I need to stop reading her books. I keep getting excited but also disapointed in how the stories progress. Especially this one. The ending was wayyy too abrupt!
I did not care for Delilah or the hero. This couple played the same game that every other recent sport romance is playing/doing. They meet while the hero is having a "good" time. The heroine pretends that she is not interested in having sex with the hero when she wants nothing more than to have sex with him. The hero wants the heroine but is willing to play the game...blah, blah, blah.
The heroine was annoying. I felt she thought she was all that that when she was just average. There is nothing memorable or special about either character.
Mediocre writing. It would have been better to stick with one POV on this one maybe that would bring some intensity into the story besides knowing what each characters is thinking at all times. Reading is subjective. You may love this.
FYI, this book goes to about 31% if you got the kindle version with 3 books in it.
I had a really hard time rating this book. I liked it at the same time I didn't. I loved Zane, I thought he was a really great H- he was an alpha male with a sweet side. He was flirty and yes, sometimes "filthy" but overall, he got a lot of crap from Delilah for absolutely no reason at all. She was the main reason why I wasn't wild about this book. She was AWFUL. She had a huge chip on her shoulder and was giving me such bad whiplash, I almost closed (or turned off in my case) the book. I actually did stop reading and started looking for spoilers in reviews to see if I even wanted to finish it. I decided to keep going when I realized I was over halfway done.
Part of the big "angst" in this book came from Carissa, but I'll be honest.. I still don't get what the point of her was. I was expecting there to be a bigger blow out from her, but there just wasn't. We went from Delilah All of that happened so quickly, literally one chapter and then we're looking at 2 months later. The two months later was ridiculous.
I liked the journey of this book. They didn't have the greatest chemistry, but there were some hot scenes and I loved everything about Zane, Rue, and even Weston/Daphne. The ending though was TERRIBLE. I'm sorry to say, but it felt like Renshaw just wasn't interested in the ending and was just trying to complete the book as quickly as possible. We get no real vibe of heart break since we jump to two months later so quickly and that epilogue? Seriously..that was unfulfilling. Awesome, Delilah attends a bake sale for Zane's football team.
This book had real potential and I had read Royal previously and thought it was good, but it just fell real flat to me. I like Daphne because she seems like a way more likeable person, so I MAY read her book. We'll see. I can't say whether I recommend this or not. I recommend Zane but not Delilah.
DNF a little over halfway through. Idk how I made it that far honestly. There was zero chemistry between the protagonists and I didn't care for Zane whatsoever. And I don't know... It was rushed and while I normally don't mind the whole back and forth "I love you, no, I hate you" concept, this just wasn't done very well.
And then, alas, I came to Filthy. I enjoyed the first two books of this series, Royal and Bachelor so I figured the enjoyment would continue. Not so. I should have caught a clue from the title but I’ve read books with filthy in the title and they were fine.
I think this is the first time I starred a DNF. I don’t really figure it’s fair to grade a book I don’t finish but as you will see if you keep reading, I want this lowest possible grade on the record.
I didn’t care for this one from the start. The hero Zane starts off as a manwhore who’s a big football star. In order to curb his wildness he’s forced to move into a retirement community. One of his neighbours has her niece staying with her. Delilah is a sister of the main characters from the first two books. I’m not exactly sure why she’s staying with her aunt, it’s kind of glossed by but when Zane catches glimpse of her, his manwhore radar ding, ding,ding, dings and he is after her like she’s a bitch in heat even though she’s quite rude to him. Then for no real reason I could figure out she changes her mind and becomes a bitch in heat. I came across this scene and I’m only paraphrasing it here since, thankfully I no longer have the book. I got it through Kindle Unlimited and thank goodness I did so and didn’t pay a penny for this – well – filth. OK here’s me paraphrasing their first time - their first time mind you and bickering and being nasty to each other
“So, you want to be my filthy little whore do you? He asked. She got on her hands and knees and turned around to look at him. “Yes, she replied.
After slightly vomiting in my mouth over that scene I couldn’t get the book off my Kindle fast enough.
No, no, no, no, no, no!! If some guy had said something like that to me the first time we had sex, well, after I kneed him in his precious manwhore balls, I’d through his clothes out the window, pour gasoline all over them then set them on fire. I’d pour itching powder all over the weinie he’s so proud of, and, then I’d do something REALLY nasty. Don’t get me wrong, role play can be fun and if that’s what they were doing it would be a different story, but no, this was the FIRST TIME. Though for me – even in play, NO partner would get away with calling me a whore. What a pig he is to treat someone like that. And what does that say about her that it was OK for him to talk to her in those terms, not only let him talk, but then let him walk the walk!! Someone who has no self respect,that’s what it says. Also someone who is simply in heat. For me there is NOTHING these two could do to recover from the revulsion I feel for them both.
