Marissa Melrose is in for the battle of a lifetime.

Rule #9: No sex with the landlord.

Subleasing my best friend’s Bay Area apartment came at the perfect time – an easy way to escape memories of a broken engagement and start fresh. She promised the list of outrageous rules I agreed to were nothing to worry about.

Then the elusive landlord appeared next door and everything changed. Hotter than hell soccer superstar, Ryland Bates. He turns me on with his muscles and take charge attitude. Too bad every time he opens his mouth I want to shove the list of rules down his throat.

Aspen ran off with her prince charming and left me to slay the dragon.

What am I supposed to do when he starts breathing fire and sets me ablaze?

It’s time to break a few rules.

Marissa and Ryland were absolutely perfect for one another! I loved how caring he was towards her. Theses two just made it work. They had this fun banter that I couldn’t get enough of. So happy they got the ending they deserved! ❤️

4 “The Cubs have a better chance of winning the pennant” Stars

I use the Cubs reference because the Cubs won the pennant. And the series. It only took them 107 years, but it happened. And if the Cubs can win, surely Marissa can find love.

After a series of horrible blind dates, one of which included a guy who chews too loudly--I can get behind this problem, it’s annoying. What is the man eating? Rocks? Are his fucking teeth jackhammers? Maybe she’s just too picky? That’s what her friends say, but after a horrible break-up with her ex I think she has the right to be a bit picky.

If you’ve been following this series at all, you know this is the third book and Marissa has taken up Aspen’s lease because she’s moving in with Finn! Under the impression that she’d never see her landlord, Ryland Bates, she accepts and happily moves in. As one can expect, Ryland comes back home and is not happy with the fact that his new tenant is breaking his rules. Rugs in the hallways, boxes blocking the walkway, too many visitors. Ugh. What’s he going to do?

He’s going to be the coolest landlord and neighbor ever because Marissa gets hurt and can’t make it up the four flights of stairs on crutches. Naturally, she hurt herself because she had a momentary lapse of judgement and started crushing on a guy. I might like Scott. OF course once my mind registers this it also turns me into a shy simpering maiden, not the kick ass lady I am. I’m not the only girl this happens to, am I? No, Marissa, it’s not just you. This is a weird phenomenon that women can’t seem to control. This is why I love Megan Matthews! She makes the women so relatable. I thought I was similar to Aspen, but OMG, Marissa is me. She’s a rule-breaker and a limit-pusher. I love her!

So, Ryland, hot, sexy soccer star, Ryland Bates is home. This friendship is bound to bloom. But not after they get a few formalities out of the way. Like how much Marissa knows about soccer.
“What do you know about soccer?” he asks leaning against the back counter.
“Um, I know that David Beckham used to be hot.”
“Really?”
he asks with narrowed eyes. I sigh and toy with the lid to my water.
“You’re right. Who am I kidding, he’s still hot.”

This relationship is fun to watch. They flirt, they play video games, and they eat together. Yep. The perfect friends to lovers story. Or strangers to friends to lovers. Whatever. So, what’s the issue this couple must overcome? Will they get through it so they can have their HEA? What does Ry have to do to prove himself? What about Marissa?
“Stop fighting us, Marissa. Get lost in me. I’m already lost in you. We’ll come out on the other side together, different, new, but still us.”

This is the third book in the Boys of RDA series.

Marissa Malone recently broke off her engagement after she found her fiancé cheated on her with one of his co-workers. She if a Southern California girl who moved to San Francisco for her fiancé. Now that they are no longer together there is really nothing keeping her there, even though her best friend, Aspen is there. She thinks a new beginning is what she needs. Somehow Aspen convinces her to take over the sublease of the apartment she was renting from her boyfriend, Finn's best friend. Marissa is reluctant because she remembers Aspen's complaints about the landlord's outlandish rules.

When Ryland Bates, a professional soccer player, comes back to his home in San Francisco he is faced with boxes in his hallway. He is wondering who in the heck is breaking one of his rules. That's when he meets his new tenant, Marissa. He can already tell this is going to be a challenge because Marissa can't seem to follow "simple" rules. He got kicked off his soccer team and all he wants is just to regroup and figure out what his next move is.

