When Annette Downing and her mischievous little brothers are sent to Kellaway Manor for the summer, she hopes for a relaxing escape. But Annette finds her closeted heart in jeopardy when reunited with the handsome Owen Kellaway, a childhood acquaintance and respected gentlemen. When Owen is enlisted to help the boys with their behavior, Annette wonders if he has just as much mischief up his sleeve as her brothers. Bound by a promise she made to her late parents, and amid a frightening mystery, Annette faces a difficult decision when she finds herself falling for Owen's charm…
Annette has a big responsibility to raise her young brothers after her parents die. Full of mischief, as typical boys are, the trouble they constantly get into forces their aunt to send them friends of their deceased parents--five years later. Annette's reunion with their son, Owen, is quite humorous.
For as strong as both Annette and Owen are, they each have their flaws and insecurities. They each have issues from their pasts that they can't move beyond. Owen handles his in a teasing manor, which makes him a perfect man for the boys to emulate, as he can relate to them. Annette is more serious and reluctant in forming bonds, but she's fiercely protective and loyal to her brothers. I admire that quality in her. The boys are charming, the grandparents are hilarious, and the characters are all a lot of fun.
There are times that situations in the book feel a little repetitive, but it's still an enjoyable story. I really liked the romance development in the story, as there is tension, teasing, and humor. This is a great debut novel by this author and she has the potential to write great things. But...the dialog and language used aren't consistent to this time period, so if you're a stickler on accuracy, this may bother you. I also thought it was a little odd that Annette immediately refers to the grandparents as "grandmother" and "grandfather."
Overall, this story is pleasant with lovable characters, clean romance, and a hint of danger. I'm already looking forward to what this author will write next!
Content: mild romance (including a man attempting to force himself on a woman with no details).

This was a fun read! Annette Downing and her two younger brothers are orphans being raised by an aunt who has lost all patience for them since the boys are a bit rowdy. She sends them to live with the Kellaway's, who were close friends of their parents, telling Annette that if the boys don't learn how to behave, they will be sent to an orphanage. Annette reunites with Owen Kellaway, who was a mischievous boy himself, and has to continually remind herself not to fall in love with him.
Annette is an easy character to like. Her aunt hasn't treated her or her brothers very well so she's happy to leave for a while. She loves her brothers and, while she wants them to behave, she also wants to allow them to be boys. Her brothers were funny and did cause a bit of trouble. It was good to see the changes in them once they were in a safer environment. Owen is a charming hero. He took to the boys right away and never made any of them feel unwelcome. I enjoyed Owen and Annette's relationship and thought they had great chemistry!
I enjoyed this book from beginning to end! There were some plot twists which kept it from being too predictable and kept me reading one more chapter until I was done. If you enjoy clean, regency romance with a little bit of mystery, this is a book you will want to read! It's a strong debut novel from this author and I am looking forward to reading more from her in the future!
I received a complimentary copy from the publisher, which did not affect my review in any way
I love a good regency romance and this one surely kept my interest and made me smile. This book felt a bit like a breath of fresh air as it was a bit different than the usual regency's I read.
Annette is a protector. Circumstances have led her to a most undesirable place with a vicious aunt and two young brothers to take care of. Annette has shored up the walls of her heart to survive except when it comes to her mischievous brothers who are her whole world. I loved watching Annette and her brothers thrive under gentler care. The smiles and happiness that came as a result of a little kindness made all the difference. For Annette, it meant that those walls of defense slowly came tumbling down. It was a sweet process and one I enjoyed very much.
The little brothers brought humor and levity to many situations and Owen was a champion in my opinion. I just loved him. The characters really make this book come alive and the added bit of intrigue and mystery was a bonus.
This is the first book I have read by this author and I will be keeping my eye on her for future books.
Content: Clean, some mentions of abuse
- I received a copy of this book free from the publisher. I was under no obligation to give a positive review and all opinions expressed are my own.
This was my first book by Ms. Newbold, I was quickly sucked into the story and wanting to see how the character's stories would unfold. Annette and her two brothers have to live with her cruel aunt after her parents are killed in a tragic accident. The two boys are full of mischief and have pushed their aunt to the point she is sending them off for the summer. They have to learn manners, or else...
Overall, I thought this was a sweet regency with likable characters. A little light on the regency customs/behaviors, but still a fun step back in time.
There are times you come across a book that just makes you smile. This is one of those books for me. I loved the humor and the precocious little boys. They are so full of mischief that I couldn't help but enjoy them!
