Very enjoyable lighter-side romance. This was an easy book to read. I liked the characters, the romance was good, and there were some nice side stories to keep the book moving. Plus it was sports related, which the big sports fan in me loved.

Hot Property is the fourth and last book in Phillips Hot Zone series which is about a sports agency called Hot Zone. This one can probably be read as a standalone, but some of the side details may be confusing because they started in other books. But the actual story in this book can mostly stand on its own.

Amy Stone is a new publicist at Hot Zone, courtesy of nepotism, but she's not complaining. After years of taking care of her family, trying to keep their wild ways under control, she's decided it is time to be independent and live her own life. So she moves from Florida to New York for her new job. The last thing she expected was for her first client to be star centerfielder John Roper - a man she had a run-in with a few months earlier at a wedding. She doesn't want to work with him, but John is in desperate need of help. His life is way out of control...an injury, a bad World Series, a demanding family, negative publicity, a stalker... So Amy takes on the job of bringing order to his life. Along the way, she realizes John isn't the man she first thought he was. She can't help the feelings that develop...but she wants nothing to do with the media blitz that seems to surround him. So she will just help him get control of his life and move on. John has other ideas. He realizes Amy is a keeper.

I really enjoyed the romance aspect between John and Amy. They build up a friendship and get to know each other before things move further. Of course, they wanted each other from the start, but they hold off on acting on the lust. So it was nice to get to read the progression of the relationship between them.

It was also nice to revisit past characters from the series. Yank is rather amusing. It's a little disappointing that this will be the last book in the series.

The side stories in the book were pretty good as well...John's demanding family, Amy's crazy family, John's stalker, the media attention John gets...it gave the book a little depth and kept it from just being about the romance.

For those of you who like Carly Phillips or have read other Hot Zone books, then I think you will enjoy this one. It's a fun, light-hearted book.

REVIEW: 3.75 stars--HOT PROPERTY is the fourth (and final) installment in Carly Phillips contemporary, adult HOT ZONE romance series focusing on the Jordan sisters (Annabelle, Michelle and Sophie) and their Uncle Yank Morgan-owner of the sports agency/PR firm known as The Hot Zone. This is new sports publicist Amy Stone and all star center fielder John Roper’s story line. HOT PROPERTY can be read as a stand alone without any difficulty but I recommend reading the series in order . HOT PROPERTY advances the series several months. Amy Stone is Spencer Atkins ( Hot Zone/Athletes Only co-founder) niece; John Roper is Micki Jordan’s best friend.

NOTE: The Hot Zone series has been re-edited and re-release with all new covers.

SOME BACKGROUND: Hank Morgan considers himself an amateur matchmaker. Having wed off his three nieces to professional sports stars Yank sets his sights on his business partner’s niece-Amy Stone-and struggling center fielder John Roper.

Told from several third person perspectives HOT PROPERTY is a bit of a diversion from the original series as the story line no longer focuses on the Jordan sisters but on extended family and friends. John Roper is a struggling professional baseball player whose personal and professional life are spiraling out of control. A disastrous playoff series and ongoing injuries find our hero struggling with a negative media and a stalker hell bent on destroying his life. Enter Amy Stone, Hot Zone’s newest publicist and the woman that calls to John Roper’s heart.

Having met several months earlier at Sophie Jordan and Riley Nash’s wedding Amy and John had a bit of history-something that didn’t go unnoticed by Yank Morgan. Yank has a propensity to play cupid whenever possible, and John and Amy are his next targeted couple.

Like all of the previous story lines in the series HOT PROPERTY follows several paths including John Roper’s battle with his extended family-his co-dependency with his mother, brother and sister, and his inability to say no where his family is concerned. Amy takes matters into her own hands and forces John to look at the bigger picture and the need to get healthy before baseball season starts. We are also up close and personal as Amy battles not only her feelings for a man whose lives his life in the glare of the media spotlight, but with a mother and aunt who have a propensity for getting into all sorts of trouble.

The relationship between Amy and John is one of immediate attraction but Amy’s history with the news media finds our heroine struggling with her attraction to a man who is rarely out of the news. The back and forth, push and pull continues throughout the story until Amy pushes John away one last time. The $ex scenes are intimate and intense.

