Andrew Weston and Jill Walsh had to be the two most unlikely people to fall in love. A solid 4-1/2 for me. I rounded up. I enjoyed the first in the series and this was a great story as well. I confess to becoming a bit bored by the photography scenes but that is my ADD kicking in. I would love a guy like Andrew to be mine, & Jill was a great character too. I love that Lori writes men that, when they fall, they fall hard and that is it. You totally believe they are now a one-woman man and will stay that way. They are alpha when it comes to protection. I love that the misunderstandings and time apart are not dragged out too long (total pet peeves) and the leads talk and admit the truth to work things out. Totally enjoy that the men are friends and will do anything for each other & their women become fast friends. Gives the story a great sense of a close-knit group of people who care & have your back. Ya gotta love Nana, and a man that treats his grandma with such love & respect is a keeper. Now I just need a story for Chad & Jenny!

I'm really liking the Sutton Capital men! Jack's book was great and Andrew's was even BETTER. Andrew's brain is what is the hottest part about him in my opinion. The second book Penalty Clause shows the complexity in relationships, that it's not just all hearts and flowers. Often times there is extreme baggage to contend with and this book shows Andrew and Jill's ebb and flow.

Is anyone wondering about when Chad's book is coming out? I am! In the first book I really wasn't feeling Chad at all(until the very end, when he redeemed himself). He had a very "momma's boy" feel to him and that is just not attractive at all. But book 2 shows him in a better light and I'm very curious about Chad and Jennie.

Overall, Penalty Clause more than held my attention and has me drooling for the next book. The drama and mental illness (Theresa is a HOT MESS) in the book gives you the excitment and drama. Of course Lori had to pepper in the hot and heavy, the sex scenes are not a let down either.

Another great book in the Sutton Capital series. This is the story of Andrew and the one woman who can heal his heart. Reunited with his teenage crush Jill Walsh is just what he needs. Read the loving and suspenseful journey in this highly recommended book.

This one is a little bit better written/plotted than the first, though the actual story wasn't as good (I liked Jack and Kelly better and the marriage of convenience tension was better than the simple gun-shy elements keeping Andrew and Jill apart). The thriller element is atrociously bad, but only really a light intrusion on the story so it didn't really put me off much.

And like the first, the real draw is the main characters. I liked both Andrew and Jill and enjoyed their relationship drama—even if the characters don't entirely fit the life they lead. Okay, Andrew doesn't; Jill is okay. Andrew just doesn't feel like a high-powered finance guy, really. Which isn't to say that he's not a great guy. He is. As long as you don't know any actual high-powered finance guys and/or don't care about accurate descriptions of same, no big deal.

So yeah, there are weaknesses, but I still liked it enough I'll continue with the series (it doesn't hurt that I picked it up in omnibus with the whole thing at once). I still wish someone would take Lori Ryan aside and let her know that chapters can be longer than a few pages...

A note about Steamy: Again, this is at the far edge of my steam tolerance. And, like the first, most of the sex is pretty short after their sexytimes are established. Actually, these seemed a bit perfunctory to me and a little less in harmony with the rest of the story than the first book was, which was odd. That also makes them easier to skim or even skip outright...

This was a very good read. Fast, to the point, not much extra stuff to bore you. This was a goodreads win and my first by this author. I must say, I enjoyed it and even though it was the second in a set, I did not miss out on anything much by not reading the first one. I will like to read the first one as well as the last one. This story was about two people, Jill and Andrew, that knew each other growing up. He, having a childhood crush on the girl next door when he would visit his grandmother and she would visit hers. Years pass, they both get in a relationship that ended badly. Meet, again when she moves back to her grandmothers house, and he ends up staying in the carriage house at his grandmothers after she breaks her hip. They casually start "seeing" each other with no strings attached. As always, they both fall in love with each other but are afraid to tell each other. He does ask her to marry him, writes up a pre-nup that says she gets everything he owns if he was to leave her. As if their relationship wasn't complicated enough, enter what I describe as the psycho bitch that has several mental issues and she believes that he loves her and not Jill and will go to any length to get him away from her. She assaults two of his employees, follows them, kidnaps Jill. But, in the end, love prevails and they continue on planning their wedding. This was a very good romance story and if the others are this good, then I know I won't be disappointed.