Once Marissa meets Ryland she wants nothing more than to shove her fist in his face. Every time something comes out of his mouth, it is rude and obnoxious. However, after a little accident causes Marissa to be injured, Ryland helps her out and she is seeing another side of Ryland. He is gentle and thoughtful. Because of her injury she gets to spend a lot of time with Ryland and they quickly get into a comfortable routine.

During their quality time together, Marissa develops a slight crush on Ryland. As much as she doesn't want to feel anything for any man, especially after her ordeal with her fiancé, she can't deny her attraction. There is no denying that Ryland sets Marissa on fire. He is hot, athletic and tall. He is the perfect specimen of a man.

This is my favorite book in the series so far. The story of Marissa and Ryland was more developed than the previous books. They were perfectly matched and their chemistry was just out of this world. They complimented each other's personalities so well. It made me think immediately that they were meant for each other and thank God they finally found each other. I did not want this book to end. I could have just read about Marissa and Ryland forever. I can't wait what the next book in the series will bring.

This is the third book in the RDA series. This book starts with Marissa moved into Averys apartment because Avery and Finn finally moved in together. Everybody was at the apartment when there was a knock at the door. Everybody is looking at each other like you could it be they are on a locked for and no one else has the code but Avery and her landlord that no one where he is. Marissa answers the door and Ryland starts complaining about boxes in his hallway but he was complaining at Avery. Finn told him to chill and said that's not Avery it's your new tenant. Ryland said that was against the rules but Avery corrected him. Marissa said that they would get the boxes moved out of the hallway than Avery and Marissa head out to get them. For the next week Marissa would come home to post it notes on her door of rules she had broke. Marissa would walk to work and home. One day at work and a coworker was walking to lunch and she tripped on the box setting on the floor she didn't see. She hurt her foot and her co worker took her to the doctor and she broke it was going to me on crutches for the next 6 weeks. When she got home she didn't what she going she couldn't walk up the 4 flights of stairs. She did not want to bug one of her friends either but was going to have to. Than Ryland come to the rescue .Who know he could be nice. He helped to her apartment and feed her and kept her to bed. The next morning she woke up to noise in the kitchen and figured it was Avery but surprisingly it was Ryland again. Is this the start to something? Will Marissa stay in the apartment? Get the book and find out.

This was definitely not what I expected and I am kind of disappointed in the ending. Usually, the choices that readers scream for is exactly what Megan Matthews deliver in this series but this time she definitely missed the mark. I absolutely HATE Ryland's final decision on his career.

I expected Marissa to be a tough cookie who gave Ryland hell but she is probably the biggest mess of them all. Then I stop and think, wouldn't you be too if your fiance cheated on you before your wedding and then paid the chick to not tell you?

Speaking of cheating exes, I LOVE that the story was not centered completely around that insecurity and that we didn't have the forced or tried reconnection, which is why I am even more pissed at Ryland's decision because their relationship - and by extension the novel - circled around the topic of will he go back to playing pro football.

Notice my use of the word football above? That's because no self respecting FOOTBALL fan will ever call it soccer. Players included. I'll give the author the gaming side of things but if you're going to write about a pro FOOTBALL player, then give it some credence or stick to American football. We football fans are passionate people and I didn't get that feeling here.

Ryland is a sweetheart and I love his character the most so far. I wish the novel was from his POV because he had the more interesting story line. Coming from Marissa, it took me way too long to figure out that he was trying to find himself outside of playing professional football, in case he never got signed again and that was more interesting than Marissa ogling him while over analyzing everything they do. I might like Ryland but so far no couple has beat Trey and Simone. No matter how cute and funny Finn is.

The mandatory fade to black sex scenes were present with one full scene that my eyes glazed over because if you are so big that people nickname you a Rhino, then I expect some steamy against the wall, super human sex. Somehow they make being handcuffed to an elevator railing vanilla. Needless to say, I didn't mind the fade to black.