HOT PROPERTY is an entertaining but predictable story of romance and family, betrayal and revenge, second chances and falling in love. The premise is enjoyable; the characters are colorful and spirited; the romance is spicy and hot. The HOT ZONE series is an imaginative look at family, love and the business side of professional sports management.

now THAT'S romantic comedy! .... That was my review in 2013 when I first read this book.

Today, I shall expand LOL ...

So Amy gets a story ... yippieeeee :) We first met Amy in Hot Item. Her Uncle is Spencer Atkins. Her family is .... colorful :) lol I loved the heck out of this girl!

First impressions are important. I've said this before but I'll say it again for those in the back LOL the first time you meet someone will stick with them, so always be aware. Amy and John's first impression didn't exactly go splendidly. It may have left a not so encouraging feel about John with Amy. But then they start to work together and things begin to change. Amy can see the layers under John that he hides from the public. AND, John can see the real Amy as well. This story was a happy read for me. Well, it was my second time around also but because it's been 4 years between readings, it felt like I was reading it for the first time. I loved John and Amy together. They made my heart sing and my face smile ALL THE TIME.

When I said this was a romantic comedy, I really meant it. It had all the elements you could ask for .... great characters that meshed well, chemistry and spark, banter and wit and a heartfelt story-line!

This was a good addition to Carly Phillip's Hot Zone series. I have enjoyed these sports agency themed books and am sorry to see the series end. Hot Property had a caring, sexy hero and a kind, no nonsense heroine. This contemporary romance was fast paced and easy to read.

Amy Stone moves to New York to work for the PR agency, Hot Zone. She is thrilled with this chance at a new start, but feels some trepidation when she finds out that her first client is John Roper, New York Renegade's center fielder. They had a previous meeting that began in a very promising manner but turned out in a less than pleasant way that left Amy a with negative view of his character. As Amy begins to work with Roper, she quickly finds out that she was wrong about him. She comes to see that Roper is an extremely caring and conscientious man - so much so that he places everyone else first and neglects what is in his own best interest. Roper's demanding family requires so much of his time and energy that he is unable to focus his attention on his own rehabilitation and therapy that is necessary to recover from a serious shoulder injury. He is also under intense stress from ending the previous season in a serious slump that results in ongoing insulting press and disgruntled fans. Amy is a breath of fresh air for Roper, and her take charge manner soon has his life running much more smoothly. Amy encounters difficulties while trying to relieve the tension provided by Roper's family, so she takes drastic measures to force them into a less dependent position by whisking John away into seclusion against his will. When Roper overcomes his ire and indignation over Amy's audacity, he focuses his attention on the attraction that has been between them since their first meeting. Amy hates the press and sensation surrounding John, but she decides to temporarily give in to his sensual appeal in this secluded setting. When John and Amy begin a passionate relationship, their feelings for one another quickly deepen. When real life intrudes, John is quick to admit his feelings to Amy, but she is unable to accept the idea of the notoriety that she would endure as part of his life. In order for them to have a chance at happiness togehter, Amy must face the issues in her past and come to terms with herself.

This was an enjoyable and interesting book. I enjoyed seeing mention of a few of the characters from previous Hot Zone books. Both the hero and heroine were likeable characters. I enjoyed seeing their relationship develop as they worked through the family issues that each of them faced. This book was a good ending to an enjoyable series.

Last book in the series.
Even though the four of them are very quickly read, I have to confess I was almost happy to be done with it, as I happened to see more and more nonsense and bad huge mistakes in storylining, while going on in my reading and that finally took most of the fun from this kind of very light romantic comedy away.
Although I really wanted to read John Roper's story, I was really disappointed. Given his difficulties and problems, I could not understand how he had managed to get where he is. I kept thinking "grow a spine, you should need it anyway as a professional baseball player".
Amy is worse. She's supposedly 25 but rather acts like she's around 30. She does not know her own mother's age (they've lived together always and are supposedly a tight family). Her mother already has been living in a retirement community for a few years; from what I understood she should be close to 70 years old while other factors indicate she more probably is only around 50. I hate it when things are inconsistent.
Then Amy is very great for giving lessons to others but never applying them to herself.
The scenes that should be conflicts when John and Amy finally took control back over their family are weak, so weak that it's impossible to believe there would be any effects lasting more than a few days at best.
I forgot the last drop that irked me : Micki met her dream-guy in book number 2, got married a few weeks after in book 3 barely pregnant, I remember it was around September; in November, her sister Sophie also ties the knot and John met Amy. In January, Amy arrives in NYC and hop hop hop Micki cannot come back from her husband's island because her daughter is sick. OMG, I've never seen any quicker gestation except far animals, like rabbits for instance!
I definitely can recommend other light-hearted fun romances in the sport environment that are way way better than this series.

