you know exactly how to hook me and keep me there. Your storytelling pulled me straight into Ben and Avril’s world and I loved every laugh, swoon and heart-fluttering emotional moment along the way.

The chemistry? Absolutely electric.
The banter? So much fun.
The spice? Deliciously done.
The family? I loved them.
Ben? A certified book boyfriend.

This was everything I want in a romance…fun, sexy, heartwarming and filled with characters I didn’t want to say goodbye to.

Another Louise Bay romance I absolutely loved. A must-read!

Fifth Avenue Flirt by Louise Bay (The Manhattan Billionaires, #2)

⭐️⭐️
🌶️🌶️.5

The plot of ‘Fifth Avenue Flirt’ is slightly unusual as it shows the great lengths one will go to prove themselves. Avril is the youngest of the Huntington clan and has dedicated her mature years to their family business of property ownership. Their recent venture—buying a hotel—has fired up an aged desire in Avril; that is, to make a business move that surprises and appeases her siblings. Hence, Avril has set her eyes upon a location in Boston and is dedicated to finding the best property for the Huntington hotel. Whilst the meaning and gravity behind this desire is articulated in the novel, it lacks its importance and unravels to be quite odd. Her dedication to the Boston location seems random, and despite the numerous attempts at explaining their family dynamics growing up, her persistence and isolated thinking are bizarre.

In pursuit of Avril’s desire, she meets Ben East. A man notorious for his affable and flirty personality in Manhattan. From his POV, we understand that he stresses the importance of building connections within the city. Pursuant to his prominent status, Avril seeks his help to find a good location in Boston. However, their initial passionate and intimate evening dissuades Ben from assisting her. Strangely, Ben is explicit with Avril about his attraction to her and thisdesire to build more than a friendship; however, Avril’s eyes are set upon this location and instead provides an ultimatum to Mr East. The ultimatum ultimately becomes the weight of the plot, in which Avril is not to fall in love with Ben over a ten-date span in order to get his connections from Boston. Even a shared living situation is filtered in to truly test the waters, and readers are privy to their escapades of flirting and camaraderie.

The latter part of the plot—being the ultimatum—also felt quite odd in the novel. Whilst I have read my fair share of arbitrary and unrealistic plots, this trope felt unnatural and disconnected from Avril’s inner desire to feel competent compared to her siblings. Even Ben’s perspective casts doubt on her means to get to Boston, but it seems to be brushed under the rug in pursuit of the plot. Unfortunately, the plot was unfeasible, and I felt separated from the novel. I was unable to be fully immersed in the world of ‘The Manhattan Billionaires’, and the dialogue between the characters felt as if I was reading a script.

A lot of the novel follows Ben and Avril falling in love, and we do witness the excitement they have for the mundane activities. Moreover, we do experience Ben and Avril’s respective careers, as the former ventures through his connections and dinner nights, and the latter pressures her siblings into investing in the Boston location. For the majority of the novel, the audience is reading at a steady pace, and the second instalment has no real hiccups or stirrups that keep us on our toes. At times, the plot is boring and directionless, and the plot feels lacklustre despite its anticipatory setup.

Overall, I did desire greater diction and penmanship within this novel. The writing was plain, and there seemed to be an absence of intentionality in keeping the novel intriguing. The voices of the characters were repetitive, and the growing connections lacked the thrill you would expect from a romance.

Fifth Avenue flirt is book 2 in Louise Bay’s billionaire series ~ This is Avril Huntingdon & Ben East’s story

Ben hasn’t always had money or success but he has built a successful empire.

Ben success is that he knows what he wants, he puts people at ease by flirting with them. He’s not fake but wears a facade, moulding himself into a trustable, likeable person that he lets everyone see. He’s not good at letting people in, he keeps his guard up & people at a distance for fear they will be able to see under the mask he wears.
In business he’s very confident, he’s powerful, wealthy & well connected.

Everyone wants something from him. Hes built walls around himself he’s afraid of being vulnerable. He’s isolated himself, even keeping his own brother Bray (who I hope we see more of) at arms length.

Avril is such a likeable character. She’s co owner of the hotel on 9th street. She’s not some spoilt upper east side snob, she knows her own worth but is desperate to step out of her comfort zone & spread her wings independently of her brother Worth & sister Poppy’s shadow.
She’s so determined to be independent, she doesn’t want to become reliant on her siblings that she has become mistrusting, she doesn’t want to give power to someone else to ‘help’ her without feeling manipulated

Ben meets Avril whilst attending their mutual friend Deacon & Aurora’s engagement party.
She doesn’t immediately respond to his flirting, well not in the way most women do.
She most definitely puts him in his place. Ben has met his match. This surprises him, taking him off guard. He NEEDS to know her better, she intrigues him from the moment they meet.