This is a regency book that is more than a romance. It is about a young lady, Annette Downing, who has taken on the responsibility of her brothers. Five years ago they were orphaned and she promised to watch over and protect the little trouble makers. Her life revolves around her brothers and when their guardian threatens to send the to an orphanage, she has to figure out a way to keep them. She didn't count on her childhood nemesis, Owen, to be the one to help her.
The book is full of characters that you can't help but love. There are also a few that you can't help but dislike. Annette is full of love, compassion, forgiveness, and loyalty. A quality that turns out to be misguided in the book is her ability to put everyone's needs before her own. She is so used to sacrifice that is hard for her to live any other way.
Owen is very likable. He has his own motivation and feelings that he hides. I loved how Owen and Annette gradually learn to open up to one another and move past the hurt that they have bottled up. The boys are a great platform to putting them together. He is trying to teach the boys manners, which leads to some cute and entertaining situations.
This is a fun book to read. I liked the writing. The book held my interest, even though there were a few parts that could have gone a little faster for me. I LOVED the boys. I loved the time period and setting. I'm glad that I read the book and I will be looking for more of Ashtyn Newbold's books to read in the future.
Mischief and Manors was a sweet and funny story full of mischief, humor, sweetness, and love. Annette is an admirable and strong heroine, one who is fiercely loyal, compassionate, and protective of her younger brothers. Due to her past difficulties and the sacrifices she makes for others, she's built strong defenses around her heart in order to survive and help those she loves.
When Annette's circumstances take her to the home of her parents' friends, she encounters her childhood nemesis, Dr. Owen Kellaway, and the fun begins. Owen was an utterly charming hero, one who is incredibly caring, perceptive, and full of his own mischief. He takes Annette's brothers under his wing and strives to break down the walls surrounding Annette's locked heart. He and Annette had cute chemistry, humorous witty banter, and many adorable and entertaining scenes as Owen teaches her little brothers how to be a gentleman while also striving to help Annette heal from her past, further his relationship with her, and win the affection of this woman who's stolen his heart. In addition to the sweet romance, there is a dash of mystery and plenty of charming mischief. I also enjoyed the author's eloquent writing style and first-person narration; it added an element of mystery for us not to be in Owen’s head.
Overall, Mischief and Manors was an adorable, humorous, and sweet, romantic story that had me smiling all the way through. I look forward to my future rereads of this fun book.
I never read the first edition of this book, but I can tell that this revised edition was even better! I was immediately taken away to Annette and Owen's world, and never wanted to come back. 🥰
Annette's devotion to her brothers was so sweet, and said so much about her character and who she is. She was so strong through all her obstacles and heartaches, and always put others first. And Owen stepping in and becoming the role model in Peter & Charles' life said so much about him, he definitely became one of my favorite book characters. 🩷 As the book was coming to a close and I was really wondering how everything would work out in the end, I just knew Owen would fight for Annette to the end - and he didn't fail me. 🥰
If you enjoy a clean, sweet regency romance, them I highly recommend this one! 🩷 This is book 1 in @ashtyn_newbold_author's Change of Heart series.

LOVE LOVE LOVE this book!! It is on my favorites list now! I thought I would read a chapter or two before I went to bed and ended up reading it till the very end as who needed sleep while reading this!!?! I didn’t even highlight anything because I couldn’t stop to do it! The book had me spellbound! The writing is incredible. Every word made me feel as if I was Annette Downing and I found my heart hammering a few times with her. The scenes were so eloquent and descriptive that I could see every scene in my head! The emotions were palpable. The characters either loveable or a foe. I laughed a lot too! The mischief was utterly too cute! Ugh, I cannot express how good it was! It is one of those books that you can’t get out of your head even days later!
Annette is a kind person. She is taking care of her two young brothers at her aunt’s house after her parents died. Her aunt is very cruel. Her brothers get into too much mischief and their aunt doesn’t like them or the mischief at all. So she sends them off to fix the mischief or they will go to an orphanage. She sends them to her parent’s friend’s home where her parents were last before they died. This is also a place Annette remembers fondly and where a young boy had some mischief with her and a tree that didn’t end well with her.