Fun, wild, emotional and crazy romantic journey trying to balance career and family. This Last Hot Zone story does not disappoint, just as entertaining as the previous books. Loved it.

Loved John Roper when he first appeared in Hot Number and was so happy he got his own story in the series so we got to know him better. Amy Stone was so sweet in her appearance in Hot Item and I am so glad she was the focus of this last story she is just awesome in so many ways and real. Her experience with her own unusual family is what makes her perfect for helping John with his. The Perfect ending to a wonderful series.

I started this book because I was in the mood for some cute romance with 2000's romantic comedy vibes, and it was fine at the beginning, but the more I read, the more I couldn't wait to get to the end.

Hot Property isn't a bad book, yet it is not very well written in my opinion. The summary mentions Amy and John going to a lodge and it's what I thought most of the story will be about, only they get to the lodge only halfway through the story. Amy's main purpose is to fix John, which is fine considering it's her job, but apparently what their love story is all about. There isn't much to her apart from what I mentioned and her fear of dating John because it will put her in the press's spotlight.

Amy and John's families were incredibly frustrating characters in my eyes. Their mothers haven't grown up and behave like absolute children, and even when Cassandra, aka John's mom finally changes, we don't get to see it happen, we only learn about it after the time jump. Also about Cassandra - why the hell is she a middle-ages woman who essentially can't be in the same room with the love of her life? The entire Cassandra-Harrison plot was making me uncomfortable, he was stalking her and her son encouraged it for some ridiculous reason.

Ben, John's brother, needed to be slapped because it took him 250 pages to realize he can't blame John for the fact that he isn't a brilliant baseball (?? I don't remember which sport this story is about) and you know what happens to make him get to this realization? He has a conversation with the antagonist. BOOM. (Please note my sarcasm).

It's like the story didn't go far enough, but when it did go far it got to a level that was ridiculous (two middle aged women joking about a bomb on a plane gets them held by the police? wut? And Amy becomes BFF with this woman who she just met? okay, Jan). It doesn't feel like the main characters started at point A and ended the story at point B, their journeys are very small and pretty unimportant. The romance didn't do it for me because, like I mentioned, it felt like the only purpose of the story was for Amy to make John concentrate on his recovery (a recovery that isn't really talked about throughout the story).

It's not a "bad" book, but let's say I wouldn't recommend it to any "bookish" readers.

P.s. WE GET IT, MIKE IS THE DRUMMER, THERE'S NO NEED TO CALL HIM "MIKE THE DRUMMER" EVERY. SINGLE. TIME.

From reading past books in the 'Hot Zone' series, John Roper has always been one of the good guys. A team player, and a decent guy who never dated any 'one' person much. He loves women, but all women. Why limit yourself. His public adored him. But then he hurt his shoulder and between rehab, PT, and worrying about spring training, he wasn't where he needed to be. Hoping his career wasn't over, in steps Amy Stone. Who at first glance, seemed to be a bit on the naive side, but turns out to be the best thing in John's life. Almost to good........ I gave this a 4 star.

I was surprised when this book came out because I was sure the series had ended but boy am I glad that it didn’t, I loved Amy Stone and John Roper, They clicked so well for me and I was instantly invested, I loved how Amy had this view of him and only after getting do know did she find out just how wrong she was and great he was. I liked the mention of the other characters even though is minimal, and I feel that it was a good final ending to the series.

Well, nggak bisa dibilang suka banget, tapi konfliknya relateable dan pas. Ngeselinnya kerasa sampai bisa kalo di-list.

Pertama, prolog kasih tau gambaran awal karakter Roper yang yah berengsek.