There is an immediate attraction & sexual chemistry bubbling between them that overflows into a very hot one night stand, they strike up a friendship.
The more time they spend together, the more they get to know one another. They discover that they’re more similar they are.
A strong bond forms. One that will bring one another out of their self imposed cocoon

Now without giving too much away, they come to a deal that they will spend a solid week living together. Maintaining a professional relationship without ‘falling in love’
Will this be famous last words or will they have to negotiate a new deal …………

Fifth Avenue Flirt is an addictive, steamy romance with unforgettable chemistry & emotional depth.
Ben & Avril’s journey is filled with witty banter, sizzling tension, heartfelt moments that kept me hooked from beginning to end.

A must-read for fans of billionaire romance with strong characters & a guaranteed happy ever after

Avril Worthington and Ben East have the kind of ‘meet cute’ that quickly turns into something more when they meet at their friends’ engagement party and the sparks immediately fly but not necessarily in a good way. Avril takes one look at Ben and decides he’s just another charming playboy, although that doesn’t stop things from heating up between them before she eventually kicks him out of his own bed. Things get more interesting when after a business deal falls through, Avril needs Ben’s help to land the hotel she wants. A bet soon follows, with Avril agreeing to move in with him for a week while attempting to resist his charms. Given how their first encounter ended up, that’s easier said than done and I’d be putting my money on Ben!

Fifth Avenue Flirt is relatively low on angst, with the focus mainly on Avril and Ben as their friendship gradually turns into something more. They start out with plenty of chemistry between them anyway, but I liked that they actually had plenty in common despite their very different personalities. Both have come from very little, although their experiences have shaped them differently. Ben’s brief period of homelessness left him determined never to feel helpless again, so he’s become the fixer everyone relies on while stocking up on favours. Being needed gives him a sense of control but with Avril in his life, he’s beginning to realise it no longer brings him the same satisfaction anymore or necessarily make him happy. Avril meanwhile is determined to prove herself to her siblings, setting her sights on opening a hotel in Boston rather than the one in New York they would prefer A big part of which is her wanting to prove she can succeed away from their support. I really liked Avril as a character. She’s feisty, independent, and definitely not a pushover, which makes her a good match for Ben, and she represents so many firsts for him. Their relationship felt natural, with their friendship giving their emerging romance a solid foundation and making it easy to see why they worked together and just fit, even if it takes them a while to realise it.

Overall, this was a relatively easy-going standalone romance with mature characters with a believable connection between them and a sprinkle of humour to keep things moving. Avril and Ben’s relationship develops naturally, with plenty of swoony moments along the way without the story becoming overly dramatic. The supporting cast was another highlight, with familiar faces popping up alongside new ones, including Ben’s brother Bray. Hopefully, we’ll get to see more of him.

In the business world Ben East is known as "the fixer" the guy you go to when you have exhausted all other resources and you can't get where you want to go without a little help. But his help comes with a cost, and Avril Worthington is about to learn that!

Between the pages of this perfectly crafted romance readers will meet a pairing that are determined not to fall for one another, but wind up doing exactly that. Ben doesn't do entanglements, attaching himself to one person and letting that person see every part of him is completely off the table. So he's become this one night and that's it kind of guy. Our heroine Avril is too busy focusing on her career to even consider love or anything that would take her attention away from achieving her dream. They bump into one another at a friends party one night, hit if off and take a tumble between the sheets. Then go their separate ways when morning comes, just as it should be... in their minds.

But, then Avril realizes that Ben is the perfect person to help her with her current life disaster, only Ben is reluctant to help her, as he never mixes business with pleasure. He doesn't want the lines between business and what they shared to be muddied, so he comes up with a plan he thinks will help sturdy up the lines. Avril is to move in with him for one week, no kisses, romance, or anything that could complicate things... and definitely no falling for one another. In his mind it seems perfect, but to his heart it means something else entirely... good thing he's good at ignoring it! Or is he?

Oh how I loved watching these two try to fool themselves into thinking they weren't going to fall for one another, while I will admit they put up a good fight, their "fight" was no match for their hearts. It was such a sweet, heartfelt, and mildly steamy fall and I enjoyed every single second of it! It has been some time since I have settled down with a read from this author and after finishing this one I am sitting her wondering why the heck have I stayed away. Her writing is so easy to just fall into and enjoy, her characters unique and easy to love, and the words are always captivating and easily feltl! Highly recommend!!