I liked the way this book started, with both characters struggling with their attraction not to endanger their friendship and family relations. I understood both their position regarding love, commitment and trust. And I was quickly convinced by Andrew's acts.
It was more difficult for me to really accept Jill's procrastination and backwards' moves.
The worst part of this book was the one dealing with the crazy stalker. It did not seem real at all, as there was no explanations provided regards what had created the fixation at first. It just seemed like a convenient thing to create life and death situation, that was useless in my opinion for the main plot. And this took a lot of writing time out of the romance, when it should have been more developed.
All in all this book disappointed me a little.

This is the second book in the Sutton Capital Series by Lori Ryan and focuses on Andrew Weston, CFO of Sutton Capital and best friend to Jack Sutton from Legal Ease. We really didn't get to know much about Andrew in book 1. Andrew is a bit more of a complicated character than Jack was, due to his past and he has some real issues to be resolved. In that regard him and Jill are a good fit, since they both have been hurt romantically in the past and are much more guarded about falling in love.

The book begins with Jill packing to move from the house her and her ex-husband, Jake had shared. Jill is planing on moving down to New Haven to the house her grandparents own until she figures out what she wants to do. Jake shows up, causing Jill all kinds of emotional turmoil. Although Jake had left Jill for his mistress and married said mistress, Jake keeps coming around and gets upset when Jill asks him to leave. Jake doesn't seem to understand why Jill doesn't want to lean or depend on him. This leave Jill wanting a fresh start somewhere else.

We meet up with Andrew as he is on his way into the office. He is going through his normal morning routing of getting something to eat and flirting with the ladies in the office when his uber-efficient assistant Debbie. Debbie tells him that his grandmother, Nora has fallen on some ice and broke her hip. Since his grandmother is his only acknowledged family, Andrew rushes for the hospital. Andrew moves into the carriage house at his grandmother's while she is rehabilitating at home. It is about a week after coming to stay with Nora that he learns that Jill, the girl he had a crush on during childhood, has moved into her grandmother's place next door.

This book was even better than the first one. The characters had a depth and complexity that was missing from the first book. There wasn't a surprise twist in this one, but there was still plenty of suspense as the author built to the book's climax. I really enjoyed the book and could barely put it down. I even shed a few tears at a particularly emotional scene involving Rev, Jill's dog. This book earned every one of it's 4 stars on Goodreads.

In a relationship do you have to be all in to make it work?

Jill and Andrew are definitely goal driven and every day they move forward knowing that their hard work will produce a golden return. Jill is freshly divorced from a manipulative man and starting over in her grandparent's home which is a hop, skip, and a jump over the fence from where Andrew is currently staying. These two may have passed like ships in the night when they were young, but now they are adults both looking for romance in a relationship without love being a part of it will make them a good fit. There is so much water under the relationship hurt bridge that neither Jill nor Andrew are sure they can commit, but sure can heat up the night.

Andrew has been inspired by his grandmother's encouragement and love who always told him to follow his dreams and gather them in his arms, a plan he is about to execute with Jill. Not as open to the idea of a relationship Jill does seem to be warming up to Andrew who is tethering her to him with stability and an open minded idea of how two people work together in a relationship. Both Jill and Andrew have been seriously ego deflated and humiliated by their prior involvements but at some point both know you have to get over it, move on, and love again. Along with friends and family surrounding them it is easy to find yourself falling in love for all the right reasons.