Kedua, soal keluarga Roper sendiri. Duh, pengin maraaah. Terutama sama emak dia. Sebagai anak memang harusnya berbakti ya sama orang tua, apalagi Cassandra ini orang tua tunggal, tapi caranya mencengkeram Roper tuh nggak wajar banget. Sedikit2 Roper, hal2 sepele Roper. Kan, keseeel. Terus caranya ngatur pernikahan Sabrina juga. Astagaaa, darah tinggi baca ini. 😭🤣

Ketiga, soal Ben, adik Roper satu ini emang manipulatif, tipe yang nggak mau salah. Ketidakberuntungannya ada di keberuntungan orang lain. Nggak mau mengakui kalo perjuangannya sia2 dan sukanya ngandelin Roper as dana darurat. Mana selalu ngadu ke emaknya lagi kall Roper enggan bantu. Terus, emaknya pun maksa juga buat bantu aja daripada gimana2.

Keempat, emaknya Amy sama Darla. Duh, eksentrik, sih, tapi ... angkat tangan lah kalo ada di posisi Amy. Sekali lagi, ini keluarganya. Mau bertingkah kayak apa ya bagusnya kalo dicarikan jalan keluar, diatasi, bukan ditinggal.

Aku paham perasaan Amy waktu Roper milih meladeni emaknya, mengabaikan jadwal terapi, yang by the way juga berguna buat keberlangsungan kariernya. Kesal, jengkel, maraaah. Pokoknya mix dah.

😭 kepo sama after life Roper-Amy ㅠㅠ

***4 Stars***

I’ve been all over the place with this series, but was hopeful that this last book would have me ending on a high note and thank the book goddesses, it did. I still had moments of wanting to strangle the characters, ALL of them, but I thoroughly enjoyed John and Amy’s story and how everything ended up playing out in the end.
\
I already had a crush on John after meeting him in Hot Number. He may have been a player, but seeing him be bestie/brother to Micki was what told me there was way more to this man than met the eye and that gut feeling was correct. He’s sweet, sexy, caring, charming and has a huge heart, which has tendency to get him into the middle of things that he shouldn’t, but shows that beneath the surface he’s a real good man.

Amy may not have had a huge role in Hot Item, but she did make an impression, especially when it came to what she had to deal with when it came to her mom and aunt and I really enjoyed getting to know her better. She’s driven, caring and has a backbone of steel when the situation calls for it. She had her issues, but seeing her work through them and comes to terms with everything going on her life was worth the frustration she put me through.

I loved John and Amy’s journey to their HEA and a lot of that was because they didn’t know each other. They had a relatively blank slate on both sides going into it, so there were minimal preconceived notions of who the other person was and I enjoyed watching as they got to know each other. It felt, for lack of a better word, organic. I liked how they balanced their working relationship and their personal one and their bantering was fun and flirty. The twists and turns in their road weren’t necessarily surprising considering the outside forces they were dealing with, but they worked well in being the catalysts for them to grow separately as well as show them how good they were together.

The crazy in this was pretty epic. I swear I don’t remember the last time I read a book where so many adults acted like children, thankfully that did not include John and Amy, they had their moments but nothing like the people they were dealing with. The supporting cast of characters made it real easy to love John and Amy. The stalker issue was done well, I had my suspicions on who was behind it and was partially correct when the stalker was revealed. Overall this was a fun read and a great book to end the series with.

Amy was way too stuffy at the beginning. She so wanted to prove she wasn’t her mother that she almost lost love.

Roper was a great guy. He was so loyal to family and that almost cost him everything. His mom was needy, brother jealous and sister was stuck due to the mom. He was pulled in so many directions that it is hard for him to concentrate on himself. He does feel attraction for Amy and would love to add her to his people to be around list. Amongst all this Roper is being raked through the coals by the media and a fan is stalking him.

Amy is one who can organize and take care of things. She is a fixer so when she finds a way to fix the issues in Ropers life by having him go away so he can be able to just concentrate on himself we do see some pushback. But Roper does see reason once he is there. He begins to heal and his family is being taken care of as well. We also get to see these two act on the attraction between them and wow.