Fifth Avenue Flirt by Louise Bay is the second title in the author's Manhattan Billionaires series and was a thoroughly enjoyable read especially with the stand out main characters of Ben East and Avril Huntington.
From the outset at their first meeting, the sparks of attraction were undeniable between the two of them. The witty banter and exchanges were entertaining as Avril and Ben brought different things to the table. Avril has had a disappointing dating and relationship history, whilst Ben has had a strict rule of not mixing business with his personal life so has kept women at a distance and not done dating at all. The one off single night they spent together was a scorching experience that left them with an unforgettable impression of each other and ended up as a perfect set up for the rest of the story.
The plot and storyline was well written and paced as the author reveals the quandary that Avril and Ben are left in. Avril discovers she needs Ben's help for business that only he can provide and Ben can't help, as it goes against everything that he has built his business and reputation on.
Avril is a strong, intelligent, independent and, for the most part, a confident woman but has a driving desire to prove her value to her sister and brother and will do almost anything to achieve it.
Ben is a highly intelligent, successful and charming man that has earned his billions, reputation and security that was driven by childhood trauma but has resulted in him becoming isolated and ultimately lonely with no real close friends or family.
Overall this book had me hooked almost immediately and I was eagerly devouring the pages to follow Ben and Avril's journeys, both individually and as a couple. I was completely invested in their ups and downs as they grew as individuals and towards one another and the steamy and spicy scenes only enhanced an already great story.
It was good to see appearances of other Louise Bay characters from earlier stories and I can't wait to see what the next title in this series brings.

I received an ARC of this book from the author and am voluntarily leaving a review.

Everything I want in a romance: witty banter, crackling chemistry, heartfelt emotion, and two characters who completely stole my heart.

Ben and Avril first meet at a friend's engagement party and share an incredible night together, fully expecting it to be a one-night stand. Fate, however, has other plans. When Avril decides to purchase and restore a historic Boston hotel, she realizes she needs Ben's expertise to make it happen. Ben isn't exactly eager to work with the woman he can't stop thinking about, so he proposes a condition: Avril has to prove that she won't fall in love with him within a week--an honestly spectacular set up for a romance!

Ben and Avril are perfect together. Their banter is sharp, playful, and endlessly entertaining, but it's their emotional connection that truly makes this story shine. The chemistry between them never lets up, growing stronger with every scene they share. Watching their relationship evolve from attraction into genuine friendship was one of my favorite parts of the book. As they spend more time together, both begin to see beyond walls they've been hiding behind and discover the person underneath.

Forced proximity works its magic here. Through shared laughter, sweet romantic gestures, playful flirting, and wonderfully silly moments, they slowly let each other in. The romance felt natural and earned, making every step of their journey incredibly satisfying.

What I loved most was that this wasn't just about the physical attraction, although the chemistry is undeniably hot. It was about that powerful longing for someone your body recognizes before your brain catches up. The want, the pull, the sense that this person somehow fits before you can even explain why. Beneath all the flirtation and heat is a deeper understanding, acceptance, and connection that makes the romance feel truly special.

Ben and Avril are charming, vulnerable, and impossible not to root for, and their journey from one night to something so much deeper had me smiling from beginning to end. A thoroughly delightful romance that delivered both the swoon, heat, and heart.

ARC REVIEW

"Fifth Avenue Flirt"
(The Manhattan Billionaires Book 2)
by Louise Bay

Ben East is a British, charming self made man, obsessed with his path to becoming a billionaire, with hundreds of professional connections and almost none personal because he keeps the 'personal' at a distance.
Avril Huntington is one of the co-owners of a successful hotel in NYC. She's tired of just being the young sister and wants to prove herself by wanting to run a hotel in Boston.

They meet at the engagement party of mutual friends. The attraction is immediate and strong, and they end up having an intense night.
What started as attraction turns into a desire to get to know each other better, as a result of a mutual agreement: Avril will spend a week at his penthouse and prove that she can resist Ben's charm and won't fall in love with him.
But life had other plans, and between dinners at the MET or at a charming Italian restaurant or on a rooftop with a view of the ESB, they can't resist each other, and love wins. Always.

NYC is the city that has my heart h0stage, and it's always a pleasure to read books that make my imagination cross the ocean and fall in love with the city all over again.