I don’t usually get this worked up for a DNF but I just found it so offensive. I read romance, not letters from Penthouse magazine and that’s what reading the start up to his scene was like. Romance is love and feelings and caring and warmth. This was cold and clinical and just nasty. And sadly, I was so bothered that I don’t care to read anything else by this author. And that makes me sad as I did like the first two books. Now this may not offend other readers as it did me, and that’s fine. But I think each of us has a line or scene that can’t be crossed and this crossed mine.
Zane is an out of control football player, who is basically on house arrest for the summer, trying to hold onto his position with his football team. Delilah is spending the summer next door with her great aunt, helping her pack up and get things set up to sell her house and move to something more manageable. If you've read any of Winter's other books based in Rixton Falls, New York, then you will have met Delilah as part of the Rosewood family.
Great Aunt Rue has warned Zane to stay away from her niece and she has warned Delilah about Zane and his bad ways. Meeting people at his front door with just a sock on his privates, throwing wild pool parties and NOT following the rules of the HOA. What happens when they clash and things get messier and messier. Will Zane's stalker cause unrepairable damage to his life and career?
There is a series epilogue after the end of this book, but I for one hope we have not heard the last of this family. There is sooo much left that is left to question. Please say it ain't so. I really suggest you grab this book while you can, since it includes the other two books about this family. You will LOVE them as much as I do.

Narrators make all the difference! While I enjoyed the narration of the first two books in this series (book 1's Eric London in particular) Filthy was a treat! Lydia Dornet and Roger Wayne didn't just narrate...they PERFORMED and in doing so embodied their characters so much more fully. I honestly think this is my favorite of the series so far and it's largely thanks to these narrators.
I liked the couple but some things just didn’t add up. They weren’t handled well and/or had no real resolution, which in the end, made them unnecessary to the storyline. Overall, it just felt underdeveloped.
Here is the third installment in the Rixton Falls series. This book focuses on Delilah, Demi and Derek's sister. She is the conservative, restricted sister we previously met in the first two books. In this book, we see a whole new side to her. She is still the reserved, careful sister, but you get to see her shed her skin and learn to live in the moment. She was so wrapped up in being straight-laced, always doing the right thing, that she has forgotten to have fun. Deciding to spend her summer in Florida with her aunt, Delilah finds herself living next door to a dirty, obnoxious football player named Zane. Zane is pretty much the quintessential football player. He is rude, loud, sarcastic, obnoxious and makes no apologizes for being who he is. He is all about living in the moment, not letting the past define who he is. You know right off the bat that he is damaged, hiding behind his football persona. He gets to meet Delilah by chance because he is throwing a very loud, very raunchy party. She can't sleep and decides to confront him. They immediately hate each other. He represents everything that she tries her hardest to stay away from. He makes her lose control of herself, and that to her is very dangerous. She represents everything he wishes he could have. She's the wholesome girl-next-door who is in control of every aspect of her life, and he wants nothing more than to rile her up and dirty her. What ensues is a summer fling filled with a roller-coaster ride of mixed signals, friends with benefits arrangements, fighting, arguing, and intense attraction that neither one can deny. Their chemistry just pours off pages, and I had to stop and gather myself a few times! I loved how Zane made Delilah lose all control. She needed that release and he immediately saw that. While she was great at analyzing people, he was great at reading people and their mannerisms. It was just like they were made for each other. I have to say, I really enjoyed this book.
This is the 3rd book in the Rixton Falls series and this is Delilah’s story. In previous books , Delilah comes off as so prim and proper. In this story, Wow, does she show she has a naughty side. Delilah, as stated, is prim and prope and she needs to have things in order; well let’s says under control, if not her control. She comes to Florida to come see her great aunt in Florida to help her with her home and getting it packed up. She ends up getting into it with her next door neighbor Zane. He is this sexy, big, a total hunk of a man who plays professional football. He is also very self-absorbed and has been going thru this phase of drinking, partying, and girls. So now he is on restriction by his coach in order to get his act together or else. One moment she wants to kill him and the next she wants to kiss him. Zane meets his next door neighbor’s great niece, Delilah, at a stop light party and finds he really likes toying with her. I loved watching their interaction together- it is literally sparks coming off each other when they get together. It’s a love/hate relationship at first but then it changed almost immediately. They start spending more time together- Zane couldn’t determine what he wanted or how to go about it. He hurt Delilah in the process while trying to get his act together. While Zane and Delilah are doing the “relationship” dance, Delilah’s sister comes to town. She tells her about her feelings and Daphne just tells her to “embrace” her new relationship…But just as she is doing that, something horrible happens and Zane breaks trust and betrays Delilah. Will Zane get that chance to prove how much she means to him? Will he show her how much he loves her? There is a part where Zane works so hard to show Delilah how much he loves her and works so hard to prove that love. There is a great surprise at the end of the book –do not want to give it away but look for it. Also , I cannot WAIT for Daphne's story—it looks to be a killer!!