I thought Amanda would be next in the series because she has stuck through MANY man problems with these chicks and I am not that open or accommodating to Clare because well ... she's rude to the girls ... but Grant interest me, so I will pick up the next one. Maybe we'll get something more exciting than kayaking in a living room. I also still want to play Dragons Reborn. Is this a real game? It's the one thing that hasn't failed me through this series.

Grind by Megan Matthews is a five star book. This is the third installment of The Boys of RDA. Aspen and Marissa are best friends. They have been since becoming roommates in college. A lot has happened in their lives over the course of the last year. First, the boy Marissa had been dating, even engaged to, cheated on her. She decided to end it then and there. There was no way she was playing second fiddle to anyone. While Marissa is going through her break up, Aspen meets the man of her dreams. He is staying in the penthouse next to her apartment while his apartment is being renovated. The guy who owns the penthouse has yet to show up. Aspen decides to move out of her apartment and gives the lease over to Marissa so that she can be in the city instead of living in Oakland. Marissa was happy for the change of scenery even if she had a crazy amount of rules to follow at her new apartment. The good thing is that Aspen said her landlord was never there, so the rules didn't really matter. That is until move in day when there is a knock on her door and she meets the super tall hottie that is her landlord. He begins complaining immediately about rules that she has broken. She gives Aspen the death look. Why did she agree to move in here with all these rules! Oh yeah, it is a steal for San Francisco. As she gets more notices from her landlord, she gets more agitated. Then, that Saturday, she has to go to work. Her friend Scott is also there and they go downstairs to get some coffee. On the way down, she falls and sprains her ankle. Scott takes her to the urgent care to get it looked at. When she arrives to her building, she realizes that going up four flights of stairs to her apartment will never happen on crutches. She doesn't even know how to use the blasted things yet. That's when her landlord shows up again. Such an arrogant asshole, but he does help her and let her use his elevator. Then their relationship starts to bud but being a soccer star means that he won't be around for very long. What is Marissa going to do with that?

GRIND (The Boys of RDA #3)
AUTHOR: MEGAN MATTHEWS

FIVE STARS

Hold onto your hat! Megan Matthews has done it again! GRIND is the 3rd book in “The Boys of RDA” series. I really didn’t think it could get any better, but……!wow! GRIND is magnificent and I couldn’t put it down! Megan is so talented! She has created a phenomenal series that will draw you in and keep you captivated to the very last page. Her characters are so endearing that you will come to love them and feel like you are a part of their story.

If you haven’t read RUSH and LAG, that is perfectly fine. GRIND can be read as a stand alone, but they do provide depth into the characters and development of the series. And, once again Megan’s unique sense of humor is the highlight of this romance.

Marissa Melrose is Aspen’s best friend and GRIND tells her story. If you read RUSH, the first book in the series, you will remember Aspen leased a mother-in-law apartment and the landlord had the strangest rules in the lease agreement. Marissa is trying to escape a broken heart. After discovering her fiancé was cheating, she immediately cancelled the wedding and moved on with her life. Subleasing Aspen’s apartment seemed perfect: great location, and affordable. But there are those pesky rules to follow. Aspen assured her that the owner was never home and the bizarre rules wouldn’t be a problem.

Ryland Bates, the owner, and soccer star, returns home unexpectedly from London after he was dismissed from the team for a bar fight. He is hot, sexy and gorgeous! Upon his return he discovers a beautiful, sexy renter. And now those ridiculous, absurd rules start to matter.

The passion is undeniable between them. The more time they spend together only intensifies and brings them closer.

Even though neither one was looking for involvement, will they throw away the rules and see what happens?