With a crazy drive to make sure they are both in this completely Andrew and Jill learn how to love again and set the capture something bigger than the both of them. The only problem is there is someone out there that does not want them together and the serious steps this person is taking to keep them permanently apart are frightening.

What an romantic, and gripping read from Lori Ryan who shows she knows how to write a book readers want to read

Enjoyable, sexy and entertaining

Penalty Clause is a thoroughly enjoyable and entertaining read. Lori Ryan continues to prove her talent for writing with this second book in her Sutton Capital Series. She creates a fabulous tale of two people fated to be together but afraid to love again.

Jill Walsh is reluctant to take a second chance on love after being hurt when her husband left her for his mistress. When she moves into her grandparent’s house, she finds herself attracted to the man next door, who happens to be someone from her past.

Andrew Weston has been betrayed by an ex-lover to the point of never being able to confess his feelings for anyone again. When he finds himself in love with Jill, a woman from his past, he decides to gamble everything he owns to keep the woman he loves.

This book has something for everyone. Well-developed characters which are finely drawn and likeable. A story line that flows smoothly and unfettered. A sweet hero that’s sexy as sin and a heroine who is afraid to trust. Romance, chemistry, steamy love scenes, and a hint of suspense.

Penalty Clause kept me engaged from the first page to the last and had me following the characters, anxiously, on their road to HEA. Even though it’s second in a series, it’s able to stand alone. If you like to read about romance, then you definitely don’t want to miss this one.

Penalty Clause is about two people that get a second chance at love. Andrew has to be one of the sweetest, humble and sexiest heroes this reader has come across this year. While afraid to put his heart on the line, once he does, he is steadfast and persistent in his bid to win Jill’s love.

Jill on the other hand, having been burned by her ex-husband, is afraid to trust in love but finally succumbs to Andrew’s charms and enters into a hesitant relationship with him. If she doesn’t fall in love, all will be well, she thinks. Thankfully, things don’t go as she planned.

Sound familiar? Sure, many authors have used a similar theme. But what sets Lori’s story apart is the depth of characterization, the lengths she goes through to demonstrate Andrew’s unselfish love for Jill, and the phenomenal secondary characters, especially Andrew’s Grandmother Nora. Loved that character! Everyone needs a Grandmother like Nora.

I found this book to be heartwarming, sexy, suspenseful and humorous. It never failed to command my attention. Now, having fallen in love with this cast of characters, I have to read the first book in the series, Legal Ease! Thank you Lori for the opportunity to read this book. I loved it!

This was a very enjoyable, entertaining book. Andrew and Jill both have baggage in their past that makes them believe they do not want a lifelong loving relationship. After a short time together and a crazy pre-nup. Clause they decide to marry.
Teresa the nut job is oddly introduced and seems like she was forced into the book. Didn't work for me. Also would have liked the conclusion for jake and missy since they play their own roll in the book.
Looking forward to reading Chad's story.

LOVING the Sutton Capital Series! This book was fantastic! I love Andrew and Jill! I also love the secondary characters. I was happy to read about Jack and Kellie again. I loved Legal Ease - and Penalty Clause is even better!. What a great story! I Lori writes about Jennie and Chad next. I look forward to reading more from Lori Ryan!

I received this book in a Goodreads Giveaway. Good plot. Would have liked to have had a little more meddling from Nora and Lydia and end with the wedding.
I liked the main characters with his strong feelings and her mistrust of falling in love again.

BK#2 I LOVED THIS BOOK TOO, SWEET, SEXXY, WELL WRITTEN. THIS IS ANDREW & JILL'S LOVE STORY, BOTH HAVE EX's FROM HELL TO CONTEND WITH. ALL THE CHARACTERS FROM BK#1 HAVE CAMEO APPERENCES AT DIFFERENT TIMES THROUGH THE STORY. I ENJOYED ALL THE HEA's.