This boy is now a grown man and is Dr Owen Kellaway. He still has a lot of mischief in him. He makes it hard not to like him. He is caring, funny and very perceptive! Annette and Owen have an instant attraction. But Annette has had her heart locked and her tears imprisoned since her parents died with a promise to take care of her brothers. She had no time or place for love because she didn’t think there would be room for love for the boys as well by a man. Owen has a way of wiggling the truth out of Annette and seems to know her heart well. He knows when to give her space but always comes back to her. He is the best of men for sure! Anyway, he is charged with teaching the boys how to be gentlemen. He is very good at it and the boys become well behaved.
As all this is happening, Annette believes that he isn’t falling in love with her. She also doesn’t understand what her own heart is feeling. She chastises her heart often to remember its promise. Of course, we always have to have another women vying for him. That does crazy things to Annette!
I love the ending, it is adorable or an “a” word anyway! You have to read it to know what it is! I love the little lessons throughout! I love the mystery that was also in the book! I love the questions posed at the end to make you think even more! I thought it was funny and I had to cover my mouth several times and my heart too during parts of the book! I loved that the author made me shed a few tears too! I will be reading it again and again!
Oh my, how can one not fall in love with Owen? And that awful Aunt Ruth. Although I expected a happy ending, it certainly took a range of emotions to get there. Such a beautiful read.
It is pretty much the same story as Julianne Dondalson's Edenbrooke. It is cute. I liked it. I like Edenbrooke better. There were too many similarities that it felt plagiarized.
I really enjoyed this clean, fun romance. It was refreshing to read a book with no sex or swearing. The characters were funny and I loved reading about the boys and all the mischief they get themselves into!
Annette and her little brothers are sent to live with their very prim and proper, mean and abusive aunt after the death of their parents. Annette made a promise to care for her brothers and she fully intends to keep that promise and protect them from their aunt's wrath. The boys are young though and as the saying goes, "boys will be boys". They are into all sorts of trouble all the time.
Annette's aunt issues Annette and the boys an ultimatum. They either go away to Kellaway Manor for the summer and learn to become proper gentlemen or the aunt will send the boys to the orphanage. Annette hasn't been to Kellaway Manor since she was nine and her last visit there ended in her own mischief with the boy that lived there.
Once there, Annette feels right at home, even though Owen Kellaway (the boy she met at age 9) is there as well and still appears to cause some mischief. Owen promises to help make the boys into the gentlemen they need to be and Annette finds herself falling for him a little more every day.
This story has it all. It has romance, humor and even a little mystery. There are parts where I actually laughed out loud. It was a very entertaining read that I wasn't able to put down!
*I received a copy of this book from the publisher for an honest review*
I truly loved, loved, loved this book. I received it for free from the author but that didn't affect my opinion in any way. It had humor (totally refreshing) and I found myself laughing out loud at times! There was drama, romance, intensity, and light-hearted fun! I fell totally in love with the characters! I really didn't want this book to end. <3
I LOVED this book!! Easily one of my favorites! I could not put it down, and found myself completely absorbed by this adorable story! It is so sweet and pure and clean! I would suggest it for anyone who just wants a cute read!
I loved this book from the very first page! I loved Annette, her parents had died leaving her with the challenge to take care of her two very mischievous brothers. Unfortunately, Annette and her brothers live with their Aunt Ruth and she's very unkind, even abusive at times. And her brothers have been mischievous one too many times. So she sends them to stay with the Kellaways until the end of the summer, or until the boys behave. And if they don't...well, the boys will be sent to an orphanage.
This would have been a huge burden to have been placed on Annette, always caring for her brothers, at the beginning of the story they are 5 and 7, when her parents died they would have been a baby and 2. I love the way she cares for her brothers with kindness and grace and the way she protects them from her aunt as much as she possibly can.
Aunt Ruth is horrible in this book. I grew up with all brothers, so I know how crazy they can be, but you can't just demand they be good and have them do it, you have to show them examples, and kindness, forgiveness, and charity. Things we all need. I was glad that she was at the beginning of the story and not really anymore. Plus, how do you just send people to someone else's house for the whole summer without warning the people you are sending them to?
I loved the Kellaway's. Grandfather and Grandmother were so kind and were always doing something for either the boys or Annette. Mrs. Kellaway was gracious and kind, even with the circumstances that her family was kind of forced into. I loved the way she was still feeling bad about Annette's parents dying, even 5 years later she felt that she owed an apology to Annette and her brothers.
And then there's Owen...I loved him in this book. I loved the reason he became a doctor and how he felt he had to hide his circumstances from everyone to get a true feeling of how people felt about him. He was a great character, always teasing, flirting, and I loved the way he took Annette's brothers under his wing immediately, trying his very hardest to be a good example for them.