This is the third book in the RDA series and the first that I have read in this series. Not having read the previous two books did not diminish my reading enjoyment. It was easy to follow along with the characters from previous books. This is the story of Marissa. She was cheated on by her fiance just before her wedding. Deciding she needs a do-over and restart in life, she decides to sublet her best friends condo. After a series of horrific blind dates she decides that she is never going to meet her soul mate. Enter Ryland the pro soccer player and condo owner. He is the one who created the long list of rules for anyone who rents his condo. Marissa can not believe his rules and then sets out to break all the rules either unintentionally or intentionally.

Both landlord and renter meet when Marissa is having a particularly bad day. She has hurt her ankle, she is on crutches, she hasn't taken any pain medicine yet, she has accidentally dropped a crutch while attempting to crawl/limp her way up four flights of stairs. Ryland sees her on the stairs and takes pity on her. He brings her up to her condo in his elevator. Unwilling to easily accept help, Marissa fights him all the way. Really it is their first personal interaction. All other communication up to this date are post it notes left on her door telling her which rule she has broken.

Sharing and trust does not come easy to either of them. They must get out of their own way if they want a chance at a happy ever after. It is an enjoyable read to follow their journey together. I gave it a rating of 3 1/2 stars.

ABSOLUTELY LOVED THIS BOOK!! Grind is my favorite from Megan Matthews by far! I don’t think I laughed and cheered on a couple as much as I did while reading about Ryland and Marissa!
Grind is not a standalone story and should be read after Rush and Lag as these characters come from those stories as well as other characters returning. Trust me, you won’t be sorry by reading Matthews’ books!

Marissa is known as the man hater after her heart is broken by her fiancée. She still loves sex and men in general but doesn’t believe in a happy ending for her personal life. Watching Aspen with Finn and Simone with Trey, Marissa is more determined to stay away from sappy love. She even tries blind dates set up by her friends. Which only brings out Marissa’s pickiness in men and her witty comments.

“Repeated gunfire helped silence Chompy McChompson although I could have done without his repeated attempts to push his spittle drink on me.”

Ryland is best friends with Trey, Finn, and Grant. He’s also a soccer playing playboy who gets kicked off his team and must decide what he wants to do next, find a new team or quit soccer altogether. Ryland comes home to find Marissa is his new tenant and she doesn’t follow any of his rules. And this begins the fun and games for everyone involved. Over the course of the story Marissa and Ryland become friends and soon Marissa begins to believe that “Maybe Ryland Bates isn’t such a playboy jerk face after all.”

Megan Matthews writes fun romance stories and Grind is no different. This Boys of RDA series is one not to miss! Here’s hoping Matthews is busy writing about Grant or Jake!

Grind (The Boys of RDA #3) by Megan Matthews

5 out of 5 stars
GRIND is the third book in the series, of The Boys of RDA. Ms. Matthews did not disappoint me with this series she just pulls you into her stories. She makes you laugh and want to jump in and kick some ass. With each new story we follow's two new main characters but we met them in previous stories waiting for their t moment. We also get to see some of my favorite past character and what there up too.
Marissa Melrose is subleasing her best friend’s Bay Area apartment that came at the perfect time. With the memories of her broken engagement this apartment is an easy escape and a fresh start. Her Friend promised the list of outrageous rules Marissa agreed to be nothing to worry about.

We finally get to meet Ryland Bates who is the elusive landlord who appears next door and everything changes. He is a hotter than hell soccer superstar, but he could be considered cocky & an asshole.
He turns her on with his muscles and takes charge attitude like no other man. Too bad every time he opens his mouth she want to shove the list of rules down his throat. She's feisty and breaks all the damn rules and he gets to enjoy it each day.
The chemistry is off the charts between these two characters but will they take a on chance on each other with Ryland playing soccer in England and Marissa’s trust in men?
Each book has been a fantastic read & quick k read. I highly recommend this book and the whole series but please you need to read Rush and Grind first. I can’t wait to see what Ms. Matthews has in stored for us next…

Grind is book three in The Boys of RDA series, and Megan Matthews just keeps getting better and better! I said that after reading the second one, and I'll say it again after reading this one! She had me hooked by chapter one, and I didn't want to put it down! I had to know how it was going to end and what was going to happen. You could read this one as a stand alone but I recommend reading the first two before diving in with this one. We see each couple from the previous books, and they provide some background to the story.