The plot of this story is very common. It's so common that I actually knew what was gonna happen before it actually happen. Andrew is the CFO for sutton capital and after his grandmother broke her hip, he moved in with her to help her. A newly divorced jill moved back home to mend her broken heart and focus on her passion for photography. She takes up residence in her grandparents house which is next door to Andrew grandmother so Andrew and jill have become neighbors. Andrew has always harbored a teenage crush for jill. Now that jill is single and by spending more time with her, Andrew realizes he's in love with jill. But jill is not ready to go down the marriage road again and she doesn't know if she can ever trust a man fully again..so Andrew creates a penalty clause to persuade her. But jill ex husband Jake soon realizes his mistake of divorcing jill and now wants her back and there is a stalker mental employee at sutton capital who thinks Andrew belongs with her and will eliminate any woman in Andrew's life to get closer to him. Will Andrew and jill find their HEA?

This is a great short read for me. Chemistry ✔ friendship ✔ sex ✔ dogs ✔. The only thing that I didn't like is the author does not dwell too long when writing each scene. She moves from one scene to the next so quickly that I feel she didn't do each scene justice. For e.g it could be daytime in one sentence and all of a sudden in the next sentence its suddenly night or it could be today in one sentence and the next sentence it's a couple days later. I feel that she didn't allow each scene to develop properly before moving onto the next. As a result of this, I whiz through the book without actually getting to enjoy and savor each page. also what happen to Jake mistress missy? She end up at jill house the police caught her but the author did not mention back anything about them? Did Jake man up and take responsibility for his child? Did he and missy end up together? This is a loose end that didn't get any closure and I would have liked to know what happen with them.

Andrew Weston takes a leave of absence when he beloved grandmother, Nora, falls and breaks her hip. She doesn't want Andrew taking over but that is just what he does. He loves her and she means more to him than his own parents. His parents and former fiancee betrayed him in a cruel way and the end result left him not wanted a committed relationship. All he wanted were one night stands with no strings. All bets are off though when he learns that Jillian Walsh, his teenage crush has moved in to her grandparents house next door to Nora.

Jillian Walsh is a nature photographer who is recently divorced. She has given up on love as she realizes that her marriage was one sided. She gave her all to her husband and he left her for another woman. She has sworn off of love.

Andrew goes to see Jillian and as they spend time together things change. Andrew wants her in his life 24/7 but she doesn't want to hear his words of love, or so he thinks. He comes up with an iron clad penalty clause promising to never leave once they are married or he loses everything.

Things get a bit sticky when Andrew becomes the target of a stalker. Things go off course from there.

This was a fun read and I liked that they knew each other from years ago. Both of these characters have been burned by love and have a bitter taste in their mouths. It was fun to see how their friendship changed and loved evolved even as someone was plotting against them. Nora is a hoot and it's easy to see why Andrew loves her as much as he does. Rev, the labradoodle with epilepsy, will steal you heart if you are a dog lover. Jill is sweet and vulnerable but strong. She and Andrew are perfect together.

I look forward to reading the next story.

When fifteen year old Andrew went to his grandmother Nora’s home he fell in love with his gorgeous eighteen year old next door neighbour Jill. With the age difference between them even though Jill was flattered with his attention nothing was ever going to happen. Years later Jill ends up at the house as a refuge from an unsettling divorce. She is now a wild life photographer and her dog Rev is all she needs to get over her cheating ex. She could do with a rebound guy…

Andrew is now a successful man in business, but shies away from any romantic relationship after a conniving money digger sold off his unborn baby’s abortion to his equally mercenary parents. He no longer believes it is possible for him to have a family of his own, but is happy to be blessed with amazing friends. Imagine his surprise when Kelly, his best friend’s new wife, decides to hook him up with a friend of hers, who turns out to be Jill.