The intimacy isn’t just in the bedroom though. We see Roper listen to her and learn about her. We see Amy learn that Roper is more than he appears as well. Roper is a kind family man who wants love but afraid due to his life and his career. With Amy he sees more. He wants more. Amy is the one holding back. She doesn’t want the spotlight. Doesn’t want to be her mother. She also gets frustrated when Roper is making progress and somehow he is found and it seems he is stopping that progress. He isn’t but looks are deceiving and the past affects the present. In order to get his life in order and Amy back Roper does confront his family and lay down a few rules. Than he continues his focus on himself. Amy though is scared and doesn’t exactly let him in again. It takes alot for them to finally come back together but what a ride we get. A fun sexy story that will have you smile and laugh at the antics of Amy’s mom and aunt and at other moments as well.

I was so happy to find out there was a fourth book in The Hot Zone series! I love this series so much and was not ready for it to end! I greatly enjoyed this addition and devoured it just like I did the previous three.

Amy Stone wanted a new start. In order to achieve that, she moved to New York to start a new job with The Hot Zone sports management agency. She was thrilled with the new opportunity until she learned who her first client was - John Roper, center fielder for the New York Renegades - then she was simply overwhelmed.

When Amy and John meet for the first time, to say that Amy was not impressed with his character is an understatement. It doesn't take long after that first meeting for Amy to realize how far off base she actually was. Roper is a person who looks out for everyone around him, many times neglecting himself and his needs in the process.

While trying to recover from a serious injury, Roper is being pulled in several different directions by his team, his family and his rehab. In order to recover the way he needs to, it takes the take charge Amy to make the decision for him and whisk him away to work on himself and his rehab - without telling anyone where they are going.

Will spending hours on end alone push these two together? Or will the stress that Roper is under and Amy's dislike of having any notoriety derail any romance before it has a chance to start?

This was another fantastic offering by Carly Phillips and I can't wait to get my hands on upcoming novels that she writes for us!

Marie's tempting Reads ARC Review:

Who is ready for Hot Property, the last book in Miss Phillips Hot Zone Series and is one of my personal favorites. John and Amy were a wonderful book couple. They had steam and they had passion and oh boy, there romance was off their rocker fun and spicy! There were some outrageous moments that I couldn't help but to chuckle over. And the sex...So. Freaking. Delicious.

This book had me on the edge, eagerly turning the pages while wondering what would happen next not with just between them, but with their crazy family and nutty moments that just added that something special to the story.

Hot Property gets a SMOKING FIVE SHOOTING STARS! If you like sports romances that have lots of sass, a bit of humor and sexy romance, than this book IS for you!

Hot Property is, by far, my favorite book in the Hot Zone series. I just loved Amy and John...both separately and as a couple. Their chemistry is obvious from their first meeting and gets even steamier as the book progresses.

Of course, I cannot write this review without mentioning my love of Uncle Yank. His sense of humor and meddling ways hooked me from the start. Not only do we get more of this hilarious character, but we also get the added bonus of Darla and Rose, Amy's aunt and mother. These two ladies cracked me up and gave Uncle Yank a run for his money as my favorite Hot Zone character.

The final Hot Zone book is the first to center around a relationship that doesn't involve anyone related to Yank Morgan. However, it is the second to involve someone related to Tank's friend and business partner Spencer Atkins. Spencer's neice Amy has spent her life corraling her crazy mom and avoiding the spotlight, but as a change of pace she moves to New York to work at Hot Zone. Her first client is John Roper. She has been tasked with getting him focused. This one has elements of a classic love story, and I loved seeing these two come together.

Though unnecessary, reading the first novels in this series gave me a needed insight to the characters. It gave background to the story and made me feel comfortable in knowing and understanding their love connection. I felt this love story was well thought out and written. I enjoyed all the goings on in the book. It kept me interested and laughing. The novel wasn't overly sexual, less than normal for Phillips, but the story more than compensated. I really enjoyed it.

I had wondered from the time we first met John Roper if he would get a story. Then, as time went on, I wondered if the story and the woman would work. I have to say, both do. I can't quite figure out which family is crazier, John's or Amy's, but both have definitely dealt with family issues. Amy seemed to adjust to living in NY, but having family and John helped. Their family interactions throughout the book were both laugh and tear inducing. My only regret is that we didn't get more of Hannah and Mike.