Grind is the story of Marissa and Ryland. Marissa has a had craptastic year, her ex-fiance cheated on her, and she's looking to move out and move on. So she packs everything up and leaves Oakland and moves into an apartment, and not just any apartment, but an apartment with some crazy rules set by penthouse owner Ryland Bates, who happens to be a huge soccer legend. Marissa's friend tells her that Ryland is never there, and she'll have no issues. But what happens when Ryland is around a whole lot more than Marissa thought he would? Can Marissa follow all of Ryland's rules? What happens when Ryland and Marissa have chemistry that’s completely off the charts? What happens when Ryland is looking to play soccer aboard?

Ryland and Marissa have got to be one of my favorite couples in the series. They are a great couple, who will make you laugh, and enjoy watching their relationship unfold.

5 star review

Grind by Megan Matthews is the 3rd book in her Boys of RDA series. This book tells the story of self proclaimed “Man hater” Marissa Melrose. Marissa is excited to be subleasing an apartment from her friend Aspen. She wants a clean break from her old life, a way to escape the memories of her broken engagement and cheating fiancé. She also will be closer to her girlfriends and work. So what if the apartment has a lot of silly rules. The landlord is never there to enforce them right? Wrong!

Enter Ryland Bates. Professional soccer player. Total hottie. All muscles and attitude galore. Aspen left Marissa all alone to deal with his crazy rules. He drives Marissa crazy in more ways than one. Ryland is at a turning point in his life. He has been kicked off his professional team and is trying to regroup. The last thing he expects is a new tenant. Especially not one as pretty and sassy as Marissa. Sparks fly when the two meet and things only get hotter.

This was a great addition to the series. Marissa was always one of my favorites from the previous books in this series. I am glad she got her own story. And Ryland is such a sweetie, every girls dream guy. As always, Megan Matthews gives the reader a fast-paced story line with witty dialogue. I read this in one sitting and hope to see another book in this series. This author is always a sure bet for an entertaining read.

Marissa, 25, had broken up with her cheating fiancé and moved to an apartment where her landlord had a list of 10 commandments for the apartment. Ryland/Ry, 28, owns the apartment off his penthouse and he was just fired from his soccer team in England. The rules are crazy and Marissa and her friends laugh about them but Rylan leaves post-it notes for her when she breaks a commandment. However, when she falls at work and badly sprains her ankle he is right there to help her in any way he can. She realizes not only is he handsome and well built but he is also patient, kind, considerate, with family issues. They grow closer playing a video game but Marissa realizes he will be leaving again to return to soccer. Will their relationship develop into more than just friendship? Can Marissa and Ryland ind happiness together?

I thoroughly loved this story and highly recommend it. A Grind Offense apparently requires lots of repetitive action to move forward and in this story it is Ryland working hard to win Marissa. The author did a fantastic job developing the characters and showing their internal conflicts. Ryland had a difficult career decision to make that would ultimately effect both of them. I loved the humor and sarcasm in the book as well as the romance and friendships. The epilogue was a great ending.

Grind is book 3 in the RDA series. These books can be read as a standalone but It’s one of those series that you have visits from past characters so it might be more enjoyable to read the other two books first.

This book follows Marissa and Ryland. Marissa is moving in to her friend, Aspen’s, old apartment after getting over her ex fiancé’s cheating fiasco. Her landlord, Ryland, has some of the craziest rules and it’s driving her absolutely crazy. Ryland is a successful soccer player in England and is experiencing a career set back so he returns home to San Francisco. He didn’t expect to find Marissa living next door or the fact she has no desire to follow the rules. A situation arises and Ryland comes to the rescue. Their friendship is born and so are their feelings until he’s called back to England. Can their relationship travel the long distance?

I loved both characters from the getgo. The battles they fought had you cheering from the sidelines in hopes that they would find their happily ever after. Each book in this series will grip you from the beginning and you’ll have a tough time letting go in the end. The only thing that keeps me going is knowing there is another book to read next in the series.