Both of them fight their attraction to each other, but finally succumb to it, labeling it a no strings attached fling. Unfortunately both their hearts don’t seem to understand and they fall in love. Each is reluctant to tell the other and things get dangerous when an assistant from work decides that Andrew needs rescuing from Jill. Eh..this was okay. Sometimes I truly believe that adults act more immature than actual children. I guess since I am adult and am honest with myself and my loved ones, sometimes brutally so, I expect ALL adults to be the same, sadly this was not the case for Andrew and Jill. Fictional characters, I know, but adults nonetheless.

Now, I totally understand that both were burned by past relationships but to keep hanging on to that negative shit and to compare every aspect of your life to that failed relationship is just plain fucking stupid. You are both adults, fucking act like it, don't beat around the bush, don't play games, just be fucking honest. Jill would have rather lost Andrew than to tell him she was in love with him. Andrew would have preferred to be in a negotiated marriage than to tell Jill he was in love with her. The worse that could have happened was that the other wouldn't feel the same, but if the chemistry is there, you both feel it every time y'all within the same vicinity as one another...then obviously there's something there! Bunch of fucking idiots!

So while this was mildly enjoyable, I honestly just couldn't get past how fucking stupid both Andrew and Jill were. I couldn't understand what the fuck was up with Jake and why all of a sudden he wanted Jill back after he cheated and divorced her for his mistress..pathetic much? And Theresa...WTF!!

This was book two in the Sutton Series and can be read as a standalone. This was the story of Andrew and Jill.

Andrew is the CFO of Sutton and he has everything he needs. He has no interest in forever with anyone. He is just fine with his life the way it is. His grandmother falls and needs his help so he moves into the guest house where he used to play when he was little. He didn’t expect to see his childhood crush again, all grown up and beautiful as ever!

Jill has just ended her marriage and signed the final papers. She decides to get away to her grandparents house to have some piece and quiet and work on finding herself again. She didn’t expect to see Andrew again after all of these years.

These two have an instant chemistry. This story has romance, sexy time and little suspense. I am not sure I believe the “penalty clause” storyline, but other than that I liked this story and the characters. We get to catch up with the characters from book one and they fit well into this story. ⭐️⭐️⭐️⭐️

Fun read from Lori Ryan in the Sutton Capital series. I jumped in with book #2 in the series and even though you get glimpses of the couple from the first book I felt this read very well as a stand-alone. Andrew and Jill have both been betrayed by love, leaving them disheartened and unwilling to try again. They still feel a connection, the heat between them, but not willing to fully leap in to a new relationship. When Andrew comes up with an idea to give them a chance with no downfall, will Jill give them a chance. Especially when it means taking a chance with her heart again. Really fun, sweet read with some excitement and danger thrown in. Good read!

Still hurting from painful events in the past, Andrew and Jill agree to have a no-strings-attached relationship, but soon fall for one another. Thing go awry when a crazy worker at Andrew's company begins removing those she considers obstacles to getting closer to Andrew.

Second book in the series and I found I liked this one better than the first. The only drawback is that it felt like a remake of the plot in the first book. Each MC with a troubled past, falling for each other out of convenience, and yet not wanting to admit to the other they had crossed the line and fallen in love.

This was an ok read but I found some of the excessive detail a little annoying, eg long winded descriptions of clothing, treatment of the dog, and some of the photography scenes. I get the author has obvious interest in these things but it detracted from the story as I found myself skimming through sections.

The stalker plot was also a little lame but I liked Andrew and the continuation of the story/ characters from the first book. I shelved the third book to come back to later.

I love this series! I've read it several times! I could swear I had reviewed this story. Again,great story,love, a little mystery,and a little angst. Perfect story. I love how it brings in interactions of original characters from previous books. That is a perfect series. Always want more! Thank you Lori.

This series is really off the chain. I absolutely loved everything about this book and I literally couldn't put it down and I didn't. YOU NEED TO READ IT, BUT START WITH THE FIRST BOOK. DEFINITELY A MUST READ!

In this story it seemed to have three parts—ex husband, stalker and romance-which blended into a well scripted story. Will read other books by this author.
