The content is all encompassing, and I appreciate the authors take on the different aspects of property investing that he speaks about which generally get overlooked in other books. Much of it is common sense, though at times can go in depth about the concepts to help broaden the readers understanding. No doubt the authors upbringing highlights some of his own concerns about investing in low-socio economic areas that he warns about in this book, and how many of the house and land developments attract a similar demographic might lead to poor investment choices.
Informative read about the many nuances of property investing. There are some good concepts discussed within, but overall lacks substance for developing a detailed investment strategy that could be utilised in all markets which is actionable for the aspiring investor.
200 odd pages to basically say property is good, and you should buy "good" properties.
Some quotes:
"In the previous chapter, we touched on a plan to get wealthy slowly: acquire five properties in five years in five different cities, then hold and pay down debt."
On how to get a good price when selling: "It's a pretty simple formula: the right property, the right location and the right market. But there is a fourth ingredient: a good sales agent!"
This book started a little slow in my opinion but by the end had delivered concrete actions any property investor could implement. It was concise, gave opinion although did a good job stating when opinion was being used. I am disappointed with my current investment decisions after reading this book - that was the only downside!!
Interesting read up on what the population of Australia is/will be in the future 15+ years. And where our property market is going. Informative trends and red flags with property investing. Great lessons on what to avoid when purchasing property and land.
To take a sentence from the book- try to look at real estate through a different lens to break away from seeing an Australia with predictable homogenous dwellings. Very Interesting perspective. Very informative.
Certainly not a bad read and I found some of the points about how socio-economic changes are impacting real estate investing to be quite interesting and thought provoking.
There’s no questioning that the author has done alright for himself out of property and knows the game, but I would’ve liked to see some more numbers to back up the points he makes.
"Flight to quality" is probably the best insight from the book, which he repeats quite often. He really emphasises the power of quality properties in the right location - how design, features, and amenities contribute to the overall growth experienced in a property.