This is book three in The Boys of RDA Series and it is Ryland and Marissa's story. Marissa has had a hard time of it recently after a broken engagement and she needs to get away so renting her best friend apartment came just at the right time or did it. Ryland is a popular soccer player and a ladies man according to the media and he is also Marissa's landlord so when she meets him there is no way that she will have anything to do with his as she has had enough of this type of man to last her a life time so how can Ryland convince her that he is not what they portray him to be. Wow this is a really great book and the characters had such chemistry but will they act on it. Megan Matthews is a brilliant author and writer and I definitely recommend you read this book, series and other books by her and you will not be disappointed.

Marissa leaves a cheating fiancé and is standing up on her own two feet. Ryland is a professional athlete going through a rough spot. The banter between the two was great, grumpy Ryland and sassy Marissa make for some great scenes. I appreciated Marissa when she stood up for herself but she had a tendency to fall back into old habits a bit too much for my liking. Ryland is an ass and although he's funny, I didn't care for him much - they are supposed to be a team and he's making decisions without talking to Marissa at all which I hated. And I hated that Marissa accepted it. The end felt a bit rushed, there was this big build-up and then all of a sudden it was over. This was a fun easy read with some steam but not overly gratuitous.

I received an ARC from the author thru Booksprout and am voluntarily leaving my review. This is the love story of Ryland and Marissa. It is the third book in the Boys of RDA series. Marissa takes over the apartment and gets a grumpy Ryland as a landlord. Everything between them is tense and full of rules until she hurts herself. Unexpectedly, Ryland steps in to take care of and help Marissa. Their attraction might overcome the rocky start they had. Ryland and Marissa will have to get over the hurdles of their past to create a happy future together. I thought the writing and characters were great in this story

Cute story with Marissa who sublets Aspens apartment when she moves in with Finn. Marissa just broke up with her fiancee when he cheated so she moved away to SF and moves into the apartment that Ryland owns but Aspen tells her she will not see much of him since he is a hockey player and is gone most of the time. Ryland has some crazy rules for living in the apartment so when he comes back he finds all kinds of his rules broken by this new tenant but when he puts his foot down it does not take him long to give in when she breaks her foot and is on crutches. What starts out as a friend helping another soon turns to a friends to lovers.

Two halves make a whole and that is exactly what Ryland and Marissa discover despite themselves! Such a beautifully touching love story. Both of them are a bit jaded and wanting to be left alone but love has a way of getting into the wariest of hearts and allowing even the highest of walls surrounding it to crumble and let happiness live there once again! I thought that the slow buildup to the relationship was absolutely perfect for this particular couple and that they did not jump into bed too soon but took more time to develop trust for one another first! Very well done!!

Ryland meets Marissa at his apartment building as she is moving into her sublet of her friend who left. He has rules and she is breaking a few of them, with boxes littering the hallway. They are both going through a rough spell, her and her ex, and he and his ex team. The characters are well done with great backstories and intense emotions. The romance starts slow and steady a there is a rule there as well. The twists and turns bring the story something to target. The ending is terrific and brings closure.

This is the story of Marissa and Ryland. He is her super sexy landlord and she challenges him at every twist and turn. Will she break all the rules and fall for her landlord after all? I enjoyed this fun, flirty entertaining romance. I received an arc of this book and am voluntarily leaving a review.

This was an amazing read. It kept me laughing from the first line I started reading. If you are looking for a good time read this is the story for you. Also, I loved the first person point of view of the story which is always a deal breaker for me.

This is my first of this series and I like it. Of course I knew the writing would be well done with great characters and a nice story line, good banter, wit and snark but I am especially in love with Ryland. I like Marissa and her attitude but Ryland just made me feel all the things. 4.5 Stars

this is the 3rd book in the series that just is as good from book one to the end. The characters are incredible with a writing style that pull you in and doesn't center around steamy heat. you get everything in this story with out be stuck in each ultimate moment