Delilah is down in Florida from Rixton Falls to visit her great-aunt, Rue, to help her sell and pack up her house in an exclusive retirement community. She’s studious, plays safe, and just wants a quiet life. Her first encounter with Zane is inauspicious to say the least!
Zane is basically on probation with his football team. A past event caused his behaviour to spiral out of control – women, booze, unsocial behaviour. He was told to clean up his act and go and live in the retirement community until he calmed down. No women was one of the big rules. However, the minute he sees Delilah, no matter what he tells himself, all bets are pretty much off!
Neither can stand the other. Although Delilah finds him insanely gorgeous and fit, he’s arrogant and obnoxious, and he seriously winds her up! He is the total opposite of what she normally likes. Zane thinks she’s a walking contradiction. She’s a little, sexy bombshell with a sassy mouth, but so uptight and doesn’t seem to know how to let go and enjoy herself. They get under each other’s skin – both irritatingly and exhilaratingly.
Neither can deny their attraction for long and soon they are in full fling mode. What starts out as a summer fling, friends-with-benefits arrangements, starts to turn into something more, and is threatened when Zane is caught out in a lie.
This was a fun, light-hearted, very sexy romance. The banter between Delilah and Zane is humorous, and their chemistry is great. I loved Aunt Rue – she’s such a character – made me laugh! Looking forward to Daphne’s story.
Delilah is the straight arrow of the Rosewood kids and is nothing like her twin Daphne. So she is the perfect person to help her great aunt Rue organize and prepare her house for sale. And it is not a surprise that she does not get along with the filthy (Aunt Rue’s words) football player next door. Zane de la Cruz has been required to live in a retirement community to stay in line with the coach and owner of the football team he plays for due to his hard partying ways. His rules for the summer are no booze and no girls, but that plan goes out the window when he meets his neighbor’s niece. He expects her to be like most of the women that he comes across but when she doesn’t fall at his feet with one glance from him, that just makes him want her more.
I really liked Daphne and Zane together. I liked that while she was very level headed and that she wasn’t naïve. I see why she was apprehensive about starting something with Zane and why she tried so hard to stay away. Zane was not what I was expecting. His prior issues dealing with relationships was not what I thought it would be and I can see why he just wanted to live in the present. Underneath that cocky exterior was a really sweet guy just trying to protect his heart. There was a little drama but this book wasn’t super angsty and I loved that. I loved this couple and I know this book was Delilah’s story but can I just say how excited that epilogue has me for Daphne’s book. I need that very soon!
What do you get when you cross a hot sexy football player living next door to the perfect girl next door? A very good storyline that will keep you reading till the wee hours of the night. Zane de la Cruz is living in a gated retirement community and Delilah Rosewood is her for the summer to help her great aunt sell her place.
Everywhere Delilah goes, she bumps into Zane and they mix hot and cold towards each other like crazy. It’s funny how the one person you want to avoid is everywhere you go. The chemistry and sparks fly all over the place and you get caught up is all the action. Once the guards are down, they find that they enjoy spending time with each other. But Zane has to cool it for the season, that means no drinking or be scene with any female, he’s been a very naughty boy and needs to clean up his act or be cut from the team.
They both agree to a summer fling of fun and hot steamy sex with a filthy football player, how ideal is that. Somewhere along the way, Zane falls for the girl next door and doesn’t know what to do with himself. He finally realizes that he needs to tell her how he feels but of course something happens and it ends bad.
You get the HEA but I’m a greedy person and want more. I want the whole package.. to see in the future that Zane and Delilah are married with kids. I want to see how he will propose to her and the choked up tears that he will have when he sees her walk down the isle.
The Best Parts: So the title Filthy for this book couldn't be more perfect. The description of Zane being a filthy football player is more that he is a jackass, but once you realize just how filthy this boy can be the title has a whole new meaning. I would have never expected sweet little Delilah to want it so dirty. Like the sex for this book made everything and just wait. I know what you are thinking, is this just a porno, no, but when you have a friends with benefits relationship what else do you expect to happen?
The story between Zane and Delilah is an interesting one to watch unfold. You don’t even get to see the fall, which is different. You see both characters struggling, but this story isn’t about the fall, it’s about the trust and about the ability to move forward with life.
The Worst Parts: When you read a book like this angst in almost the last thing in your mind. I’m glad there was a little, but the jumps at the end frustrated me because I know damn well Zane would have made a move faster than 2 months. But it didn’t really affect my view of the story, just that litle part was like eh.
Final Thoughts: Want a sweet summer romance? Well look no further because you have found the sweetest and filthiest one yet! This book was more than I expected, but melt your heart and panties just the same.