This book has an interesting plot, great characters, and such a fun romance! I didn't want to put it down.
~Torn between a safe, predictable future and a love that sets her heart racing…
“Listen to me. There is nothing to overlook. I don’t want to overlook anything about you, in fact.”
••Right from the start, I knew that this dear story, Mischief & Manors would be a story of the heart and I was not wrong! I just didn’t realize how much it would be! I was captivated right from the first page, and the journey was so very sweet! This is a story that has the ability to completely unravel every single heartstring of yours on such a dear and profound journey. Yet, please stay the course because then, this dear story will weave those heartstrings back together with such delicacy, hope, love, and precision, leaving you completely satisfied and full of love! My heart cleaved with such hope for dear characters who are ever so brave despite what life has brought about, who truly deserve such happiness, who simply want to belong and be understood, and most of all, want to love without end and be loved the same. Oh my goodness, the beauty and depth this story has is beautiful. This my friends is a story worth the read. Although, I do suggest keeping a tissue nearby for when your eyes need to sweat out all the feels because mine surely did but, it is worth it! For without pain along the way of a dear journey there would be no beauty. This is a story of great beauty that is worth the read, any day! Dear @ashtyn_newbold_author I think this may be my favorite story of yours to this point! Well done!❤️👌📚🙌🏻💯
“There is nothing in this world that you could give me that is more precious than your heart.”
-Content: death(past) of dear loved ones, grief flash backs, unkindness/cruelty of a so-called-relative, kisses only.
“You are not inept. But no matter how capable you are, you deserve to have someone you can depend on-someone willing to share the weight of your burdens. Please know that you can depend on me. And that you can trust me.”
-I voluntarily reviewed a complimentary copy of this book which I received from the author. All views expressed are only my honest opinion.
More and more, it's hard to find good clean romances that also have a great story line with compelling characters. Mischief and Manors has so much what readers are looking for. We meet older sister Annette who has two younger brothers who she feels she must take care of. They are orphaned and at the mercy of a mean aunt who is tiring of the younger boys and their horse play. She threatens to send them to an orphanage if they don't shape up. Soon Annette and her brothers are sent away to Kellaway Manor for the summer where Annette meets up again with Owen Kellaway, who was very much like her brothers when he was young.
I liked the two brothers Peter and Charles who are typical boys for their ages and they bring much humor to the story, along with Owen helping out with said humor. Annette seems very serious in much of the book, but she has had to be the one to watch over her brothers since their parent's deaths five years earlier. Basically she's sacrificed many things in her life for her brother's benefit. It was fun to see how Owen brings Annette out of her shell as he is also helping her brothers. This book isn't all about humor though, there is mystery, plot twists you may or may not see coming, and of course the romance that blossoms throughout the book. There were a few times I wanted to bop Annette up side the head and help her see what was right in front of her. Eventually things head in the right direction. There is definitely much witty banter in this book, which I truly liked. There were a few inconsistencies with some of the dialogue concerning the time period the story takes place in. This could bother some readers, though mainly I overlooked them. I got carried away in the story and just wanted to keep reading to see when Owen, whom I truly liked a lot, would charm Annette enough to win her over.
This was a fun, clean, and refreshing debut novel. I look forward to reading more books from Ashtyn Newbold.
I absolutely loved this book! If it wasn't for life getting in the way I would have finished earlier. My heart went out to Annette. She is such a strong brave woman. There were times I wanted to reach into the book and force her eyes open to see the truth of her feelings. Owen is adorable. I loved his humor and sweet personality. I love this book and I can't wait to read more from this author!!
Overall Review: As part of Cedar Fort Publishing's 'Pure Romance' line, Mischief and Manors is guaranteed to be a light, sweet romance. Not only does Mischief meet the publisher's standards, but it far exceeds them! This novel is darling, fun, and a perfect read for fans of romance. Author Ashtyn Newbold crafts a well-written Regency love story, with twists and turns that keep the plot exciting and fast-paced. Main characters Annette and Owen are realistic, likable and have palpable chemistry. Despite a few secondary characters lacking dimension, Newbold shines in this debut novel. I especially enjoyed the dialogue between the two protagonists, and have read some passages over and over! Mischief and Manors is absolutely delightful and would make a great gift for family and friends.