With a family filled with chaos, Amy moves away to New York to grow up. Little did she know that John Roper would become part of her professional and personal life and bring even more chaos. This classic love story had great characters, perfect chemistry and was loaded with things that mad me laugh. The perfect ending to a great series. I highly recommend this book.

Really excited about this one we FINALLY get Roper's book! After seeing him in all the other books I was hoping he'd get one and I'm ecstatic that he does! I loved Roper the man could be a gentleman at times, "...But he let his hand deliberately linger so he could touch her a little longer. “You already talked me into turning off my phone. Don’t add insult to injury by paying the check. My fragile male ego can’t handle it.” Roper likes to tease his woman, “Listen, I’d lift you and be inside of you already but I could never explain reinjuring my shoulder if I did.” He grinned..." I loved this book, I have to say both Roper and Amy's family gave me a headache at times.

His eyes were a deep shade of green, his features more chiseled than rugged, and when he smiled, dimples embraced his white teeth and oh-so-sexy smile.

A very enjoyable light read. An easy read filled with great romance, humourous dialogues and engaging side stories. It is also somewhat sports related which is another trait which I liked from this book. Though compared to the other books in the series, this was a little bit of a let down since the dialogues weren't witty and as clever as the previous books in the series

This is the fourth and last book in the " Hot Zone " series and it was a great book to end the series.

John Roper, New York Renegades center fielder was on the top of his career when a world series disaster injured him. Now it is up to him and Hot Zone's new sexy publicist Amy Stone to fix up his career. But with his intrusive family and crazy stalker in tow can she ever fix his career and when they got stuck on a secluded lodge, what else is bound to happen.

One thing that I may say about the series as a whole is the sports part of it is not that pronounced. I know that the focus of the series is the PR AGENCY, but I would have wished the sports parts of this series was given more emphasis and not just mentioning the hero's postition and sport he has played.

Aside from that, this book was a very good one and I would be very sad to say goodbye to this series.

Hot Property (Hot Zone) by Carly Phillips
Mass market paperback release date: July 1, 2008
Rating 4 Stars

Carly Phillip’s latest book Hot Property is a romantic story about a big-league ball player and a small-town girl.

John is quite the package: an experienced man, but not self-serving, who wants a monogamous and committed relationship (how sexy is that?!). Amy is practical, attractive and has the brain to easily solve problems. The secondary characters are irritating family members intruding on their budding romance.
After Amy loses her job, thanks to her family’s meddling, she moves to NYC and takes the position of Sport Agent where she is assigned John as her client. Together they navigate the sticky water that is their families and his high profile career. Amy has her hands full with a gorgeous man, a dysfunctional high maintenance family and a career plagued by bad press.

A winter break to an exclusive resort, catering to professional athletes, is Amy’s solution to help John focus on playing ball, rather than his family and fans. The retreat serves to bring them together. But the story is not over yet!
This is a ‘warm’ vs. ‘hot’ read. The amount of narrative reduced the intensity of living vicariously through the characters. However, I kept reading to find out how the story panned out; a tribute to a good storyline.

I would read more of Carly Phillips based on this book. I think that she is imaginative, not overused or trite. This is an easy read with good solid elements that take you forward though a few 'heavy' plot lines.

This is the third book I've read of this series. The first two (I can't even remember which two), I read a few years back, and to be honest, I can't remember many details from it, except for the fact that there were three sisters who were adopted by their uncle and run a sports PR firm where the *shockingly* fall in love with their athlete clients. Not a bad premise, if it works.

I felt this book was a bit of a reach. Instead of the three sisters who already had their stories and happily-ever-afters, this one is about the cousin of one of the former hero's and niece of the partner of the firm. She falls in love with a pro baseball player who is having a bad year and has crazy family issues to boot. She has her own family issues on top of it, but she does a bang up job of getting him back on track and we assume all is right afterward.

Honestly, I didn't care for this one. I couldn't get invested in the main characters at all. They were missing something. I felt there were better characterizations in the supporting characters. Roper's mom and Amy's mom and aunt were by far more interesting characters, and they really weren't in the book much. I also felt there were some prime chances for humor that just fell flat. I didn't care for it.