For an honest review I received this ARC. This is the third book in the Rixton Falls Series and I hope not the last! I absolutely loved this book. It was about Delilah one of the Rosewood children sister to Demi and Derek and twin to Daphne. Delilah goes to Florida to help her Aunt ready to sell her home. She meets her Aunts neighbor Zane who is a running back for the Gainesville Cougars. Zane has been told to change is filthy ways and straighten up or be let go from the team. Needless to say the two fall for each other fast after a bad start. Zane also has a crazy stalker after him in the form of the owners daughter. Delilah and Zane can not be seen in public for fear Zane will be let go. She feels like she is his dirty little secret. Zane finally explains to her what is going on but it doesn't help when his stalker makes sure that she is seen in public with Zane. Delilah is heartbroken when she finds out and heads back to Chicago to begin her final semester of grad school. Zane has had enough of Carissa crazy ways and tells her off in front of everyone. Including her father. He is let go from the team anyway. He is picked up by the team in Chicago and goes about getting Delilah back. I love HEA's and this one delivered!
I was looking forward to this book, and I was not disappointed. I loved every minute of reading this book. Delilah is prim and proper and a control freak. She needs a bit if loosening up. She likes order and no complications but when she goes to Florida for the summer to help her Aunt to pack her house and sell it but she doesn't envisaged being in a war with the hunky next door neighbour. Zane is a cocky, big headed football player. And he loves himself. He is on a no partying, girls and alcohol ban but his coach and tea owner. He meets Delilah at his stop light party and he loves to wind her up. They have a love hate relationship to begin with but Delilah just can't seem to resist him even though she doesn't do complicated! When her sister comes to town she tells her to embrace it and live it. They end up hanging out a lot but Zane has a few things he needs to work through and half the time he ends up hurting Delilah in the process. They end up having a misunderstanding thanks to Zane 's creepy stalker. I loved the extra epilogue too. I loved catching up with all the other characters and I can't wait for Daphne's story next. I loved and enjoyed reading the sensational and spectacular romantic story, third book in the Rixton Falls series, by the wonderfully talented, Winter Renshaw. I received an ARC for an honest review. Delilah comes to the retirement community where her Aunt Rue lives to help her pack, and get her house ready to sell. Delilah likes taking it easy in the evenings in peace and quiet and going to bed early, but is woken up by the loud music and people next door. She goes to her neighbor's house to tell him to bring everyone inside and to turn the music down but becomes speechless when she meets the handsome, hunky, sexy football player, Zane. Zane, who is trying to keep a low profile, can't believe a sexy, young lady is asking him to keep the noise down instead of wanting to jump his bones. Zane won't cooperate and Delilah leaves in a huff. Each time Delilah and Zane meet attraction and tension rises until Delilah can't take it anymore. Both agree to a friends with benefit summer, but Delilah's feelings for Zane complicates things. Read the highly recommended, beautifully written love story of Delilah and Zane. Can't wait for the fourth book in the series about Daphne!
I received an arc in exchange for a honest review. This is the 3rd book in the Rixton falls series and centers around the lovable Delilah Rosewood and the arrogant but oh so sexy Zane de la Cruz. I really enjoyed this book and was completely hooked from the first chapter. This book gave us more insight into Delilah after meeting her in the previous Rixton Falls books and Zane is the man you think is a complete arrogant jock but you find out he has so many hidden depths you just need to peel the layers away. This story is a sweet and sexy tale with a little bit of angst thrown in to keep you entertained and I promise you it is very entertaining. If you like your men arrogant but with a soft centre Zane De la Cruz is the man for you and you really need to one click this book and spend a few hours with him and the Rosewood family. Now all I need to know is when will Daphne get her own book? as I need another Rixton Falls hit. This is the only problem with Winter Renshaw books she always leave you wanting more.

Zane is the total alpha with a sharp tongue while Delilah appears to be refined and uptight. These two have this whole love hate thing going on.The sexual tension between the two is smoldering. When Delilah gives into temptation in the form of Zane things start to heat up fast. Zane makes it clear this is a friends with benefits fun summer fling deal. Can Delilah handle this relationship without having the title of girlfriend? Will Zane open up to Delilah and reveal his secrets he holds onto tightly? This story has drama, steamy sex, humor, and intrigue rolled into one. I loved the characters interaction with each other, the story was awesome. I was excited to read this book as I have like other books by Renshaw. I hadn't read the other two in this series but it didn't detract from the story. I simply couldn't get into this couple. They both annoyed me for different reasons.
I think many people will still enjoy this story so it is still worth the read. I really loved Weston and I would have loved to get more of him and Daphne but I don't think that is how the story line is going to work out since her book will be a crossover with the Amato brother series. That I will have to read, love those Amato's!!