I'm still trying to decide how I feel about Mischief and Manors. On the one hand, I read it in almost one sitting and it was a fun regency romance, clean but spunky. On the other hand, it feels like downright plagiarism of my favorite book in this genre - Julianne Donaldson's Edenbrooke. Really, if I posted a list here of the similarities it would be EXTENSIVE. I kind of got the feeling that Ashtyn Newbold saw a winning formula and then proceeded to plug in a few slight differences here and there. And to be quite honest, Edenbrooke shines so brightly by comparison that it's hard to give much credit to Mischief and Manors. In fact, I followed up my reading of Mischief and Manors with a binge reread of Edenbrooke and Blackmoore, just so I could get the real thing.
In her delightful and unforgettable debut novel, Mischief and Manors, Ashtyn Newbold brings us a beautiful story of courage, sacrifice, and love. The story-telling is impeccable and poignant, the characters deep, charming, and very often laugh-out-loud clever. Through the fascinating and wonderfully atrocious Owen and the selfless and brave Annette, we see that life is full of surprises that, if we let them, can take us to new heights.
Ashtyn Newbold is new to me and is now on my author watch list for anything new she writes. I thoroughly enjoyed this romp through Regency England. After reading hundreds of books set in that era I am always interested in a new idea or spin put in a story. I found Ashtyn Newbold creative and the plot and characters very enjoyable. Kept my attention from start to finish.
Young 19 yr. old Annette Downing and her two little hellion brothers are orphaned by an accident that claimed the life of their parents. For the past several years they were dumped on a resentful aunt that has been mean and abusive. The two little boys are challenges that the aunt just cannot tolerate. The three are sent to a friend of their parents who live way out in the country; the purpose demanded by the mean aunt is that the boys must learn to behave, or else.
Annette and her brothers are welcomed by the Kellaways who are delighted to have them stay indefinitely. Annette hasn’t seen them for five years but vividly remembers their son, Owen, who had some devilishness in his behavior back then. He sees himself in those two little boys and it makes him smile – kindred spirits.
But lo and behold, Owen has grown up into quite a handsome young man and is a dedicated doctor. That past devilishness is mostly gone, leaving a fun and most interesting personality. Oh yes, Owen definitely remembers the young and engaging Annette and that tree-climbing incident…
Fun story! I liked it very much. Well done, Ashtyn Newbold!
Mischief and Manors is an amazing story filled with lovable (and one not-so-lovable) characters, 2 mischievous boys, an unexpected marriage offer, an invitation to visit old family friends, an childhood friend/enemy, the cutest grandparents, some meddling, an ultimatum, laugh out loud moments, some stolen kisses, and, a happily ever after!
Annette was so sweet and kind and was doing a great job trying to raise her little brothers the best she knew how, and despite her horror aunt! She was strong and independent and I loved her for that!!
Owen was so adorable! I loved his reasons for becoming a doctor and his desire to help others. His lessons with the boys or my favorite as he used Annette as an example to show her how he really felt!
I adored this book by Ashton Newbold and can’t wait for the next book!
Admittedly this reminded me of a few regencies that I’ve read before by different authors although I don’t think it was “plagiarized” as some reviewers have claimed. It did have parts that reminded me of Edenbrooke, Lakeshire Park, Willow Hall, A Lily in Disguise and even Sensibly Wed, which are all favorites of mine. There were definitely some glaring similarities between this and Edenbrooke so I understand the frustration, but I still loved it and there was a lot that was very different as well. I will always love a man who is completely gone for a woman who is clueless and thinks she’s not good enough. I don’t care if it’s done a million times. I’ll read it every time. I just loved watching Annette care for her brothers and how Owen loved her strength and determination through her immense heartache.
What a great book!! My only frustration with this book is sometimes common with romances where the heroine doesn't let herself fall in love. ugh especially when we as readers are telling her to do so!!!! haha Why do they not see that he's in love with them!! Well written romance and the end is just my favorite!
I found another author that I will be reading every book she has! I can't get enough! Loved the strong willed female character, Annette and the patient, "atrocious"dr. Owen. All the characters are realistic and endearing. I'd love to see a continuation of Edmond or Alice.
Sometimes we climb so high without looking down or knowing if someone will catch us if we fall. Life is about the adventure of the climb with out fearing the past, but looking to the future.
This is by far one of my most favorite books!! The constant witty banter between Annette and Owen is so cute! And her little brothers are absolutely adorable! I cannot wait to read more of Ashtyn Newbolds books!!!
What a sweet, refreshingly clean romance. I fell totally in love with the characters and their romance. Ashtyn is an inspired storyteller and character creator. I highly recommend this book.
