Jake Stenziano, MBA is the best-selling author of two books, Wheelbarrow Profits and The Honey Bee. He is also the co-founder of Jake & Gino, the only multifamily real estate investment education company that teaches investors the three pillars of sound apartment investing; Buy Right, Manage Right, and Finance Right.

Jake is also the founder of Rand Property Management and co-founder of Rand Capital and Rand Partners. Rand Property Management is the first property management company with a focus on “modern affordability” and vertical integration.

Great baseline for the business all wrapped up in one book. We are using a lot of the ideas and numbers here to mimic in our own business.

Quite a few obvious editing errors, but you gloss over it easily.

Anyone with a passion, plan and drive can achieve their goals.

Treat tenants well.

Earned income, portfolio income, passive income.
First 4-5 months of the w2 job is to pay their taxes

Aim smart
Acceptable

3 ps - plan persistence and patience

100-10-1 analyze 100 properties, 10 offers, get 1

Only buy on actuals ⭐️⭐️⭐️⭐️⭐️

RUBS - ratio utility billing system - water bill back service

Determine the value of an asset by dividing NOI by the cap rate

Debt service coverage ratio
NOI / annual debt service

Need 1.3 minimum ⭐️⭐️⭐️⭐️⭐️

Buy right, manage right, finance right

Seek mom and pop apartments

Minimum 10% Cash on cash metric from day one - must have metric

Add extensions to the PA if needed - pg 86

Step 1 - fill the vacant units at market rents

Improve the outside first

Step 2 - implement rubs

Intro To Get Started

The book covers the basic strategies for identifying, turning around and ultimately profiting in multifamily investing. The information here is fairly straightforward, and starts with looking in the mirror at your own approach to wealth building and spending. You get some good tips and tricks as well as a few case studies. Good for an intro to the industry.

This book takes a holistic approach on investing in multifamily. Jake & Gino do a great job at taking a complicated topic and making it seem simple. They go over their three legged framework to multifamily investing. A great read for anyone looking to get into apartment investing!

Another good read if you're thinking about real estate investing. Great info on the benefits of multi-family vs single family homes. It also explains the monetary terms/equations very well, especially if you strongly dislike math like I do 😉
