I loved the audiobook. I think the best part about this for me was listening to the two narrators - One with a southern drawl and the other with something like an Aussie accent. It's really shocking how a narrator can effect an audiobook.
Surprisingly for me, there was a good chunk of the book dedicated to negotiating tactics. There's meat for salespeople in here, not just realtors or real estate industry folks. I think the book is worth going through just for this. It also goes into building a network, focusing on your search (a low-tier house in a great neighborhood), and then instituting something like the BRRR method (Josh Dorkin, Brandon Turner). Never hurts to have a reminder of the generally accepted method!
Of course, there's the standard real estate investing talk: That it's better than stocks, that it constantly delivers as you pay off notes, etc. Anyone who's read a few real estate books will be familiar with the speech. I especially enjoyed the step-by-step guide to your first weekends near the end.
Overall, the authors touch on a large amount of items briefly, but no one in depth. I would recommend this book for beginner and intermediate real estate investors or want-to-bes.
Mike Summey and Roger Dawson explain the right way to buy and hold rental properties - including not being a landlord. Mike gives good examples on how to be creative in your offers to give you a better chance at closing deals, even instances where you can pay the seller their full asking price when the terms are right, like 0% interest!
I have not implemented the ideas in this book, however, I have read a lot of real estate investing books. This one gives the best step by step, down to earth, full instructions to legitimate real estate investment. It's not a book long infomercial to some $10,000 seminar like many other real estate books.
Good stuff, especially the parts on negotiation, but some of the material is difficult to apply in places where the cash flow just isn't there, like Southern California.

When you spot a good opportunity, must see profit by first year, must understand property value, make the inspection and calculate the Net Operating Income or ROI.
You must know how to say no to the proposal, how to make your due diligence. You have access to a step by step guide on what you need to do, structure a win-win proposal, negotiate the transaction, manage and maintain proprieties for increased returns, possible mistakes and how to deal in various situations.
Super easy to follow and greatly recommended if you are interested to enter in the field.
