Rate this book
Every aspect and detail of buying and selling a house you will ever need from an author who has bought and sold hundreds himself and helped others buy and sell thousands.

“This particular book touches on every aspect of real estate with key details needed to locate, inspect, determine value, place bid, get financing, title insurance, Realtor responsibility to closing. I can honestly say this is a complete book on every term used in real estate. It will give you confidence in discussing details with buyers sellers and realtors if you are in the market to buy a home. Love the details on your advice for people with multiple rental properties to get financing. Looking at buying another rental with this advice. Great book Mark, keep up the great work.”

-Patrick Smith

A house is the biggest purchase most people will ever make, but most people don’t know the best way to buy a home. A house is also the best investment most people will ever make but they don’t even know why! This book covers everything you need to know about the home buying and selling process

Deciding on how much money to spend on a house(don’t let your lender or agent decide for you!)Deciding whether you should buy or rentHow to get a great deal on a house that will build instant equityHow to get the best loan with less money down (if that is your goal) and the lower overall costHow to find the best real estate agent and lender and why you need themHow the process works including inspections, appraisals, title insurance, mortgages, closings, escrows, HOAs, etc…How to fix up your house and maintain itHow to find contractors to help you fix up your houseHow to sell your house for the most moneyWhen and if you should refinance your houseA glossary full of definitions for real estate termsPlus bonus chapters on starting a career in real estateThere has been a lot of talk about real estate being a bad investment. Many financial and economic advisers suggest buying a home may be worse for your finances than renting. However, I think most people do not take the home buying or selling process seriously. They put all their faith in other people to get the right deal done for them. If you blindly buy a house based on what your real estate agent or lender tells you, it may not be a good investment! However, if you are able to find great deals, get a good loan, and take care of your home, real estate can be an incredible tool to build wealth. I am a real estate agent, and real estate investor who has done very well buying hundreds of houses. I try to teach what I know to others to help them make smarter and better decisions. If you know the right way to buy a home, it beats renting every time.

Real estate is by far the biggest wealth builder in the United States for the vast majority of people because they bought a house even when they do not know what they are doing. If you know what you are doing it can provide incredible results!

Oof. This was so messy, and I didn't even finish the whole book. From the spelling errors to the blurry graphics to the unnecessary info....Mark Ferguson needs a better editor. This book could have been so much shorter. I don't know about you, but I don't expect to be told not to leave candles unattended (because they could burn down my house) in a book about buying and selling houses. There was a ton of unnecessary information. I eventually decided to skip over everything I wasn't interested in and then read "I bought my first house in 2022." (pg 127) and had to stop. 2022? 2 years into the future was when you bought your first house? sigh.

2 stars because I actually did write down a few pages of notes. So there's some useful information in there, but you have to dig through to find it.

This book focuses a lot on the author's experiences in 2017 with most examples in Colorado. If you want to travel back in time and hurt your feelings thinking about an expensive house being $250,000 this book is for you. You should probably read this book but spoiler alert you almost certainly shouldn't buy a house.

Informative

Just decided to read it since I am thinking of buying a home in the future. Definitely learned that there is so much more that goes into a buying a house than I anticipated. It was worth the read.

This book is a good introduction to buying a house or selling a house for the first time. Its also good as a refresher when its been a long time since doing either.
